Our condos have used Morris Management for the past 10 years and I've been very pleased with the service we receive. The contract price is much lower than other places I've lived. Our HOA dues are around half the average for a community our size. Our property manager is personal and always follows through if there are any issues. She attends all the board meetings and helps facilitate the normal maintenance and repair work for our community. She always shows up prepared with bids and helps board members understand everything. Morris also acts as a liaison between the board and the homeowners and takes much of the burden from the volunteer board members. They handle sending violation letters and speak with the homeowners when necessary. They've always acted fair and work with homeowners to resolve problems. Anytime we've had an emergency maintenance issue, it's resolved quickly and to our satisfaction. We recently had a carport collapse due to the 2018 winter storm and the parts were long since discontinued. Our property manager, Luiza, was able to find contractors who could custom make the parts so the new carport would look exactly like the current ones. Morris handled everything, so the board didn't have to sweat such a major repair. This included handling the insurance claim, too. I would recommend Morris Management to anyone needing a competent property management company. I would also add that after reading some of the reviews, some of the issues people are complaining about are actually with board policies/HOA and not Morris Management. The board makes the policies and enforces them. Morris just acts as a liaison and does not have the authority to make decisions on behalf of the board. That's also a testament to how seamlessly Morris works with the HOA boards and how much they handle. Though I recommend anyone having issues with violations or needing something repaired speak directly with the HOA since ultimately they are the people making the decisions. read more

II. Negligent Construction and Safety Hazards (Early 2025 - Present) * August 2025: Charter Construction began repairs on my unit. Throughout the process, the site was not maintained. Sharp debris (nails, screws, staples) was consistently left in common areas. * Insufficient Remediation: Despite multiple requests to clean the site, contractors used high-powered leaf blowers, which turned sharp debris into dangerous projectiles rather than removing them. * Injury to Pet: On January 22, 2026, my dog, Kaos, stepped on a large scaffolding screw left in the dirt by Charter Construction. This resulted in a broken nail and exposure of the "quick," causing significant pain and necessitating veterinary concern costing me close to $600 for an emergency visit. * Failure to Act: As of January 29, 2026, despite notifying Morris management, no cleanup of the common areas has occurred. I continue to find sharp debris daily. III. Construction Defects and Resulting Property Damage * Roofing Failure: Following the special assessment work, the roofing company performed a substandard installation. * Water Intrusion: The roof currently leaks into the master bedroom and bathroom. * Mold/Bacteria Growth: Failure to properly dry the attic prior to sealing the roof has resulted in severe mold and mildew proliferation. This has spread to personal property, including a $4,000 sofa, sentimental military uniforms, clothes and other items. * Damages: A general contractor has estimated the cost of remediation and repair at $100,000+. IV. Personal Injury and Health Impact * Medical History: I have a history of severe asthma, previously requiring hospitalization and mechanical ventilation. * Exacerbation: After 21 years of being symptom-free, the mold and bacteria resulting from the negligent construction have caused a recurrence of severe wheezing and respiratory distress. My home is currently a documented health hazard. read more

If I could give them a negative star I would. Doesn't respond to emails, property managers change every month, and now apparently can't seem to pay bills on time even though that's what they're getting paid for. Just received notice today that our water is being shut off because they haven't paid our utility bill for the past 2 months. Called the city and they said they've been trying to email and call MM with no response. How ridiculous! When you request for maintenance, no response and as a result the property is not well managed and hurts the value of the home. Yet, they continue to accept our monthly dues. What are we even paying for? A cushy CEO to live his privileged life while us homeowners get screwed over. How are they still in business. Stay far far away from Morris Management, unless you like to give money to a company that will do nothing and devalue your home. read more

Since I wrote my last review - things with Morris have seemed to really improve. We finally got a long term property contact in Eva, and she really does a great job. Every time I've emailed her she gets back to me in a timely manner, if only to say she forwarded my item to the board. We have worked together on some clean up issues around the community dumpsters, and been able to keep them clean. Is Morris perfect? No - but I really do think Eva does a good job and they do seem to really be improving. So credit where due. read more

