I just moved in almost a month ago and have appreciated my experience. As with any turnover of residents there are issues that can arise. My situation was no different and we had a few things that needed to be fixed. They have always been kind and responsive to our needs. Together identified issues on their own that I didn't see or catch. Previously being involved in it I know how difficult residential property management can be. You have to represent the owner and you have an obligation to the residents that live in the property. Spangler has always been very kind and fair. You may not always get what you want being the renter somewhere but with Spangler I have realized they are going to be fair and that is all I ask for. There is nothing worse renting from someone that makes things difficult. I hope the owner lets us live here for a while because I have enjoyed my experience thus far. read more

Just recently tried to get a place with them in Carlsbad, they took our applications, took all of our sources, and took 6 days to get back to us only to say 1 of our applicants credit wasn't good enough even though the other 3 were fine. Just so none of you get screwed over like my roommates and I did. If any of you are looking for somewhere to live DO NOT go through Spangler realty! We had problems with them from the start! I would never recommend them to anyone. And if you do rent from them document everything, every text, every conversation, take pictures of your own, go through the pre-inspection with a fine tooth comb. Be advised if you see that this company is the management company, do not rent. This company will do anything to keep your deposit. They scammed me out of $2,950 and claim I owe them additional monies for breaking my lease. The unit in Oceanside on South Pacific was left in better condition when I moved in. Outside lights never worked, the front porch was crumbling under my feet, the lawn was a complete mess, the lights in the bathroom never worked. One of the lights in the kitchen was burned out, the laundry room outdoors was never able to be locked allowing outsiders to use it while I was gone. The vent over the stove never worked and I replaced it at my own expense. Spangler Realty also had a credit company calling me stating I owed them $1700. If it didn't cost more to hire an attorney and sue them and the owner I would. read more

DO NOT RENT FROM SPANGLER!! I don't need to say much as it appears everyone has said it before looking through these reviews. We experienced many of the same complaints. Their staff, while friendly at first, over time became quite the opposite. And quite frankly, they aren't very bright people. Their annual inspections require them to photograph your private property and possessions. They are slow to address repairs if at all, but quick to complain. Their vendors do sub-par work often needing to return multiple times. Ultimately, upon the end of our lease after a couple of years, we were asked to leave which was a blessing in disguise. Note that we paid our rent on time every month, were friendly with the neighbors and community, and patient with repairs but did communicate when there were issues. Some of them quite serious. Serious enough that we needed to vacate the premises for a week. Our rent was prorated for those days. The interesting thing to note is that our place was re-listed (after our departure) for almost $400 more than what we were paying. So, be warned. They will take your money, and they might fix some things, eventually, but they might also kick you out and raise the rent to take someone else's money down the road. Have fun :) read more

Awful customer service, lied numerous times about free gardening, water, and trash. Rude employees not willing to help whatsoever. Tried to charge for home owners insurance of 100,000. Upon move out they wanted the entire house to be professionally cleaned, the windows, the back yard. Do not go to them for housing! read more

This rental company is a scam. Charged me for cleaning the carpet which I had cleaned. Charged me for cleaning the condo which I also paid to be done before moving out. I'm only upset that the condo I rented through Spangler was no longer available per the owner. Spangler provided me with the best service I've ever received from a property management company, and I'll tell you why: No Surprises. 1. Signing a lease online is easy, yes, but you tend to just initial things and not read them. They required us to come in to sign the forms so we were all on the same page about what was being agreed to. 2. In that first meeting, they SAID they would come by periodically to check on the property. And when they did, they scheduled it out a week in advance. Plenty of time to prepare. 3. When there were issues, they handled them immediately. Jessi at the front desk always answered our calls or returned then within the hour. 4. Any notice we got was first through a phone call and then in writing in the mail. 5. When we moved out, a rep came out and walked us through the unit telling us everything that might cost us and left us with a checklist. Because of that, we got our entire deposit back. Property Managers get a bad rap from people who don't read the agreements and don't know the law. These guys did everything by the book, which is something you can count on. No surprises and fair treatment. That's all you can ask for, and they provide it. read more

