I cannot say enough good things about RPM, from start to finish, from viewing their listing online, setting up an appointment to meet someone for a showing, to moving in. They are incredibly professional, punctual, and kind. I was looking for an apartment for my widowed mom, in Oceanside CA, close to my house, and every staff member at RPM was a true pleasure to work with. They were very accommodating to me and my mom's schedule. The interface for uploading documents for their application was easy. They were prompt in helping me when I had questions. When my mom got approved, I was impressed with all of the "before" photos they took of the apartment, which of course, helps protect the owner and the tenant. RPM was quick to answer and help with my mom's move-in and setup questions, and helped facilitate speedy repairs when my mom tore a screen and broke a blind. I had to go to their office at one point to pick up an extra key and everyone in the office was incredibly friendly and helpful. I had a very disappointing experience with Real Property Management. After thoroughly cleaning the property and following all move-out instructions, they still found unreasonable and excessive reasons to withhold a large portion of my security deposit. They even zoomed in on minor spots of dust to justify additional cleaning charges, which felt completely unfair and dishonest. The property was not handed over to me in pristine condition when I moved in, yet they expected it to be spotless beyond reasonable standards when I left. Communication was poor, and it seemed like their goal was to find any excuse to keep my money rather than treat tenants fairly. I would not recommend renting from this company unless you are prepared to lose your security deposit over trivial matters. Beware! Prior to me moving in a wipe down cleaning was conducted in the kitchen only. The rest of the house was dirty. When it was time for us to move out I was charged for an entire house cleaning after I already paid my portion to paint the house and professionally clean the carpets in the entire house. House was much cleaner then when we received it and was proven with pictures. The only thing that we could have done better was clean the oven longer. When I brought this up to the attention of the manager he refused to show me why my charge was so high. I would have taken them to small claims court had I not moved out of the area. read more

FROM 2011-2021. R.P.M. PLACED A 10 YEAR EVICTION NOTICE ON MY RECORD WHEN THERE WAS NO NEED TO PLAY HARDBALL. I made a few trips to Garden Grove to find the landlord listed as Carolyn Rowlands to no avail to introduce myself and explain to her how R.P.M. is wasting her money. (excerpt of my review) Aggressive actions taken by R.P.M. at move out unwarranted/unnecessary. After giving notice R.P.M. scheduled a final walk thru date. Due to the final month being 11 days late R.P.M. notified me by an aggressive process server in the garage of unit arranged the attorney next door James Burmeister. Oceanside Police notified and assault papers attempted to be filed, instead a report was filed against the server. R.P.M. then refused to attend our scheduled walk-thru. I filmed the walk thru and returned my keys to office. R.P.M. waited 30 days telling James B. that I never turned in ANY keys and then had to "break in". Then the attorney placed a 10-year eviction on my record. Went to court to clear to get it erased but court said papers we had no court date, or fine! I owed a total of $12.50 at move out and they went ballistic because I needed to use my deposit as final month rent as 2010 had the worst collapse of the stock market in history. read more

I rented from RPM for six years in Encinitas and they were always responsive and kind. They made several improvements to the building while I was living there and you could tell the owner wanted to make it nice for the tenants. I always recommend them when I have friends or family looking to move in the North County area. If I ever have a rental property, RPM will be my first call to manage it. read more

Terrible experience. If you want a ruthless slumloard, Absent of morals, than rpm is perfect. First off, we moved in and the carpets smelled horrible so we paid for cleaning twice. Still didn't do the trick. They also never came to fix any of the issues we had while living there. My roommates and I gave 30 day notice of move out and once again paid for carpet cleaning as part of their move out policy. If you move out before contract is up you have to pay 2 months rent or until a new tenant occupies, whichever is GREATER. We ended up paying 2 more months rent even though the property was re rented 2 weeks after we moved out. After paying those 2 months they came after us again and said the carpet cleaning receipt wasn't in on time and the key was turned in a day late. Somehow they figured that we owe them another $2,000. It is in their business model to fuck you over. Go elsewhere. read more