As a current HOA board member, I would like to express my deepest appreciation to Poonam Mehta, the Director of Accounting & Finance, for her exceptional service in dealing with critical matters over the past few years. On top of enthusiastically providing the board with information regarding interest rates, and giving us crucial advice on CD investments so that our HOA could reap a high rate of interest income, Poonam also regularly goes above and beyond the scope of her contract. In 2024, she not only wrote the certification letter which allowed the board to successfully retire the investment, but also gave extra background information to our treasurer so that the process went all the more smoothly. She stepped in to facilitate communication between the board and one of our key vendors during a long and difficult dispute, and instantly resolved a credit dispute with our elevator vendor that had been dragging on for two years before she came to help. This company employs property managers who lack professional expertise and often exhibit laziness. When they do take initiative, their actions tend to be more alarming than helpful. Some managers may act manipulatively, and determined to undermine your money by influencing the board. It's surprising how some boards might even embrace such behavior. Stay cautious! In 2022, Mohamed took over as our property manager. One of his first actions was to propose a 50% increase in HOA dues to fund repairs for a few leaks in the garage and some minor projects. This was unnecessary, as the condo already had a healthy reserve fund that could easily cover these costs. Unsurprisingly, the majority of homeowners rejected this proposal during the initial voting meeting. However, Mohamed claimed the voting was invalid and scheduled a second meeting with far fewer homeowners present. He then announced that the 50% increase had passed, stating that non-attendance automatically counted as approval. This second meeting, with less than 10% participation, should have been invalid--but he pushed the increase through anyway, overriding the majority's opposition. And that was just the beginning. In early 2024, a leak in the fire sprinkler system affected three units. The system was shut off, and mitigation efforts resolved the immediate issue, making it non-urgent. Despite this, Mohamed collaborated with a contractor and the board to propose a $1.44 million plan to replace the fire sprinkler and water pipes within a year--without homeowner approval! For our small building, this means each homeowner is responsible for approximately $48,000. The project will deplete our reserve fund, and each unit will be required to pay an additional $30,000. To make matters worse, homeowners will need to vacate their units for 62 workdays, nearly 3 months. The contractor Mohamed hired has no reviews and appears entirely untrustworthy. Faced with this situation, several homeowners worked hard to find alternatives. They obtained detailed estimates from reputable contractors that were less than half the cost of Mohamed's plan. These alternatives would also eliminate the need for residents to move out their homes. However, Mohamed and certain board members seem determined to suppress these better options. They ignore inquiries, use a lawyer to declare homeowner requests invalid, and block efforts to hold a special meeting. It raises serious concerns--could the property manager, the lawyer, the contractor, and some board members be working together for personal gain? Why else would they go to such lengths to protect the inflated budget while dismissing the homeowners' cost-effective plans? If your HOA board hires this company, run away as fast as you can! read more

Extremely unpleased with this company . My house suffered from water damage 3 months ago and they have had all the information to file a claim and present it to the board and they STILL haven't ?! My babies are crawling on a floor that has cement dug up, my bathroom is not workable and they have not taking these concerns seriously . My heart is sad that I have to call every single day to push somebody to do THEIR JOB . I will be moving soon due to the negligence from this company . They will NEVER return your phone call . Morris Management has been very difficult to work with. Since the first week of October, I have been dealing with roof damage and internal water damage. Our property manager, Alan, was helpful in scheduling Alpine Roofing to conduct an inspection. Unfortunately, Alan provided Alpine with not only the wrong address but the wrong community. Alan then left it up to me to reschedule with Alpine. Alpine recommended several repairs and sent the work order over to Morris. Alan did not actively follow-up with me. After several calls and voicemails, I finally made it through to him. He needed board approval and asked that I call him back after the weekend. I have called many more times over several weeks, and no response. Alan is a challenge to get in touch with. Alan does not return phone calls or respond to E-mails. This first week of December, we have had some significant rain fall, the damage to the roof continues to get worse, and water continues to actively leak. I still cannot get through to Alan nor has he returned any calls. Other residents have been even less fortunate with even more significant damage to their homes. I hope to not end up in the same situation. Very disappointing... read more

Managers without any background/education in Real Estate. No accountability to homeowners, dishonest, disrespectful. Ignores and conceals results of board member elections. Does not provide open communication between board and homeowners. I was told that board members do not have to communicate with homeowners. Morris management places their property managers between board members and homeowners. Any board member that precludes communication with homeowners is unqualified to be a board member. This company is overcharging homeowners and spending the workday doing as little as possible. The owner needs to have the business license revoked. read more

