UPDATE: Recently there was a drive-by shooting in our community. The target house has had many issues in the past several years with similar problems. When Morris was informed, they requested the owner of the house please repair the bullet holes. I'm still in shock that they could be this callous, especially as they've done nothing about the problem tenant other than a letter. __________________________________________ We've been a part of a Morris Management community for 3 years, and they've single-handedly convinced me to never take part in an HOA for the rest of my life. As other reviewers have mentioned, they are extremely slow in responding to issues, often taking months to respond to phone calls for clarification about various citations they've handed out, even after they've been corrected. 1. Our former representative, Bert, cited us several times for not painting our trim. I had no problem with this, and took care of it shortly thereafter. However, I kept receiving second notice/third notice/final notice even after I confirmed it had been taken care of. As he never returned his messages, it was nearly impossible to talk with him in person on the phone. (As it turns out, he was one foot out the door to retirement, the company simply let him do whatever.) 2. The last straw, our community landscaper, an employee of MM, ran down my wife in his work truck while she was walking our dog, then screamed at her for our dog leaving urine stains and droppings on his lawn. (He sees that we never leave home without dog bags for the public areas, and always clean up after ourselves.) When I asked him about it, he continued his psychotic rant at me as well. The one great representative we had took over for Bert about a year ago. When I contacted them about issue #2, I discovered she was no longer with the company. Even if I ever warm up to the idea of an HOA again, it certainly won't be with anyone associated with Morris Management. Their employee track record is frankly terrifying. read more

Morris management has been our property management company for 11 years. Our property manager is Beth. She maintains all our records,website, email communications with homeowners, financial reporting, supports and creates our monthly board meeting agendas, manages contracts with our vendors. We have been pleased with her overall administration of the items noted, the only area we'd like to see improvement is her time management and organizational skills. To be fair she went from working part time managing 6 properties to full time and managing 10 properties. This is a lot to manage and as a result responsiveness and follow up to commitments are not always as consistent as we'd like. However, she is great to work with and is very knowledgeable about property management and our specific property. read more

I was also mystified by the low ratings for Morris Management. Maybe only annoyed people write reviews for their management company? Anyway, Morris has done a great job with our community: They reply to emails from residents very quickly and when I was on the HOA board, our Morris Management representative was very organized, caring, and attentive. Every year we'd give her glowing reviews and a bottle of wine! When I sold my unit, my realtor kept gushing about how helpful our Morris Management representative was in terms of getting paperwork and answering questions. Under no circumstances should you allow your HOA to be managed by Morris Management. They came in and immediately raised our HOA fees by 55% to build a completely arbitrary +$1 million reserve while refusing to maintain the property. They shaved $50,000-$60,000 in equity off our property values over a single weekend. They couldn't get the measure to pass, and we voted against it 5 times, so once Covid struck in full force they had a zoom meeting, gave 15 minutes notice via email, and basically said in a letter sent out days prior that if you didn't show up to the meeting your absence would count as a yes-vote to their financial proposals. They have completely gentrified our property and now most of it is owned by corporate owners or LLCs who are all secretly renting the units out when our bylaws dictate that less than 15% of units can be rented at a given time. Crime went up astronomically because renters are preying on homeowners--not boldly claiming it, my house has been broken into three times in two years among dozens others, my vehicle had been broken into 6 times. The worst part of all? ZERO ACTION from this dumpster fire "mAnAgEmEnT CuMpAnY." They have forced the pool to stay shut, refused to order snow plows leaving us trapped for weeks, taken no action for security, nor lifted a finger to improve our property. It's a scam. read more

