    I've been an owner since 1988 and have been to so many wonderful places in the US and Mexico....Puerto Vallarta is lovely! My last vacation was to Torres Mazatlan with my daughters. We enjoyed most of our time at the pool where the servers knew our orders! We'll be back!

    Trying to bring up the ratings, as the negative reviews do not reflect the views of owners and those who actually stay at a resort. VI is a timeshare. Most owners, like us are extremely happy with the program and facilities. Friendly, courteous and welcoming staff. Great facilities and activities for guests and families. Our children are looking forward to inheriting the program.

    I can't write enough about how happy I am with VI ! We did puerto vallarta and mazatlan resorts and I just love everything. So convenient with 2 small kids . The giant kitchens have more that you need , the activities are so fun , the staff is so friendly and helpful. It's so worth it! Torres mazatlan is a bit bigger resort and if you can get 1 st floor , you can just roll out to the pool :) and the restaurant is delicious too.

    We had family vacation with guest friends invited too. We stayed in P.V. and was one of our first places we took our children growing up. We had been here many times and yes you feel welcome when you come back. The other resort in Mexico is nice too and big if you need more space. We have been VI owners since back in the day when you would have to call in and they wrote your names down. Lots has changed and planning in advance is the way to do it. If you are a last minute family which is all good and all might not be for you. We always plan a year in advance. We have celebrated birthdays and weddings in Hawaii. From one room studio for us two to Penthouse with extra rooms for guest and family makes the stay so much fun. We always book an extra day so the day of departure we have all day to enjoy and not rush out.

    II. Negligent Construction and Safety Hazards (Early 2025 - Present)…read more* August 2025: Charter Construction began repairs on my unit. Throughout the process, the site was not maintained. Sharp debris (nails, screws, staples) was consistently left in common areas. * Insufficient Remediation: Despite multiple requests to clean the site, contractors used high-powered leaf blowers, which turned sharp debris into dangerous projectiles rather than removing them. * Injury to Pet: On January 22, 2026, my dog, Kaos, stepped on a large scaffolding screw left in the dirt by Charter Construction. This resulted in a broken nail and exposure of the "quick," causing significant pain and necessitating veterinary concern costing me close to $600 for an emergency visit. * Failure to Act: As of January 29, 2026, despite notifying Morris management, no cleanup of the common areas has occurred. I continue to find sharp debris daily. III. Construction Defects and Resulting Property Damage * Roofing Failure: Following the special assessment work, the roofing company performed a substandard installation. * Water Intrusion: The roof currently leaks into the master bedroom and bathroom. * Mold/Bacteria Growth: Failure to properly dry the attic prior to sealing the roof has resulted in severe mold and mildew proliferation. This has spread to personal property, including a $4,000 sofa, sentimental military uniforms, clothes and other items. * Damages: A general contractor has estimated the cost of remediation and repair at $100,000+. IV. Personal Injury and Health Impact * Medical History: I have a history of severe asthma, previously requiring hospitalization and mechanical ventilation. * Exacerbation: After 21 years of being symptom-free, the mold and bacteria resulting from the negligent construction have caused a recurrence of severe wheezing and respiratory distress. My home is currently a documented health hazard.

Just received notice today that our water is being shut off because they haven't paid our utility bill for the past 2 months. Called the city and they said they've been trying to email and call MM with no response. How ridiculous! When you request for maintenance, no response and as a result the property is not well managed and hurts the value of the home. Yet, they continue to accept our monthly dues. What are we even paying for? A cushy CEO to live his privileged life while us homeowners get screwed over. How are they still in business. Stay far far away from Morris Management, unless you like to give money to a company that will do nothing and devalue your home.

NPP caused me emotional & financial distress, ultimately stalled the sale of my property. I have worked with multiple other management companies & have never had such a terrible experience as what I had to deal with at NPP. Angelo Nelson & Cynthia Freeman 'managed' my property poorly by neglecting basic needs of my property (black mold, allowing pets in the unit when that went against the lease, not timely communicating unpaid rent or needed repairs). Additionally, they messed up lease renewals, consistently lacked clear/transparent communication. Their communication was unprofessional & lacked the basic understanding of state laws. This became clear to me when I tried to sell my property & NPP said I was obligated to offer another year lease & refused to issue the proper notices of Intent to Sell. After 10 months of following their uninformed & unethical practices, I consulted with lawyers & other local agents who all informed me that NPP was not acting in good faith. I do not recommend NPP as they are not trustworthy nor do they have the best interest of their clients. Good riddance.

