I have lived in my community for 22 years, and Around the Clock Inc. has managed our HOA for nearly that entire time. This perspective comes from long-term experience, not a single incident. Over the years, the most consistent issue has been a lack of communication and responsiveness from management. Attempts to reach the company by phone are generally unsuccessful, and email responses are often delayed or never received. One example occurred about 15 years ago when the management company changed the bank used for automatic HOA payments. This change was not communicated to our household. Our bank confirmed that payments were still being sent to Around the Clock Inc., yet a lien was placed on our home due to the payment processing issue. When we attempted to contact the management company by phone, we received no response. Eventually, through email communication and considerable effort on our part, the issue was investigated and it was acknowledged that our household had not been notified of the banking change. The situation was eventually resolved, but it required significant time and stress due to the lack of communication. In another instance, when I raised concerns about unanswered calls and emails, the response minimized the issue and suggested that additional attempts should have been made to establish contact. At the same time, management indicated that they typically send only one communication regarding important matters and do not follow up beyond that. This approach makes it difficult for homeowners to resolve issues efficiently. Communication is also inconsistent in other ways. The company regularly sends emails notifying residents about office closures for holidays and extended winter leave. However, when it comes to issues that directly affect the community--such as repairs or maintenance--updates are rarely provided. For example, the security gate in our gated community has been non-operational for extended periods over the years. At the time of writing this review, the gate has been non-operational for four consecutive months with no proactive updates regarding repair progress or timelines. The impact of this lack of responsiveness is felt throughout the neighborhood. During this period of the gate not functioning, multiple vehicles in our community were broken into. Situations like this understandably raise concerns among residents about safety and accountability. Over the years, many neighbors have expressed feeling ignored and unsupported. While homeowners are held to high standards within the HOA, concerns raised about management are often dismissed with the explanation that the company manages many properties. While we understand that property management companies have multiple responsibilities, homeowners reasonably expect timely communication and basic responsiveness for the services being provided. I understand the value and benefits that an HOA can bring to a community. Unfortunately, in my experience, management by Around the Clock Inc. has not delivered those benefits. After more than two decades of dealing with these ongoing issues, the stress and frustration have significantly impacted the morale of our neighborhood. I cannot recommend this management company. Our community would benefit greatly from new management.

And I get to wake up everyday to ants on my body on and in every surface in the house. I'll let you finish the part where I tell you how I feel about this experience with Around the Clock.

For openers, Dawnette is a shockingly poor communicator. The text chains I could show you are really embarrassing. She responds as if she's only half paying attention and is very unclear in her responses. We aren't sure if the problem is cognitive or that she doesn't care enough to engage with purpose. She also drops the ball. For example, she was given a three month heads up that the renters would not be extending, and I reminded her twice to get ready to list/show the house again. Nonetheless, the house sat empty for a month because she forgot to get it back on the market. Also, she brought every little renter complaint to me rather than just solving the problems like a property manager should. I'd be on a cruise ship texting plumbers while she waited for further instruction. One time she almost rented our home to a guy who was using his father's SS#. It was obvious something was awry with the renters information and I had to point out the obvious to prevent her from renting the house under fraudulent pretenses. Perhaps our biggest complaint of all is she didn't show us an ounce of respect. We felt like we were at the bottom of her list of people who deserve consideration. We paid her way to much money to feel like she didn't care about us or our experience. The first two years we employed her she found us a renter and we managed the property ourselves. That was mostly ok, other than when she forgot to relist the house. The last year we used her to manage the property and it was downright dreadful. We wouldn't recommend Dawnette to our worst enemy. She is bad at what she does. Our property manager in Texas is leagues better in every regard so we know how the job can and should be done. We hope this helps. Avoid at all costs.

You better hope you don't need to place a work order to have something fixed, because only once has that worked out well for us. When we moved in, the agent who showed us the house took over 200 pics documenting everything, so we felt pretty good. We'd noticed the porch light didn't work, but we said it wasn't a priority and it was honestly months until we put in a work order for it. The glass part of the light fixture that goes over the bulb was cracked and broken, but with a google image search I was able to identify the fixture was a basic porch light from Home Depot, which is less than a mile from our home. We just didn't own a ladder at the time to replace it ourselves, so when the bulb went out we thought it'd be easier to put in a work order and have them replace the broken glass fixture and the bulb at the same time by a handy person who would also have a ladder. No, after a week someone came out and removed the broken light fixture, and replaced the bulb, but they never installed a new light fixture. On top of that, they followed up with an accusatory email to us asking us how WE broke it? It was always broken...we can't even reach the damn thing. Same kind of story with the stove. We noticed when baking the oven will flash an F2 code. We looked it up and it seems to be an issue with a temperature sensor. Given this is a gas stove, we're not sure how serious that could be. We put in a work order on 9/22/25 and still have yet to receive so much as an acknowledgment of the service request. They want us to sign a lease renewal and pay more money in rent. For what? The service from this company is abismal. They're not even pretending to care - they just want our money. For inspections, they just email it all to you with a deadline despite the fact that it's literally their job. So you get to go do your job all day and then come home and run around your house taking pics of every space and documenting everything for them so they continue to get paid for doing nothing. It's literally their job - not yours! This is the laziest property management I've ever known.

