Quite possibly one of the least helpful, most rude HOA associations I've had the displeasure of interacting with. If anyone is looking at reviews considering working with Walter's Management, look elsewhere. They will treat the owners, and renters as if they do not matter, while they continue to take your money. By the way, "moot" is the proper term if you're going to respond to resident's email with "the point is mute, and I cannot assist." You're welcome. RUN do not walk away from this company! They have the WORST processes, systems and customer service of any service based business much less an HOA that I have ever experienced. They point fingers, blame game, try to cover up their mistakes and the President who was copied on all the issues we had did not attempt to reach out to try and assist. I just called them and asked them to explain the paperwork they sent me. They said my question is a management-related question, but no one from management is available today, since they're on vacation. Common sense says a good service would be to assign a replacement when they go on vacation!!! So rating them as 1-star, as they don't provide the service the customer deserve, only charging a lot of money. read more

I moved in several years ago and have nothing but negative things to say about this company! Within the first few days of moving in I recieved a notice on my car stating it would get towed - what a warm welcome! I was shocked they didn't automagically give you a vehicle variance for atleast the first week after move in to get settled and unpack everything! They sent me a "welcome" packet over a month later, which did not help. Fast forward a year, they send me a letter about tiny little hooks I had to hang string lights - that I have had up since move in- (after seeing MULTIPLE other neighbors with the same hooks, nails, or screws to hang lights or potted plants). They threatened fines, so I found an adhesive strip to hang my lights that would comply with the HOA. Its been a year since and multiple other neighbors still have theirs up! I have brought up several complaints to the HOA about children playing in the street, playing in the parking structures after dark, children carving obscenities into the sidewalk, neighbors leaving mattresses and garbage in the playground, people leaving their trash cans out DAYS after trash day, and they don't do anything about it. However, I recieved another letter a year later stating I must keep my dog on a leash and pick up after them -which I always do- or I will be fined. I find this commical considing my direct neighbors do not keep their dog on leash and the neighbors across from me let their dog bark all hours of the night. Furthermore, when walking my dogs around the complex there are dogs off leash that are untrained and come up to me! This has been happening for YEARS and no one will do anything about it. The icing on the cake is the HOA's incompetence at their own job! I contacted them to come fix a water spigot on the exterior of the housing complex (everyone has access to it as it is not on the inside of a balcony/patio). One HOA representative stated she would get someone out to fix the problem, fantastic! Days later I recieve a call from another HOA representative asking if I was responsible for fixing it. Really? Isn't it your job to tell me if I am responsible for it? She was totally clueless, had a terrible attitude, and hung up the phone. They finally got someone out to fix it, however, did not notify me when and I got an unexpected knock on the door from the contractors. Totally unprofessional HOA! There is no consistency and they seem to pick and choose who they harrass. read more

Our neighborhood Rancho Carrillo is so beautiful, this HOA has done an amazing job for the past 10 years. Customer service at the main office is the best. If I could individually rate the employees at Walters, we would have quite the spectrum of stars. Thankfully, my community falls under the care of Larissa Knies and Alison Frank in the Carlsbad office. With any HOA matter that you want to get resolved, you need to stay in contact and mostly initiate communication so your questions can be answered. Larissa and Alison have been very good about not only acknowledging my request, but also delivering results shortly thereafter. They've never copped attitude on me, even when I might sound pushy about a topic; but I'm most impressed with their ability to get the correct information and not just put me off and hope the issue disappears. If Walters had a ticket system where the HOA did all the follow up with status updates after the initial homeowner-driven contact, I would give them 5 stars for this branch. read more

She has been a pleasure to deal with and very attentive to any of my HOA related concerns. She does a great job of always getting back to you on a timely manner and with correct information. She truly cares about the community members and has a great attitude that always make you feel welcome. Marissa was extremely rude and did not want to listen about how they took out appx 50 parking spots out of service and did not make arrangements with local parking lots. This epic mistake caused home owners to have to park a mile away or pay for an Uber to get to their homes for 10 days. We have been with Walters for almost 10 years now. I despise having them as our management company!! They've done multiple things to harm our environment in our community with little or no warning to homeowners before hand. Two years ago they sprayed all of our common areas with a pesticide that killed all of the bees in our area for almost two years now. And now I learn that they've hired a company to handle a rodent issue by putting out mesh bags of rat poison!!!!!! We did not receive any notice about the recent rat poison! We have an owl that lives in our yard, hawks, multiple wildlife...this is NOT ok!!!! Walters needs to be held accountable for their reckless handling of many issues. read more

