5 stars for David Lee who we met for ProCare maintenance consultation. He was genuine, very knowledgeable/experienced, and he made it clear that resident experience was a priority. Overall, helped improve our impression of IH. Teresa was also helpful, friendly, knowledgable during the application process. IH itself has room for improvement. Weird rules were not made clear until after we applied, upon which we were informed that lease date had to be 5 days from home ready date, which was subject to variability contrary to what was listed on leasing apps (Ie. Zillow). We communicated our desire to start on a specific date in application, but this was not able to be accommodated even thought there was only one day difference. Communication could be improved regarding this, as well as other information. We received automated messages such as requests for the security deposit prior to signing the lease. Also we were not informed of the pre-move orientation until after the application that required us to be in town prior to moving in with only one weeks notice, which was a significant inconvenience. I'd recommend that IH consider changing this policy since not everyone is moving within the town to another home, but may be living out of state or several miles away with work obligations. read more

If there are additional concerns presenting an immediate hazard, please send me photos and we'll get someone out to address the tress. Not a great experience from the beginning with Invitation Homes. We had selected a home and then right before we were supposed to move in we were told the home would not be ready for the date of our lease. We had to select another home from what was available and when we moved into the home the house was dirty and not well maintained either. After six months we elected to transfer to a updated property and after being approved for the transfer we were charged for cleaning at the time of move out for things that definitely were not clean when we received the home and we left the home cleaner than what we had received. This was all after we had done an inspection for the transfer the maintenance person said the house was immaculate and we took very good care of the home. read more

DO NOT RENT. RATS AND FECES EVERYWHERE. During the first couple of weeks, our dishwasher was broken so they came to try to replace it. Behind the dishwasher, there was RAT FECES. They didn't inspect for rats or check the property for feces even though they said they "sanitized" behind the dishwasher before installing the new one. Rodents then started coming from behind the dishwasher and into our kitchen through a gap above the dishwasher. Throughout the entirety of the lease, we have been dealing with miscommunication with MANY maintenance people who do horrible jobs. We have had plumbing issues resulting in floods, and RATS under the house, in the walls, in the attic, in the garage and inside. Our personal belongings have rat droppings on them and NOBODY ANSWERS TO DIRECTLY HELP. Rent from invitation homes if you want to submit a work order every 2 to 3 weeks about plumbing, mold and rats that will get pushed to some maintenance third party service that never finishes the job or cares about your health and safety. read more

I rented a home from Invitation homes for 5.5 years. Luckily the house was in good condition we didn't had any major issues with repairs. The nightmare begin when we moved out, I was aware of the fee for breaking our lease in this case was paid in full. When the Agent came over to due a final walk around the house he was impressed how well I keep the house he said It was remarkable after 5.5 years and the house was clean and with no major damage, he told me I didn't need to shampoo the carpet per the State of WA the company had to replace it for the new tenants. later that week I received and e-mail with photos of the wrong property saying that I need it to shampoo the carpet to remove a stain that he saw, let me remind you that I keep this property clean the rooms the walls clean not a single damage was left on this home. I believe they did this just to keep my deposit. I received a statement with excuses on why they refund me only half of the money. I will never rent from Invitation Homes again, I will make sure friends and family don't have to go through this by sending them to a different agency. if you want rent a home with out any hidden surprises go elsewhere. read more

