We stayed at a "luxury" home managed by Swell Property and were very disappointed. The outdoor areas were unusable. Patio furniture was extremely dirty with moldy cushions, a toilet brush was left on the primary bedroom patio, the BBQ was filthy with only two burners working, and the backyard was dirty enough that we had to clean it ourselves. Inside, the home was not properly cleaned. We found mouse traps with bait in a kitchen drawer, dirty rugs, mold in the shower, loose toilet seats, several TVs that did not work, and sticky, deteriorating remotes. The couch was covered and visibly filthy, more like dorm furniture than a luxury rental. The pool table netting was ripped so balls fell to the floor, sports balls were flat, and a rusted outdoor table stained my husband's jacket. After checkout, the property manager called once, said he would follow up, then stopped responding. When a property is advertised as luxury, guests should not have to clean or deal with broken amenities while on vacation. This was not close to the standard promised. read more

They had multiple violations within the lease they provided. Some of my frustrations could more directly be applied to the property owner, however, based on the unprofessional nature of the communication with Swell property I was never able to make any progress towards corrections. My family and I worked with Erik Gilmer at Swell Property for the past 18 months to find the perfect home. We had sold our previous home and were trying to find just the right place to meet the growing needs our family. Specifically, we wanted a nice place in Encinitas with some land for the kids to play, great schools, no mello roos or HOA and it had to fit within our budget. Erik was completely on top of our needs and wants and only had us look at places that were a good match and within our reach. The reason we chose to work with Erik and Swell Property was because they know the area and the value better than anyone else. Value was a key factor for us when selecting Swell Property. We didn't want to just find a nice home and at average price... we wanted to find a great property, that our meet our needs, and was a great value. We weren't an easy customer. Erik would call us the moment any good property came on the market. Often Erik would go see the property without us even knowing then call us immediately if he felt it was something worth seeing. There were a few homes we put offers on and tried to grab at a good price before we finally found the home we are in now. Erik didn't let us discouraged if we lost out on a property due to whatever random reason. I don't even know where to begin with how incredible Tim Shepstone has been through our first home buying experience! A mutual friend referred him to my husband and I, and when they raved about him we figured we were in good hands- but my goodness, we have been in the BEST hands. We started the conversation virtually before we moved down to San Diego, then met in-person (socially distant- he was always very safe with mask, etc.) and started the process of looking for our home. I could make this review extremely long because of my highest regard for Tim, but I will try and stick to the main points. While searching for a home and us all sending links back and forth he was always very honest- never fluffing anything up, but always straight. Even when we would be over the moon about a house, he would always give pros and cons and recommend seeing it in person- and sometimes telling us it might not be worth it because of x, y, or z. We trusted him 100% through the entire process- even when we were anxious about certain lender or offer situations, he always remained steady and calm guiding us through to the other side. He told us we were put through the wringer more than most normal home buying situations (nothing ever his fault) and because buying a home is rarely stress-free, there is no one we could ever recommend more than Tim to guide you through. Oh, did I mention he also has an incredible eye for design and what I would consider expert knowledge for renovations since he does full rebuilds himself?! This guy seriously knows it all! He met us at our now home in Leucadia and gave us layout concept ideas, best fix ideas, and quality suggestions that we have been SO grateful for! He even walked us through our inspection report and we felt so much better knowing what was a major issue and what was just the age of our home- anything he didn't 100% know he would refer us to who would. Lastly and most importantly, he found us our beautiful first home west of the 5 in Leucadia for a great price during a crazy covid market! We can walk to the beach in 10 minutes and like he told us when we were first looking at this house, "I would be super surprised if you don't absolutely love where you live when you walk around your neighborhood"....well, our hearts are practically pumping out of our chest we love it so much! We have begun renovating and decorating and making it our home sweet home, and we couldn't be more grateful for Tim. From initial contact, to searching, making offers, buying, closing, and even incredible support and communication afterwards- he's your guy. Way beyond what I expected! Erik Gilmer rented me a vacation home during my stay in San Diego.....I didn't really know what to expect and couldn't believe my eyes when we arrived at the house! It was huge, spacious, clean and had everything we could possibly need and then some. The decor is top not notch with a beautiful outdoor patio. He even checked in on us to see if we needed anything, gave us some tips on beaches to visit, shopping, transportation and restaurants. Erik Gilmer from Swell Property rented me and my family the apartment on 321 A street in Encinitas. He charged us an $85.00 non-refundable cleaning fee, and then charged us another $100.00 from of deposit to clean the carpets which were dirty when we arrived. I didn't expect the carpet to be perfect given overall (shabby beach house) condition of this property, so I didn't complain, but to then be charged for the cleaning of an ENTIRE seasons worth of other peoples dirt is just not fair. Needless to say, I will not be doing business with Erik Gilmer again. I suggest if one takes a chance and does business with this person, a walk thru must be performed so the condition can be fully disclosed. read more
