    1-Star Review (If I Could Give Zero, I Would)…read more If I could give zero stars, I absolutely would. I wish I had read the countless negative reviews before ever engaging with Vista Property. I was misled about the $250 administrative fee and was later told it was non-refundable, even though when I took the money order to their office the agent Olivia who stated to me that if it doesn't work out I would get my money order back. She added the reason for the money order not written out is for a smooth return if needed. When I asked for my money back--because proceeding with the lease no longer made financial sense--staff refused to return it and tried to hold me financially hostage. What made this experience far worse was the unprofessional and racially charged behavior I encountered. The office manager Lori made a micro-aggressive comment implying that because I am Black, I needed to "come respectful"--as if my race predetermined my behavior or justified calling the police. Because of that comment, I brought law enforcement with me to deliver my written request for a refund, for my own protection. The owner's behavior was even more alarming. When the officers accompanied me, he acted as if they belonged to him--scolding them, pointing in my face, refusing to speak with any professionalism, and ordering the police to remove me after I calmly explained the racial remark I experienced. Even after leaving the office, the officers continued to circulate the area, clearly influenced by the false narrative that I was somehow a threat--simply because I was a Black woman advocating for myself. I returned only to use the restroom and locate my payment receipt. This was a horrific, degrading, and discriminatory experience from start to finish. The lack of transparency, the refusal to return my money, the racial hostility, and the unprofessional conduct are all deeply concerning. I will be reporting Vista Property to the Better Business Bureau, filing a small claims lawsuit, and documenting this incident wherever possible so others don't go through what I experienced.

    Where do I start. I live in the Cobbelstone HOA is Puyallup/South Hill. My wife and I have been…read morerefusing to pay dues for the lack of service. This company is so quick to send out warning letters or charge interest for refusing to pay dues when they fail to uphold any of their obligations. Our community park has spray paint all over, boards bashed out and section of fence missing. We also have been finding drug paraphernalia as well. We also have recently been observing homeless leaving their shopping carts by the big opening in the fence line that was damaged. One of our kids was bit by some random kids dog about a month ago which I filled out an online police report with Animal control. I also let the HOA know which again fell on def ears. Our kids do not feel safe playing at our community park. Anthony with JC Higgins hardly responds to emails or phone calls. I feel going to court and forcing their hand to do something is probably what it will take to get stuff done. Until then we aren't paying dues to a company that refuses to maintain the community common areas that we pay dues for. The neighborhood park is starting to look like a homeless encampment. Not paying dues for a service that is not happening. If you are looking for a company to help manage your HOA, I would stay clear of this company. I'm sure the manager will try to play it up like we are the bad guys like he does in previous reviews on here. If you are struggling with this company, I suggest filing a complaint with the state's AGs office. I will be filing one this weekend.

    I want to start this off on a positive note. Randi who is the current property manager of PPS Homes…read morewas one of the reasons my experience was not totally terrible. She was always professional, understanding, and came at any negative situation with a problem solving attitude. That being said the owners of PPS Homes do not really care about their tenants' well being for a myriad of reasons. This is my personal experience and if it is a testament to how their other properties are run I would not rent from them. The house that was turned into a duplex that I was renting had quite a bit of deferred maintenance that not only I noticed, but neighbors as well. The neighbors voiced their concerns about the property management company and the state of the property on numerous occasions. There was a chimney falling apart on the roof and during heavy wind storms, bricks would fall off. I had to walk to the back of the house to do laundry and one could have easily fallen on me or the other tenant. I emailed Dean (the owner) my concerns and nothing was done. During my pregnancy, a sewer pipe burst on the side of the house and instead of fixing it right then, they cleared the roots out. The repair men said this had happened on multiple occasions and eventually the pipe would fall apart. Dean let the overflowed sewage sit on the side of the house for weeks, before I finally emailed him and told him I will not be bringing my child home to a house with human sewage on the side. This happened again and in fact the pipe did burst and they were forced to repair it. I have pictures and documents of the windows coming away from the wall and door jams not working properly. I expressed concern during my walk out that I had a contractor look at this and they said they probably have a sinking or cracked foundation. Dean told me "This is probably just an old house issue". There were plumbing issues and on multiple occasions the neighbor below us got her apartment flooded for no apparent reason. The last concern I will express is the light in the hallway at the top of the stairs had gone out. When I reached out to property management, they sent a maintenance guy out. He replaced the bulbs, which did not fix the issue. He did mention however that it was an electrical issue and would be a big bill for PPS Homes. When I followed up, they said they would follow up and I never heard back about it. This caused me to have to carry my now one year old up the stairs in the pitch black after work. Luckily no one was hurt, but very likely that someone could get hurt at some point. During my experience with PPS Homes it seemed like Dean does not keep his properties up to a quality standard and puts bandaid solutions over very BIG issues. I would not rent from this company and urge other people to do the same.

