SJC managed my single-family rental in Spanaway from September 2022 until 2026…read more Two of their inspection reports on my property, the move-in on 2/25/2025 and the annual on 10/30/2025, both contain the notation "Bathroom 2: Door locked." In both reports, every item in that same bathroom, including flooring and plumbing, is marked "Satisfactory" with no action needed. A room they recorded as inaccessible was certified as being in good condition. Twice, in their own paperwork. On a couple of occasions it was faster for me to buy a replacement appliance myself than to go through their maintenance process. Owners should also read the compensation section closely before signing. The agreement gives SJC 3.5% of the sale price if any tenant ever buys the property, with no time limit, and it survives termination of the agreement. Interior inspections are an add-on at additional cost, not something included by default. In my opinion, do not assume anyone here is actively monitoring the physical condition of your asset. Budget for an independent inspector of your own and verify that the rooms marked satisfactory in your reports were actually entered. I think the fundamentals of a good management company are here. Don't rent before you see. Don't sign for anything until you see the apartment first and drive by in the afternoon on a weekend to make sure if this is where you want to lease. They are not a typical apartment. They have never heard of Washington State's law for noice. The "10-10" law doesn't apply to this property. They want you to be as quiet as possible. Yet, again, some folks play their music in their cars with subwoofers has loud as possible all hours! I got my first complaint on moving day. The guy down stairs thinks that when you're moving in you should be quiet? Don't fall behind on your rent, they will not take partial payments. They want it all paid up. If you can't get caught up they threaten you with eviction. There are a lot of properties out there that will work with you. This property management Tarragon will not. You better hope you don't need to place a work order to have something fixed, because only once has that worked out well for us. When we moved in, the agent who showed us the house took over 200 pics documenting everything, so we felt pretty good. We'd noticed the porch light didn't work, but we said it wasn't a priority and it was honestly months until we put in a work order for it. The glass part of the light fixture that goes over the bulb was cracked and broken, but with a google image search I was able to identify the fixture was a basic porch light from Home Depot, which is less than a mile from our home. We just didn't own a ladder at the time to replace it ourselves, so when the bulb went out we thought it'd be easier to put in a work order and have them replace the broken glass fixture and the bulb at the same time by a handy person who would also have a ladder. No, after a week someone came out and removed the broken light fixture, and replaced the bulb, but they never installed a new light fixture. On top of that, they followed up with an accusatory email to us asking us how WE broke it? It was always broken...we can't even reach the damn thing. Same kind of story with the stove. We noticed when baking the oven will flash an F2 code. We looked it up and it seems to be an issue with a temperature sensor. Given this is a gas stove, we're not sure how serious that could be. We put in a work order on 9/22/25 and still have yet to receive so much as an acknowledgment of the service request. They want us to sign a lease renewal and pay more money in rent. For what? The service from this company is abismal. They're not even pretending to care - they just want our money. For inspections, they just email it all to you with a deadline despite the fact that it's literally their job. So you get to go do your job all day and then come home and run around your house taking pics of every space and documenting everything for them so they continue to get paid for doing nothing. It's literally their job - not yours! This is the laziest property management I've ever known.
