The Top of the Hay itself is stunning. The views and setting are exactly what you would expect from such an iconic DC property, and getting to experience a space that is typically reserved for private events made the evening feel particularly special. The drinks were also excellent. Sweet, but not overly sweet. But what really stood out was the staff. I do not say this lightly. The service was outstanding. I genuinely wish I had caught everyone's names because anyone working between roughly 4:30 and 7:30 that evening in the lobby, Off the Record, or Top of the Hay deserves recognition and a raise! Every person I interacted with was incredibly attentive without ever being overbearing. What impressed me most was that the staff remembered my schedule for the evening and made sure I left Off the Record at exactly the right time so I could be the first person to step into Top of the Hay when it opened. That level of attention to detail is rare. Beautiful space, great drinks, and truly exceptional hospitality. For the rates they charge, the conditions and service are unacceptable. The building is old, heavily dated, and features cheap fixings. The bathroom is tiny, featuring a cramped round sink with virtually zero counter space to set down any personal items. Furthermore, for a five-star hotel, lacking a proper hot tub and standalone shower is unacceptable. The towels provided are cheap, rough, and feel entirely out of place at this price point. The bathroom ventilation is so old and loud, that I can't even believe it's there. No fridge in the room, only a mini bar that will charge you if you move around mini bar items to place your own drinks. The view of the White House was severely misadvertised. To actually see it, you are required to pay an extra $700 on top of an already steep $600-per-night room rate. The acoustic insulation is non-existent. If anyone is staying in the room above you, forget about sleeping--every single footstep and movement carries straight through. The front desk staff was entirely dismissive. After promising to switch our room to resolve our issues, they dragged us through three separate attempts, wasted hours of our time with non-responsive answers, and then finally demanded we pay even more money to fix their mistake. After we went through, not even a complimentary breakfast or really anything. Shocked that this place is more expensive than Four Seasons, St. Regents, and the kind. This is barely a three star hotel (except location of course). Stay away.

The shower was one I've never seen before it was super cute, and it would be even better as a staycation. I came here for a dc girls weekend, and it was in the perfect location. Easily walkable to all museums and other things in the area. A wawa was right across the street which made things a lot easier if we needed to grab something quickly. The pool area was cute. They had some pool chairs and cabanas available for guest. I went during Juneteenth weekend, and they had a band playing on Friday, then Saturday night they had a rooftop party that was cute and free to guest staying at the hotel. I had a great time here with my friend. We also browsed the lobby which has the button wall, the photo wall with the light. And some other cool stuff. Would i stay again, absolutely! I will say that the spaces appear larger in photos than they are in reality, but it felt more cozy than cramped, which worked well for us. The room itself wasn't particularly spacious--fairly typical for DC--but we were pleasantly surprised with an upgrade from a queen to a king bed. The bathroom, however, was more spacious than expected. The interiors are stylish and distinctive, with a strong purple and pink theme. There are tributes throughout the property to Ruth Bader Ginsburg and other women activists, which gives the hotel a unique personality. If that's not your preference, there are plenty of similarly priced hotels nearby--but I personally appreciated the concept. The location was a big plus. We were able to walk to most major attractions, and when needed, public transportation (bus and train) was just a 5-10 minute walk away. Food was a highlight. The shawarma wings were excellent--though I would have liked a touch more salt--and the pickled chilies and cooling yogurt-based dip were unexpected but complemented the dish very well. The burger and fries were also standout items. The happy hour burger, priced at $10, was filling and well worth it. As someone who takes potatoes seriously, I can say the fries were done right. Drinks were equally impressive. We tried a mix of wines, beers, a Negroni, and a few cocktails--all were well-executed. One minor disappointment was the handling of the "unlimited" coffee, tea, and water mentioned at check-in. While appreciated in theory, they did run out of both coffee and water during our stay. It might be more practical to have refill stations rather than distributing limited cans after advertising unlimited availability. On a positive note, they did give us a welcome nutribar at check in and there were apples to pick at the lobby, which was a nice touch. Overall, the service was excellent, with the exception of one staff interaction. However, I wouldn't judge the entire experience based on a single instance--everyone has off days. I used to travel a great deal and stay at many Marriott hotels. This is not that hotel. You won't wake up wondering what city your in because the hotel rooms look the same. All aspects of the hotel are unique from the dark wooden entry foyer to the art work in your room and in the lobby. It's like you've decided to live in a little Tudor house. The hotel is very clean. I'm fact, it seemed like every other time I was in the lobby, they were mopping the floor. Unlike some hotels post Covid, housekeeping cleans your room daily. The hotel has recently been renovated. I faced Constitution Ave, and really heard little noise. The bed and pillows were very comfortable. Bathrobe, Keurig, safe plus the mandatory flat screen TV. This hotel is centally located near many restaurants and it's easy to get to many sites. I stayed in a single with a queen sized bed. It was a small room but had a desk, chair and upholstered chair. Then again it was inexpensive, by DC standards. Rooms do not have a small refrigerators but you can request one. Note there are no handicapped accessible rooms if that's necessary or important to you. Overall a lovely historic hotel.

