"Cherry picking" from 20+ rental applicants for the one who has the most money and highest credit score is a wastful practice. As an applicant, you put out money to have them pull your credit with a 99% chance you will lose. In this market where 50 people want one place, it's a terrible practice! For the landlord, it doesn't guarantee a good renter who will pay on time, not create disturbances, and leave the place clean! My husband and I are in the mid-to-upper 700s for our credit and make at least 2.5x's rent, we pay early and always, we are quiet, and we leave places better than we found them. Were we picked as top tenant? Nope! It's greed...common practice or not. I won't apply to a place managed by a 'cherry picking' establishment and I suggest others do the same. Unfortunately, this company follows this practice. Seattle renting laws have it right...first come, first served and if you don't meet criteria, they move on to the next candate in line to pull that person's credit. If you applied but someone else got the rental already, they refund your money and never pull your credit. Too bad other states don't follow suit. read more

5 stars! I met Patrick at a property he managed for mutual clients of ours. Being a General Contractor and owning a flood restoration company, we work with many property managers. I was impressed that Patrick took the time to meet us at the property, go over what was best for his clients at the property, and help us cordinate everything with the tenants. To me what seperates a management company is how they handle and manage the property when something goes wrong. He helped the owner, tenants, and us during the water damage renovation and everything went so well because of his communication. I can't say enough nice things about Patrick Alain, although we have never met in person. In January my mother needed a senior living facility and we decided the best thing she could do was to rent her home. No one in our family had ever rented a home before. I asked neighbors about recommendations for property management, but they had no referrals. I did an online search of the Oceanside area and found three. Manger4Less... These guys are A-ma-zing! I was looking for a home to rent back in 2014, it took me forever. I found manager4less while browsing rental properties. I called and set up a viewing for a home, my family likes it, but we took forever to make decision and someone else beat us to it. I called to check on the property and that's when I spoke to a terrific person (Patrick) he told me that the property that we recently viewed was taken, I was bummed, we really liked it. He started to ask me what I was looking for, what area, how much I was willing to pay a month an so on. After that conversation, he said I have the place for you. His next question was "When are you able to view it" my response was as soon as possible, his response was "what about tonight" I paused... then I said ok sure. We set it up at around 8 or 9pm. I went to see the place... it was 3x's better than what we expected and in our price range. This wasn't truly a blessing, I thank God for that phone conversation that night. We are still in that house and still loving it. Patrick has been the Best property manager that you can ever have.
