I hired Elite Group for home inspection, termite inspection and sewage camera inspection. The inspectors were very nice. I really liked both of them. But, unfortunately, both the home inspector and termite inspector could not find the crawl space so they were not able to inspect the foundation nor inspect for termite. I was really stressing out since I had property contingencies and I didn't want to buy the house without examining the foundation. I spent days looking for someone that can give me a report without going into crawl space. I found one inspector who had a Ziplevel system and could give me some insight regarding the foundation. I hired this inspector with an understanding that he first check to see if he can find the crawl space. If he can find it, then he will inspect the crawl space. If he can not find it, then he will do a Ziplevel test. Thankfully, it didn't take him long to find the crawl space. It was boarded up with boards (probably to prevent animals from getting in). It was next to the area that the Elite Home Inspector said was a craw space that was sealed with a cement. Up to this point, even though it cost me extra for an extra inspector to come by, I was going to accept the situation. Here is what got me really upset. I was getting ready to schedule to tent the house per termite inspector's recommendation. Before I schedule this, I wanted them to come back and inspect the crawl space for termite. They told me they need to charge me re-inspection fee. REALLY??? Now I'm upset. If they found the crawl space in the first space, I would not have paid extra for another inspector to come by. If it was easy for that inspector to find the crawl space, why couldn't the other inspectors find it? I am thoroughly disappointed at their customer service. I have used them in multiple transactions. This is how they treat returning customers? No thank you. No more Elite Group Inspectors. read more

We have gotten inspection reports from various companies in the past, and the quality of the inspection and subsequent report is only as good as the inspector performing the inspection/making the report. We had seen a previous report done by an Elite inspector on a fixer property that we were looking at, and had thought that the inspector glossed over some glaring defects/items that were clearly in poor condition, and also failed to identify altogether some areas of concern. However, with that said, we did end up hiring Elite largely because they were available on short notice over another preferred company. The inspector assigned to us was Jim Moss. There were some areas that he would have not inspected entirely, such as certain areas of a water damaged ceiling, had we not specifically asked him to, despite there being nothing in the way to obstruct his access. We also had to push him to take photos of the water damage and the corresponding roof defect along with photos of other areas of concern especially after noticing him not seeming to photograph very thoroughly other defects found during the inspection. At the end of the inspection he told us that he did not have time to give us a report with pictures but that he would be mailing the report with photos later. Of course we would have preferred to see the full report with photos, but there was not much we could do but wait. The full report we eventually received with pictures was lacking in clear depictions of the defects, and whereas a good inspector would not only document/describe/explain the problems found in the report, a skilled and knowledgeable inspector would also mention ramifications and possible solutions. Our Elite inspector, however, could not even document very well the problems. read more

Elete group was hired to inspect a home purchase of mine. They completely missed wood rot and mold in two of the two bedrooms and the main cause of the problem was due to the cement covert running the full length of the house on both sides angling into the house instead of away. Adding to the problem was a heater heater pressure relief valve that had a continuous leak. The leakIng water was carried by the covert into the master bedroom wall that had wood rot. Such a basic catch to warn of potential water damage. They came out to inspect the damage. They then responded by stating that at the time of initial inspection they were not able to see the damage because it was behind furniture and provided a picture that was taken at the initial inspection. The picture provided by them is at an angle that one cannot tell. The picture I provided them clearly shows the black spots above the molding about 2 inches long. But like I had mentioned before the covert inward angle was a dead giveaway. They also missed the mouse problem in the kitchen as well as the bathtub drain was backing up due to excessive hair clogging the drain. The drain clearing was easy but the point is they are supposed to check that stuff but there is no mention of it on their report. Of course you could argue it was just hair not a big deal. But the fact that this cabin was built in 1965 which at that time cast iron drain pipes were used and the clog up could have been due to corroded pipes. Luckily the previous owner already replaced all cast iron drain pipes. Stay away from this company. Their resolution to my complaint was sorry this has happened to you. They didn't even have the decency to return my $500 inspection fee. read more

Philip Reams at The Elite Group Property Inspections was beyond tremendous. My wife and I are in the process of buying a home for our family, and while we are extremely excited, we are doing our best to be as diligent as possible ahead of this huge investment. After meeting Philip, I was immediately put at ease. It was beyond apparent that Philip is an expert in all things home/building/construction/maintenance/infrastructure and an added benefit is I quickly learned that he is a downright great guy, with a great outlook on life. During the inspection process, and upon receiving the inspection report, I truly felt as if Philip were a family member performing an inspection on our behalf. We have purchased a home before, and I can say with ease that Philip's inspection was above and beyond any inspection we have ever seen, and the quality of work, his in depth knowledge, diligence, and keen eye for detail were extremely impressive. My wife and I feel comfortable in our understanding of the home, and we feel that we have all the knowledge we need to make our purchase decision. I can't thank Philip enough, and although I believe we are purchasing our forever home, Philip will be the only individual we contact for a home inspection in the future. Without hesitation, I would recommend Philip Reams at The Elite Group Property Inspections to family and friends, and I am gladly doing the same to those on Yelp looking for an excellent home inspection. read more

