PPS withheld $365 in cleaning fees that were not in the lease agreement, despite leaving the house fully cleaned & being a good tenant.

I want to start this off on a positive note. Randi who is the current property manager of PPS Homes was one of the reasons my experience was not totally terrible. She was always professional, understanding, and came at any negative situation with a problem solving attitude. That being said the owners of PPS Homes do not really care about their tenants' well being for a myriad of reasons. This is my personal experience and if it is a testament to how their other properties are run I would not rent from them. The house that was turned into a duplex that I was renting had quite a bit of deferred maintenance that not only I noticed, but neighbors as well. The neighbors voiced their concerns about the property management company and the state of the property on numerous occasions. There was a chimney falling apart on the roof and during heavy wind storms, bricks would fall off. I had to walk to the back of the house to do laundry and one could have easily fallen on me or the other tenant. I emailed Dean (the owner) my concerns and nothing was done. During my pregnancy, a sewer pipe burst on the side of the house and instead of fixing it right then, they cleared the roots out. The repair men said this had happened on multiple occasions and eventually the pipe would fall apart. Dean let the overflowed sewage sit on the side of the house for weeks, before I finally emailed him and told him I will not be bringing my child home to a house with human sewage on the side. This happened again and in fact the pipe did burst and they were forced to repair it. I have pictures and documents of the windows coming away from the wall and door jams not working properly. I expressed concern during my walk out that I had a contractor look at this and they said they probably have a sinking or cracked foundation. Dean told me "This is probably just an old house issue". There were plumbing issues and on multiple occasions the neighbor below us got her apartment flooded for no apparent reason. The last concern I will express is the light in the hallway at the top of the stairs had gone out. When I reached out to property management, they sent a maintenance guy out. He replaced the bulbs, which did not fix the issue. He did mention however that it was an electrical issue and would be a big bill for PPS Homes. When I followed up, they said they would follow up and I never heard back about it. This caused me to have to carry my now one year old up the stairs in the pitch black after work. Luckily no one was hurt, but very likely that someone could get hurt at some point. During my experience with PPS Homes it seemed like Dean does not keep his properties up to a quality standard and puts bandaid solutions over very BIG issues. Updating my review to 1 star. They have not even replied to my email with questions surrounding the security deposit. Just one week ago when they were unsure where the keys were (they were left with the property manager) they called my husband and I 3 times demanding to know where the keys were. They will contact you when they want to, but not when you want to. That's no way to run a business. I really want to give them more stars but I can't if they don't even respond to me. My husband and I rented a property from PPS homes from July 3rd 2015 until June 28th 2016. I am having a difficult time writing this review because I was a homeowner for 10 years leading up to my lease, and I am now a homeowner again after moving out, so I do not have a ton of experience with landlords recently. The initial interactions with PPS were great - we scheduled the showing, applied to lease the place, and scheduled our transfer of keys easily. The house was in great condition and we had very few problems with the house while we were renting. We did feel like we would get harassed when they thought we didn't pay our rent. In July we paid part of our rent on July 31st and part of our rent on August 1st. They called us on the 1st asking us where the rest of our rent was. Then they didn't like the way our rent was coming through (even though it was paid on time and complete every month), so we changed our method of payment, but if they didn't see the rent on the 1st of the month, we would again get a call or an email. Our move out process was less than stellar. I took time off of work to do a walk-thru of the property which went swimmingly well. The reason I wanted to be present at the Walk-thru was so we could handle any issues that the property manager brought up. There was no comment that was made to me about things that we needed to do, so I was more than surprised when we were charged $175 cleaning fee (we scrubbed that place before we left) and a $300 landscaping fee (we mowed and weeding and edged the day before we moved out). They never said anything to us, we had cleaning supplied and landscaping supplies there that we would have been more than happy to fulfill any requests that they had. We were homeowners previously and we are now, we take great pride in keeping our home in great shape. We were upset that they didn't even give us an opportunity to clean more or landscape. If you are looking to rent with PPS homes, please beware that they will try to keep a lot of your security deposit, and the process seems pretty unfair to the renter. read more

