On our first home inspection, Jeff Shankle really went above and beyond! The home had been recently flipped and the interior was immaculate -- but when Jeff went over it with a fine tooth comb, his inspection revealed some troubling corners that had been cut (deferred maintenance issues, like root balls in the sewer and galvanized plumbing, but also incorrectly vented bathroom plumbing and other difficult to spot issues that needed to be addressed.) We were so grateful for his patience and expertise, and believe me when I say we *really* peppered him with questions. He enjoys teaching and sharing his experience with others, and even encouraged us to reach out to him afterwards if we had more questions. After the first sale fell through, we made an offer on a different property and requested Jeff to come inspect that one, too. Once again, he took his time to carefully review his findings with us. I love DIY home projects so I especially appreciated his tips on which repair items he would do himself and why. I hired Elite Group for a pre-purchase home inspection and unfortunately was very disappointed with both the inspection and how my concerns were handled afterward. Shortly after moving into the home, I discovered several issues that were not identified in the inspection report, including a dishwasher door that drops open without proper resistance and a noticeably sloped kitchen countertop that causes water to run off the counter and onto the floor. I contacted Elite Group, provided photos, videos, and the seller's disclosures, and gave them an opportunity to review my concerns. Their response was essentially that the dishwasher appeared to operate normally during the inspection and that evaluating a countertop for slope is outside the scope of their inspection. They ultimately denied my claim and declined even a partial or goodwill refund of the inspection fee. I understand that a home inspection cannot uncover every hidden defect or predict future failures. However, these concerns were particularly disappointing because they involve readily accessible areas and components. In the case of the dishwasher, the company confirmed that the inspector actually opened and operated it during the inspection, yet the door issue was not identified. What disappointed me most is that I paid for a professional inspection specifically to help identify potential issues before closing, when I still had an opportunity to negotiate repairs or credits with the seller. Discovering these problems only after taking possession meant that opportunity was gone. Based on my experience, I did not feel that the inspection provided the level of thoroughness or peace of mind I expected from a professional pre-purchase inspection. I also found the company's resolution disappointing, as they ultimately relied on the limitations of the inspection to deny responsibility and offered no refund or goodwill accommodation. I would recommend that future buyers carefully understand exactly what is and is not included in the inspection and independently test important appliances and other functional items before removing contingencies or closing. read more

Terrible!! Our inspection at first glance looked good but day one moving in and found a leak under the sink. Oven knobs do not work, caught by SoCal gas expert. One of the window panes allows water in when windows were hosed down from the outside. These are just a few early findings. I expect to find more. Additionally, DO NOT pay for pool inspection. I was not told anything new that I could not obviously see for the inspection. The pool obviously needs replaster in a few years. No info on pump, filter, or other important items. Would not hire again nor recommend. This was in Chino for a purchase made in July. read more

Not recommended. Terrible customer service. I contacted them to ask if they could perform a moisture inspection on some concrete. They asked for my phone # so they could give me a call and provide a quote. They kept pestering me for the next couple days for my address without ever calling me, or ever acknowledging whether they even offer the service I was inquiring about. Several days later, I still haven't received a quote, the only thing they kept telling me over the messages is that they want my address. For what, so they can send me marketing materials when who knows if they even offer the service I'm requesting. Totally wasted my time. If they would have at least called me to discuss or let me know they don't offer the service that would have been much better than wasting several days while I was waiting for their response. read more

Purchased a new home and decided to get an inspection with Elite. First they charged $1,000 for their service guaranteed everything would be throughly inspected and reported. Found serval missed items including hazardous conditions after the report. I reached out to them for assistance and for everything I had pointed out I was declined in my claim. My realtor had ordered an inspection with Elite Group and we paid for an upgraded plan and added a roof certification. We were told the roof inspection was scheduled for later in the day after the house inspection. Few days passed, I called for an update. I was told the roofer always takes a few days and to wait so I waited. Another a few days passed with no report, I called again. The roofing company told me they did not receive the order for the roof certification and Elite let me know that there was an error. The customer service did not realize I had called multiple times about the roof & thought it was my fault for not calling earlier. At this point, there wasn't any time left for a roof inspection before the house inspection contingency deadline. So I asked to cancel the roof order & get a refund. Even then, customer service was giving me a hard time about it and said they had to go to their manager for approval. read more