We had a very frustrating experience with Elite Group Home Inspectors. Their report flagged multiple major issues -- including structural concerns and pest damage -- in an extremely alarming tone, which caused our buyer to cancel escrow. We brought in licensed professionals (structural engineer, pest company, HVAC technician) to verify the findings. Those professionals determined that several of the concerns were either unsupported or significantly overstated. The structural items were within normal construction tolerances, the pest-related repairs ended up being minor and far less costly than suggested, and the combustion air concern was not supported by HVAC professionals upon further evaluation. We attempted to contact the company multiple times to discuss these discrepancies and seek clarification, including providing documentation from licensed professionals, but were unable to reach a meaningful resolution. We later learned that other customers have raised similar concerns. Unfortunately, the damage was already done. The report created lasting doubt about the home and directly contributed to our escrow falling through, costing us significant time and money. Inspections are supposed to inform -- not alarm buyers with conclusions that aren't backed by specialist evaluation. Based on our experience, we would not recommend using this company. read more

Professional, Experienced, and Thorough - Highly Recommended I recently had the pleasure of working with Don from Elite Group Inspection Professionals for my condo inspection in Anaheim, and I must say, he exceeded all my expectations. As an agent who serves all of LA County, doing business with these guys has been 5 stars all around. I love using Elite Group for many reasons, and Jordan Houston is now top of the list! He went above and beyond to fit us into his tight schedule when we needed a re-inspection. He was thorough, knowledgeable and pleasant throughout the whole process. I appreciated that he took extra time to educate and explain, and even spent a few extra minutes to re-check the roof for us even though that wasn't what he was called out to do. Looking forward to calling him out to another inspection when time comes! Elite overall is a great group to work with. I appreciate their online scheduling, and the repair quote service in their Elite package. All their inspectors I've ever worked with were able to articulately explain the repairs and maintenance needed, without "killing the deal" or causing any unnecessary overreactions. And the report they provide, which is usually ready within 24 hrs, is very easy to read and sort through. Their support staff is also very accommodating and pro-active as far as trying to find solutions to any issues that do arise (thank you Brandy). read more

Elite Group Inspection - A Great Experience for a First-Time Home Buyer As a first-time homebuyer, I wanted to make sure everything was thoroughly inspected before making such a big investment. After doing some research online, I found Elite Group Inspection, and they truly exceeded my expectations. From the beginning, they were very professional and punctual. Two inspectors arrived on time, fully equipped with tools, and it was clear from the start that they knew exactly what they were doing. Even though I'm not an expert in home inspections, I could tell there was a well-structured protocol they followed to ensure everything was covered. The inspection was swift but thorough, and I was impressed by how quickly they provided the report--less than an hour after the inspection! The report was detailed, professional, and comprehensive, complete with photo evidence that clearly documented their findings. Overall, I'm extremely happy with their service and would highly recommend Elite Group Inspection to any homebuyer, especially those unfamiliar with the process like I was. They made the experience smooth and stress-free! read more

I had an outstanding experience with this inspection company. From the moment the appointment was scheduled, their professionalism and punctuality stood out--they arrived exactly on time and immediately got to work. What impressed me most was their thoroughness: they didn't just skim the surface but carefully examined every detail, no matter how small. Their communication throughout the process was clear, direct, and easy to follow, which made the entire experience stress-free and informative. The final report was exceptional--well-organized, visually clean, and presented in a way that made even complex findings easy to understand. It's clear they take pride in both the quality of their inspections and the clarity of their documentation. A special shoutout to Kris Rankin, who did a phenomenal job. Kris was meticulous, knowledgeable, and incredibly approachable. His insights and explanations gave me full confidence in the inspection results. Brandon Ware, our main inspector, was fantastic and brought along John Outsen who was training with him and clearly had a wealth of experience already under his belt, as well. They spent nearly four hours on our 1944 808 square foot home and had thorough reports, answering our questions, pointing out pros and cons of the house, asking us if we had any more questions, helping us to take pictures, pointing out things along the way and explaining each step of what they were doing even though we were not hovering over them at all. They were positive and professional, patient and comprehensive and said that if we ever have any questions after the fact to give them a call. There was no big sales push at the end, just a packet of information for us to peruse which we found very useful as we are dreaming about what to do with the house as we look to expand on it. They made us even more excited about the purchase of this little home for our family. We are so glad we lucked out with Brandon and John. Great service. Thank you so much, Elite! read more

I just had my house in Monterey Park, Ca. inspected three weeks ago. It was raining and under the house was wet. The inspector told my real estate agent that he could not go under because it was wet and he did not have his protective wear clothing with him. He said to call him directly and he would come out at another date when it was dry. To make a long story short I called, he told me to call the company to reschedule the inspection and there would be a charge for it. If my agent would have known that he would have made him look underneath that day. The office was no help either. First I was told it was $150.00 by the manager. Then the manager said she would refund my cost for that part of the inspection which was $25.00. Finally she said she would talk to upper management. Upper management said they would wave the 150.00 fee if under the house was not wet. At that point I told them to take a hike!! But not in those words. Why do they charge for a service that was not performed and want to charge again to get it done?? read more