Morris Management has been horrible to deal with and our property manager, Luiza has been even worse. She has not done a visit on site in the 17 years I've lived on property. Emails go days without a response and often when you DO get a response, it's not very kind. Emails to Morris, specifically Bruce the owner, you get no response at all. Call the office, no one is available. If your complex uses Pinnacle Northwest Landscaping, Affordable Handywork or Irvine Construction, you should probably look at their ownership and the address connected to the company. Not the best management company. They either over enforce the rules or under enforce the rules. Some neighbors get away with a lot while others do not. For yrs we've had issues of them refusing to answer their phones. They manage the cosmetic of our condos well but when you have longer major projects that need fixing asap it takes them longer to reply and longer to fix it. Some of our condos needed new roofs and it took them about 3-4 yrs to acknowledge it. Mean while home owners got to deal with leaky roofs and damage caused from it. So long as they get their monthly hoa payment they'll stay off your back. If you so much miss one payment or they oops it some how; they're aff holes about it. They start sending missed pink slips and harass you about it. The only time I have issues with this is when the annual fee changes. Most places do budget in oct or nov to do the budget for next yr. For some damn reason our hoa waits until feb of current yr before addressing this change. Been residing my place for 8 yrs and this is an annual issue. I requested a new garage door remote for the gate into community. They withdrew the payment from my acct funds. And mailed me the receipt. Here it is 3 mo later and no garage door remote. I should not have to harass professionally the person in charge of our unit to get it. This is the third time this has happened. They have no problem stealing your money. I've tried other amenities as well such as keys to the exorcise room and they took the funds but no items. When we changed to them they ignored us at first and had to fight tooth and nail to even get access to our funds we deposited into them. After a while we were able to finally get some maintenance projects done. In the past they'd wait until they became catastrophes instead of maintaining them so they don't get to that point. They'll heavily focus on some areas and nelget others. We have to frequently send reminders that stuff isn't getting done. When you have issues that are the hoa's responsibility they will fight tooth and nail to not get it fixed. Even if it's a clear their problem issue. I would not recommend this company. read more

I have lived in Lakeland Hills Capri condos for over a year now. have put in several calls and emails just trying to get a window screen and an answer about exhaust ducks in the crawl space. Here we go over 18 month I get in touch with someone who tells me "go buy it yourself and wait for reimbursement" are you kidding? I pay $247.00 a month and can't get the most simple request completed. I wish I could give a big Zero for the score. The last time, they said they would notify the board. I followed up a week later to ask if the board had responded...again, nothing! I give 0 star for this incompetent company and its high school level staff. We had to call hundreds of times regarding our unit's repair issues. The manager at first promised he will solve the issue with HOA in a super fast manner. Then he disappeared completely due to a family emergency leave. At the age of mobile communication, Morris Management managers still are not able to forward their desktop phones to their mobile phones. His desktop phone voicemails are eventually getting full. I feel so sorry for those unit owners who need to sell condos during Covid-19 and cannot reach him. If Morris management manages your community, I believe lots of important issues won't get resolved because of their slow response. They lack the commitment and resolve to tackle important issues such as owner assessment delinquency. Mortgage lenders look at high delinquency ratio as an important lending red flag. In our condo community, Morris Management has accumulated tons of uncollectible assessments. They just sit there and do nothing about it. We have lived in a condo with a HOA managed by Morris Management since 7/2020. They are an absolute joke to put it mildly. Luisa is completely unresponsive and many of the things we have seen going on border on unethical. The latest is that we received a violation for having a Ring doorbell (which was installed by the previous owners at some point before our unit ever went on the market.) We were told that we had to either remove it, replace it with a regular doorbell or get approval for it. Interestingly enough, we complained about Luisa and then a violation for the doorbell showed up. We have elections coming up and it has been a complete fiasco. I'm a condo owner in a development managed by Morris. In 3 years we have had 4 different "managers", each one untrained, and each one unresponsive. They don't return calls, they don't fix issues, and often don't even attend meetings with last minute excuses. We pay them far too much to not respond to calls or emails. They have also recommended contractors who do shoddy work and also don't respond to legitimate complaints. Like a roof leaking within months of a full roof replacement. Morris refuses to even return calls about this, as we are stuck with the bill and the leaking roof. They also shift blame to the board to play owners against each other so they can excuse their own ineptitude. Horrifically bad, I hope we fire them soon. Do not choose this company. I've been dealing with Morris Management for about 2 years now as a condo owner and it's been a miserable experience. The point of contact for my property, Luiza, takes every opportunity she can to not help me. Emails go unanswered for weeks, questions that I didn't ask somehow get answers and the questions I do ask get ignored, and I'm being fed information that I truly believe is fabricated just to get me to leave her alone. It's so bad that I'm beginning to question the legality of the way she (and by extension MM) does business. Now that I never have to dear with Morris Management I'm thinking of planning a party! James that over sees the Connection Condos in Kent is a complete dick head liar!!! Do HOA management companies hire high school drop outs?! Because it sure seems that way Morris management decided to switch water companies to over see the Connection Condos a couple of months ago. That being said, every unit had to have there water meter replaced. In doing so, it created a leak at my main water line valve shut off. So I shut off both water valves to my unit for two months since no one was living there. I finally got around to contacting James to have it fixed. His comment was that he would have to send out notices to the whole building to let everyone know the water would be shut off for a couple of hours. Two weeks went by and I finally got a call from James that the plumber would be coming over to replace the valve. Come to find out, he never mailed or contacted any of the home owners about the water being shut off. And two home owners were taking a shower when the water was shut off. James made me wait two whole weeks without water for nothing. James- you should quit lying to home owners and actually start doing you fucken job correctly. You only take care of one condo complex and you still suck at your job! Maybe you should find a job that will keep your ass in a dark hole in the wall read more

