I was a struggling single mom. Do you still manage 2233 Manchester, in Cardiff? I also left a portable dishwasher, which was there when I moved in. Hunter Property Management asked me about it, thinking it was mine. They were probably going to also charge me for leaving it! I just have a hard time getting over liars and cheaters. I am now retired and on a fixed income. I was taken advantage of; I couldn't afford to miss work to go to Small Claims Court, at the time. ***************************** I rented an apartment from a lovely older woman property manager, Bonnie, in Cardiff. In fact, my daughter and I had rented a smaller 2 bedroom, 1bath in Solana Beach, where we lived for years. The original property manager suggested we move to a bigger apartment, also 2 bedrooms 1 bath, same owners. My deposit from our previous apartment, which we left very clean, went toward the second, two story apartment. Sadly, Bonnie, the sweet little old lady manager died. Then the owners, who supposedly had over a thousand units, altogether, hired Hunter Property Management. They were TERRIBLE. They wanted a key. I said no. They wanted to go in when I wasn't present. When I gave notice I was leaving, they wanted to show the place. That wasn't in my lease! I don't think they had a copy of my lease. Someone literally tried to break in while I was at work. I was commuting an hour each way, to and from work, in Fallbrook, back then! Before we left, my (young adult) daughter had actually hired a maid, but that was after I cleaned thoroughly. Instead of getting my deposit back (I was in that apartment for over 5 years!) I got less than half back. Hunter Property had a bad reputation of raising everyone's rents, and not giving back deserved deposits. The woman at Hunter Property Management lied and said she hired a maid service! A receipt WITHOUT AN ADDRESS was provided to me for the maid and a window washer. We could not wash the outside upstairs windows. The "townhouse" was over a garage, so I had to walk up a flight of stairs to get to my front door. An interior flight of stairs led to our bedrooms. The inside of the windows was clean. Also, although I cleaned the carpet, it had one small red stain. Again, it was barely visible, and would have been considered normal wear and tear, after over 5 years! Hunter Property Management again lied. After I moved out, when I got the bogus letter lying about alleged damages, I went back to the apartment, before it was rented. I still had a key, although we turned in the original. The key worked, so I entered. Hunter Property Management lied and had said they had "patched the rug" with a piece of rug from a downstairs closet. They did no such thing! Although the carpet was in decent shape, after so many years,they could and should have replaced the entire carpet! It wasn't new when I moved in! i was younger; I foolishly hadn't taken photos. I trusted Bonnie, and didn't think she'd die! Moreover, I thought I couldn't afford to miss work. I considered taking Hunter Property Management to small claims court. I wish I had. In all the years I rented, I was a few days late paying only one rent check. So a late fee was also deducted. But $250 meant a great deal to me back then. I was disgusted with the lies. I was there from the later 80's until 91. The dollar was worth a lot more back then! Thankfully, now I own my home. Anyone renting, especially from Hunter Properties should take photos, do a walk through, if possible. In closing, I notice this company changed its name from Hunter Property Management to Hunter Properties. I suspect this is so all the previous bad reviews, including mine, don't show up! read more

I moved into one of their properties about a month ago. The process getting approved and getting the lease signed was smooth. There were a few things around my place that needed to be repaired and I have been amazed at how quick they are to act on it. Most often same day someone will come out to fix things, or at least same day reaching out to get something scheduled. I also noticed that when I received the application they gave me a mold pamphlet that shows what to be aware of. This was really nice to see given coastal SD is at risk for mold. The lady who works up front and the gentlemen in the back are wonderful people and very helpful. The lady who works in the back right corner (forgot her name) is one of the rudest, most miserable, most insufferable people I've ever encountered. I was charged for a drain cleaning 6 weeks after moving in that was caused by the previous tenant. "Per the lease" type of response when I was explaining the issue. Told me I wouldn't stop "bitching" when clarifying the what had happened. Completely unprofessional and just rude. Such a bummer that people treat others like this.. My boyfriend and I rented a one-bedroom from Hunter Properties in Encinitas for about a year. We loved the location and price, and we put in an application the day after we saw the place. Everything was always very easy with them. We payed rent online and were never bothered about anything besides having to move our car once in a while if they were doing work on the roof, driveway, etc. Once we had an issue with the shower, and they came in and fixed it within a couple of days. Unfortunately, our apartment flooded due in a heavy spell of rain (I believe partly due the infrastructure with the property behind us). It was a real headache to come home to, but Hunter handled it well (at least in our case, I don't know much about what happened with the other tenants). We ended up having to end the lease early because they had to rip out and redo all the floors/walls and we would have been displaced, but they were very understanding and apologetic for the circumstances and made sure to make the transition it easy on us. We ended up having to find a bigger space, but I would be happy to rent from them in the future if a unit comes available that is a good fit for us! read more