I have sent 10+ emails, called numerous times. They have been dragging a simple task out for two months. They initially told me they "mailed it" and absolutely nothing came in the mail. Then they said they would come drop it to my house over the weekend, and they didn't bother showing up or giving me an update. Yesterday they left me a voicemail saying they would have an update for me by the end of the day but of course that didn't happen. WORST company ever run by people whose word holds no value. Those are the worst types of people to run a business unfortunately. I wish my community used literally anyone else for property management.

I think they have gone through 4 different administrative assistants in the 2 years we dealt with them. We never received the correct mail key for the entire 2 years we rented, we received our water bill months late multiple times and was charged late fees by the water company. In April 2019 we accidentally locked ourselves out of the house. We called the emergency number multiple times since it was after hours with no answer. We then decided to call a locksmith as it was beginning to get dark. I informed the property management that we changed locks and offered them a key. It was then they wanted to charge us to have a locksmith come out to change the locks. I told them, no we tried calling their "emergency" number with no answer, we didn't have another choice. The lease stated we were not allowed to make changes to the unit unless deemed an emergency. We were stuck outside with 3 small children in spring, it became an emergency when they didn't answer the emergency line. When it became time to renew our lease they emailed a lease renewal document. We didn't sign it right away as we have 30 days to give notice whether we are staying or not. A week prior to the 30 day mark I get an email from Alex threatening to put the house back in the market if the signed lease isn't returned by Monday. I reminded him we have until the following week to sign it and also a little customer service goes a long way. I just received the move out inspection and they are gouging us $250 for a drywall hole the size of a quarter and $250 to remove stickers as well as $50 to retrieve a small toy from a high window sill, $55 trip charge and $200 in materials. Clearly that amount of work does not cost that much, they just want to keep as much money as possible. The returned security deposit check was postmarked 22 days after we vacated, which is illegal. Then on top of it, they didn't even sign the check so it wasn't valid! We did not receive a valid check until September 8th, 39 days after we vacated. I do not recommend PMI Puget Sound to homeowners looking to have a company to rent their home or even a renter looking for a unit.

I moved into a unit they manage and for some reason, utilities are separate for my one unit from everyone else in the building. Because of this, they forgot to bill me for my utilities for months after moving in. All of a sudden I have a charge for an extra $700 worth of utilities with no communication at all. Obviously I reached out, and they explained that they messed up and weren't billing me for electricity and gas for a couple months and that now I needed to pay it. After discussion, they told me I would have time to pay it back in small payments over a period of time. I was told "don't stress about it". Then the next month rolls along and its included in my portal with rent. So it messed with my ability to pay rent properly. I asked for those charges to be separated, and I was told by Jeanette that she can't edit the portal. Isn't that your job?? Then, they said they pushed back payment one month which was time enough to pay an unexpected charge of $700 apparently? Pushing it back one month after they messed up isn't a courtesy in my opinion. Now they are refusing to work with me on this and are saying they need the money now and it will not be separated from by rent. In response, I keep trying to talk with Peter on the phone because he is the one who said I would have time to pay it back because it was their mistake, but after days of reaching out, I'm only getting texts back from Jeanette saying they are refusing to discuss anything further. I wish communication on how the bills would work was settled before I moved in. I wish a huge fee I wasn't expecting wasn't added to my bill months into living there, with very little accommodation with time and understanding to pay it back, as it was their mistake in the first place. I wish they had communicated to me that they were adding this charge beforehand. I wish someone would actually call me on the phone and talk to me about it, rather than just sending texts demanding it be paid now, after they messed it up. I really don't think the way they are treating me is fair or understanding at all. I would not recommend working with this company to anyone. I like the unit but unfortunately they are terrible to work with so I'll probably be looking for a new place to live soon.