I say "decent" because it was still over $200 for one night. They add a $60 incidental charge upon check-in, but it will drop off. The hotel itself was gorgeous and clearly old. The kind front desk agent was able to check me in early, and she found me a room that met my requests for a quiet, high floor room away from the elevator and away from Massachusetts Ave. My room was small but perfect for one person. I brought earplugs so I didn't hear any noise overnight but when I woke up in the morning and took them out, I could hear my neighbors pretty perfectly, so that's one thing to keep in mind if you're sensitive to noise. The bed itself was comfy and the room was clean, aside from the hair dryer that was sticky and caked in hair. I left that out on the vanity in hopes that the housekeeper would clean it. They offer secure luggage storage, which is great when you want to tour around the city after check out. If you need the lobby bathroom, walk to the right past the check-in counter and then down the flight of steps. Multi-stall bathrooms are at the bottom of the steps. The lobby area also has a really comfy seating area, as well as a bar, but I did not stop at the bar while there. I wouldn't hesitate to return if the price was right.

Check in was a breeze, the desk clerk could not have been more friendly and helpful. They cleaned my room. I'm only here for two nights, so they only had one chance to forget to clean my room, and they did good. Why then only two stars? At the ridiculous room rate one expects something special. They can sell the rooms at the ridiculous prices they do because other hotels get away with it also. I recently stayed down the street at a Marriott citizen M property, paid ridiculous room rate, but I at least I had a nice view of the Capitol building dome from my bed. The Kimpton Banneker has literally nothing special about it. The room is large and clean and reasonably comfortable. The bathroom has shampoo and conditioner and it smells good. But it's ordinary. My view out the window is of a back alley. There's a really attractive restaurant attached to the front of the hotel. But an artsy fancy restaurant is not a hotel amenity. The restaurant has a sort of Caribbean island vibe, but it needs a pool or something to complete the experience. And the 10 or 15% discount they give you is a joke. Mind you, I am not a penny-pincher, although you couldn't tell that by this review. But I spend a huge amount of time traveling both for work and pleasure. I love a comfortable hotel that has something special about it. I can live with mundane for about a third the price I paid for the Kimpton Banneker. Final note: IHG properties are usually not a disappointment. But never find yourself having to deal with their incompetent customer service on the phone. They are poorly trained. They aren't allowed to make any decisions. They have no sympathy for an American traveler with certain expectations, simple expectations. They read from a script. I've had crises ranging from checking into a hotel that has no hot water to having my reservation canceled during a transcontinental flight because the hotel couldn't reach me by phone. For this stay, I had to talk to them on the phone about my IHG rewards account. Angry and incompetent are gift words for the customer service agent that I dealt with. Thankfully, when I checked in, the desk clerk made it all better.