I rented a unit through Nicole at Hunter properties multiple years ago. She continues to call the landlord to try to get the rent increased so I would have to move out and she would re-rent it and get commission. This is totally unethical and absolutely indicative of the kind of individual she is and the company that Hunter represents. I am researching the legality of her actions as I have it have had my rent almost doubled based on her calling my landlord trying to increase her personal commissions. Have been staying at a property managed by Hunter. I have been very pleased with their prompt and effective handling of all issues. They are easy to work with, they do high quality work in the units, they do a GREAT job of keeping the units updated and maintaining very nice landscaping and the property in general, and they're nice people. If I were a landlord I would want them managing my properties. The only way they could improve would be to occasionally bake cinnamon rolls for all of their tenants. We rented from Hunter Properties for 9 years in Carlsbad (from 2011 until the end of Oct 2020). We loved the people they sent to repair any issues that came up inside the home (especially Marcus from NonStop Plumbing). Nicole was our main contact for the first three years and she was a pro - very responsive. As time wore on we kind of become out of site out of mind - which is not always a bad thing. The owner of the property however was a total slum lord. I know Nicole had to go to bat for us a couple times when the carpeting had issues and needed replacement, when the sprinkler system broke in the back yard, and when there were leaks around the master tub. Having been in Florida now for 6 months I truly understand how exceptional Hunter's service was - here they give new definition to slum lords. If we ever go back to San Diego County I would not hesitate to rent through Hunter again. Ps we do kiss that SD weather though. Lol! read more

Hunter Properties are your typical Slum Lords. They could give a rat's ass about the people living in the properties they manage. In fact, the property I lived which they managed had rats, and it took them months before mobilizing on the issue. Even so, after two years with a perfect rental history, when making an innocent mistake writing the wrong amount on a rent check by accident, they had the audacity to charge me a late fee of $90. Beyond the fee, I found this to be a violation of basic human decency. Had they bothered to email me, the issue would have been settled easily. But as they noted, per their lease, such a notice was not required. Rather, they decided to file paperwork for eviction on the assumption that I had jumped ship. I would strongly recommend not doing business with this company. read more

My experience was negative. I would not recommend Hunter Property Management. I spoke against using them to the City of Encinitas. The management lied in my case. My original property manager retired, as she was elderly and in ill health. When Hunter took over, it went downhill. I started out renting a property in Solana Beach from the same original property manager, who was not affiliated with Hunter, but who worked for the same owner as the apartment I moved to in Cardiff, because it was bigger. I lived there for over five years, and three or four years at the Solana Beach address. My deposit of $500 went from one apartment, in Solana Beach, to the other, in Cardiff. The original property manager was a sweet lady, but had to retire, as I said, because of her age and declining health. So Hunter took over at my Cardiff apartment, on Manchester. Hunter Property Management was charging against my deposit, when I left, to buy a home, for things like washing the outside of windows on a second and third story. I lived in a townhouse apartment, with two stories above the garage and a downstairs unit, that was rented by someone else. Additional fees charged against my deposit were also highly exaggerated. There was a small, light red stain on the carpet, after five years. Hunter lied and said they paid to have the carpet patched. I was able to go in and check the apartment, after I moved out. They lied about the patch. No patching had been done. I had cleaned the carpet, but after over five years, the Court would have required them to have the carpet replaced. I could not afford to miss work to take Hunter Properties to court, or I would have! Hunter lied when one of the women on staff claimed that carpet was removed from a downstairs closet to patch over the very faint red stain. That was a complete fabrication. The bogus "inventory" I received also said they had to pay to have my empty apartment cleaned. That was another lie. I thoroughly cleaned my apartment, and then hired a maid service to go over my work, immediately after I moved out. Yet Hunter Properties wrongly charged me an additional $75 for cleaning, not including additional monies charged for the outside 2nd and 3rd story window washing and the lie about the carpet "patching." I should have received all my money back, because of the interest due over 8 years. I was charged one late fee; I was a couple of days late one time, only, in five years. The apartment owners owned many other apartments in Encinitas and Solana Beach. They were good people. One time when Hunter was saying my rent had to be increased, I asked for them to speak to the owner about my case, and the owner said I could continue paying the same rent. This seemed to make the woman at Hunter Property Management angry. She didn't have a key to my apartment. That was not my problem. I didn't want anyone going in when I wasn't there. That also made her angry. If you have a choice, don't use them. They have a bad reputation with many former good tenants. They falsely withhold from deposits, knowing most people aren't going to be able to contest their lies in Court. I did have a very nice gentleman come in to do plumbing repairs when I was home one Saturday. My issue was only with Hunter Property Management, the women, themselves. read more

