All of the bad reviews are true. We're trying to sell our condo that is managed by this company and we're having some issues with the insurance policy. We've been trying to contact our property manager (multiple times through email and phone) with no avail. They're receptionist is, how shall I say, an unprofessional teenager who is condescending and rude. We are now beyond our closing date trying to get ONE THING finalized and we can't even get them to respond to us. This company refuses to communicate clearly or provide homeowners with the transparency we deserve. I have received no answers, no explanations, and no help. My condo has been torn apart for three months due to this company's constant delays, partial approvals, and lack of communication. This company does not care about the residents in the properties they serve. You can only ever work with the one person that is assigned to your property. If that person takes endless days off, you're screwed. The companies they choose to do work are subpar. I tried to talk with someone else and was chastised that I need to be more patient and should put in for a displacement claim through my house insurance so my fees can go up. Property Concepts was out for 22 years until the owner and the partner passed away and the son of the owner took over with a representative for our . There were many issues with non-responsiveness not being transparent and allowing unethical practices with our on site Manager. I have had the displeasure of living in a condo that Property Concepts managed for the last four years. Jared is the most unprofessional, dare I say incompetent, person I've ever encountered. Let's start from before I moved into Sunset Ridge- the F Building had a sinking foundation that Property Concepts hired someone to fix. Within the 5 years from when they had the foundation work done and the point where I sold my condo, the floors became so uneven in my end unit condo that I could not put hardwood flooring in because it would not lay level and the cost to ha e my floors leveled out would negate anything I would have recouped from the sale of my condo. This structural integrity will come up again later as well. When I moved in, I immediately begun to remodel my kitchen. The hot water tank in the unit above mine leaked and drained into my kitchen. I had just had brand new cabinets installed and the bottoms of two of the cabinets began to delaminate. I called Jared and his half baked idea to remedy the situation was try to find some sort of vinyl to put under the cabinets. After spending almost $14k on cabinets, some jerry rigged fix was not acceptable. Now Jared will try to recount that some of the drywall was removed to fit my cabinets. That is true, however the walls we not square whatsoever, again, due to structural integrity issues that were not disclosed prior to the purchase of my condo. So because I wouldn't go along with the terrible "remedy" Jared tried to provide my cabinets were never returned to their beautiful original state. About a year later, the same upstairs unit had another water leak. This time the water dripped into a light in my hallway. I again had to call Jared. He said that I needed to let my light hang down and allow the area to fully dry and he would touch base with me after the weekend to see about touch up paint. I never heard back. Now, again Jared's rebuttal will be that I should have reached out to follow up with him. What sort of "business man" constantly blames others for his shortcomings? Winter of 2019, we experienced very cold weather. I had the pleasure of attending a HOA meeting, which they do not notify homeowners of very well, to bring up the fact that the grounds keeper needs to apply more than a handful of ice melt at the base of each staircase, in return I was told that we as a complex does not need more than a sprinkle here and there to maintain our sidewalks. To date, we pay $426 each month and you mean to tell me that we can't afford to maintain the sidewalks when it's icy? Fast forward to spring of 2020, I'm getting my condo ready to be put on the market and I want to install hardwood floors in my master bedroom and lo and behold the structural integrity is so horrendous that I have to re-carpet. Jared was handed this company after his father died, and unfortunately he never quite learned how to do anything other than pass blame and hire shoddy people to do work around the property. I just called in to inquire about a bill I got after I had closed on my condo and the receptionist was extremely rude and degrading. She told me that the accountant left early for a personal issue and that she could transfer me to her voicemail. I asked if there was someone else I could talk to so I could take care of the bill and she changed her tone as though I was "annoying" her and she rudely said, "that is why she is called the accountant". Seriously? Who are you to talk to me like that? Apparently they only have one person who can handle accounting issues? I then told the receptionist that she can just transfer me and she did that thing with her voice by raising the pitch like she was way "super friendly", but in a demeaning way and said, "Ok, thanks!" I can tell when someone is being sarcastic to me, so your attitude is not welcome! Either find a new receptionist or train your current one on correct customer service. I'm sure they don't all get friendly calls, but mine started out friendly and then she made assumptions. Very unprofessional! read more

