For openers, Dawnette is a shockingly poor communicator. The text chains I could show you are really embarrassing. She responds as if she's only half paying attention and is very unclear in her responses. We aren't sure if the problem is cognitive or that she doesn't care enough to engage with purpose. She also drops the ball. For example, she was given a three month heads up that the renters would not be extending, and I reminded her twice to get ready to list/show the house again. Nonetheless, the house sat empty for a month because she forgot to get it back on the market. Also, she brought every little renter complaint to me rather than just solving the problems like a property manager should. I'd be on a cruise ship texting plumbers while she waited for further instruction. One time she almost rented our home to a guy who was using his father's SS#. It was obvious something was awry with the renters information and I had to point out the obvious to prevent her from renting the house under fraudulent pretenses. Perhaps our biggest complaint of all is she didn't show us an ounce of respect. We felt like we were at the bottom of her list of people who deserve consideration. We paid her way to much money to feel like she didn't care about us or our experience. The first two years we employed her she found us a renter and we managed the property ourselves. That was mostly ok, other than when she forgot to relist the house. The last year we used her to manage the property and it was downright dreadful. We wouldn't recommend Dawnette to our worst enemy. She is bad at what she does. Our property manager in Texas is leagues better in every regard so we know how the job can and should be done. We hope this helps. Avoid at all costs.

    I'm the president of the Board of our association. I'ts hard to know where to start with how awful…read moreand costly it was to work with this worthless scam of a company. They neglected invoices, leaving us in arrears with vendors. They mismanaged our property, refusing to visit or saying they had visited when we knew they hadn't. They didn't show up for meetings. They canceled meetings the day of. They failed to notice billing issues that wrecked our vendor accounts and then refused to fix the problem. They told us repeatedly that it was not their job to manage our community. They refused to tell us how much money was in our accounts or answer any accounting questions. They accused our Board of being unresponsive because we didn't answer emails within an hour or two and then ignored us when we did answer. They completely ignored our residents, including during emergencies. They didn't provide any emergency contact number for our residents, and when our Board members tried to contact their after hours emergency vendor they refused to take any action without Bell Anderson's approval. They didn't answer our phone calls, text messages, or emails for days on end and then when they did answer they were curt and maliciously unhelpful. Their community association manager refused to take part in meetings. Bell Anderson's policy is to not take minutes during meetings, forcing us to hire an outside contractor to attend meetings and take minutes for an additional $400/month on top of their management fee. The association managers they assigned to us were a 90 year old man whose executive functioning abilities were long gone, and then when he finally retired they gave us a woman who *openly* treated us like she hated us from day one. Meanwhile, through all of this and much more, they had no trouble pocketing the management fee check month after month. When we finally had enough and planned to fire them, they got wind of it and "fired us first", stopped paying all our bills, and refused to cooperate with the incoming new mangement company. The owner of Bell Anderson and the operations manager were unapologetic and arrogant through all of this. If you are considering hiring this company, please don't hesitate to reach out to me at onetaothree @ gmail, I have many references and testaments to what a horrible, incompetent, outright toxic company Bell Anderson is. I signed a lease in April under the promise of 2 available garages, being told there were half a dozen or so empty. Upon our actual move-in, no garages were available immediately. After 3 weeks of back and forth of me going to the office and maintenance looking at one supposedly empty garage (which were occupied and just not documented) every couple days rather than checking all at once, I finally got a garage. However that garage was unusable for a portion of that time due to a malfunctioning door that wouldn't close all the way, leaving my property at risk of theft. Each time maintenance has serviced it, it's been a quick fix that only lasts a couple days. They finally contacted a third party repair service, who showed up 8/26 without no one in the office knowing he was coming somehow. I'm called in the middle of the workday to bring the remote. I arrive in less than 30 minutes (as I said I would) and they let the repairman just leave the property. I was left waiting again with no timeframe when he would return. The other garage we were issued is one accessible only by key. It has needed service a few times, each time requiring us to hand over our key, with the office and maintenance claiming we have the only one. However, we have entered the garage several times to find the light switch turned off when we left it on. On the weekend of 8/23 we experienced a large theft from this garage, finding it unlocked rather than broken into. Either someone on staff does have an undisclosed spare and has been unlawfully entering our garage; or a previous tenant kept a copy and has been stalking our movement and waited for a lull to steal thousands of dollars of irreplaceable electronics. The former is astronomically more likely than the latter. The office confirmed the locks were only changed on our actual apartment before move-in, not the garage unit. We reported the theft to management immediately upon discovery and, management never rekeyed the garage, despite there still being a clear security threat. We requested a new garage and experienced the same runaround about them not knowing which garages were unoccupied (one of which was their own leasing agent's). Eventually the garage we did get had a broken door, which he had to point out and get fixed before occupation. Eventually we we got so frustrated with the garage situation that we just gave them back and are now parked in the lot. We also had extreme difficulty obtaining our renter's insurance policy information to file a claim against the theft. I visited the office virtually every day, with the one staff member who allegedly had access to this data conveniently not being there. After a week, we finally find out that the policy, through the parent company Bridge Property Management, is property liability only, already a misnomer that implies that it covers our personal property, and we're out of luck. Any person could've brought up our lease and seen this rather than forcing us to drop by the office repeatedly. We then tried to obtain the complex's insurance information to file a claim against, to find out they only have liability on their property as well. They are ultimately liable for the theft because, by their own employees account, the garages are extremely easy to break into and they did nothing to upgrade the locks to prevent these incidents. Issues separate from the garage are the unruly tenants of surrounding buildings. For weeks, we were experiencing harassment from a group of children beating on our door, ringing our doorbell repeatedly, throwing water balloons and even rocks at our windows and into our porch, nearly injuring my dog. All incidents were after office hours, so I couldn't report them real time. Each time I informed the office of these incidents, I was told nothing could be done because I didn't know who they were or which units they lived in, implying that I record and follow these children home, causing me to break the law and risk harm from the inattentive parents. These same children had been chasing and throwing rocks and sticks at the Canadian geese and mallard ducks, both of which are federally protected, and I've had to intervene more than once. A previous staff member there were kids torturing and killing these birds, with zero consequence, meaning those kids are still here continuing to commit these crimes. It didn't matter which kids were the culprits, as the office could've sent a blanket email out to all residents about respecting other people, property, and animals. They send out announcements for every other little thing, so why not this? LIVE SOMEWHERE ELSE
