I've utilized McNally Management company for I believe close to 10 years now. I've worked in the past with other management companies for not only this particular house but other properties as well and I can wholeheartedly hands down say they are the best I've ever worked with! The owner Jeff McNally is a great guy and the entire team I've had the pleasure to work with reflects that. Heather, Sonja and Tanya have been my primary go to people over the years, but as mentioned the entire team has been great anytime I've worked or spoken to anyone there. The maintenance crew is also fantastic. They've on top of everything, return calls and emails immediately and I've always felt I'm in great hands with them not only managing my house but getting great tenants that have taken good care of it while there. They make you pay and apply just to view?a home. I have viewed many homes recently without having to apply or pay to apply. I know its not rocket science but what if you did not like the home? You are out $100. It is not the law and covid cannot be an excuse. Again, ive viewed many homes without having to apply. Dont do it. I also have homes on the eastside that have been shown without forcing people to apply first. Nowhere you search tells you this is a good idea besides from their completely unprofessional office lady that if you even ask (which you should do and I feel most people have the right too?!) why you have to pay first you get a response full of attitude and she states in quote " if you are not comfortable with this process maybe this isnt for you." Darn right im not comfortable with the process of losing my $ if a home doesnt work. She also states homes are flying in this competitive market. The home we inquired about has been on the market over 60 days?? That is going quick to you? Im glad you dont represent my home.... That is not quick. No wonder its not rented. Bad business. Absolutely incompetent people I called about a rental property they listed on their website. Lady said people called her about it but they don't even have it. I told her I'm looking right at their website and it's listed. She finally looks and laughs and sarcastically says "oh I should've known what our company has listed." no duh. First red flag. Then she say I have to PAY $50 for a background check BEFORE I even see the property. I said fine. I did it later that day. I call the next day and say I would like to see the property. They say I'm third in line and I can't. Great Then they text me later and say now my wife has to pay $50 to get a background check and only then will I get to see the property. So now I have to PAY $100 just to see the place! WTF!! At this point I said since they haven't run my background check yet I'd like a refund of my money. They said sorry it's against their policy. I talked with the manager and he's just garbage. Absolutely ZERO help, NO customer service. They obviously prioritize themselves over others. As far as using McNally Management to help you rent a place. Potential Tenant beware. They keep your deposit even if they did not rent the place to you at no fault of your own. They take a holding deposit and if you decide to not take the place and although they quickly rented it to someone else they maintain your deposit which could be $1000. Remember they are a property management company in contract with owners not really there to serve you as a potential tenant, they are there to serve the owner and if that means taking your money although they did not need to at all...they will. It seems a lot of the negative reviews don't understand how renting works which is unfortunate for them. I've rented a 2 properties from them, one in Tacoma and then my last one in Gig Harbor. They are really reasonable, easy to get ahold of and will communicate with you on the processes. They had a property listed in Port Orchard we inquired about over the past two weeks. Tanya from their office indicated that the renters are still there and the property was not yet available and to check back on specific dates. I called back on the dates indicated only to be told today that it was rented after reviewing three applications. Also, they previously scheduled a site visit twice only to cancel that because of the current renters still living there. It seems completely unorganized and unorthodox to mis-inform potential clients. read more