I first signed up for their services last year. My neighbor and real estate agent referred me to them based on positive reviews she had gotten. First of all, the owner Dean was very supportive and did a lot of hand holding for us. We were renting out our first house and didn't really understand the process. Something that appealed to us was that this company had a lot of positive testimonials. Another thing was that there were no upfront costs for us to use their services. With the cost of hiring movers and buying another house, we wanted to find the most budget friendly option. Well this was it! Don't be fooled. Just because their services are well priced doesn't mean that their quality is lacking. They found me responsible, dependable tenants and rented out our house immediately. In addition, if I ever have any questions or concerns, the owner Dean is easily available by phone or email. I am extremely pleased with their services that my gf and I are going to use them to rent out our second home. read more

We left a rental in better condition than when we moved in, which was not that good to begin with! They kept our deposit and sent us a bill for normal wear and tear. Even billed us for cleaning air filters and worn grass that was like that when we moved in. Horrible response to repairs. Then tried to evict us just because the owner wanted to move her daughter in. Beware of this company! They act friendly and like they are on top of things, but it is all fake! They just want your money. We used them for over 10 years and were told our house was being looked after, after all,that is what we were paying them to do. But when we got ready to sell the house and went to see it, It had NOT been taken care of and cost us. about $20,000 in repairs. And Dean will not return our calls or emails. I am so disappointed. Dean is the worst property manager on the planet. Not only were we disappointed upon move in with the condition of the home while we lived there we never had good interactions with Dean Brinton. Not to mention when we moved out he kept our deposit and charged us for normal wear and tear. He deserves no stars. read more

Dean Brinton is the owner of this company that has been around since before 2012. They originally operated in Puyallup WA and manage properties in and around the Tacoma area in WA. It is also known as Principal Property Services and recently moved to Tacoma. They primarily manage hundreds of homes in the area. Considering the size of the business (only a few employees from my knowledge and experience), Dean's company is way in over its head with work, which significantly reduces their ability to handle problems. IN cases where problems do occur, Dean is a pro at shifting the blame to another party. Because I am out of state, it is very difficult because I can only take peoples words for this, and Dean knows and exploits this from his clients - renter and owner alike. The reason for this rating is primarily based on the poor customer service and dishonesty that the company has engaged in while renting out my rental home in Roy, WA. I am the first one to add this company to Yelp so if anyone else had a bad experience with Dean please list it here! Although the tenants in my home had some problems while under the management of Principal Properties, the 5 years of the rental went relatively smooth despite the poor management. The family was very frequently late on their rent payments but when asked to inspect the home, which was ONLY done on request, Dean would always send pictures and assure me that the home was immaculate or in great shape. It is when I tried to sell the property that the real problems occurred. First, in late 2015 I asked Dean for an honest assessment of the home's sale potential and value. Dean misled me to believe that I would lose money if I sold, so I waited for about 6 months to a year, trusting the information I had. Considering that the market was in great shape and values were at near record highs, it really didn't make sense from my standpoint. From Dean's standpoint, it made sense for him to attempt to continue to keep the renter. Also, it appeared throughout my tenure with him that, despite being my agent, he was acting as the agent of the tenant. This is extremely problematic as an owner, and it always required threats to move Dean to action. He will not act until you make it quite clear there will be a problem if he doesn't. As a distant owner this is difficult. So, I began my own research online some months later and found that the home could sell, and I could at least make a little money back in the process. I told Dean I was considering selling, he offered his realtor services, and despite my hesitance because of trust issues with him I said go ahead and signed a realty agreement. Well, it turned out he didn't even put up a sign on the house, add new pictures online (he used pictures from when I bought in 2009!), and then after about 30-60 days (not sure exactly), I start getting calls from realtors asking me why I took my house off the MLS listing service. I never told him to do that! When I called him he made excuses about expiration of the listing and tried to shift blame. He also said the tenant was resisting showing the house. I said okay, got my own realtor, and informed him that the house would be sold with a different realtor and that his cooperation would be needed as the property manager. He feigned cooperation but since then he attempted at every turn to stop the sale. First, the tenant was completely uncooperative and he did nothing to help fix this besides, once I told him to do, beginning the eviction process when a rent payment was late. Second, he told me completely different realtor, who said the property was in horrible shape, even sending me pictures throughout the ordeal that contradicted all of Dean's statements. Third, after having a buyer quite quickly and getting the property under contract, Dean's company waited over 20 days to even begin the cleanout, quite close to when the closing would occur, and causing me to need an extension. It turns out that the tenant, having to leave so quickly, left approximately 3-4 30 yard dumpsters full of her belongings on the property. After using up the security deposit to order two dumpsters no large enough from LeMay despite my realtor telling him to order 30 yard (he ordered 20), he then tells me he will need $2000 to finish the cleanup. At this point, the sale is about to conclude, the buyers are threatening to back out, and Dean is saying he won't even clean the inside without that much money. In the meantime, there is a huge dumpster full of garbage in front of the property, garbage all over the outside, and Dean is refusing to finish his job. The biggest problem here is that all of this garbage was apparently outside the house during Dean's tenure. Dean allowed a pool and huge playset to be installed, ruining the outside grass without my knowledge. Overall, the house sold, but only because me and my realtor could bull the sale through. We used PPS Homes and Dean Brinton while renting a home after relocating to WA from VA. The entire process has turned us off from renting ever again and pushed us to buy much sooner than planned. In less than a year of renting, we had issues with the refrigerator, freezer, dishwasher and toilet. The response time and willingness to assist with the issues were subpar at best. We had to reach out multiple times and even reference WA state laws before receiving responses or assistance. They also charged us $250 for having the grass cut 4 DAYS after we moved out and we mowed the grass the day we left. They are NOT a reputable company. In person, Dean comes off as very friendly and helpful but once you sign, you can forget about being able to reach him again. read more