I am a new renter and decided to go through Hunter Properties based on the location of an apartment I found on craigslist. The application process was well laid out and easy to complete. Once I brought the filled out application to their offices in Encinitas and got approved on the spot. The fast process made moving much easier. I have been at said unit for a month so far and had to call them once to fix the refrigerator. They responded quickly to the problem and got it fixed right away. I would give zero stars if I had the option. I have been a renter for over 20 years and renting with hunter properties has been for sure my worst experience. I should have known by the miserable and negative unfriendly personality of the owner Kelly. Horrible customer service from the beginning. Maintenance requests were not at all timely and often required follow up. We rented for almost 4 years at a property in Encinitas. We were great renters. Had one minor complaint about our trash cans being visible. Always paid our rent on time. The patios looked better when we left than when we moved in. We mistakenly signed another year lease and then a great opportunity was presented and we needed to break our lease. It had been maybe 30 days since we had extended our lease. We gave the owner over 30 days notice. We were told automatically we would lose 60 percent of our deposit . We found a renter immediately and the property management company told us we had to be out 10 days early to " turn over the property" yet pay the entire month of rent. When we moved in the paint was peeling in multiple places and we were told we would have to pay for painting the property. Luckily I had pictures and documented everything at our move in inspection or I suspect they would have taken more advantage of us. Luckily I am an educated person who does not allow people to take advantage of me. We had the property cleaned and were vacated with 5 days left out of the month rent that we paid. We paid utilities through the end of the month even though we had vacated including water, trash and electricity. We left our trash in the trash cans after we handed the keys over on Friday because the trash was to come on Monday( which we had paid for). Monday evening we returned to the property to take our trash out and it was gone. They had it removed and subtracted it from our security deposit to make a few more dollars off of us. Karma . That's all I can say to you Kelly. I don't know how you sleep at night. Imagery that you are so miserable in your life and have to find a way to take money from good hard working people. Kelly in response to your reply: We did not pick 10/25 on our own. You specifically told me that you needed 5-7 days to turn over a property to avoid paying into November . I would not at all have chosen a week day to move and then I received a notice in the mail saying that hunter properties requires 10 days to turn over a property and that since we broke the lease that we would also pay for painting the property because the owner does not pay any expenses when a lease is broken. I had to contact your office through phone and email to argue both the days and the painting. The property was then advertised as available on 11/5 and the next lease was signed for 11/5 which then your office tried to hold me responsible for 5 days on top of my 7 out of the month of October. None of that is honest and fair. read more