Here's the thing about Property Concepts and other management companies of this type. Their purpose is to pay the bills, file the permits, manage the paperwork and assist Condo Boards in getting maintenance and repairs done in a timely manner. Sometimes they have other duties, but what they don't do is settle disputes, choose who can live there, or make any unilateral decisions. These things are the responsibility of the Condominium Board. Property managers can and often do assist, but what they can do is regulated by law and the condo documents. Property Concepts isn't perfect, but they do what they do professionally and competently. Don't confuse the management company with the Board. read more

I had to struggle with a horrible property manager, at Property Concepts, for too many years. * The property manager hired the same unprofessional+flakey contractor for many jobs. * This property manager was extremely poor in managing his maintenance/repair projects: phone calls were often unanswered; voice mails often returned days later. * He often didn't know his contractor status, and his contractor didn't know the property manager's status. * One time the flakey contractor didn't even finish the job; I had to fix it with my own time and money! * The property manager evaded responsibility whenever he failed to do his job, or when his contractor started flaking out. What a joke! * I learned that the property manager took our money and simply DIDN'T CARE ABOUT US or our property. * It didn't help that the manager had a very rude attitude. I honestly say that the customer service provided by Property Concepts is the worst customer service I can remember. BTW: It seems Property Concepts made a second Yelp listing because the first listing has so many negative reviews. I'll let the truth out on this second listing. I own a townhome and Property Concepts is the property management company so unfortunately I'm stuck with them. The property manager is virtually non-responsive. I have to repeatedly contact him to the point of being pushy and rude to get a response to an email or phone call. And, it's not just me, my neighbors and I have had plenty of bitch sessions about them. If you're looking for a property management company, look elsewhere. I live at Sammamish Bluffs, managed by Property Concepts. This place has a nice façade but once you spend more than a couple of days in your unit, you can see that it's falling apart. I've never regretted buying a condo more in my life. The HOA fees continue to go up and I can't figure out what I'm paying for. I literally have to clean the hallways myself. I vacuum, clear out the cobwebs, and clean the walls. You can smell whatever your neighbors are making across and above you which is disgusting. I luckily keep my home very clean but I'm truly embarrassed of the presentation of this building. Not to mention last summer both of my bathrooms (guest bath and master shower) started to fill up with some unknown substance. I called the HOA and the property manager and HOA president reassured me that they knew exactly what this was, that it was caused by the unit above me and whenever they showered, my baths would fill. The president even went as far as calling the upstairs neighbor to see what times they had showered and verified that those two times were the exact same times that my baths had begun to fill up. The president Jeremy reassured me that this was NOT CAUSED BY ME and even said there is no way you could have done that in the time you've lived there (about a year) and told me over and over and over again that he was certain this was not my fault and that I would not be on the hook for whatever the cost was. The emergency property manager and HOA president told me they would call a plumbing company to come out and that they would take care of the cost. After the plumber came, I reached out to the HOA president the next morning to schedule a time for him to come review it and he never responded. The next thing I know, I got a bill for close to $800 because they determined that the issue was caused by hair in the master shower drain. I called, emailed, tried to do anything I could to get a hold of them to explain that they NEVER indicated that this could be my fault. I would have never had an emergency plumber come out. My coworker has a snake and could have done the same thing for me the next day for free. Instead, I chose to believe two manipulative liars who I feel took complete advantage of me. It is their responsibility to let me know that there was a chance I could be found responsible, rather than assuring me over and over and over that there is absolutely no way that I could be responsible for this. I would love to have that phone call recorded with Jeremy so I could expose him for the liar that he is. The only response I got from management after I tried in vain to get a hold of them was that I was "hysterical" and demanded to have an emergency plumber come. Of course I was hysterical when there was SLUDGE coming from both of my bathroom drains. DISGUSTING. I have seen what a sink clogged with hair looks like and it just doesn't drain. This was filling up from the bottom and smelled awful. Jeremy told me it was drywall from the upstairs pipes- how crazy that he could determine the issue without being there! But if he was SO SURE, explaining that it was an old building and that he had seen this happen multiple times and he knew exactly what it was so there was no way I could be responsible, why am I the one being charged $800? I'm sick to my stomach, I hate this place so much and will sell the second that I've lived there for 2 years. DO NOT MOVE HERE. You will regret it. read more

