After more than two decades living in an HOA community managed by Around the Clock Inc., I feel compelled to share my experience so that others can make informed decisions. I have lived in my community for 22 years, and Around the Clock Inc. has managed our HOA for nearly that entire time. This perspective comes from long-term experience, not a single incident. Over the years, the most consistent issue has been a lack of communication and responsiveness from management. Attempts to reach the company by phone are generally unsuccessful, and email responses are often delayed or never received. One example occurred about 15 years ago when the management company changed the bank used for automatic HOA payments. This change was not communicated to our household. Our bank confirmed that payments were still being sent to Around the Clock Inc., yet a lien was placed on our home due to the payment processing issue. When we attempted to contact the management company by phone, we received no response. Eventually, through email communication and considerable effort on our part, the issue was investigated and it was acknowledged that our household had not been notified of the banking change. The situation was eventually resolved, but it required significant time and stress due to the lack of communication. In another instance, when I raised concerns about unanswered calls and emails, the response minimized the issue and suggested that additional attempts should have been made to establish contact. At the same time, management indicated that they typically send only one communication regarding important matters and do not follow up beyond that. This approach makes it difficult for homeowners to resolve issues efficiently. Communication is also inconsistent in other ways. The company regularly sends emails notifying residents about office closures for holidays and extended winter leave. However, when it comes to issues that directly affect the community--such as repairs or maintenance--updates are rarely provided. For example, the security gate in our gated community has been non-operational for extended periods over the years. At the time of writing this review, the gate has been non-operational for four consecutive months with no proactive updates regarding repair progress or timelines. The impact of this lack of responsiveness is felt throughout the neighborhood. During this period of the gate not functioning, multiple vehicles in our community were broken into. Situations like this understandably raise concerns among residents about safety and accountability. Over the years, many neighbors have expressed feeling ignored and unsupported. While homeowners are held to high standards within the HOA, concerns raised about management are often dismissed with the explanation that the company manages many properties. While we understand that property management companies have multiple responsibilities, homeowners reasonably expect timely communication and basic responsiveness for the services being provided. I understand the value and benefits that an HOA can bring to a community. Unfortunately, in my experience, management by Around the Clock Inc. has not delivered those benefits. After more than two decades of dealing with these ongoing issues, the stress and frustration have significantly impacted the morale of our neighborhood. I cannot recommend this management company. Ant Infestations in every room, broken electrical GFCIs between 3 bathrooms, refusal to replace a broken dishwasher, refusal to fix a broken dryer, moles destroying the yard, owner pretending neighbors are reporting uncut yard, owner family member showing up to property as they see fit. 3x required by a single individual, me, to qualify. And I get to wake up everyday to ants on my body on and in every surface in the house. I'll let you finish the part where I tell you how I feel about this experience with Around the Clock. read more

Another fine addition to ATC's incompetence. We got a notice about one of our vehicles parked on the street in the wrong direction. If this was the city stating this then it would carry some credence but as an HoA, you have less than zero authority over public roadways. I'm about at my wits end with this and I don't care about throwing coin at an attorney and letting them at you with this BS. This is tantamount to harassment. read more

This is by far the worst management company you could ever encounter. They provide no service, show no respect, and seem to exist solely to charge extra fees at every opportunity. Rather than supporting the residents who pay their salaries, they invest their efforts in hiring lawyers to fight against them. Their lack of professionalism and disregard for the people they are supposed to serve make dealing with them an absolute nightmare. Avoid them at all costs. read more