We have been renting the apartment on 721 S Cedros Ave in Solana Beach for the past 2 years. The property is managed by Hunter Properties. We are moving soon to our new house and would like to give our sincere thanks to Hunter Properties for making our renting experience such a positive one. Since the day we visited the apartment, Hunter Properties has been courteous, professional and always ready to help. Any repair request was handled within a day or two. The repair contractors they sent are so nice, prompt and good at their job. The property is well maintained and the landscaping is regularly taken care of and trimmed. Overall, the property is very well run and cared for. We really like our apartment. The property is within walking distance to beach, yet has plenty of parking space throughout the year. Both our kids go to public school and the education is amazing. The rent is nice for such a great location. Recently, my daughter and her fiancé looked and wanted a property close to the school where one of the children attended. They each paid 40.00 and my husband offered to co-sign and he had to pay 40.00. All of this is nonrefundable. They also came up with 1500.00 as a deposit. My daughter was pregnant and they wanted to be in a house before the baby came. After they filled out the application they were called the next day and told they were not going to get the house. When they asked why they were told that: A. Both references gave bad recommendations, B. That they had been late three times with the rent where they were currently living in the past year and C. That my daughter was not on the lease where they were currently living. My daughter's fiancé had always owned his homes before moving the Encinitas and so was not aware that my daughter needed to be on the lease where they were living because she had only been in the place less than 6 months but her name was on the lease for the house Hunter Properties were offering. D. they had not given 30 days notice to their current location. Upon checking with the references, the apartment complex admitted that they had made a mistake and offered to send a letter to correct. The second reference denied making any negative comments to Hunter Properties and offered to have a conference call with them again. Hunter Properties denied them this but said they could try to talk to the manager on Monday. My daughter was not on the lease at their current residence because she did not know she had to be. This was immediately rectified that afternoon. Again, Hunter Properties refused to review their application again and told my daughter's fiancé that they "don't rent to people like you". As for the 30 days notice, they were on a month to month lease and were only going to give 30 days notice once they had a place to live! I don't know of anyone who gives 30 days notice with no place to go! And the plan was to overlap so that they could take their time moving to a new place because of two small children and a baby on the way. Since then, the rent has been lowered and it is still for rent. They asked one more time and my daughter's fiancé was told to basically get out of the office. I clearly think this is a case of discrimination given all the hoops the couple were willing to jump through and I plan to look into their legal rights if only to get back the 120.00 they took from them. I think 10 News would be very interested in learning their practices. I also think they were refusing everyone forcing the rent down while collecting 40/pp each time someone applied for the property thus making money off of potential tenants. I'm pretty sure none of that money goes to the owner of the property and once rented, the owner will receive a lower payment. Anyone who is looking for a property management company to look after their property BEWARE! I think it is funny that their mantra is if we don't like a client we can fire them. clients are the reason you are in business and if you are not willing to do what they, the owners of the property are asking, then it is most likely the client who is doing the firing. I intend to find out who the owners are and let them know what is happening with their property. I believe they are getting the rent down by telling the owners of the property HP is unable to rent at the current listing and so need to lower the rent and continue to do so until perhaps someone in their family or friend can get the place for a lot less in rent. I cannot prove this, but it sure looks very suspicious especially since they had willing renters ready to move in at a higher rent. Since then I am happy to say that my daughter and her fiancé found an even nicer house and were approved the same day! read more

Two thumbs down for Hunter. Their professional standards are very low and their ability to work together with homeowners was very limited. Our main contact was Nicole there, but the other staff were no better. They managed our property for about three years. Communication from their side was consistently poor. We rarely knew what was going on and were regularly misinformed by the staff. A satellite dish was installed on our roof without our permission and we only found out when we toured the property ourselves. Also our lease did not allow pets but Hunter approved a puppy against our expressed instructions! The staff at Hunter do not listen, they are too busy covering up their own mistakes. read more

I would steer clear for everyone's sake. What a headache! The management team says one thing and does another. We used them to manage our property for about 3 years and lived out of state. We have a large yard and a good gardener who keeps an eye out for us so that helps.The real issues were followup. Issue 1, we listed "no pets" and come by announced for a walk through and there is a new dog and the tenants seemed to be surprised that we showed up even though everyone had agreed ahead of time. Dog droppings everywhere in the yard. We were told we could ask the tenants to give up the dog but we are not that cruel. We love dogs and do know how destructive they are since we have 2. Issue 2, we had a couple of irrigation floods and they seem to just ask the gardener to fix leaks that are way more complex than a gardener can handle. If they came by they would understand the extent of the problem and get the appropriate person to work on the problem. There is no communication as the what the problem is at the time and just a large bill at the end of the month. There was a walk through by the property manager within the past few months and they did not notice that during the heat wave this year that the tenants decided to run an extension cord out the window for a portable air conditioning unit and along the ground to a plug outside to plug in outside of the house. This is exactly where the irrigation pipe started flooding the second time. The appropriate order of how to manage the AC system would have been to ask to get the appropriate electrical set up indoors for those units rather than run extension cords outside and create a fire risk. I am pretty sure the manager did not see the potential problem. If it shorted out at the outside electrical outlet, the potential fire damage would be huge. Issue 3, Ornamental heavy metal items we had installed with bolts and screws are gone and no one seems to know when they were taken. Unfortunately we believed that people would enjoy nice things and they would remain there. Issue 4, installation of a TV satellite dish on the roof without our consent recently. The dish was not there 2 years ago and they claimed it had been there for years. We know the roof is old and would not authorize that the dish be installed on the roof. The consequences are felt by us because we will have to repair the roof when the damage occurs and they act like it is not a problem..... because it is not their home. I will give them credit for finding the very nice tenants we have who are responsible so I place most of the issues we have had with Hunter is the management's hands. read more