If I could give negative stars or none I would. This property manager is by far the works property management company I have worked with. They do not know how to follow up properly and have been extremely hostile when I have had to deal with them. I live in a condo complex that they manage ad I hope the HOA drops them and goes with a different property management company. Not only do they not listen to concerns, they jump to conclusions, are very argumentative and react with emotion instead of listening and trying to solve the problem at hand. They were so hostile that they started sending emails from the attorneys on hand with false information and threatened to enter the unit even to do repairs even though the repairs that needed to be done were already completed. Of course, when I presented them with the receipts from the contractor showing that the work was completed they ceased communication. Then a few months later they sent a certified letter stating that I needed to pay for damage repair to another unit even though my Home Owners insurance sent them a letter stating that I was not liable for any damage done to the other unit. As soon as I had the letter from my Home Owner's insurance resent to them they ceased communication once again. Who knows what will happen next, but I can say that they are idiots to work with. I hope they clean house soon and hire actual business people that know how to properly manage a property site and not react with emotions. read more

YIKES! We just bought a house in a community managed by Walters Management & boy do I wish I had the other reviews on the other Yelp Walters Management where they have 1 star. I agree with every negative review. After a month of living in my new home I am already totally fed up with Lee Leibenson our manager. She never returned any of my phone calls or emails requesting a HOA card so I can use the pool or provide me the gate code so I could get into the neighborhood. So for weeks while my kids were on summer vacation we could not use the pool without embarrassing ourselves by waiting for someone to come open the gate. No apologies from Lee for her lack of responses or caring. AS I SAID I WISH I HAD READ ALL THE TERRIBLE YELP REVIEWS FIRST. Please take the time to post a review. Anybody know if we can get a new property manager assigned or are we stuck with her poor performance and rudeness? I have been trying to get a key cut for the restrooms in the pool area of the condo complex I live in. I've called a few times but have never been able to get a hold of a live person. Each time I'm sent to a voicemail, leave a message and never get a call back. I also sent an email last week and still there's just radio silence.... Unbelievably poor customer service. My wife was at first upset with me, thinking I was making excuses, that was until she saw all the multitude of poor reviews both here on yelp and on google as well read more

She has always been extremely helpful and professional. She gets things done too! We take pride in our community and neighborhood and so does Ruth. Negligent, unresponsive, and unprofessional. With Walter's Management, you will likely not receive any response from their employees/community manager via telephone or email, CCR's are not enforced, the community maintenance is in shambles, sidewalks are chipped and broken, various water leaks, and on and on. It's a surprise Walter's Management hasn't been sued yet. Community maintenance - you are essentially paying for grass maintenance, which over the years, has gotten progressively worse and worse. The community and landscape maintenance is now little to none, yet where does the money from our high priced HOA dues go? The community manager and Walter's Management are grossly unresponsive to all requests for CCR compliance and community maintenance. My sincere recommendation to anyone is to find a community without Walter's Management, or better yet, a neighborhood without any HOA at all and you can maintain everything yourself without paying a large amount of money for nothing. The only way to make any progress with WM is to communicate with them via an attorney or email their leadership team directly. To find their names, just go to the WM website, click WHY WALTERS, then Our People. Email the owner directly. It's no wonder their website says WHY WALTERS. I ask the same question. read more

The best HOA meeting I have ever attended. Questions answered and very professional.

The Carlsbad office of Walters Management has done nothing for me besides take money from me each month. I'm suffering extensive damage to my subfloor and entire bathroom as a result of the improper installation of the original toilet bowl flange. If you live in Morgan's Corner I strongly suggest that you have a plumber take the time to remove your toilet from the flooring and make sure it's not sitting on 3 wax rings like mine was. This company for Morgan's Corner alone averages over $179,000 in reserves. They could surely use some of that money to help assist homeowners who have diligently paid their dues when they ask for help with homeowner issues. Additionally, one of the assistants to the manager of Morgan's Corner is extremely condensending, judgemental and rude and needs to learn how to speak to people. I'm bewildered why we pay all this money each month to an organization that is supposed to represent homeowners, but instead wipes their hands clean unless the development needs landscaping. read more

Walters Management serves Rancho Carrillo. Property management is a tough job sandwiched between Home owners and the Board. Over all Jennifer and Jackie have done a great job keeping that balance. Most importantly they are responsive to inquiries which is great. read more