This company is a complete joke. Luiza has never returned a call. I have never seen a company fine people for literally EVERYTHING. When I moved out the elevator designated to me malfunctioned. These elevators have been faulty since the day I moved in 5 years ago. A particular Board member named Doug who has been very inappropriate in the past, watched the videos for no reason other than trying to fine me. We had to use the other elevator for less than an hour before the repair guy called us back and we retrieved the elevator. I got fined 300 dollars for using that elevator for 50 minutes. I only moved clothes and small items no furniture. They said I have no proof of trying to fix the problem. What do they think the elevator just magically started working again? It's literally insane. I feel bullied and mistreated. Couldn't be happier I'm not with them anymore. They just want your money. They don't care about anything else. I also reached out to Luiza in the past about Doug and that he has been inappropriate, when I emailed Luiza in confidence to explain all the things that happened, SHE FORWARDED THE EMAIL TO HiM!!!!! Wow- I read all the negative reviews and what a match to my experience over the last 24 hours w this company. So far it has been a messenger "relaying" a message, which basically has boiled down to, "get back in line. We are busy, and it takes a few days to have a key made". And everyother condo mgmt company I have dealt with many other times, takes 24 hours and a payment! I have never posted a negative comment yet. As a subcontractor that handles Water, Fire, Mold Mitigation and Remediation, along with full repairs, we appreciate working with David Smith. He communicates well and responds quickly. He has an understanding of the industry and quickly works through his end of needing to communicate with the right parties. Unfortunately I have not had great experiences with Morris Management. I am a homeowner in a town home community in Bothell. We contact Morris anytime there are concerns with the building or property. They are slow to respond to problems/concerns. Usually two or three emails are required to get something taken care of and sometimes repeated phone calls as well. Having to wait a month or more for resolution is common. Excuses for delays are also common. Follow through and follow up do not seem to be their strong points. I don't have a lot of experience with other property management companies so maybe this is as good as it gets, but after working in a service industry myself for more than 20 years I find their service unacceptable. read more

Do not use Morris Management to manage your HOA. This company is unable to address any community or damages in a timely manner. Othello Station North community has landscape damage (large patches of missing grass) which have not been addressed over a year. My roof leaked in December and I still have damage inside my home that has not been repaired (over 3 months). In fact the HOA refuses to address the water damage to the main level of my home. If you want to preserve your home and community value, find another management company: Morris Management lacks the integrity or experience to handle problems or enforce HOA rules. Probably one of the worst management company that was hired by liberty ridge homeowner. They constantly change personnel to handle our HOA and they are not doing the job that they were hired to do. A lot of the neighbors are not following the HOA rule about paint colors and when you call them about it, they are not very responsive. There are a lot of HOA violations and nothing has been done about it. I am really not sure what we are paying them for. They also send the HOA membership Bill a few days before it is due so they can charge late fees. I hope anyone thinking about hiring this company take note of their overall performance. read more

My biggest mistake as a new homeowner was not researching this company. I would not have purchased my home if I knew what I know now. The level of communication and follow-through is extremely poor, I have not been able to find resolution to an EXTERIOR issue for 3 months. They have no problem responding when you need to change bank accounts on your auto pay, they also don't waste any time building new townhouses on the property and paving ONLY their roadway with our HOA money. I am feeling generous giving one star because the receptionist on the phone, and at the office was polite, though she referred all decisions to the agent responsible for a particular condominium complex. That being said, I found Morris completely uncommunicative until I sent a message through their website. Your perspective of Morris Management is going to depend on who you are and how you deal with problems. If you expect to shout into a telephone at a property manager and have a contractor in your house in five minutes, you're going to have a bad time. If you think your dues are too high no matter what value they are, you're going to have a bad time. If you think that your special assessment is unfair despite your board systematically underfunding your reserves for decades, you're going to have a bad time. If you demand every tiny rule is enforced on every other member of your community immediately but you refuse to pay your own late fees or follow the rules yourself, you're going to have a bad time. This is no matter who your manager is... even Morris Management. From most of the negative reviews I read here and all of the negative things I hear from residents of our association, this is the underlying reason why people hate Morris Management and/or their HOA. If you have a realistic view of the world where services in a high demand market cost money and take time to complete, the fact that your association and board is only as good as those people in the community who participate, and that paying someone money doesn't entitle you to scream their head off... then you'll do just fine with Morris Management. Morris Management has been managing our association for the past decade. I've only been a part of the community for the past several years and moved into a position to volunteer on the board. Generally, this puts me in a position to like Morris because they take the tough role of insulating me from the crankiest people in the community and they handle the orchestration of anything we would like done. With the realistic understanding that our association manager and our bookkeeper manage several communities, I would have to say that there are very few things that slip through the cracks. Some things take several months longer than I would prefer, but it's usually a subcontractor/vendor's fault more than it is Morris's. It is true that when it comes to dues and collections, Morris will be able to answer you immediately. This is simple. It's because they handle that in house on behalf of the board. When it comes to a fire alarm panel that continues to be faulty month after month, they'll keep nagging the absolutely craptastic subcontractor who manages your security and fire systems until it is done. When it comes to your neighbor who refuses to comply with the rule/regulation that you think should be enforced... it's complicated. It can require legal, it can require multiple phone calls with your obstinate neighbor, it can require board discussions, and it can require sometimes just giving up because the cost isn't worth dealing with that butt head you live next to. Our association manager at Morris has been amazingly flexible working with our board to decide how to share responsibilities, choose vendors, bring down costs, budget accurately, solve complicated problems, orchestrate contractors, schedule recurring activities, delegate advanced issues to project managers, and the list goes on. For a company who can help your association succeed with the situations I outline above and those you haven't even encountered yet, I cannot recommend Morris Management highly enough. Please give them a chance to show you what they can do for your association. read more