I rarely ever write a review, however others should be warned! I called on a rental that had just been posted, which I knew I wanted to rent. I spoke to Nicole and explained how long I had been looking for a suitable home to rent and that I would like to see the place ASAP. I was told that the listing had just gone up and it would be a week or so till they had a showing in which anyone who was interested could come take a look. I spoke with her for another 10 minutes at least asking simple questions about the property, which she couldn't answer half of. I gave my name and # so she could call me when I could see it. After the conversation I just felt unsettled, I knew I really wanted the home and was afraid if I didn't take action to get in there I might miss out. I called back less than 2 hours from my 1st call and told Nicole again that I knew I wanted to rent the place,so much so that I was willing to pay 3 months rent plus all deposits up front. I knew my credit was golden,so it shouldn't be a problem there. I told her I realized they probably wanted to have as many prospective tenants as possible look at it so they could choose the best one for the client they were representing. What I heard next made my heart sink. Nicole informed me that she was very sorry but someone had come in that morning with an application on the place and the $$$ and that it was first come first serve,so she was going to be showing the house to him later that day. I asked her if she had already known this when I spoke with her earlier. The answer was no, so I then asked her why she hadn't let me know that it was 1st come 1st serve, and technically I had called before this person came in so I felt I should have the opportunity to be considered as well if not 1st! Her reply was " well I didn't know, we're doing the best we can here". At this point I'm thinking, you didnt know? How long have you worked there? After looking more closely at the website, she has been there 3 years. I also saw that they state on the website that it is first come first serve, which I did not know when calling her because I was calling from my car via 411 , while sitting in front of the house I so badly wanted to rent. At first she said that maybe I could come see the house too, but then took it back saying she had told the people it was just one person. I was still determined to have a chance at this home however, so I started scrambling to get my application, money order for deposit, bank statements ect, ready to take in. Then I stopped, took a deep breath and thought to myself " this is not right, do I really want to put myself through all of this and end up disappointed and out 40 bucks for my app fee? I figured if this fellow that she was showing the house to didn't end up qualifying for whatever reason, I would hear from her. Well I never did hear from her and funny thing about it is, the house has been posted on Craigslist 5 more times since then. I have not gotten in contact with her again, simply because I feel she is one of two things- either not on it, or not honest. Neither of which is something I want to deal with in a landlord. I may have had a better outcome had I spoken directly to the broker/ owner, I would hope that she is more professional. However she did hire this person, my hope for her is that she did so because this girl was a family member or friend of the family and felt obligated to do so. I will tell you, it is not helping her business to have someone like this working there. Bottom line. Proceed with your eyes open, if you really want a place they have listed you better get your butt in there and if possible go straight to the top when dealing with them, maybe you'll have a better experience!. read more

I used Hunter Properties last year to rent a place and have nothing but praise for Nicole and how she handled the entire transaction from showing the place to explaining the process from applying to signing on the dotted line. She informed me that there was a lot of interest on the property so I had to move quickly if I wanted it. I moved quickly on the place and was approved and have been in the place now since last May and couldn't be happier. Because the property I am renting is in an HOA community, there are a lot of HOA rules and regulations to conform to and Nicole keeps me apprised of all changes or routines that will affect my unit. Although I didn't have much experience with property management companies when looking for a new place after 20 yrs! in the same rented from owners house, I have had good luck with Hunter Properties in Cardiff. They really were understanding about a snafu I went through after leasing a place and then having to cancel after family issues - and then needing the same condo after all. There were a few things that needed fixing when we moved in but they got right on it and even got a new dishwasher installed in a timely manner. They are always polite and just nice.