RPM is proactive in not only identifying problems, but also in bringing solutions to the table to get them fixed quickly. Real Property Management will allow you to live in Mold and Ant infestation, they tell you it's your fault and pay for it yourself, or they to blame you for a 20 year mold issue when you'veonly lived here 3 years. They will take all of your deposit even if you've hired professional cleaners. They allow other tenants to harrass you and up to 14 people in a 2 bedroom apartment during the pandemic. They threaten to evict you and ruin your credit if you don't stop taking pictures and videos of damages done. Do not rent from them unless you want to lose things like your smile, your security, your good credit, and your deposits, then still have your credit taken to collections. Don't believe me. Absolutely terrible. I contacted them to see a property. They said they didn't receive my email confirming when I have proof I send the confirmation. They gave my appointment to someone else and refused to be flexible at all to fit me in. I even tried calling and letting them know that we were already coming by the property anyway. We've taken off work and coordinated our schedules to view the property which was not easy to do. Still they were completely unwilling to be kind and understanding. "Real" Property Management. As if adding Real to their name makes them a legitimate property management company. Real-ly not responsive and Real-ly unprofessional. Real-ly terrible to tenants, Real-ly terrible for landlords. Here's two examples of how Real Property Management costs you money as both a tenant and a landlord and doesn't fulfil its obligation as a "property management company," much less a "Real" one. First example, tenant-side. You have a broken appliance that came with the property. You put in a maintenance request as outlined by your lease. They come out, say they're going to order a part. You wait weeks and weeks, calling every so often to try to get a hold of someone to get the part. Finally, you decide to put another request in and they get back to you: "The part will be in by the end of the week." You wait. You call. You keep paying rent, because you're holding up your part of the agreement. They assign it to a new technician. He comes out. It's the wrong part. He says, I'll check with this place. He calls and they tell him that the part is in and he can pick it up on Friday. No one calls you. You call on Monday. "Oh, it was the wrong part. It'll be another 7-10 days." You call and email to complain and get transferred to the good old Voicemail Box of Dead Calls. Or receive No Response. Landlord side. You hire this company, thinking you pay them a portion and they take care of everything. No worries. Except, for some reason, you forgot to do this essential part to make sure the house is ready. You call the company and ask them to contact the tenant. They say, Okay no problem. They don't. Your contractor comes and you get charged a no-show fee because no one is there to open the door. The tenant is pissed because they weren't informed and that's part of the agreement (that they'll give you notice). And, of course, it should have been done before they moved in. So, if you're thinking of renting from this company (maybe you have limited options) or hiring this company to manage your property, maybe go with a different property management company. Because Real ain't it. They don't look out for you. All they do is make sure they get their Rent and their portion of it. Also, look at the one-star reviews. There's a pattern: unresponsive and unprofessional. A one time error is understandable. But this is an internal problem that they can fix and won't. read more

I tried to Real Property Management to get a house in one of the hottest markets in CA. They had me pay 50 per app as there were 3 of us: myself, wife and daughter(18yrs). They took forever to respond and they would come back asking for more info more than once. I have a great credit score and make well over the required salary requirements yet they took weeks to work on the apps for the house. After over 2 weeks of calls, emails and waiting we couldn't wait and found another place. I asked for a refund since they never came back telling us we were approved or not. Of course they said no. Their service was not professional and if you're a property owner, I would not use them as I'd think you'd want to fill your empty property as soon as possible. We found a better place so we're good but i feel for the owners. read more