Can I rate 0 stars? Morris Management has been failing to provide quality service for years. As a couple examples, my renter had water enter her condo which damaged property inside and out. MM did not correctly repair the problem according to my contractors, and water damage is expected to occur again causing mold, damage, and health issues inside the unit. MM informed me that to repair the unit correctly would be too expensive. MM not only failed to correctly repair the damage, but also refused to reimburse me my costs for fixing the damage inside the unit that was caused by them. Furthermore, I keep on receiving notices from them that they don't have a rental contract for my tenants. This is patently false, as they receive a contract (that auto renews on a 12 month basis per their requirement) and I have to call to explain this to them every time they see fit to send another letter. Perhaps they are losing their records? I've no idea what their malfunction is. This has gone on for years. I've received numerous other letters for unsubstantiated violations that have no merit whatsoever and then no explanation or followup from them - taking time out of my day to figure out their latest concern which has all but once been unfounded (and that was an air conditioner in the window that was promptly removed). Please, if you are considering moving to a community that is managed by this incompetent company - look elsewhere. If you are on the Board in your community, give thought to other management options. It's the community who ultimately decides to hire these people to provide a service. Unfortunately, Morris Management seems content with mediocrity. read more

I don't know how Morris Management has not been sued yet or shut down by the state (oh wait...the state would have to care first). They are absolutely horrible and are grossly negligible about various community issues no matter how big or small. The only time they seem to act quickly is when they are trying to asses and collect fines. They seem to be able to train certain board members to be their little lackeys too. I've dealt with Michael Howe who is completely useless and dishonest. Bruce Cleary is no different. I have had no power in certain parts of my condo unit due to a rat infestation. I've had three contractors go inspect my attic and tell me that the wire damage is critically bad. This is in a common area and is the responsibility of the HOA and MM. This issue has been lingering for over a year now and it is just now being addressed (half assed to be specific). Just tonight I lost power in another portion of the unit (also heard what sounded like an outlet shorting out) and I called the MM emergency number and received a call back from the communities new manager (Michael was relieved at the request of the HOA) Tracy Plam. She informed me that if someone was to come out to inspect the unit and/or make repairs I would be charged for the after hours fee. After I refused she insisted that it wasn't an emergency then, she then asked if I had home owners insurance. When I replied of course she said "good". This issue is a fire hazard and MM expects me to bail them out and pay for the rewiring if I want it done quickly. I am seeking legal council and calling everyone that will listen and has the ability to bring some pain to this company. They are beyond deplorable..... read more

Morris Management is good in terms of basic customer service (i.e. answering e-mails and messages, etc.). They should be judged, however, based on the quality of their management services. My community was neglected for many years and all of a sudden they decided that they needed to spruce up the property for the sake of their own reputation, so they started to assess all kinds of fees and fines for minor things such as a dent in a garage door. Then, they sent notices to many homeowners stating that they had two months to replace their water heaters. While I understand that this may have been in the interest of keeping our insurance premiums low, this is kind of short notice for the average tenant, since the replacement costs around $1700.00. If you like neglect for many years, then a sudden concern for your community by the way of fines, assessments, and fees, Morris Management is your company. read more

