Last spring, I fell in love with one of their rentals located near where I am a teacher. From the start, they were very accommodating, despite the many demands, the homeowners placed up upon them. They had to do a quick turnaround and the previous renter did not clean......they apologized for the inconvenience and took a chunk off of my rent as I had to clean it. They also did not charge me the nonrefundable carpet fee because the owner is going to replace the carpets. Right after I moved in, the owner decided she wanted to do some major remodeling and replace carpets. They were able to convince the owner to wait until the summer so it would be a little disruption to my life. Unfortunately, only 5 and a 1/2 months of living there, I came home on a Friday after work to find the water not working. I text Leslie, she responded right away, and had a plumber there Saturday. Leslie immediately offered a hotel for myself and my college son who was home on break. She was in close contact with the plumbing company and homeowner, quickly finding out that this was not going to be an easy fix. Sunday she had a new rental for us to look at and even showed up with a five gallon jug of Primo water for us. The following day we signed the papers and she made the process very easy! Leslie transferred my deposit, giving me back money, due to the difference in price and even let us overlap days due to this emergency move. They made this stressful time tolerable! These ladies are personable, quick to respond, fair, and truly care about their tenants.

Despite leaving the property in immaculate condition, we only received a small fraction of our deposit back. During our pre-move in walkthrough, were told the everything including the carpets had been professionally cleaned --but upon actual move-in, it was clear that wasn't the case. We spent several days deep-cleaning before we could even settle in. The top of the kitchen cupboards and stove vents were coated in grease and grime, the dishwasher was unusable due to a moldy, debris-filled filter, and the shower drains were clogged with hair. Light fixtures, shelving, and baseboards were also neglected. On top of that, we discovered fleas in our daughter's bedroom, requiring multiple treatments and carpet bombs before the issue was resolved. Because of the chemicals we reshampened the carpets and found that they were also not adequately cleaned. Clearly we felt that nothing other than a surface level cleaning had been done, however, even if a professional service had been hired, it was property managers responsibility, not ours, to ensure their work had been completed successfully before hand. We resented the additional expenses and false claims. Despite all of this, when we moved out, we left the property in better condition than we found it. Still, we were nickel-and-dimed for petty and unnecessary charges like battery replacements, light bulbs, and post-move-out cleaning fees. Unfortunately, we trusted that Leslie, the property manager was an honest and trustworthy person. We now understand that these charges were unlawful. Landlords cannot legally deduct for normal wear and tear, nor can they charge for damages they don't properly document. If you are considering renting from this company, protect yourself: Document everything Take photos before move-in and after move-out Request a detailed, itemized list of any deductions Know your rights as a tenant Do a THOROUGH WALKTHROUGH! We would not recommend renting from them.

To make it perfectly clear, the ONLY flowers and plants I have complained about, are those in my front area. They moved me into rhis apartment back in December without clearing out all of the flower and plants the previous person put into the ground. I have been asking for months when they will be taking care of this, as it is becoming a jungle. I refuse to take care of it, as I am disabled, in a HUD property, where management couldn't care less about their residents. Thanks a lot management for trying to pin my neighbors against me, for a situation that should have been resolved BEFORE yall moved me in. Not to mention the mold and moisture in this apartment. It took them almost 5 months to figure out that the exhaust fan in my bathroom was NOT connected to a pipe in order for the moisture to escape the building. 4 months of 70% humidity in my home. Had to purchase a dehumidifier, as i am deathly allergic to mold. Did I mention there is a bullet hole in my living room window? Guardian should be investigated for fraud, fair housing violations, management fraternities with other residents, and that is a huge no no. Dariya and Maia need proper fair housing training, otherwise Guardian will be getting sued, not just by me, there's a few others here considering the same. When you see signs on people doors denying entry using RCW's, we know something is not right. Do better, and I dare you to try and eviction me for speaking out.

Our problems started right after we rented, and they did address them initially, but then they couldn't agree with the landlord and parted ways. After that, I was left alone with the landlord. Of course, since their contracts ended, they don't have to help, but even though I continued paying all my rent through the platform they provided and they knew about the issues with the landlord, they offered no support when I moved out. They didn't even give me a reference, and because my landlord didn't reply to emails or replied late, or perhaps gave a bad reference, I had a lot of trouble finding a new place. All I wanted was a reference. I came from another state and rented this house sight unseen, trusting their name, but they didn't lift a finger to help me in my difficult time. In the end, with a baby, two months of stress looking for a house, being rejected, and paying more deposit because there was no reference or a bad one. Think twice before doing business with this company or trusting their name, and if possible, talk to the landlord directly and meet them because one day they might be disappeared. Otherwise, you might end up without electricity and get no help from anyone. Because at the end of the day, once they rent the house and get their money, you're nobody's concern. Note for response: I just have asked that I rented property via your company and paid on time. New landlord just want to make sure no eviction or delayed payments. You had all these information and legally you could refer me because I rented from your company and I have used zego payment via from your company. You guys just rented out took your money and left me alone with landlord. I dont know landlord.I trusted your company! You just betrayed and left your customer alone