Be wary. RPM doesn't have a very good reputation. From my experience, they often use very poor judgement in who they rent to. If you don't want drug addicts and underage drunken parties next door (literally my experience), don't use RPM. My impression is that they're more concerned w/ filling a vacancy & getting paid than finding good people to rent to. And as others have said, they'll deduct from your deposit if your apartment isn't spotlessly clean. And we're talking every surface, in every room (appliances included). My wife, daughter, and I have been renting a property in Carlsbad managed by RPM for the past two years. John and the rest of the team have been very good to work with and have been very attentive to issues that have come up with the home. We had plumbing issues, a broken fence / retaining wall, and various landscape issues over the years that were all covered for the most part. They have been a good liaison between us and our landlord and have been very attentive. I read through ALL of the various reviews as well as John's detailed responses. It seems many (if not most) of the 1 star reviews are unfounded and more on the renters that need to take control of their situations instead of putting blame on other people. Damage a house? Expect to pay of the damages. The purpose of a deposit is to cover wear and tear on a property to get it back up to the state it was in when you moved in. There are some legal statutes about how much can be deducted for carpet/painting based upon how many years a tenant occupies a property btw. Have problems with your neighbors? Why is that RPM's problem? Can't get approved for a place because of an eviction (fraudulent or not)? Why would you expect them to spend a huge amount of hours to figure it out for you when they can find someone else to rent the place quickly? They only earn a small percentage of the rental price each month so I don't see how they could become an investigations agency and then still be attentive to everyone else's needs. I think people often forget that RPM is a business and all businesses are run by real people that can only work so many hours of the day and sometimes make mistakes or can be in a bad mood, etc. Is there anything they can do better, I'm sure there is. However, in my case, I've had a great experience and can't ask for much more. I hope that other happy tenants will post here to help bring up their Yelp review as it seems odd to me that the other positive reviews are buried. Unfortunately I think for companies of this type, the only vocal people are normally going to be those that are upset. I'd recommend RPM to anyone moving to the Carlsbad area. read more

Just got the keys to my apartment yesterday so this review so far will only be about my experience pre-move in. I have been working with Paige and Megan for the last month leading up to the move in and they both made everything really easy. I was nervous about submitting a deposit before signing a lease, but Megan made sure to get me a receipt within minutes of emailing her about it. I also had a request to take some measurements before I moved in to see if I could fit a couch I wanted into the living room. Within a few minutes of making the request Megan had emailed me back saying that was no problem and had Paige meet me to let me in. They did a full remodel on the unit and I'm really happy with the way it turned out. The appliances are AMAZING and a total bonus. They were really flexible with my time and move-in schedule so i just really appreciate everything so far. read more

This company is horrible. Slow response time on repairs and you have to use the Meld program that really sucks. I have had so many problems from freezing downstairs and sweating upstairs for 5 months, door handles falling off, not telling me that I have a gas fed heater to never being able to help me set up any utilities because its a new property and not one of the utilities such as dominion, Richmond gas & water, cable and even delivery services even know the address exist. I even had to take luke warm showers for months because I could't get anyone to help me fix the problem. I fixed most things on my own. They are also super Rude and give excuses when things don't pan out there way. I will NEVER use them again as long as I am in Richmond VA. read more

Real Property Management managed property for me for 2 years. During the management period, it was often difficult to get in contact with the management team. At the end of the management period, when I no longer needed services, they mismanaged the tenant's security deposit, as well as monies I paid to them for maintenance repairs. Property management and coordination with the tenant was good, but customer service to owners is terrible. They have now accepted funds from me for maintenance repairs and have not started any repairs or returned any phone calls. AFTER YOUR CONTRACT IS OVER, THEY DROP CLIENTS LIKE ROCK!!! I have managed my own rental property for almost ten years but when I bought a townhouse in Encinitas I decided I needed help. My experience with RPM was exceptional and I would never do it on my own again. To begin, even though they are well automated and professional, I always felt like there was a personal connection and that they really cared about me, my tenants and my property. I valued their advice on everything from what rent I should charge, to how to manage tenant requests, and what needed to be fixed. It seemed to me that their fee paid for itself by allowing me to charge more rent than I would have otherwise. Overall it has been an excellent experience and I highly recommend their service.
