If I could give this business negative stars I would. My experience with them has been HORRIFIC. Because of the negligence of their property manager Kim Clifton my family is temporarily homeless and out HUNDREDS of dollars. We were supposed to move into a Renton property that she manages. When doing the first initial viewing through the home it was occupied. The people living there had a lot of things and were very clearly in the process of moving. The home definitely needed work which Kim assured us will be done. At the time we didn't notice the mold infestation. When we did the walk through one day before move in we noticed that many things were wrong with the home. Listed below is everything we found. -Mold -Detached smoke detector (illegal) -No carbon monoxide detector located (illegal) -Non functioning windows and doors for bedrooms (fire hazard) - Water damage (pushed finger through drywall) - house is FILTHY (was not professionally cleaned) - false advertisement (not freshly painted) - doors off hinges -garage door opener doesn't even work I immediately called Kim. She didn't answer her phone which I then left a voicemail. I also texted and emailed her CCing her boss Ed Verdi with pictures and the list of issues above. The mold problem was so bad I could put my finger through the drywall (which I took a video and pictures of and sent it to Ed Verdi and Kim Clifton.) neither one of them responded to my email that listed the issues with the home. After finding Ed Verdi's phone number I called him. He told me he would reach out to Kim. He informed via email that "I have not heard back from Kim yet so I will keep trying so we can get you an update as soon as possible." it took Kim from 8/31/19 until 9/3/19 to respond to me. She responded via text and said "Ok I'll speak with the owner and my broker about letting you out of the lease and get back to you." When I spoke with Ed Verdi Via phone on 9/3/19 I informed him that Kim has responded to any form of communication I tried. I'm VERY familiar with the logistics of property management. I find it hard to believe that Kim was unreachable. We did get our deposit back by 3pm on 9/3/19. I decided to reach out to Ed Verdi via email voicing my concerns with the lack of disclosure and communication Kim Clifton provided I also asked him to compensate us for the added costs due to this ordeal. Ed himself didn't reply to the email. Instead he had Kim reply. Her reply was unapologetic, her lack of professionalism is APPALLING. "I am responding your email to Ed Verdi dated 9/5/19. There was no lack of disclosure or negligence on my part, you and your mother viewed the property prior to the move in date. At that time I informed you of the repairs that needed to be done. You were also aware the current tenant wasn't moving out until 8/31/19. Your clearly stated urgent need to move in 9/1/19 left no time for repairs or additional cleaning to take place. I informed you that any repairs would be done while you were in residence, to which you agreed. Your inference that I lied regarding my inability to receive emails, voice message and text was insulting, I have several ways to verify it's truth. Once I received the information that you were trying to contact me I immediately text you letting you know we were working on refunding the move in funds to you. Due to the Labor Day holiday weekend and closure of the office WPM South returned your move in funds in full immediately on 9/3/19. The contract is void, all monies have been returned to you and no further communication is necessary." Not once did Kim mention mold in the home. Or that the fire alarm and carbon monoxide detectors weren't legal. I'm very aware that Washington state has strict laws that protect the tenants regarding mold. DO NOT LET THEM MANAGE YOUR PROPERTY!!! DO NOT RENT FROM THEM.

Here's the estimate--who has a $250 sewer bill?  And notice "some weeds" were used as an opportunity to do some extra work.

You better hope you don't need to place a work order to have something fixed, because only once has that worked out well for us. When we moved in, the agent who showed us the house took over 200 pics documenting everything, so we felt pretty good. We'd noticed the porch light didn't work, but we said it wasn't a priority and it was honestly months until we put in a work order for it. The glass part of the light fixture that goes over the bulb was cracked and broken, but with a google image search I was able to identify the fixture was a basic porch light from Home Depot, which is less than a mile from our home. We just didn't own a ladder at the time to replace it ourselves, so when the bulb went out we thought it'd be easier to put in a work order and have them replace the broken glass fixture and the bulb at the same time by a handy person who would also have a ladder. No, after a week someone came out and removed the broken light fixture, and replaced the bulb, but they never installed a new light fixture. On top of that, they followed up with an accusatory email to us asking us how WE broke it? It was always broken...we can't even reach the damn thing. Same kind of story with the stove. We noticed when baking the oven will flash an F2 code. We looked it up and it seems to be an issue with a temperature sensor. Given this is a gas stove, we're not sure how serious that could be. We put in a work order on 9/22/25 and still have yet to receive so much as an acknowledgment of the service request. They want us to sign a lease renewal and pay more money in rent. For what? The service from this company is abismal. They're not even pretending to care - they just want our money. For inspections, they just email it all to you with a deadline despite the fact that it's literally their job. So you get to go do your job all day and then come home and run around your house taking pics of every space and documenting everything for them so they continue to get paid for doing nothing. It's literally their job - not yours! This is the laziest property management I've ever known.