Debated writing a review about this company but feel like property owners have the right to know what they are getting themselves into with PPS Homes. The only thing this company is interested in is making money for themselves. I had two situations with them, one was receiving an email from a tenant who said Dean was very disrespectful to him and his wife so they moved out early and the other one was more extreme. The tenant that were renting my house allowed their older son to live with them without putting him on the lease and he caused a cooking fire (honestly believe it was an accident) but cause over 200k dollars in damages and 11 1/2 months to rebuild. PPS advised the tenant to leave all their damaged personal belongings in the house and told them that my insurance company would dispose of it. I ended up having to threaten the tenant I would take them to court if they didn't take care of their personal stuff. It took over 45 days for them to get their stuff out so they could start rebuilding my house. The best part was when they told me they won't charge me their fees while my house was being rebuilt. If you want a property management company who cares about your house and not just making a dollar this is not the company for you. read more

Things started out fine...deposits etc....communication was great for a while until Dean Brinton had a fallout with my father who was also a client....for whatever reason which has nothing to do with me...when I asked him to have tenant to uphold his behalf of a minor parking issue...was hence told that I seem a little frustrated and he was ending our business relationship effective immediatley...how professional is that.....I learned alot from PPS Homes I will admit but I also learned that Dean has no problem collecting his portion of the rent...disbursing funds but does not stay on top of things in regards to other business.....tried to convince me on more than 1 occassion to pay for/reimburse tenant for a fancy faucet told him as nice as I could that I would not be paying for it the rental agreement states clearly to call PPs in case of emergency...which the tenant did not do...so I was not reimbersing for it...erc....The tenant & I get along great...without Dean....I felt as if the 8% I was spending with him was not important....PPS was great...but Dean not so much...hes a Fast Talker..I admire his Hustle & what hes selling...but unfortunatley he does not always deliver...according to the other reviews...Im not the only 1 feeling this way..... read more