Ok, so I am getting ready to show up in person at their office to see if I can get anything accomplished. Have been waiting now 3 summers for a drain to be created behind the building where my townhouse is located. When it rains, and even just when the sprinklers come on, the so called "grass area" (there is no grass left), because a mess of mud. Can't step off the deck. We keep getting the answer that "It's not a priority". Maybe to them! The water spigot in the front, next to my front door, needs to stay locked because the main valve leaks, and that too, seems like it's not a priority. Have been waiting for at least 3 months, ever since water was turned back on after the winter months, but no, guess they can't call a plumber that can do the job. Garage door panels in the community have been repaired, replaced, about 2 months ago. Ours has not. Said "they missed it" and they would come back on a re-schedule day. Never happened. Last year, when pressure washing the siding, the company that was hired made a hole in one of my window screens. They said to send a picture and they would handle. End result: we had to have it rescreened at our expense. We got tired of waiting. And least, but not last, windows were washed last week, but we never received a communication. They just can't seem to get our address right (had to change to a PO Box back in Feb 2016 due to continuous break ins in the mail boxes). Well, no matter how many emails my brother sent, they still mail at the street address. WE DO NOT USE THAT ADDRESS ANYMORE!!!! DO THEY GET IT OR NOT I am not sure how many emails my brother has sent them. Just a lost cause. DO NOT, I say DO NOT, hire this company to manage your property. They pick and choose which rules have to be enforced. As convenient to "some" residents, maybe Board members? Hmmmm Could go on and on.... read more

I'll start by giving credit where it's due. From my experience, they've met and, in some cases, even exceeded expectations when it comes to required upkeep and maintenance of our community (i.e. fence replacement, parking lot asphalt sealing, annual fire/alarm sprinkler inspections, etc.) However... The property manager they've tasked with overseeing our development leaves MUCH to be desired. The majority of my communication with this individual is often one-sided and usually tersely worded on his end (when he actually makes the effort to respond). By one-sided, I mean phone calls and emails from me simply do not get returned the majority of the time. This can be a problem when the lawn behind my unit has been growing for almost a month or I've been waiting for him to show up for a scheduled property inspection and he's over 30 minutes late (both have happened). Conversely, he makes no qualms about mailing letters informing myself and other homeowners that we "MUST" allow access to our unit during the work week or we run the risk of being charged to have a vendor/contractor make another visit on a future date. Their website posts the following as a description of what Morris Management's services entail: *highly qualified, proactive managers offering innovative solutions *flexible service options to fit your specific needs *prompt response within one business day, and *effective solutions that are fair and respectful to all parties That may be the case in other developments, but where I live (Renton Highlands) these benchmarks aren't being met at all. read more

Here's a specific example: my roof is literally leaking right now (for a second time in a 4 month period). It's been several days since they have been notified. It's been several days since I asked for help for an urgent matter. No response from them. No email reply. No returned phone call, NO CARE. Their Emergency 24 hr line even tried to lecture me on why this issue can take days to respond to. I have one person assigned to my property that can assist me. One person who doesn't seem to have a manager. One person who takes days to communicate with. Have a look at their about us section of their website, or try to find a direct email contact if you have an escalation. Good luck! If you find their founders email, do me a favor and post it. Worst customer service I've ever seen. I can't even understand this company. They have ZERO care about you. I completely agree with Jacob B's review dated 12/28/2012. I own a condo in Redmond and the property manager rarely returns calls or e-mails. We pay HOA dues and should expect a certain level of responsiveness. I admit that the issue might be property manager specific, however, Morris Management should ensure their property managers are able to handle their work load. I have also brought several issues to the property manager's attention and they agreed these were in fact issues the management company needs to address. However, no action was ever taken. Attempting to follow-up with the property manager is pointless. On the rare occasion your call is returned (the property manager is rarely in the office, so you always have to leave a message), you are just met with excuses or empty assurances that the issue will be addressed. If you are looking for a management company with excellent customer service and takes action, then this company is not for you. read more

My community's Morris Management representative loves to threaten fines for pretty much anything (most recent example: not responding to an email). When we work with her, it's clear that she's obsessed with rules and control and being right in all things -- no consideration for helping make our community more neighborly, or friendly, or happy. I dread every single interaction with our Morris Management representative, and can't issue a complaint or -- in all seriousness -- a witch hunt would be conducted to find tiny rules that are not being followed to the letter of the law, and fines and harassment would ensue. This is an updated review. If I could give the company zero stars, I would, as I feel that the one star is too generous. For years now, my HOA has used Morris Management and I have no idea why. In the past four years, we have had two different property managers and both do not return calls or emails in a timely fashion. If you email the owner of the firm, Bruce, he writes back but he doesn't answer questions nor does he propose any solutions to the issues. Nothing ever gets done with this company and I strongly feel it is a waste of money. I can provide numerous emails and examples of how Morris Management's inaction shows the company simply does not know what it is doing. If you are considering hiring this company for anything, please contact me and I can share first hand experience. The company clearly does not see owners of the condos it servers as customers - I have had several emails from Bruce where he talks down to me and lectures me as if I am his child - not his customer. Morris Management is the absolute worse condominium management group! Nick who supposedly is the only ONE that can answer questions is never there and returns no phone calls. I have left voice mails, had the person answering the phone leave a note on his desk, she said she would call him and have him call me. Nope, never does. He is either not in, at lunch or on site calls. He is allowing a real estate transaction in the Hampton East Condo's to fall apart because he will not call back and answer a question. The first go around when I tried to get in touch with him, they said he was at lunch, or he wasn't in yet. But when I did talk to Nick the next day he was home with the flu. So the person answering the phone is being told to lie! Why anyone would hire this company is beyond me. read more