Misrepresented the rental property. Air conditioning did not work and repair person stated he had already told the management company that the equipment needed to be replaced. Spa does not work due to rodents nests. Needed repairs that owner did not do. Gardener came 1 time. Blinds did not work. Responsive: They had my property in Carlsbad, California rented within 3 days of listing above my initial asking price. b. Attentive to Detail: I found them attentive to detail on all matters related to the maintenance of the house and the surrounding grounds. This focus was also demonstrated on all administrative matters, and I highly valued this attribute in Spangler Realty. c. On Time On Everything: They were on time on getting me monthly payments and all related tax documents. Again, this attribute differentiated them from many other property managers in the area. d. A Sense of Urgency: When an unplanned maintenance problem occurred at the house, they found and executed a solution with a deliberate sense of urgency and did so within budget and under the time deadline. This non bureaucratic approach to taking care of business is an attribute that differentiates Spangler Realty from area competitors. All in all, they are amongst the top 5% of property managers I have employed in 35+ years of owning property in various parts of the United States. They failed to returned calls and even lied about returning them , not only that but they admitted to rejecting 16 applications on a single property . We used Spangler to rent out our primary residence. Staff was polite, friendly and easy to work with. Property was inspected bi-annually. They are upfront with their rental policies to tenants. Spangler was recommended to us by friends who had to rent out their home as well. In my search to find a rental company, I found their commission rate competitive and fair. Having been a first time landlord, choosing professional property management company was the best way to go and Spangler was an excellent choice. read more

We used Spangler Realty a few years ago and they were awful to work with. One example is when they came in at the 6 month inspection and saw there was some mold growing on the wall in the bathroom. So they had a company seal it off and do a treatment and remodel it at the same time. They said they would credit our rent for the lack of usable space but in the end they recanted and blamed us for the repair taking so long. They said we were entering the sealed off area. Really? Why would I want to go into a bathroom under construction? When I questioned them about it they said they had proof and sent me a picture of a paint fume mask they had found in the house. First off I was shocked that they were in the house taking pictures of my personal property. Second, my husband has the mask for his work. They said the mask was proof that we had been entering the bathroom. Seriously? Yeah, we went out and bought a fume mask so we could enter a moldy bathroom??!! I really have to question the unethical behavior of this company...and it looks like I'm not alone. read more

Plain and simple they listed a property for rent. We agreed on a price and I called to verify that price. After the plan was in place to move my family they decided it would no longer be 2200 a month it would be 2900 a month. I have used Spangler Realty for the last 7 years to property manage my condo in Oceanside, California and they have been phenomenal. Even my tax person in Florida says every year that she has never seen any property management company send a full and complete packet at tax time like Spangler does. I then decided to sell my condo this year and used Spangler to sell it for me. They were unbelievable - listed one day - had an offer that same day for full cash and then were able to turn around a 15 day closing on it - per the request of the buyers. I would use them again in a heart beat and strongly and highly recommend them for any rental or sale that you have coming up. The staff was phenomenal and kept me updated on any and everything that was going on. read more

If I could give this company less than one star I would. This has got to be the worst reality company in all of San Diego. They are so mismanaged, it is any wonder that they are still in buisness. I rented a property through Spangler for years, and everytime I spoke to them, especially Starlene, they were rude, disrespectful, and extremely unprofessional. In addition, when I finally moved out of the property, I found out that they had been adding their own fees to my water bill, for their own gain. When I confronted them about this, they denied it and have refused to refund this money. This is just one example in a long list of things that they have ripped me off for, from our deposit to parking fines. If I could give zero stars I absolutely would. Spangler Realty is a small group of modern day criminals. They did their 'pre inspection' of the house, and wrote down plenty of things that were wrong with the house we rented. And do believe me when I say there were MANY things wrong with the house. We had made our own list of messed up things, and gave it to them. And somehow it 'disappeared' when it came time for their 'post-inspection' of the house. For example, they had a stove installed into the kitchen, and the man they hired gave me the caulk, and said I could finish it. To which I did, and they wrote on the final checklist of charges received that I did a "substandard" caulking job. Well, then maybe they shouldn't ask a tenant to take care of jobs like that, with half a tube of $2 caulk. Regardless of all that, they nearly forced us out of the house a whole 18 days early...mind you, that's clearly illegal. And told us that we would be prorated rent for those 18 days. It was stupid on our part to not have had them document that, but you would think a "legitimate" realty business would keep their word when basically telling someone to leave the house because they want someone else to move in. I could go on for days on how horrible of an experience my roommates and I have had with these so called "realtors" but I'm going to cut it here. If you're reading this, take my advice. Stay away from Spangler realty, and don't give them the opportunity to speak with you, they don't deserve clientele. read more