Then, there was the first red flag- I was told by the person checking me in "I would make sure I give you a nice room" only to find out that I was staying in one of the smallest rooms with a very small bed, which they quoted a "superior queen", but is actually full size. Then I realized that they were charging $250/ per night "conference rate", when the actual nightly rate is between $116-$183. That night, I ate at the restaurant, and the food was mediocre and very costly. Maybe the reason while I was the only person dining. On the first morning, I requested an iron and ironing board at 7:30 am, but it was 8:45 and time for me to leave form the conference, but it never arrived, so I could not iron my clothes. It was however in the room when I returned that evening. The breaking point for me was having to throw away a very expensive meal that I had refrigerated, because they claim to not have a microwave anywhere on site. Why have a refrigerator if you don't have a way to warm anything up? What was even more disturbing was the person at the front desk asking me, "you can't it cold?", and the manager falsely stating that it was DC law that hotels with restaurants, do not have microwaves, then back-tracking when I told him that there were microwaves at the Marriott down the street. Lastly, I was appalled, when I asked the doorman if it was safe for me to walk to the grocery store that was two blocks away, and he told me to "go with God." To his defense, he escorted me half-way down the block when he saw the look on my face. This place earned a star because it is overall a well-kept facility, with a historic feel; housekeeping did an excellent job; and upon check-out, the lady at the front desk offered me free breakfast because I reported to her that I was dissatisfied and would not stay there again. This is something that the first manager should have done once I verbalized my displeasure. Not on the morning of check-out when I was heading to the conference and could not accept the offer. Needless to say, other people might have had an excellent experience at Morrison Clarke, but I did not and won't be staying there the next time I go to DC for a conference. Furthermore, I recommend that conference organizers do not list this facility as an accommodation option due to the price gouging.

I chose the Melrose Georgetown because of location. I arrived to the hotel earlier than expected,…read moreabout 1:30pm-2:00pm. I went to check-in,hoping that my room would be ready. I was told right away that my room was ready but there's a $50 charge to get into your room early. I thought it was a little crazy to charge someone extra to get into a room that is ready. So I paid the $50. They told me about the amenities. Including the $10 bottle of water in the room. The room looked nice. The Furniture looked high-end. But that's only on the surface. I'm not sure how secure the room is. I say this because the door latch/lock is about halfway off the door. Routine maintenance apparently isn't a thing. The room was also EXTREMELY dusty. The Bed: the mattress didn't have much give. To be honest, it felt like somebody had put a small pad over center blocks bed. It was very hard and extra firm. The sheets and bedspread was nice, but the fitted sheet appears to be worn out. Or maybe too big for the mattress. The fitted sheet does not take much to get loose and starting to raise up off the edges. I noticed just laying on the bed the fitted sheet becomes loose, a lot more than it should be The pillows feels like somebody took some padding and chopped it up into 1000 little pieces and then sewed it in a pillowcase. The pillows may have been top-notch when bought. They're definitely not now. The Bathroom also is where looks can be deceiving at first glance. The countertop and sink were fine, however the countertop did have numerous paint chips, but I guess that's just normal wear. There is a door that separates the toilet and the bathtub. Toilet seat is extremely loose and moves back-and-forth very easy. It would not take much for it to come flying off. The first day I noticed while using the bathroom, there are several brown stains and on the wall. If you're sitting on the commode, it is well within arms reach maybe a foot away from the toilet. I have no clue what it is, but I'm guessing either blood or poop. Either way, there is a big smear on the wall. And then other various similar brown marks around it. The bathtub has numerous rust marks. The tub is a broken hip waiting to happen. The tub is curved at the bottom so it's not necessarily a flat surface. If you're taking a shower, between the soap and the water, my feet slid around several times. Also, at the base of the door frame, where the shower is, the wood is split numerous times. The bathroom door looks like somebody tried to punch it open. There's a small crack above the door knob. The Hotel: according to Google, the Melrose Georgetown is a four star luxury boutique Hotel. Luxury or not there are several things that are absent. Trash cans in the common areas. Other than your room. The only other trashcan they have is in the lobby. Several times during the week I've had to go downstairs to put something in the trashcan. I'm not sure why, but I feel there should be a trashcan on each floor, even if it's by the elevators. Ice machines is another thing that's absent. They have one you just have to go down to the lobby and ask someone at the desk to get it. Depending on who's at the desk, you may get an attitude. There's one lady who's been there the majority of the week who seemed very irritated anytime I came to ask for ice or anything. I had several occasions where I would ask this lady something and it seemed that it was such a hassle for her just to answer the question. A few evenings ago I asked another one of the front desk clerks about Uber availability early in morning. She seemed very irritated that I even asked her a question. I got a one word answer "yeah". I wished I knew these ladies names. I believe I know one of their names. But these ladies are giving your hotel a bad name with their attitude. Convenience or not I definitely would seek out another hotel if I'm ever in the area again. Between the bed, the unknown stains wall next to the toilet, the rude staff member in the added price to get in a room that's already available is unnecessary. And with the price I paid for the room the bed should not be uncomfortable Also at checkout this morning I had an additional $200 in fees, such as Historical fees.