I recently went through McNally to rent a home. First off I would say they have some crazy policies and I would rent through someone else. first off they ask for a 750.00 holding fee non refundable before you even get to go over your lease . I have rented a long time and never came across that. So if you change your mind and decide not to rent after seeing the lease you lose your money. Also they deducted 163.00 from my lease for miss match light bulbs when I never replaced any and that is what the owner had in there. Cleaning issues they said they would have it cleaned before we moved in and it was not cleaned and I cleaned it better then when I moved in and I had noted every thing on the check right after I moved in on their sheet and then they still deducted 150.00 when the owner and property management didn't have it cleaned for me. Grass was not mowed and really high . Owners were suppose to remove everything they told us and property management confirm but when we called to say lots of thing were left behind and we were not responsible for those items the owner never came to get them. Also in their contract they wanted us to be responsible for septic system if anything ever went wrong but didn't show us when it had Been pumped or cleaned and serviced. People were friendly in the office but need NOT like the lease agreements. and should have gotten ALL my deposit back because I had pictures and no damage..... They deducted over 500 dollars. very disappointed in McNally management and I don't recommend them to anyone especially if you are a renter. I wonder if owners know how they handle situations as well. I not only paid $100 in application fees for myself and my husband PRIOR to seeing the home, but was the first application in and I was mislead the entire application process. They did a background/ credit check which is fine. They had my information a week prior to making a decision on if we got the home to rent and turned around and completly disqualified my application due to a miscommunication with another Rental company which was cleared up immediately and told me my credit was bad and the owner said no. I have a credit score of 726 and my husband and I are both government employees. When I asked what was wrong with my credit they told my husband she could not disclose that. Well of course she can't when there isn't anything wrong with my credit. It is completely unacceptable. On top of that we we're going to have sign sight unseen for the home as well. Being military and this is how they treat military families and stringing them along when we need to move and find a home is not okay. They love to collect application money and string you along. As this was our first time renting out our home, we wanted to go with someone local to the area and McNally was recommended by our realtor. I have to say that McNally did an awesome job. They were patient and walked us though everything. We rented a house in Tacoma through McNally Management for 3.5 yrs. This is the best rental agency I have personally dealt with. Anytime something was off (AC stopped working, washer stopped working right, etc), as soon as I contacted the agency (I would either call or email them), I would promptly get either service or a new appliance arranged to be installed. This truly exceeded my expectations. Plus, it's a small local company so that makes it very easy to get a hold of them and they are very understanding if any circumstances come up. *Updated* Exactly 17 days ago I decided to apply to McNally (after already having a bad run in with them in January!) and ended up getting suckered into an extra application fee because my dependent is over 18, then denied for my dependent's credit. Paid the $110 application fee and an $800 holding deposit 15 days ago, promised a refund of my deposit 10 days ago, still no refund. I received a phone call from McNally today, I'm told "they thought someone had called me". She promptly confirmed I have been denied for reasons which leave me questioning their knowledge of tenant rights, but alas I give. I stopped by the office in person and now have my deposit back. When calling I spend most of my time explaining who I am to the same people who put me on hold and pick me right back up again as if I were a new phone call, but they immediately schedule a showing if I tell them I am a new applicant! I've sent emails which don't receive a response, and even though I was promised first pass at this home because I was the first to see and put a deposit down on it - I heard in passing from the Real Estate agents they contract with to show their properties, that at least one other application was ran and denied before my application "was finished processing". In closing, I believe that McNally Management will happily take your application fee and run to the bank with your deposit checks for properties already off the market long before they find the courtesy to contact you, because they are disorganized, preoccupied and spend half the day playing musical phone lines picking up each other's hold calls. They even admit to sitting on decisions for up to a week without contacting the applicants! We have a month and a half left on our lease and today at random a couple with a rental agent showed up on our front door. We Had no notice whatsoever. When I called McNally they said they had permission from one of my roommates. After talking with my roommates it was determined that no one gave them permission to start showing the house. McNally management had lied. So instead of listening to me, after catching them in the lie they made me feel like the bad guy for being irritated. And I'm a nice guy. When you are thinking about renting your property there are so many concerns (non-paying tenants, tenants who destroy your home and the list goes on) about what can happen to your investment. We found McNally Management and we couldn't have been happier. They are not the cheapest company, but when meeting with other companies we found them to be extremely competitive. Other companies have a lot of hidden costs which really start to add up, and honestly they don't have Mr. McNally, who is a straight shooter. We wanted his expert advice and input and he always provided it to us without hesitation. His office staff responded promptly and were always available to take a call. I have seen the concerns from prospective tenants but that should show you as the property owner the type of care involved to who they are renting your home to. As a prospective tenant this should show you the type of concern they will have for you when you lease one of their properties. read more

I used Mcnally for the leasing portion of our rental home in Gig Harbor this past spring/early summer. We had another Tacoma based company do this a few years ago, and manage the property. Needless to say, the Tacoma company was a horrible experience. Mcnally was professional and prompt from day one. They were able to provide us with multiple tenant options within a few weeks. Everything from marketing to lease wrap up was thorough and easy. I can't even compare them to some of the other companies we've used in the past. I live in Dallas Texas and was coming up to see a rental on the water..I scheduled 2 months in advance since they have not been able to rent it out. Melissa told me that ill meet you at 12 noon. I called when I landed and found out that They cant show it to me till after 230.they did not call me with the news that the owners were staying there for the weekend. they told me that the owners friends were there for a month till there house gets fixed...how did I find this out...I talked to the owners ...So basically they lied....My flight was at 430 pm..so the whole thing was for nothing ..plane ticket 580.00 and my time....they are so disorganized...... read more

