I used ShopProp to try to sell my Seattle condo. It has been a challenging market, so it didn't sell. I mostly blame the market for the lack of sale, but I still wouldn't work with ShopProp again. First, what's good: low cost, and decent recommendations for local photography and cleaning companies. Now the bad. ShopProp has had consistently poor, disorganized, and unprofessional communication. There was a human on the other side, but all comms were through email. Actually, at first it was through a mix of texting and email, then exclusively email when I asked them to stop texting me. They refused to have a voice conversation with me, despite me asking for it. I don't mind email, but ShopProp sends messages with cryptic subject lines ("[shopprop task] usa 1682986541302926526177" on every single email) and no identification of who's sending the message. That leads to confusion about who knows what, because multiple different people are on the other side, and they aren't coordinating well. They emailed my building manager like that to ask to be added to the callbox, and she had no idea who they are or that they are my broker. Aside from poor communication, they show a lack of responsiveness and follow-through. Some of my messages went unanswered -- this is especially a problem since they choose to not be reachable by voice. When I asked them to update my listing metadata from one-story to two-story, they agreed; I never saw the change. Eventually my place went off MLS, unsold. I found out immediately through contacts from other brokers. ShopProp never acknowledged it. Our only communication since then was initiated by me, to agree (by email, as usual) for how they'd give me my key back. They agreed, then did something different. I'd like to think that my expectations were appropriately low for the low price they charge. Still, I expected more. read more

Shopping for a house during COVID-19 is not ideal because you can't visit open houses and just pop into the home whenever you want... but after a friend recommended us try ShopProp - we were sold on the idea of getting a hefty rebate back. Making an appointment and visiting a house is considered a service as well as making an offer, so this can easily add up if it's a tough market and takes a while to find the home you want. That being said, Rob and his team are great - from quick responses and last minute appointment scheduling (thanks Amie!) to showing homes the next day (thanks Israel!) - they were highly reliable and helpful all around. If a home-buyer wants a realtor who acts more like a mental health counselor and is willing to pay potentially tens of thousands of dollars extra for this small add-on, they may wish to go the traditional route. The fact that we got answers to our questions via text or email was sufficient for us given that we knew what we wanted and simply needed some professional support for the technicalities of the process. I cannot recommend ShopProp enough to home buyers. Rob and his team were fantastic. Our buying process turned very challenging due to unusual circumstances. However, Rob was there to provide advice every single time I asked for it. You also don't get pressurized to bid over what you can afford. My prior agent kept asking us to bid ridiculous amount. Whereas, Rob would give a number and provide his opinion if we wanted to bid lower. No pressure at all! Do be mindful that they may not get back to you as quickly as your local real estate agent will and that's simply because of the amount of customers they are handling. So, you may have to follow up on your requests. But, they are super respectful and very nice folks. PLUS, you get so much of YOUR money back. Helps with those closing costs in the end. The worst experience as a buyer of real estate. The seller was in China and that was not indicated so waited almost two weeks after provided an offer. Then the seller or agent didn't notify me of a change in date for closing which delayed by two weeks having the whole process take over two months. The seller was a Chinese citizen and couldn't get an appointment at the embassy or wherever until a week after originally signed off closing date. Now I have the keys to the doors after FINALLY closing but no mail key or key items that seller should leave like parking passes, etc. The realtor box is still on the door because they haven't picked it up yet three days after closing! Today I was working on some updates that needed to be made as a part of the inspection and there is a huge truck in front of my new condo. The guys doing whatever are asking if they can use the restroom since door is open for my contractors. This was the WORST, absolute WORST experience. read more

Pros: Amazing commission rebate!!! I have no idea how Rob does it, but when he represented my parents in the purchase of their retirement house, he charged them a flat amount and refunded everything else from his portion of the commission. He is also a really coolheaded person, and exerts zero pressure to close a deal. My mom looked at three or four houses and put in two offers before landing on the house she bought, and ShopProp never rushed her or pressured her to escalate. In fact, Rob talked us DOWN from the offer price points we were considering. He reads the situation well from the other side's realtor and started the bidding very conservatively. The result was my mom bought a 3900 sq ft house next to Lake Washington with amenities to the nines for more than $50K under asking with the commission rebate factored in! That's with another bidder in the picture. Cons: ShopProp is a family run business, which is great because the folks you interact with put a lot of heart and dedication into their work. The downside is you won't have the extreme expediency of working with, say, Redfin where you can schedule everything by app. But Rob get results, and that's what matters! read more

I used shopprop to buy a home in the Seattle area. They were super responsive and Rob helped me with estimates for a few homes. Rebate: well if you haven't seen their website, I would strongly recommend reading how their rebate works. It's the best in the market and you won't find this rebate anywhere else in the country. Communication: most of their communication is via email, text. If there are urgent communication points, someone on Robs team will call you. I only had to call Rob 2-3 times for some WA related laws that I needed to understand. If this is how you life to function generally, you are going to enjoy working with them. Home showings: make sure you see the homes you plan to put an offer on only via their team. They are super responsive and will get you a showing ASAP. They will offer what you want, in the offers they write. They will give you their estimates but it comes down to your preferences. They don't push you to submit higher offers than what you are comfortable with. The TLDR is they are an amazing team and I will continue referring them to my connections. read more

It only took me 2 weeks of searching, requesting for showing, requesting for estimation, making offers (6-7 houses) until the one offer got accepted, and luckily that's the house I like the most. Especially these days when we can look up all listings that are available in NMLS online, there is not much of a difference between full service realtors vs brokerages like shopprop. Unless you really value that bottle of welcome baskets and champagne. Bought a house with them after looking at over 20 houses, all the bookings happened on the same day. I once thought I should get a real estate agent license so that I can get more return from the real estate investment. If you're pretty sure you won't go touring 20 houses before you find your dream home, Rob is a great realtor, very attentive, and at a great price. If you're already reading this, I'm assuming you're pretty tech saavy. Why pay a realtor 3% to hand deliver documents when almost everything can/already is signed online?! We used Rob for the buy of our new home and sale of our old property. I would almost even venture to say he worked even harder than the realtor for the buy/sale of our home. We knew our house would sell itself and all we needed was a link to the MLS, and a bit of expert/market advice when the offers started to roll in. Part of the discount in service is that people will contact you directly to schedule showings, and there is extra fees for hosting an open house, multiple offers, which is all detailed up front on their website. We recently did what everyone said was impossible post 2008. Same day buy and close! Agree to do a little bit more work on your end, and it will pay off with a big refund! Even if Rob raised his prices a bit, I would still choose to work with him again. read more