Morris Management was in charge of our property for at least 15 years, and was highly unsatisfactory. Complete lack of business basics, such as: efficient organization, timely responses, ownership of challenges and driving to resolution. Antiquated systems and processes. Absolute apathy, disregard, and pass the buck mentality. Presented an air that one were privileged to speak to them, assuming they answered, rather than providing a customer oriented service. We have a 50 ish unit condo complex which I serve on the board. Luiza and Morris Management have been a great help to our association providing guidance on rules and legal matters, etc. What I really appreciate about Morris Management is that they invest in their people. The property managers receive training and updates on the latest applicable laws and regulations for condo's, and have a culture of continuous improvement. Being on the board you are exposed to a variety of situations and having proper guidance is essential. For the past 10+ years, Morris Management has been a valuable partner and resource for my association. I would highly recommend Morris Management. read more

Absolutely unresponsive and completely uninterested Unfortunately the condo I live in works with Morris Management. In the 3 years I have tried to call to talk to our property manager and I am never connected with them. It is the same reason always: "Just stepped out", "Busy in another call", "Not at her desk". I have never received a call back too. In addition during the three years in all our HOA meetings Morris management has never helped us cut down on expenses or stream line processes. They seem to be only interested in their fees which they keep increasing by a few percent every year. Absolutely terrible, everyone stay away. read more

The monthly assessment keeps going up because the delinquent unit owners can stay in the communities forever without any consequences. You wouldn't be able to find a buyer when you sell if the bad debt eats up the HOA budget. read more

If I could give them negative stars I would. You'll be fighting with this property management firm the entire way, from buying your condo all the way to selling it. They are never on your side. My Hoa was $175 12 years ago and now it's $305 every month. Somehow upgrades were scarce. I had water damage due to missing shingles and was never compensated. They didn't reply to me for 4 days, as water was coming thru my foyer. They have their hands out for everything. I lost my first sale because they were unable to provide me with a resale certificate in time, which I paid $175 for. There were tons of out of pocket fees just to sell my place. Every time I needed something, I was putting them out. And every time I needed something, they got paid! They're horrible horrible people and very unprofessional and rude. Heather is the worst. Do not ever buy or rent if Morris Management is the property management company. Run fast and far, or you'll be sorry. I am so thrilled to be out from underneath these people. My condo association hired Morris Management and frankly, my experience with this company to date is extremely disappointing at best. Jon Eidukas was in charge of book-keeping for us (at least when I first moved there - he may be gone now), and he made multiple accounting errors for the first three months I lived there. In addition, the individual that is in charge of managing our community, Tracy Plam, has been flakey at best in terms of communication and presence. I just had a long email chain with her in which she was exceptionally condescending when I expressed my frustration about information she (and our HOA board) had failed to disseminate in a proper manner. So far, I would absolutely NOT recommend working with this company. It has been a frustrating, infuriating experience that makes me wonder what the standards for hire at this place are. read more