I didn't end up getting the house we wanted to rent, but thought I should share my experience since the reviews were mixed. We were the second people to apply on our property, we paid the full application and deposit with a money order, which Steve recmomended for faster reimbursement if we did not get the property. We applied on Monday, I knew by Wednesday that the first applicant got it. They refunded me in full and mailed my check out promptly. I would definitely have no issues as a renter applying with McNalley in the future and had a great overall experience, even though we didn't get it. read more

Mcnally was very helpful in the application process and getting my wife and I into the house we wanted. That is where all hell broke loose. Worst Property Managers that I have ever dealt with. MAKE SURE you cover your butt and take pictures of ALL damages and issues with your property when you move in. If you need maintenance done your best bet is to get a certified letter and PHYSICALLY walk into their office and have them sign that they recieved your request. Heck, have a friend take a picture of you, the receptionist and the maintenance request all together. . . . I tried to have work done to the property for various issues, many of which were of a serious nature. They would consistently forget about maintenance requests and other services. I requested over four times to have parts of the roof inspected due to water leakages and animals (spiders, opossums, squirrels gaining access to the house. ) Every single time I would call them or stop by the office they would quickly pull out a piece of paper and start asking the SAME questions they asked the time before and the time before that. Over a year later and the roof issue was never dealt with. I gave up. I had a pest control guy come to the property one day because "Mcnally said you requested that I come out." I never had issues that required a exterminator! I never requested that one come and treat the property!!! I would love to continue on about the issues that arose when I moved out of the house but I will save that for another day. If you have the option to choose another property manager . . . consider choosing someone else. McNally is not worth the stress and financial burden in the long run. read more

The first 2-3 managers I had may have started out well, but then got sloppy, and I didn't know where to turn. About 9 years ago, luckily, I found McNally, and I have only positive experiences with everybody on their team. They are folks who love their jobs and who are truly hand-picked, who go overboard to be friendly to renter and owner alike and who endeavor to manage things with fairness and integrity at all times. We rented a house in south Tacoma for 3.5 years from McNally and experienced a serious lack of integrity and had real difficulty getting serious issues addressed. On our part, we always paid our bill on time, took very good care of the house, but we our good faith was never reciprocated. On three occasions we had plumbing issues which led to refuse being all over our yard (we have three young children) but it took days for anybody to come out and they they kept doing a temporary fix, which would lead to the same issue happening. Each time the plumber came out, he was embarrassed to do the temporary fix, would tell us it would happen again, but was sorry because it was all he had been authorized to do. We had mold issues because of a leaky roof, which they never addressed. We had an outdoor faucet rust out which we plugged with a temporary fix, which they never fixed (this list could go on and on). We received steady rent increases (which added up to about 40% increase over 3.5 years). The last straw for us was that after three years, our rent was raised $75/mo with a 6 month lease in the summer, and, at the end of that lease, our rent was raised another $275/mo. with 27 days of notice. When we gave them notice that we were leaving, they threatened our security deposit because we had only given them 18 days notice, but they had really left us in the lurch with giving us such a huge increase that we could not afford, with so little notice during Christmas. Eventually we did get our full deposit back after agreeing to move out early so that they could show the house and try and get someone else in there, but this took hours of very frustrating phone calls where I was passed from person to person. Our experience with them made us think that they really only cared about money, not people, and that they would do the bare minimum that they could get away with. read more

I wish I had read the YELP reviews before losing 80.00 dollars with these guys. After I paid the background check fee, they never returned my emails or calls. Never answered questions about the utility bills of the rental I was interested in. Actually, a very rude associated once replied that I should check with the electricity company directly. Really? Are they going to tell me what is the monthly bill of the current tenant?? It was pathetic. They kept insisting that I should pay a deposit of 1,8000.00 dollars if I wanted to have any chances of renting the place. Interestingly enough, you loose the money if they cannot contact you after a certain period of time. Yeah right!!! After one week or so, I could finally get hold of somebody in the office when I was informed the place had been rented to somebody else who paid the deposit of 1,800.00. If you are looking for a place to rent, I strongly suggest NOT using McNally Management. They will make you send huge amounts of money(one month's rent or more) to hold a place, to be "first in line", then sit on your money and application forever, so meanwhile you can't apply to anything else. If you find something else, and they have your money, you can't change your mind and tell them to send it back, they will forfeit your huge deposit. If they reject your application, they don't care about you any more, and will take weeks to send you back a refund if you're lucky! Don't fall into this trap. Stay away from McNally!! read more