This is the second HOA property management company I've worked with, and I'm constantly frustrated by the lack of customer service and poor attitude of the person assigned to our property. (The first management company was great.) While there have been some positive interactions over the years, unfortunately there is still much to be desired with this company from a resident's perspective. Her communication skills are top notch and she is always readily available for us to reach out to. She knows her HOA laws and is also a great diplomat and negotiator. literally this is my second complaint to this horrible homeowners association! we own a condo and I l I live in a home as well that the homeowner association is around the clock management. Our management property manager is Kim chick and it is so frustrating because at my home residence I get notices for my yard and I understand the rules and the regulations of the property and I am following them and when I am fixing these notices, they still pick at the most littlest things, my yard or maintenance person comes and does our front yard and backyard every other week when they come and check out my home they are coming on the week that obviously my yard maintenance is not here, so yes, weeds will grow and grass will grow, but that does not mean I am not doing my obligations as a home renter or homeowner the other issue is that at my condo that I own one of my vehicles got attempted to be stolen. I brought it up to Kim check and all she said was she will bring it to the board associations members and I have not heard anything back, and that was in mid April that this had happened no board member has reached out to me. Kim hasn't reached out to me or anything like that. I feel like this company or this management wants to take our money with home owner association fees at the condo. We pay over $400 for association fees for what ?! we don't feel safe and we get poor communication. and at my home residence they charge fees that are ridiculous and as i stated I abide by all the rules and association rules of my home to the best of my ability and all they do is nitpick at things that is so inconvenient and frustrating. I am tired of paying homeowners association fees to this company , clearly they have a 1.2 or two point star rating for a reason they suck !if I could give them a zero I would! Every time I see a letter from this place, I get anxiety. It is always a fee that they title Courtesy Notice, yet the notice doesn't say $25.00 FINE. Late fees are then assessed monthly that they don't send notices for as they once said: "we don't send notices on late fees, we're not bill collectors", yet they sure bill like them. How can a company place late fees and not notify you about add'l fees? That alone doesn't sound legal. The recent one is yet another "Courtesy Notice" that says they will not enforce association fines during COVID19 Pandemic. 22 days later, they send me a letter that my $29 balance is going to a Law Group for collection. So they are not going to collect on new fines, but will automatically send me to a Law Group that I will incur additional attorney charges for a previous balance? Where is the courtesy to that? I didn't even get a warning that was going to be the next course of action. Then I sign up to their 7th grade website project site to confirm I paid this....and my account is LOCKED OUT. It says I have a valid account, but do not have access. Last I checked, I was still a homeowner and should have access to my pay history, letter correspondence and account. And of course I can't speak to anyone until 9am. The whole office is closed for lunch and lucky if they're available after 4pm. Called at 9am. My rep doesn't arrive until 11am. Manager not available until after lunch and was transferred to a cell phone that still had an old greeting that they were out of the office from March-April due to COVID. We're entering July, how prompt are they with even updating their voicemail greeting?? Wouldn't I love to have a 5hr work schedule....I mean, after all, it's not like they should be readily available and have user friendly website when they're representing entire communities across the state. I guess I have to send an email, which apparently is the best form of communication per the voicemail greeting, which could've fooled me, as I thought their best form of communication were through "Courtesy Notices" and Attorney Letters. read more

Around the Clock is the property management that was designated to manage last year The Cottages of Bradley Lake Park in Puyallup. I noticed on the portal that I was being charged interest eventhough it was not pass due date. The Manager Jennifer Trecker do not return calls, maybe she was on vacation, so I stopped by to the Meeker's office to check and to talk to the supervisor. I asked her the name of the bank and statements to find out what is the bank this management company is using to find out the interest rate the bank pays. And why are they charging not only fines, but on top interest rates. The receptionist is very nice, but the bookeeper came in and was giving me information about where to send the money, when I asked why we have to send the money to Las Vegas, Nevada, if I live in the state of Washington, then she was explaining it was the processing center. She advised me she does not have more time to talk to me and offered if I wanted to talk to Jennifer trecker's supervisor. A big woman showed up and told me I have only 5 minutes, what do you want, I mentioned that is too early to charge interest when the quarterly payment is not due til February 9, and also I wanted to know the name of the bank and want the statement that they are depositing the payments at that bank. She told me I answered all your questions, and get out of here before I called the police. I told her are you threatening me?, and you are getting paid by my HOA? She told me go to the Board. This is incredible, I am a 67 year old girl and I feel disrespected. You can imagine if somebody threatens you with calling the police, only because you are asking something before sending payments. She is out of her mind and very disrespectful. read more