My home inspection for my 102 year old " Forever Home" in Anaheim historic district went exceedingly well. I have had well over 25 home inspections, as I buy investment properties, as well. This one is for my only child, so I wanted it thorough and her safety living there of utmost importance. The report is fairly easy to read, complete with photos. They are available IMMEDIATELY which was a huge concern. They couldn't scope the sewer, as no clean out. Would have had to pull a toilet, which we had done later on. They do owe me $ for the sewer scoping, but i havent filled out whatever it is im supposed to for that. Kinda busy buying a house i have never seen from 3000 miles away. Basic home inspection was unremarkable. The inspector missed a couple of things that a close friend with industry experience picked up in minutes. My issue is their reps, including the inspector, said the sewer camera would provide footage of the city sewer main line. This ended up not being true in my case. The inspector apparently cited "sludge buildup" and had terminated his camera efforts. Upon review of the footage (which they posted on YouTube), the buildup was almost non-existent. It was raining that day, so maybe the inspector chose personal comfort over ensuring contract performance. Wasted over $200 for this additional service charge. I sent two emails to this company in an attempt to resolve this. They never responded. I would highly recommend seeking inspection services elsewhere. read more

This is our second time using them. Each time we requested Phil, who was recommended by our realtor. Scheduling is super easy and inspector came out within 3 days. The inspection itself took about 90 mins (we were not present) and the walk through with Phil was about 30 mins. I've bought two houses and sold one over the years, so I've worked with several different home inspection companies. This is my third home purchase (currently in progress). Anthony Cho from Elite Group Inspection Professionals is by far the best. The appointment was scheduled for 9:00 AM, but Anthony arrived early and got started ahead of schedule. The inspector even used a drone to safely inspect the roof of the 3-story house. Right after the inspection and before we even paid, Anthony took the time to sit down with us and walk us through a detailed, itemized verbal summary of everything he found, clearly explained each issue and its implications. I paid online right after the inspection. The only minor downside is they charge a hefty convenience fee if you pay by credit card. No fee though when you pay by ACH. While ACH has no fee, some people might hesitate because it draws directly from their bank account. I received the inspection report at 8:03 PM, just 11 hours after the inspection started. He came all the way out from Woodland Hills to the mobile home community in Culver City; I believe his branch is based in Diamond Bar. He inspected the gas, electricity, plumbing, locks, vents, alarms, evidence of termites/mold, roof, and crawlspace within an hour, since it is a humble less-than-700 square foot home. His verbal report was straightforward and reassuring, and he was happy to answer questions. One small point of growth was that he came past the appointed time due to a misunderstanding of the location, but the agents and myself understand that the manufactured home is in a tucked-away location. I have used the Elite Group for many years, pre-home inspection for sale, home inspection for a new home, and inspection of potential properties. They are thorough with their report and will give their honest opinion. They go through the home, in attic spaces, garage areas, under the home, on the roof, and around the home. They will flag things that might be a concern to the property and the owner. The report comes out about one to two days later. After the home inspection is done, they will point out key concerns and answer any questions that the owner may have about the home. My home was inspected by Troy Fries prior to our home purchase in 07/2024. He missed many things (stated he tested garage door opener and there is no garage opener, indicated water shut off was in a completely different place than it actually is, we had to point out a water leak in the basement that he did not find, he indicated the gas stove did not work when it did) I complained after the inspection and recommended my realtor not use this company again. Fast forward to the first rain of the season and my garage is like a sieve with roof leaks. I was present with the inspector Troy and pointed out some staining in the garage ceiling on the day of inspection. Troy indicated that the roof was checked and they were old stains and there was no evidence of new leaks/damage and the roof was in great condition. I have now had to file a homeowners insurance claim and the roofer states the roof is in terrible shape and very evident if anyone got up on the roof and walked it.