If I wanted Cadillac services and the associated fees then I would ask for them. But RPM and it's franchisee business model has all sorts of built ins to nickel and dime owners at every opportunity. Not only that but they charge 10% on rents. The current rates in this area is nowhere near this AND other managers don't look for opportunities to upsell you on stuff you don't need nor do they look for FOUR opportunities to charge you $50 to go bother your tenant and take pictures a year. Seriously every 3 months on a large house to bug people so you can get your $50 isn't going to work for me or my tenants. It's simply not worth the money. I could get the same marketing for the same vacancy rate (1/2 months rent) for 8% and not have all the other services and fine print in their agreement. Or better yet given the rental market I could get decent service for the same vacancy rate and 6%. But 10% ??? I'll be dropping RPM after our year is up. The people working there are Great but just not worth all the extra expenses. And also let the owner know you're going to do some of this stuff don't just do it then charge me. That's annoying and irksome.

They even didn't provide me a key to the front gate at the start of my lease and I should have known then what I was in for. I moved into this unit May of 2025 and despite wanting to stay at least 2 years, will be looking to move this year. I had a leak in my apartment in September 2025, called it in immediately, and had someone come out the same week. Only, they (property management) sent no water mitigation and all they did was stop the leak and close up the wall. The contractor said the pipes needed to all be replaced and that the floors were now in bad shape, but property management didn't listen and just sent another tech to close the wall. I warn them via text that they need to have someone come and assess the water damage. Nothing. I even mention the water damage when they send their quarterly inspector in November. He assures me the water damage is on the property owner to handle. In December while I was on vacation, another leak happened, but since it was the holidays, I'm told scheduling someone was more difficult and so the leak continued to get worse. Eventually, they do send water mitigation to put giant machines in my office, but are unable to tell me how long they have to be there for. Not a big deal over the holidays but starts to be a hassle once I have to start work again. They still ended up unresponsive and unable to address my concerns. Mainly that I didn't have full access to that room and that I couldn't take meetings due to the noise. Not to mention, my space being in disarray since I had to remove EVERYTHING from my closet and eventually move my studio out of this room. Once the machines are removed, I hear nothing from them for almost a WHOLE MONTH, so I assume they aren't going to do anything further and I'm just stuck with damaged floors until my lease is up. I reach out and tell them I'm really disappointed and they finally call me to tell me they are working with insurance to see what can be done. Their insurance calls me to interrogate me because RPMT tried to tell them it was MY negligence as to why the floors needed to be replaced. I got sick during this time (I think maybe in part due to the water damage in my home) and when the contractors reach out to me to schedule the flooring, I have to wait a few days for my voice to come back enough to have a conversation. I call when I can. The contractor tells me that RPMT wants to replace the ENTIRE floor of my apartment. I ask him if we can do that in pieces since otherwise I would basically have to move. He says no. So I reach out to RPMT to address the financial concerns and implications of having to remove all my belongings for this work to take place. They say they are on my side but ultimately, they are unwilling to work with me on compensation for not having access to my space. They are unwilling to NOT raise my rent (because during this time they also sent me a rent increase notice). And basically they were unwilling to offer me anything of value for the hassle and pain it has been to deal with them and THEIR NEGLIGENCE. I ended up staying in a hotel for 3 days so that the worst of the damage could be repaired. The contractor they chose did a shotty job and I wouldn't be surprised if they try to say that I can't get my deposit back due the corners that were cut (literally). All that is to say, I would stay far far away from this company when it comes to ensuring you have a safe, healthy home to live in. They also charge ridiculous fees which have not been worth dealing with them to justify the cost. I would give zero stars if I could.