Around the clock property management was hired by my landlord to continue his harassing slumlord behavior without any liability back towards himself. After many issues with the current landlord and his refusal to handle lawful repairs that existed prior to my move in and repairs as a fault of him not maintaining the property overall, he decided to hire this company. (December 2020) I get a notice that this infamous company (read the reviews pretty much anywhere) will be taking over as Property Management, will be raising MY rent to offset the cost. I know for a fact they were only raising my rent because I asked the neighbors. First bad sign. The moratorium was in FULL EFFECT and rent increases, notices of such, all illegal. Quick call to the attorney general and it was handled. Having a conversation with the person actually handling the property...well first of all this guys hours are a joke. Hes available maybe 3-4 hours a day and clearly states it in his voicemail. Anyhow, he sounded friendly and willing to address the issues between the landlord and I. Sike, now the landlord has someone that he can call up and have the notices delivered by. "hey whats up the broken washer?" "let me ask the landlord about it" Followed by a Noise complaint. "any noise seepage whatsoever is impermissible" was his favorite retaliation notice. Oh, I failed to mention the landlord was also a tenant to the property and we shared walls. Anytime my TV was "too loud" complaint. Anytime I left my bathroom vent on for too long.....complaint. Too many bogus complaints to list but trust me its all well documented just in case they try to rebut anything here. Not once did the property management address real issues. They were just in place to collect the rent and pass out notices. Well towards the end of my time in the unit, I got a few more notices. this time they were upgraded to a 3 day comply or vacate since the....I want to say within a day or so of the moratorium ending. In case you don't know its the LANLORD LOOPHOLE. All he has to do is produce 3 or so nuisance letters and they can proceed with an eviction. They didn't waste any time and gave me two at once and a notice that my rent was going up a couple hundred.....(on a unit that needed repairs) First 3 day notice - trash cans need to be stored in the garage as per the lease. I casual stroll around the property showed that the landlord kept his trash cans on the side of my garage and the other tenant kept his just outside the gate. All of a sudden days after the moratorium ended my trash cans were an issue, I mean I only kept them in the same spot for the entire time I lived there, AND nowhere in the lease stated the trash cans have to be anywhere. Second 3 day notice - parking too close to other peoples cars/registration current. I had 2 cars on the property. One I hardly drove (larger SUV) that could never be parked "too close" to the landlords car because this guy layed out buckets in the parking lot ensuring he had about an extra cars width between him and anything else. Adding to that, he also has his own garage and parking directly in front of his unit. My SUV had tabs that didn't expire until April 2022. Cant be because I was parked too close. My other car was either in my garage or directly in front of my garage....like in line with the door. However the landlords other vehicle (that had expired tabs) was parked along side my garage and was sat there for months. I suppose in parking in front of my garage I violated my lease. Ya, ok. oh, and this is a 3 plex style unit setup. Three tenants only. Yet there were 16 cars on the property. 13 of which had tabs that expired all the way from 2005 to just recently. All the way to the car that was under a tarp alongside my garage..."no stowing of recreational vehicles or vehicles with expired tabs" yeah the lease CLEARLY said that. Now again, I'm the ONLY one that got the 3 day notices (harassment) I got a job offer, moved out, had the unit professionally cleaned and now all of sudden these guys aren't returning my deposit, they're charging me and extra $1355 dollars. $250 carpet cleaning (lease states the fee is $200), $150 utilities, yet utilities are covered in the rent, $300 general cleaning after I had the unit cleaned and have videos and photos after it was done, supposedly lost garage door opener for $200 which is about $50 at home depot, $300 painting????? $1400 in repairs, and $250 for yard work and hauling yet I had no yard and the lease stated that the landlord will maintain the grounds. I literally just wanted the nightmare to end yet these guys have found a way to extend their BS after I vacated. Now I have to get in contact with my attorney, file complaints with the BBB, report them to the fair housing authority on and on. Like, who really has time to deal with all their crap, and I am pretty sure that's what they bank on. read more

This company managing a community where I have a rental home. Since purchasing the home, I have send the request twice (not only once) to update my mailing address but they still failed to update the info. They send bills to the rental home, obviously I was not able to receive. Then they went on with legal letters, put lien on my property and charged all the fees on my account. I found this out till I reach out them again in a year. When I question them that it is not fair to charge me all the legal fee due to their fault, the lady is so RUDE and insist the fee is valid. I collected all the evident of the emails I sent out to her and pointed out it is their obligation to send letters to proper address, then no response ... I wish I could give 0 to this company. read more

Our condo HOA fired Around the Clock. No one would sit on the HOA board due to James' rudeness. I finally talked to one of the only two diehard board members and was able to convince her to change the management company. Once the HOA changed companies, guess what? We now have a full board and a good management company. Our community has come together better for this move. I personally caught James in lies about receipt of information---that was the final straw for me. Also, my experience was that they hire the cheapest repair agents they can find and their work was sub par. Do not use this company to manage an HOA for any reason is my recommendation. read more

