A previous inspection report done on this exact home was 153 pages and caught severe safety, electrical, and mechanical defects that Pillar to Post completely glossed over or missed entirely.  Among the major "big ticket" items and safety hazards they failed to report:  HVAC & Fire Hazards: Missed that the rooftop AC unit lacks an exterior electrical disconnect box, ignored an improper flexible gas line running inside the furnace body, and failed to flag that the dryer vents directly into the crawlspace with flexible tubing (a serious fire hazard).  Roofing & Ducting: Ignored damaged and sagging attic ductwork, as well as a disconnected vent pipe in the attic routed next to gas lines.  Plumbing & Electrical: Missed an unnoted flexible drain pipe under the bathroom sink, holes in the drywall under sinks, missing soffit vent screens, and exposed Romex wiring in the garage.  A home inspection is supposed to protect buyers from costly surprises and safety hazards. Passing over serious electrical, HVAC, and fire risks in a brief 34-page summary is unacceptable. I strongly advise buyers to look for a far more diligent inspector.