This is my first review on yelp because I am beyond fed up with this management company and I will be so relieved the day I find out our condos get a new property management company. I completely agree with reviewer M.B. Bellow is just a sample of what I have experienced since Morris Management became our condo's management company. My quality of living in our condo have greatly gone down. Morris Management treats people who live under their "rule" horrible. I have received more violations from MM in 2 years (many false accusations) than I have in 20 years from all other management companies combined. I am a quiet resident who has lived here with no problems for over 20 years until Morris Management took over. Now I feel like I am walking on eggshells. Morris Management makes me feel like I am the worst person living in the neighborhood. I am frequently being sent violation letters and threats of fines and legal action against me for things I have not even done or minor things which I have quickly corrected. If you are in violation of a rule or regulation they don't even bother to check to see if you have corrected things before they gladly send you another violation letter or fine. If you respond to their false accusations they don't call you back and rarely email back. They like to use legal language or threats of fines to try to scare you so you go away and stop trying to contact them when you need to defend yourself. They act like they are always right and treat you like you have no rights even though you own your property. They are rude and could care less what you have to say. If you try to stand up to them against their false accusations they than accuse you of harassing them and threaten legal action against you. I rehomed my dog after 6 years because I couldn't take anymore of being falsely accused of allowing my dog to eliminate on the grass. I threw away hundreds of dollars of plants because no matter how much I cleaned my balcony it was never clean enough according to Morris Management so I finally just threw everything away to get them to leave me alone. I also know two other residents who have been given a bad time about normal plants on their balcony or patio. I have been falsely accused of littering. I have been threatened fines over oil on a parking space I haven't used for over 10 years. The couple times I did commit a minor violation unknowingly even though I quickly corrected it they never bothered to check if I corrected it and instead a month later sent me another letter saying I didn't correct it and threatening me a fine. This happened two times. I have 3 times seen them post stickers on resident's car windshields accusing them of having expired car tabs and threatened to tow the car in 24 hours. I looked myself and the cars actually did not have expired tabs. If your visitors park here longer than they think they should your visitors might get their car towed as well. I have talked to many other neighbors who have also gotten violations over petty things. They are nit picky about when the residents make noise but have no problem hiring landscaping people to come at 7:30am every Thursday giving everyone a rude awakening to lawn mowers and leaf blowers right outside your bedroom window. Rule book says no loud noise between 10pm and 10am. Morris Management can violate rules and regulations all they want, they can falsely accuse all they want, and residents have no say what so ever. Morris Management is all about power, intimidation and false accusations. They act like they are the condo Gods. This is how horrible they treat people who live in properties under their management. If you hire them for your management company you are likely going to have a lot of upset residents. I personally know two people who have sold their condos and moved because of Morris Management and one woman who moved out from living with her husband and went to live with her mom just so she could get away from Morris Management constantly accusing her of things. I am seriously considering moving myself because my quality of life has gone down quite a bit since Morris Management came on board. No one should have to live feeling like they will get violations left and right simply for living like a normal person not bothering anyone. Think you wont have a problem because you are a good resident? That's what I thought too. Trust me they will find something to violate you even if you never did it. If you are reading this I would think twice before buying property that is managed by Morris Management unless you like to get violation letters and fines on a regular basis. read more

I hardly know where to start...but the bottom line is, STAY AWAY from this management company! Our HOA worked with them for 4 years, and we were very long-suffering with the various community managers that were assigned to us. We had difficulty getting phone calls and emails back, and the most basic tasks were left undone. After we changed to a different management company we discovered that they had another community's paperwork mixed in with our files.