Today we had our home inspection done by The Elite Group. Michael Speirs was the Inspector. This being my first experience going through a home inspection I was a bit overwhelmed. They arrived on time, Michael was also very thorough, they went through the home with a fine tooth comb. After the inspection was completed Michael went over the report with us very thoroughly. Plus he was very willing to answer any questions that we had for him. I must commend Michael Speirs because earlier during the inspection he mentioned that he wanted to show us one of his findings. I forgot to ask Michael about the findings. Michael left the property and as we were leaving Michael drove back to the property and said. I wanna show you what I mentioned to you earlier about what I found. Having Michael drive back to the property to show us his findings, just shows me how dedicated and professional he is. Overall The Elite Group gets 5 stars. I would not hesitate to recommend them to friends and family. Thank you Elite Group. read more

I would like to express my sincere thanks and appreciation of the recent inspection of my newly purchased home in Yorba Linda, CA. Mr. Scott Osko came out to my home on Saturday 08/22/15 and spent in excess of 3 hours most thoroughly going over every inspection from the basement to the roof. No stone was left unturned and he was so professional throughout and afterwards, and so very capable and helpful, I would recommend without hesitation his work to anyone in need of a home inspection. This is the 2nd time that we requested Mr. Osko to inspect our newly purchased home. Inspector Scott Osko was very thorough and provided us with a comprehensive and detailed summary of his findings immediately after completing his work. In addition, the written report that followed the onsite inspection was timely, detailed, and very well organized. Thank you again Mr. Scott Osko for the amazing job you did and the Elite Group to provide us such a talented inspector. William Phan & Karen Nguyen read more

I contracted "Elite Group Property Inspections Inc. through my realtor to inspect two homes my wife and were making an offer on to purchase as a family home. I was put at ease from the first inspector which made me more apt to contract the company again. The type of service from both inspectors was top notch and outstanding. Both inspectors were professional and very helpful. Both inspectors comforted our minds as the wheels were spinning about what to expect. They answered all our questions about the process and the findings from the inspection. The inspector ensured he covered every corner and listened to our concerns on specific areas. He educated us on the tools, how they're used and what to look for as he inspects the home. It's comforting to know there is someone looking out for your best interest, especially when making a large purchase like a home. Elite Group inspectors exceed my expectations. I highly recommend The Elite Group Property Inspection Inc. to anyone. read more

Tim - I don't know who you are and we've never spoken. But let's get the facts straight. Your response totally ignored the other two issues I presented (which can be backed-up by the gas company's inspection report). If you see no fault in what your company did then why did your representative, Mr. Speirs, ask me to get estimates, offer to compensate me, e-mail me that your company would repair the problem and then when presented with the estimate, completely change your tune? All along i was led to believe that Elite Inspections would do the right thing, and only after more than 2 months, did I get the proverbial "Pound Sand" answer. In my opinion, this shows a very unprofessional attitude towards your clients. I stand by my assessment: If your clients are looking for a boiler plate report then you're the go-to guys for that. If your clients want a professional inspection, then they should try someone else. They can't do worse and it will probably be less expensive. read more

Hello my name is Mike Scott Cornwell and my wife is Elaine. We purchased a home in Eastvale, Ca. We had selected and scheduled a home inspection with a local company in Corona (we figured they were close and inexpensive). We waited for the inspector (Blake) for nearly 45 minutes to show up, but we were informed that he would be an hour and a half late. We were in a panic, we had only two days to remove our contingencies! Our realtor suggested Elite, she said she would try to pull some strings and see if we could get it done quickly. She was able to schedule an inspection for 9:00 the next morning! The inspector was well dressed, very professional, and thorough. He explained every thing to us in a way we could understand. The real kicker was that he printed our report at the time of the inspection. We got a full color report, a nice binder and an email that included a energy report that showed us how to save money! I would, and have recommended Elite to everyone! read more

I huge "Thank You" to Jeff Shankle for his professionalism and courtesy during our inspection today. He was early to the appointment so he began doing taking a look around the outside of the property. When I arrived, I introduced myself as the buyer and he greeted me with a firm handshake and began explaining what to expect during the inspection. My realtor joined us and he went through all of the steps quickly and efficiently. Once he was done, he walked us through the property and pointed out some areas of concern. He also let us know that the report would be ready by the end of the day. . .it was in my inbox by lunchtime. He was so easy to work with and so knowledgeable that it put my mind to rest knowing that I am making a solid purchase. As we were leaving, he reiterated that if I had any questions to call him directly. Just another bit of peace of mind knowing that he will be there if I were to call. Thanks Jeff!! read more