Predatory billing and lack of transparency…read more I own a townhouse in a community managed by Emerald Management & Consulting, and my recent experience raised serious concerns about their billing practices and transparency. We experienced water intrusion into our unit through an exterior door off our second-story balcony. I immediately notified Emerald Management because I reasonably assumed that exterior structural issues would fall under HOA responsibility. Emerald contacted a mitigation company, 24ResTech, which came out and addressed the interior moisture over the following week or two. At no point during this process were we informed that we would be personally responsible for any project management or administrative fees. No estimate, hourly rate, or discussion of costs was ever provided. During this time we were told we would need to hire a contractor to make repairs to prevent the issue from recurring. The contractor who inspected the door identified several installation problems: * The head flashing was improperly installed * The door had insufficient weather stripping * The threshold had been installed backwards, sloping inward toward the unit I have no knowledge of any work done by previous owners on this door, and one would assume that any prior work would be documented in HOA or management records. Later we received an invoice from 24ResTech for roughly $1,500 for mitigation work that included removing about one square foot of carpet and running fans for a total of about eight hours. On top of that, Emerald Management charged us $907 in "administrative/project management fees." These charges were never disclosed ahead of time and appeared only after the other invoices had already been paid. When I asked what the charges were for, I was simply told they were administrative costs for overseeing the project. This was shocking considering we already pay over $1,000 per month in HOA dues. Being charged additional administrative fees that were never disclosed and never requested felt unreasonable. Emerald told us we could dispute the charges with the HOA Board and encouraged us to attend the meeting. My husband and I presented our concerns to the board, but a representative from Emerald Management was also present and recommended that the board keep the fees in place because the bylaws allow them. That situation felt like a clear conflict of interest. The management company that issued the charges was effectively advising the board on whether those charges should stand. The entire experience was extremely disappointing. The lack of upfront disclosure, vague invoices, and unexpected administrative fees raise serious questions about transparency and fairness in their billing practices. Homeowners deserve to know what they are agreeing to financially before work begins.

I'm the president of the Board of our association. I'ts hard to know where to start with how awful…read moreand costly it was to work with this worthless scam of a company. They neglected invoices, leaving us in arrears with vendors. They mismanaged our property, refusing to visit or saying they had visited when we knew they hadn't. They didn't show up for meetings. They canceled meetings the day of. They failed to notice billing issues that wrecked our vendor accounts and then refused to fix the problem. They told us repeatedly that it was not their job to manage our community. They refused to tell us how much money was in our accounts or answer any accounting questions. They accused our Board of being unresponsive because we didn't answer emails within an hour or two and then ignored us when we did answer. They completely ignored our residents, including during emergencies. They didn't provide any emergency contact number for our residents, and when our Board members tried to contact their after hours emergency vendor they refused to take any action without Bell Anderson's approval. They didn't answer our phone calls, text messages, or emails for days on end and then when they did answer they were curt and maliciously unhelpful. Their community association manager refused to take part in meetings. Bell Anderson's policy is to not take minutes during meetings, forcing us to hire an outside contractor to attend meetings and take minutes for an additional $400/month on top of their management fee. The association managers they assigned to us were a 90 year old man whose executive functioning abilities were long gone, and then when he finally retired they gave us a woman who *openly* treated us like she hated us from day one. Meanwhile, through all of this and much more, they had no trouble pocketing the management fee check month after month. When we finally had enough and planned to fire them, they got wind of it and "fired us first", stopped paying all our bills, and refused to cooperate with the incoming new mangement company. The owner of Bell Anderson and the operations manager were unapologetic and arrogant through all of this. If you are considering hiring this company, please don't hesitate to reach out to me at onetaothree @ gmail, I have many references and testaments to what a horrible, incompetent, outright toxic company Bell Anderson is.