We lived in our home for 2 years. Recently my husband got hard orders (military). We put in our notice and asked for our final walk through. I called invitation homes on 4 different occasions they couldn't tell me whom my property manager was, they never came out for our walk through. No tech or person ever reached out after calling and being assured someone would be in contact with me. We received our move out statement yesterday taking our ENTIRE deposit plus asking us to pay an additional 600.00. The home was falling apart. Siding rotted, fence rotted and falling down. The carpet was falling out and every 6 months when a tech would come out we would point out the carpet, the fencing they said "yeah it's cheap carpet let us know when nails start exposing" "yeah until the fence falls down they won't repair it". A few months in part of the fence did and our dogs were running in the street. They did repair that one corner or the fence but neglected to replace the fence that was falling down. We had a broken stove for weeks because invitation homes was not wanting to pay a vendor to fix the stove. Dishwasher they replaced the heating element 2 times before finally replacing the dish washer itself. We are getting charged for everything that essentially needed updating in the home. That is not the responsibility of the renter.. I took a video of the home before we left documenting the condition we left it in. They even charged us for window screens? Door hardware? I can go on and on but this was the worst move out experience. They even put a padlock on our front door, then neglected to give us the passcode to leave the keys inside. When I called invitation homes they told me to leave my keys on the counter, which is actually against the lease because that means the home isn't officially turned over and they didn't know the code! Invitation homes is so disorganized to not have anyone reach out, respond to my numerous calls, and then to charge us for all these things "wrong" while neglecting to do a final walkthrough with us, is insane. We are a military family. We always paid rent on time, always communicated with invitation homes and this is truly a disappointment. I once again called invitation homes today to get in contact with whoever was our property manager, which I still can't tell you I was told that they were busy and that we would get a call back in 1 to 2 business days.. great customer service. Do not rent from them unless you want them to take your entire deposit without explanation. The kicker is the day that we put in our notice they put the Home up for rent using old pictures... invitation homes doesn't take care of their properties and then blames / charges the renter so they can "fix" up the home for the next renter. Invitation Homes is a beyond disgraceful company. Their processes are illogical and inefficient to say the least. We have been nothing short of cordial and polite, yet when we've asked multiple times to speak to a manager, we are unable to do so. They make decisions based off of no information and are not transparent whatsoever...I am disgusted that this company is able to do business this way. I can see why they have so many BBB complaints and so many negative feedback - they are an awful company to try to deal with. read more

Will give my actual review when im not currently leasing from them. Maintenance, they give you a window, a few weeks notice when you put in a request for Maintenance. And get told if an adult isnt there, you get a 75$ fee for missing it, which i understand. But when you take off work and they dont show, or they show up so late, that you could have gone to work and been home by the time they got there, is frustrating. Was assured it would be a ln invitation homes technician that would be coming for the latest service call, it was a sub contractor instead, and barely outside the window. I am unsure how to be constructive in this feedback. Do not rent from invitation homes ever. It has been a nightmare since the day I moved in. First off we had to bring a physical check in after multiple attempts to pay online. We were then blamed by staff members about it and had to take an extra hour to drive to drop off a check. Then when we got to the house, it was dirty. The carpets had not been shampooed, there were dusty footprints on the ground from contractors being in and out and cobwebs up in the rafters. The top of the cupboard was disgusting. The whole time we have rented here we were charged 500 extra dollars per month and fees that we were never explained even after asking. For the cherry on top, we did way more than we should have for cleaning and we still have a cleaning fee. We also were charged for a missing garage door opener when we had it on the counter when we left. I also sent an email prior talking about a light issue that wasn't actually burnt out. It was the wire wasn't working and was still charged for it. The office has yet to respond to me and actually no one on my house caseload has responded to me since the second to last weekend in June and I moved out July 2. It is currently July 17 and have yet to hear from anyone to fix any of this. They continue to respond to my reviews stating they are going to reach out to me and that they apologize but their actions show otherwise. VERY disappointed. read more

They treat tenants like garbage. Everything is automated... With glitches no human is able or willing to fix. We get charged yearly for renter's insurance even though we have it already. We get no notice of when to upload renter's insurance policy yearly, instead they just charge us automatically when it's due then make us work for a refund. You can't get a human on the phone that can help with anything. They just refer you to automated systems with glitches. read more

