To be transparent, we are property owners, so this review is from the owner's point of view. Having said that, he's been proactive in making sure the rental house is in a good shape, including regular annual maintenance. This is to ensure tenants get what they pay for. One thing David really stands out is his responsiveness and timely communications. Tips: believe it or not, best way to contact him is via email. He'll call me as soon as he's available whenever I ask him to call me via email. His email responses are mostly cryptic and straight to the point, and some folks may take that differently. But for us, we like his cut-to-the-chase, no-nonsense style. Believe us, we have had a different property manager before, and he may seem courteous, but his responsiveness and professionalism are not even close to David's.

When we toured the unit, she was very knowledgeable about the property and its history, and answered all my questions regarding the rental terms and application process. Katie was extremely kind, personable, and professional, and gave me the strong sense that she and the company she represents are trustworthy and sincere. The townhome was great, but unfortunately, another applicant applied for the unit the night before we met, so the timing didn't work out. After we toured the property, Katie was kind enough to show me another home nearby, and went above and beyond, by searching for other properties in the area managed by Maple Leaf. I decided to not move at this time, but am grateful for all of Katie's help and hope to work with her and Maple Leaf Property Management in the future.

When I moved in I told them there was a hole in the outside wall, near the kitchen window. For the next 1.5 years I told them and they had their own inspectors take pictures of it. Despite this, they only made a move to fix it once I reported them to the city. The whole time I lived there I was told that all of my things molding was my fault (including 2 beds!). I was told to leave my cupboard doors and drawers open to prevent mildew in the kitchen. The dehumidifier I requested would fill up at the end of each day. When they finally opened the wall to fix the hole, there was black/wet insulation and they had to replace half of the kitchen's 2x4's, and the workers found another hole with earth worms living in the kitchen under the dishwasher. Despite having 5 different workers out to deal with the hole and earth worms, this was never fixed by the time I moved out. And then, 2 weeks before I moved out there was water dripping out of the bathroom ceiling fan. They opened it up to find a leak that had to be going on for at least a year because the insulation was again black and the wood was moldy. They did not fix this before I moved out. I just had to live with a hole in the ceiling above the shower... Then they illegally withheld $750 from my deposit. They didn't follow the law by detailing the reasons for withholding this amount. They simply printed out a screenshot of text messages with their handyman giving an estimate on two projects. Thankfully I was able to recover the deposit since they do not know the law or how to do their jobs. There is so much more, but this should suffice as a warning. Lastly, their own employees bad mouth each other. Highly unprofessional and shows the do not even follow basic respect standards. Disgusting, gaslighting, lying, and incompetent company. Steer clear!

We own one home in the West Seattle area and have Dwellings take over all aspects of management of our rental property. With that said, I have not had to even drive by our property for almost 3 years and the comfort my wife and I share because of their expertise is fantastic! This company screens clients and have never had an issue with a late payment or any other renter issues for that matter.     We've rented a home managed by this company for over a year, and to be fair, the individual staff…read morewere courteous and responsive -- so this isn't about any one person. The issue is the one-way standard of care they enforce: at signing they hand you a detailed upkeep guide, down to which product to use to keep the stainless steel shiny, but the moment something breaks they describe themselves as simply "agents for the owners" who can't approve or fund a repair. Over that year we documented, in writing, a broken ice maker on a 19 year old fridge (flagged at move-in) and yet to be fixed, a window that leaked rain indoors (fixed), a basement kept damp by reversed hot/cold plumbing (fixed), a dishwasher that leaked for months and damaged the cabinets (partially fixed), a collapsed fence left open to the neighbor's yard, and a rotting basement door, mossy roof (last 3 yet to be fixed). In the spirit of wanting to live in a well maintained home, we offered to help pay to replace an aging appliance and were bluntly turned down, saying we would be held liable for 'unauthorized' repairs or modifications - even to clearly broken things such as these appliances. Their emails to us described the owners as "slow to respond" and "a bit stubborn," which tells you where accountability lands when you're the tenant. I'd encourage you to read how management responds to reviews (Yelp) and form your own view of how this business handles problems flagged by tenants. I'd also encourage you to get all written confirmation of pending repairs and maintenance before move in.