Listen to the other reviews. Our Association has had 5 "managers" in the past 3 years. It's hard to keep track who the current one is but doesn't matter because no one gets back to you anyway even if you found them. They have 4 accountants in the past 3 years so good luck with your books. The employee turnover at Morris is very high, one of ours only lasted couple of months so clearly company morale is very low. They seem to have one foot out the door so they don't even try. Associations stick with Morris for one reason only: inertia. You've been warned. read more

Morris Management is the lowest of the low and a poison for any HOA community. When we first started with Morris Management their fees were getting more and more expensive - every year!. I realize there is such thing as inflation, but the amount of their increases where Outrageous! Moreover, this is just the tip of the iceberg. Morris Management's agents are a bunch of scam artist that infiltrate your HOA and start poisoning your board with the scam artist ideas for Fines and Fees i.e, they want $150 to review a "rental application"..are you freaken kidding me??? Reviewing it for what?? to make sure the spelling is correct? It's not like they are running a background or credit check, this is just a scam to put more money into their pockets. Morris Management are quick to slap you with a fine. For example, they sent out a notice about some crap finding with my condo while I was away on military leave and since I wasn't around to correct it, they slapped me with a fine. I tried to explain to them that it was illegal for them to take any negative actions such as fines against me while I was away on military leave. Furthermore I explained to them how their calculation of "time lapsed" since they asked for the correction was unscrupulous since part of the timeline of their letter was over the course of a holiday which didn't allow for their notice of correction to be sent reducing my period of correction by 3 days and therefor purposefully to my detriment. I highly recommend against Morris Management, they are unprofessional, unscrupulous, conniving and only out to line their own pockets. Don't fall for all of their worthless accreditation's they claim their agents have for it doesn't make them any better. read more

Wow, reading the other review of Morris Management made me wonder: do we have the same condo management company? Our community manager is absolutely incredible: unbelievably responsive to us, crazy-prepared and organized for our monthly meetings, totally up on condo laws and updates and our community's bylaws and governances, and very, very knowlegeable on the goings-on of our developments' many, many issues. Our development is a large one, and it has had more than its share of large, involved and complex construction issues and projects and problems over the past 4 years or so. I'm not sure we could have made it through the past 4 years without our Morris Management manager, who served as a sounding board to residents and Board members alike, a mediator, a resource for info, and a buffer to conflicting parties. read more

UPDATE: Recently there was a drive-by shooting in our community. The target house has had many issues in the past several years with similar problems. When Morris was informed, they requested the owner of the house please repair the bullet holes. I'm still in shock that they could be this callous, especially as they've done nothing about the problem tenant other than a letter. __________________________________________ We've been a part of a Morris Management community for 3 years, and they've single-handedly convinced me to never take part in an HOA for the rest of my life. As other reviewers have mentioned, they are extremely slow in responding to issues, often taking months to respond to phone calls for clarification about various citations they've handed out, even after they've been corrected. 1. Our former representative, Bert, cited us several times for not painting our trim. I had no problem with this, and took care of it shortly thereafter. However, I kept receiving second notice/third notice/final notice even after I confirmed it had been taken care of. As he never returned his messages, it was nearly impossible to talk with him in person on the phone. (As it turns out, he was one foot out the door to retirement, the company simply let him do whatever.) 2. The last straw, our community landscaper, an employee of MM, ran down my wife in his work truck while she was walking our dog, then screamed at her for our dog leaving urine stains and droppings on his lawn. (He sees that we never leave home without dog bags for the public areas, and always clean up after ourselves.) When I asked him about it, he continued his psychotic rant at me as well. The one great representative we had took over for Bert about a year ago. When I contacted them about issue #2, I discovered she was no longer with the company. Even if I ever warm up to the idea of an HOA again, it certainly won't be with anyone associated with Morris Management. Their employee track record is frankly terrifying. read more