Staying with Invitation Homes turned out to be worst decision we made in all of our Rental history, at one point when we got really noisy Neighbor that complained about our kids playing outside, instead of protecting their residence invitation home Management turned against us and made sure our life turned into a nightmare, with countless inspections that obviously found no violations, tons of sticky notes on the door "comply or vacate". If you are moving in with them, be sure if there will be any problem you will be the one that they will blame and make it fault. They also charged us pet fee, even though we presented service animal documentation. When we asked to provide any kind of proof for violations, they had provided nothing except sending another comply or vacate notice! Their property manager, Elizabeth Cole turned out to be unprofessional, absolutely not ready to hear anyone, rude and disrespectful. I DO NOT RECOMMEND THIS COMPANY! read more

I have been renting a home from this company for 7+ years. They provide absolutely 0 incentive for keeping up on there home and they absolutely do not come out and do preventative maintenence. When we do bring up an issue they either take forever to come out and do maintenance or they don't at all. Then when they do provide maintenance they charge you for it, even if it it was due to something out of your control. On top of that you can absolutely count on them raising your rent the moment they get the chance. I am renting a 4br 2 and 1/2 house from them. From the time I have been renting they have not come out to do any repairs we haven't specifically requested. Things like roofing or fence repair. They will sure charge you for it thought if you request it. If you decide to do the repairs yourself, they won't reimburse you ot even take it off your rent. Bad business practices. I can't wait to get out of my lease and never deal with them again. read more

My company relocated me to Seattle back in June and suggested Invitation Homes. Our leasing consultant bent over backwards to make things happen, because this is a negative review. I will not mention her name. We continue to communicate with her because of her upmost professionalism. Recently due to return to office my company is relocating me again. In spite of all of our issues with our home- broken toilet, caved in ceiling, filthy house, carpet smelled like urine, rats eating through the duct work(took 6-7 months to address), main closet clothes rackets failed while the toilet was leaking, which damaged our clothes, 3 hoa fines because the yard was severely over grown etc. I still reached out to see how transfers worked since we were moving to Texas. I pay over 3300 a month for a home that has never met great living standards. Only to be told I have to past an inspection on a home they barely maintain, pay 1500 to transfer and + all the upfront cost and my security deposit will not transfer. You can never get anyone to tell you who you need to speak with to escalate the condition we dealt while we continue to pay rent on time. It would be great for someone to reach because I refuse to pay these fees as I live in below standard conditions for months in one your properties. It should never to come to this but I get the run around when I call the local number. read more

I have lease with this company since 2017 with a section 8 voucher and recently had a rent increase from housing to 98% of my monthly income. I asked the company if they could break my lease and not charge me the two months penalty for breaking the lease, even though they know and are aware that my price increased significantly, they are unwilling to work with me. Told me I have to finish my lease out or pay the penalty. What a great way to treat a customer that has rented for years consistently and always on time. I will never rent from this company again. This property managment company runs like an old dodge truck with wiring issues... my roof is leaking into my kitchen amd they want to send a plumber... the water shows up above the sliding door so they send someone to replace the door. The roof still leaks... next they will probably send an exterminator to try and catch the water with traps. read more

If I could rate them 0 stars at this point I would. Upon moving in our windows were caked in mold, nothing had been cleaned, there was urine and dirt caking the walls, and the dishwasher was absolutely appalling. The carpets are absolutely disgusting. Even after personally shampooing them 3 times and having a professional in, the carpets still have a mold and pet stench. They still refuse to respond to our requests to rectify the issues after weeks of living in the filth. We have found multiple razor blades and broken glass in the yard. Thank goodness our twin toddlers did not find that. I would be ashamed to work at this company with the horrible service they provide. read more

So far I have had an amazing wasy experience with invitation homes. My house was very clean upon move in. The process was very easy. Mind you I didn't expect a fully renovated house for the price we pay and size of the home but they still made sure to make it clean and proper for me and my family. The orientation maintenance team came by to be informative which I appreciate because it shows the professionalism of the service. I also enjoy a thorough easy way to pay my bills. Everything works, and thoufh maintenance team explained it may sometimes take a while for a work order I'm ok with that as I understand how many properties they own. i Love the house.