This is the worse company I have ever had to deal with. The only reason I gave them one star is there is no option for no stars. I own a condo that Around the Clock managers. The HOA fees are extremely high, which would be ok if they actually maintained the place. They don't. My condo is called Nature Trails, there is a trail, but it is so overgrown with tree roots it's a fall risk. My neighbors had a leaking outside faucet for months before anything was done. When I fell behind in Two payments due to an illness. I went to the office and paid my bill in full. The next thing I get is a letter theatening to put a lien on my property. This was for a $25 dollar late fee I did not even know I had. Thete was no prier communication from them. If I had known about this company I would not have purchased my condo. Avoid at all costs. I must say their website is super annoying and difficult to navigate. I searched all over and was rerouted and directed to sites that don't exist or links that don't work. It's aggravating! Needless to say every year I experience the same issue. Every year, when they do the inspection I notice that they nit pick over the smallest thing. They complained about a bird dropping on a siding one year. I think their site is the most aggravating thing of all. Terrible. I will never own another home under this management company ever again. James is never in the office, slow to respond to emails and take care of questions, and business asked. In the two years I owned the home, I asked for minor things to get done (front door painted), which never happened because 'it looked good enough.' I had a small fence in the backyard (which was approved by the HOA president, since it was hidden from the street), and he had asked me to remove my 'walmart fence.' Which, mind you, it was Home Depot. Get it right. When I sold my townhouse, they charged us an HOA fee by mistake and told us to file a claim with our bank....uhh...no. Just cut me a check. So, they did. They sent it to the house we just sold, and refused to send another one for 15 days. Why would you send a check to the house I just sold? That makes no sense. Thank goodness our next home isn't managed by this company. read more

Around the Clock recently became the manager of our townhome association. Since they took over it has been one warning letter after another. When we try to contact them to get clarification they do not return our calls. They request that we send them emails and when we do, their replies are unhelpful or nonexistent. For example, we asked for clarification about parking rules and they just referred us to the section in our rules and regulations that we asked for clarifications on. Then, they never responded to further emails. I called them today and asked for clarification and was told to send an email. When I asked more questions the person on the phone said "oh, you must be on a cell phone, you are breaking up, but I get the gist" instead of actually listening to me. I'd rather pay higher home owner dues than deal with Around the Clock. read more

Our neighborhood has hired Around the Clock. They do little to nothing to help people. They rarely respond to emails. And they do not get back to you. We have had flooding in the driveway and garage for years and they do the bare minimum to "fix" it. The complaints with this place could go on and on. Around The Clock is an excellent property management group to work with. I've had experience with them as both a property owner and as part of an HOA BoD. As a property owner with a rental, Dawn went out of her way to find excellent tenants and managed every step of the process with professionalism and a complete understanding of tenant laws. She did a great job for me and if I was keeping my property, I would continue to work with Dawn and Around The Clock. As an HOA member, Around The Clock ALWAYS has the best interest of the owners in mind and works closely with the BOD to ensure we are making the best decisions possible for the tenants. In addition, they kept us from getting into to trouble and constantly help us to ensure conformity to our CCCRs and Rules and Regulations. Can't recommend them highly enough! PS: To those posting complaints about your HOA, this is NOT Around The Clock. This is YOUR HOA and if they are not doing what you want, get involved and say something. As a former HOA BOD member, I can tell you that that majority of owners only want to get involved when they want to complain. I served on a BOD for 10-years so I know what I'm talking about. There are too many negative things to say about this company to list here. Their customer interaction is unprofessional, rude, and crazy-making. Just about any complaint or issue I had the agent would somehow make it my problem or not her responsibility or simply deny that a problem existed. I paid my rent 18 months on time, every time. I've actually become a yelper just so this review would get recommended. We use them for their services. We have a small rambler we are renting out and since we live less than a mile, we wanted to know what's going on in our property. Property management changed on us three times in the past two years. Every notification we had about changes in tenancy is always last minute or we find out from our own tenant. All we ask is that we are proactive in the needs of our tenant (maintenance issue, etc). I just sent long e-mail to our property manager reiterating just that. Let's see how it goes. This company provides our HOA services. Definitely antiquated and difficult to use website that I spend an average of 15-30 minutes trying to find their payment portal access. You're better off to just set up your bank to send a periodic check in advance in hopes it will be accounted for in time. "Not Recommended" and I'd avoid if at all possible. read more

As the President of a HOA that Around the clock has managed for over 20 years I appreciate the knowledge we receive from the Around the Clock team especially our HOA representative, Suzanne Cameron. I have had great experiences when needing questions answered either by phone or email. I really appreciate the Annual HOA/Condo Association training sessions and dinner they put on every year. They bring in an attorney, accountant, reserve study manager and others to give us the most up to date information on HOA/Condo laws and rules. This is valuable information and I see this as a huge benefit that ATC provides. We get positive reviews from realtors when they put up houses for sale, or sale houses in or HOA because the outside appearances of our area is so nice. HOA's are not for everyone. You must follow rules, but our property values have been protected by us following our CC&R's. Around the Clock, Inc has helped us do that. read more