    SJA managed our property in lake Stevens for about 2 years. Ugh. It was so poorly run that even…read moreafter we told them we were leaving we still did not get a timely reply back until I cc'd management and other staff we had interacted with on the emails. We calculated how much money we were getting after their fees and all the repairs they had done (for our 1990 house that was in great shape) and it turned out to be 65% of the rent. If you need anything be prepared to interact with their robust team of offshore folks in the Philippines. We are still unclear why we needed our septic pumped 2x within 2 years and were quoted $3-4k each time as they did not send us the detailed breakdown of the requested work. We had a suspicion that the folks they use for maintenance and for other repairs were financially incentivized or tied to the company as we did not receive multiple bids and it looked like SJA had ties to the company doing the work. Shout out to Kayla Schwartz who never answered any of my emails until I cc'd Claudette Scott. They did not seem to fully do walk throughs and left our property and wood floors covered in dog pee pads during the walk through. We requested that they not allow tenants to use our fireplace and found they had left that in the listing so we were legally obligated to allow it. Neat. If you want to lose significant amounts of value and gain 0 value except for a huge headache, SJA is the property management firm for you!

Overall, helped improve our impression of IH. Teresa was also helpful, friendly, knowledgable during the application process. IH itself has room for improvement. Weird rules were not made clear until after we applied, upon which we were informed that lease date had to be 5 days from home ready date, which was subject to variability contrary to what was listed on leasing apps (Ie. Zillow). We communicated our desire to start on a specific date in application, but this was not able to be accommodated even thought there was only one day difference. Communication could be improved regarding this, as well as other information. We received automated messages such as requests for the security deposit prior to signing the lease. Also we were not informed of the pre-move orientation until after the application that required us to be in town prior to moving in with only one weeks notice, which was a significant inconvenience. I'd recommend that IH consider changing this policy since not everyone is moving within the town to another home, but may be living out of state or several miles away with work obligations.

When the Agent came over to due a final walk around the house he was impressed how well I keep the house he said It was remarkable after 5.5 years and the house was clean and with no major damage, he told me I didn't need to shampoo the carpet per the State of WA the company had to replace it for the new tenants. later that week I received and e-mail with photos of the wrong property saying that I need it to shampoo the carpet to remove a stain that he saw, let me remind you that I keep this property clean the rooms the walls clean not a single damage was left on this home. I believe they did this just to keep my deposit. I received a statement with excuses on why they refund me only half of the money. I will never rent from Invitation Homes again, I will make sure friends and family don't have to go through this by sending them to a different agency. if you want rent a home with out any hidden surprises go elsewhere.

Our problems started right after we rented, and they did address them initially, but then they couldn't agree with the landlord and parted ways. After that, I was left alone with the landlord. Of course, since their contracts ended, they don't have to help, but even though I continued paying all my rent through the platform they provided and they knew about the issues with the landlord, they offered no support when I moved out. They didn't even give me a reference, and because my landlord didn't reply to emails or replied late, or perhaps gave a bad reference, I had a lot of trouble finding a new place. All I wanted was a reference. I came from another state and rented this house sight unseen, trusting their name, but they didn't lift a finger to help me in my difficult time. In the end, with a baby, two months of stress looking for a house, being rejected, and paying more deposit because there was no reference or a bad one. Think twice before doing business with this company or trusting their name, and if possible, talk to the landlord directly and meet them because one day they might be disappeared. Otherwise, you might end up without electricity and get no help from anyone. Because at the end of the day, once they rent the house and get their money, you're nobody's concern. Note for response: I just have asked that I rented property via your company and paid on time. New landlord just want to make sure no eviction or delayed payments. You had all these information and legally you could refer me because I rented from your company and I have used zego payment via from your company. You guys just rented out took your money and left me alone with landlord. I dont know landlord.I trusted your company! You just betrayed and left your customer alone

I have a beautiful contemporary home that is 5 years old, in perfect condition in an upscale neighborhood. The property manager was incompetent. Over Labor Day weekend she informed me she found tenants and now I have 2 days to find a moving company and move my 3-story, 4000+sqft house (and garage) or I would be forced to pay the entire rental agreement since LG found me tenants. I told her that is impossible; she didn't care. Realistically, I needed maybe 5 days to move a huge house, get cleaners in, change utilities, tie up loose ends etc. But she didn't want the tenants to pay penalties if they couldn't be out of their home by Friday which gave me a 2-day window (Tues & Wed) since it was a long weekend. Thurs for the cleaners who worked all day. Most moving companies told me they didn't have availability so quickly and moving such a large house could not be done in 2 days I ended up finding a company and paid over $16,000 for 3 teams to work overtime to empty my house in 2 days. When I told her how much it cost, her response was "Oh". After doing all the things she told me I needed to do (like updating the landscaping, laying new grass; which didn't need to be done), the movers, handyman to caulk nail holes since I had no time to do them, heating/AC vendor to service a heater that was in perfect condition; it cost me over $40,000 to move out of my house for it to be rented. She told me I needed to have a reserve of $500,000. She said "it's the same for everybody". I spoke with their accounting dept who told me no, the reserve amt is only $500. They said they would talk to her. She was ruthless and self serving and certainly never once advocated on my behalf. I strongly do not recommend this company to rent your home.