My heart goes out to any homeowner having to deal with this property management company. Initially when my complex began using them years ago it was a breath of fresh air from our prior company unfortunately their initial enthusiasm & helpfulness quickly waned. The manager assigned to our account wasn't helpful or responsive. He didn't follow our Covenants, Conditions, Restrictions and Reservations or advise the board correctly to help ensure they were followed. Multiple bids weren't obtained for our projects as required, instead the same subpar contractors were continually used project after project. When projects were going on he never knew when the contractors were going to be on site or what they were doing, worse than that they worked without getting proper permits. Even after attention was brought that proper permits weren't obtained and work they were performing wasn't done correctly they were still used. There was no accountability. No responsibility. No management. No communication. If they are your management company pay close attention to what they're doing especially if they're using McLeod for your construction projects. I was a Board member for a long time and I worked with three management companies over the years. I can honestly say that Property Concepts was so bad that a more appropriate description of their business would be a "mismanagement company". There were many problems with them - misleading advice, unauthorized payments, accounting errors, no vendor supervision, lack of proper planning, tendency to overspend HOA funds, no accountability for mistakes, etc. This company had completely no interest in helping control our costs or find less expensive vendors. On the contrary, some of the vendors they imposed on us were so shady that it made us suspicious of kickback arrangements with Property Concepts. I put a couple rugs outside my front door for less than 24 hours and the onsite property manager threw them in the garbage.. When I called to complain Jared rudely said I shouldn't have them in the "common area".... I was getting ready to take them to the donation place and they were next to my front door on the 3rd floor overnight.. I lived in one of the properties that is managed by them. Paid them tons of money every month, but they CANT even find a good contractor that paint your parking lot right. Well 50% is this company's fault, the other 50% is the idiotic and eccentric property boards that we have. They are stupid enough to change all 8 parking spots onsite to guest parking WHEN guest are not even that common in the townhome complex. DON'T go with this company! read more

We have always had good service during these last 5 years. Property Concepts provides the board with 3 competitive bids, board members or owners can also include bids from other potential vendors, and the board selects and votes on the best one. Property Concepts expedites the boards decisions. We get monthly reports that detail all the activities and communications that have taken place monthly, with a look ahead of what projects are coming up. I feel very confident in Property Concepts looking out for our best interest. We continue to enjoy their excellent service. read more

Cash C's experience sounds all too familiar. While I've never had the "pleasure" of working with Len, I've had the extreme misfortune to work with Stacey Hammond on several occassions. He is unprofessional, unaccountable and can't be bothered to return phone calls or emails. Issues go unresolved for weeks and if you dare press him for an ETA on task completion he becomes extremely defensive. There was talk of replacing Property Concepts with another management company, but evidently we're getting a screaming deal for their "services". Aside from taking our money and neglecting our homes, I have yet to determine what services this company actually provides. I'd gladly pay more for a company that actually gives a damn and a property manager who doesn't act like a spoiled child every time he's asked to do his job. Take your business elsewhere! read more

I hate this company. They've managed my condo for all seven years I've owned it, and made repeat mistakes not crediting payments made. Additionally, the property manager assigned to our condo is either incredibly incompetant or he is intensionally giving mis-information to me, including giving me the wrong name of the company working on and repairing my unit, telling the Board (of my condo) not to respond to my emails/letters, and failing to provide requested records, even after I got an attorney involved. read more

I am surprised to be reading the negative reviews of Property Concepts! I am on the Board of our condo complex. We have been using Bill Satrom and Property Concepts for at least 8 years now. We have found them to be a professional and honest company. Bill Satrom has integrity. I like this company because it is small and locally owned...not like other larger management companies that are located in many parts of the country...takes forever to get answers and you never get the same person twice. If you have an issue, you can get ahold of the person in charge at Property Concepts. There is always someone available to answer your questions. The turnover at this company is very low, which says alot about a company. And, if you have a problem, you can call the President and speak with him directly about any issues you have...it is his company so he is going to do everything to make things right.