They nit pick over the most insane things and, despite telling them multiple times, in writing, that I don't get mail at a particular address, they continue to send mail related to assessments to that address. Today, Kim chick emailed me to tell me I owe them $900+ and that they put a lien on my house. Why? They said there is moss on my roof. They emailed me about this months ago and I asked for an in-person meeting on my property so they could show me the violation in question. I got no response. You can barely see the moss in question. This company is full of con artists and racists and they literally exist to rob hardworking people. One star is far too generous. I'm reporting them to the Better Business Bureau and hiring a lawyer. God willing, this business will be shut down! read more

I own a small rental property in Auburn. Was solicited by someone in this company and had been looking for help so gave her a try. She was great. The company was not. She left. A vacancy sat ignored (they were supposed to be finding me a tenant) and when I finally followed up they said they needed a new contract since the old rep was gone. Shouldn't they have told me that? So, I did a new contract. I was contacted by a prospective renter. I referred them to Around the Clock. They were turned down. They called me and asked what if their father co-signed. His credit was immaculate. Long standing job. Money in the bank. Around the Clock said no. I said look, the unit has been vacant for months! I need the revenue! This guy has perfect credit and will cosign for his daughter! They said if I rented to her they would drop me as a client! So, as the person in the last review said, yes, they are rude. But they are also horrible business people! I have dealt in credit and collections for over 30 years and these people wouldn't take a solid co-signer (and the commission that went along with it) AND dropped me as a client! Lousy company. Lousy customer service. Lousy client relations. Lousy taste in my mouth. Oh... and yes, they are slow to mail stuff. That tenant referenced above had to pay their deposit with ATC prior to them running the credit check. They still have that deposit money despite a few attempts at getting it returned. I suspect they will give it back (it's not legally theirs) but they are taking their sweet time about it! read more

My housing development uses this property management company for our HOA. I would not recommend this company, they are late responding to requests and are generally just rude. I don't understand why they are that way since the homeowners are paying them. When I receive letters they are mailed weeks after the date on the letter and they almost doubled our HOA dues since in order to pay them because their fees are so much higher than the previous owner. This company does not promote community, I have talked to many of the neighbors who have had to deal with this company and we have all had a poor experience. Stay away! read more

My condos use them for property management. Our HOA due are outrageous. Way too high for the fact that Jennifer is never in office. I can't ever one time reach her by phone. It's always leave a message and maybe get called back that day, but likely three days later. We have zero security on the property, but pay a lot. I have been a renter/leasor from Around the clock since 2012. The first house we leased did not work out, but I found another property from them, it is a condo we love it. The ladies that work at around the clock come off as rude but really they are just straight to the point, no finesse at all. When we moved out of the first property we leased I thought they were going to nickle and dime me for everything. It turns out they only kept 380 of my 1500 deposit. What a relief. Anyway, if you are willing to work with a company that is straight to the point, these are them. Also their leasing criteria is kind of strict so listen carefully to the agent when she tells you about the requirements before you fork over $45/per adult application fee. read more

We have been with Around the Clock for about 5 years now. At first, I will admit that they annoyed me because I thought that they were super strict with the CC&R's. But, over the past years, I really appreciate the strictness because our development looks very nice and clean and not beat down like other town homes. James is in charge of our account and he is very nice and responds quick. We had a situation a few years back, and James and the HOA members were so willing to find a fix and were so caring. In the future if we need to rent our property, we will definitely choose Around the Clock. Dawn is in charge of those accounts and she is WONDERFUL! read more

I attempted to rent a property through this Company in 2012. My experience was very negative, especially when compared to my relationship with my current professional property management company. I would advise all prospective customers of this Company to carefully review all agreements, especially those pertaining to deposits, and make sure that their understanding of the policy is clearly stated. Also, take the time to read and understand your rights under the State and Local landlord-tenant Law. read more

Around the Clock is a terrible HOA management company. They are a pain to work with and charge far too much for what little service they provide. You have to beg and plead with them to fix anything in the property. They will be outright rude to anyone who has a question about the HOA. They charge you $45 for a new homeowners packet. All the packet is, is a manilla folder with a few pages. Probably cost them $2 to create. I know there aren't many good options for HOA management companies, but I recommend going out of your way to not use this company. read more

If I could give them 0 stars I would. These are the laziest property managers I have ever encountered. If you want to talk to someone you better get a hound dog to try and track them down. James who "works" there is the worst. I have stopped by their office 4-5 times and he is never there. Apparently he doesn't show up very often. I have made multiple attempts to contact him by email and phone calls with no response and my issues have not been resolved. While he is friendly to HOA board members I have seen him being down right rude to home owners at meetings. They over charge for their service and deliver very little. read more
