    If you plan to purchase a Trendmaker Home and expect to get anywhere near Trendmaker's advertised build quality, be prepared to work as hard or harder than Trendmaker employees and their subcontractors. Attention to detail is lacking. The quality of my new home is poor throughout. The main exterior columns were construction off center. Uneven paint coverage on trim and doors. Dirt and debris embedded throughout the paint of trim and doors, along with chips and scratches in the wood. Uneven wall tiles. Chipped floor tile. In the kitchen, there is a floor tile that was notched incorrectly. Instead of cutting another tile, the incorrect tile was installed, leaving a large gap of the corner of a kitchen cabinet. Wrong color grout that was skim coated to make it appear the correct color was used. Almost immediately, this skim coat of grout began chipping off. Incorrectly installed floor tile with large gaps between the end of the tile and the baseboards (some exceeding 1"). Bowed and out of plumb walls. Sloppy caulking. Too much caulk was applied in many areas, particularly around the baseboards and around the bottom of door opening trim - a failed attempt to hide the thick parameter grout lines. Grouted caulk that is intended for tiled areas was used to caulk nail holes and nicks in cabinetry. Cabinets that are out of plumb. Paint splatter throughout -- splattered on all tiled floors, in grout lines, counter tops, mirrors, and light fixtures. Wall texture over-spray onto to trim and molding around doors, then painted over. Wall texture not completely knocked down in many areas (particularly in wall corners). There is also a leak under the sink in the master bath. During the construction of my home, I raised many of these issues to Trendmaker. I was constantly reassured by Trendmaker that these issues would be taken care of. Instead, very few items were repaired. Instead, problem areas were covered up, typically with more sloppy paint and caulk. We are pleased with the location of our home, Highlands at Mayfield Ranch, and the layout. The downside is the quality of finishes, especially the finishes that we paid extra for, and lack of detail by Trendmaker. Our home was also completed three months behind Trendmaker's originally quoted build schedule. The time and energy which we have spent over the past six months attempting to hold Trendmaker accountable for their poor workmanship have been exhausting. When every I brought an issue to Trendmaker's attention, there was always push back and/or an attempt to cover up the issue with more low-quality workmanship. My advice is to do extensive research on Trendmaker's and take a very close look at the quality of their completed homes. Then go visit a competing building and inspect the quality of their homes with the same scrutiny of their quality. I'm sure you'll find as I did that nearly all builders that compete near Trendmaker's price points provide better quality homes. If you decide to purchase a Trendmaker home, build new and be prepared to visit the work site frequently to detect inferior workmanship early and attempt to have resolved. If you wait until the end you are guaranteed to be overwhelmed and disappointed. And the scariest thing is the quality of the workmanship that is unseen but may come to haunt you years from now.

    Trendmaker says drainage is not their problem even though I have documentation indicating they would take care of the problem.

    My problem is more about the products and sub contractors they use. CHEAP carpet, HORRIBLE CABINETS, Cheap appliances.

Two month long faucet leak in my tub. Four unanswered maintenance requests. Was rented the place with a supposed working fireplace. Turns out it's not and it's actually a potential health risk. Renters insurance jumping from $10 to at minimum $40. Incredibly difficult to get a hold of. The number I was given is no longer in service. This isn't even to mention the poor luck my neighbors have had on their side of the duplex. Terrible terrible terrible. Stay away if possible. Know what you're getting into if not.

    The property management company was slow to respond to maintenance requests. I had to follow up…read morenumerous times to make sure anything got done. The fence was falling apart. I replaced most of it with my own money. Finally someone came over to replace a few pickets as replacing the entire fence was "too expensive". The house was falling a part. The AC unit was highly inefficient for the size of the house and there were plumbing leaks. My utility and water bills were astronomical. Every year NPR would forget I needed to renew my lease so I would get the paperwork later and later. The icing on the cake was getting a final bill of charges after I moved out. I did not expect my deposit back but I also did not expect a bill as they had nearly $1600 to work with. The amount was just enough to get under my skin. It wasn't excessive but it was still nickeling and diming and certainly I didn't want to give them another cent. I had the place professionally cleaned and carpet cleaned. I lived in the rental for 5 years. I received a text asking for my new address then a bill was posted on my account but no summary of charges or notifications I had been billed. When i thought to look at my account online I saw a past due bill for the charges. Yet the summary of charges wasn't there, no, they decided to mail the itemized charges but electronically bill me a past due bill. After politely requesting receipts for the astronomical charges to repair blinds and wipe baseboards I was told there were none until the work was completed. I referred to the addendum listing replacement costs upon move out and was told the list was not accurate for my house and blinds. It's unclear to me why the would provide an addendum with lower prices for items such as blinds. I researched the items to be replaced before I moved out and know a round about estimate of how much labor costs and it's clear they are just trying to take my money.

I love the fact that they are proactive in recommending repairs to various parts of the house before it becomes very expensive to fix. In addition to the superb service they provided me, they have a top notched team who treats me like family. Everyone is very professional, respectful, and caring. One of the team member whom I've had the pleasure of working with over the years is Valerie Tillery. Valerie is very knowledgeable in real estate and property management. Whenever I have a question regarding my investment property, Valerie always responded quickly with clear answers to my questions. I've always felt that Valerie takes her time to make sure that any concerns or issues I have about my property is well addressed. Under her management, my rental property was never vacant for more than a week or two between tenants. That's just the time it takes for the crew to get the house ready for the next tenant. We usually have a new tenant signed a rental agreement before the old tenant moved out. My investment house have been cash flowing nicely since my purchase. I enjoyed working with Mars Hill Realty so much that I'm in the process of closing on another property in Georgetown, Texas for them to manage. Aside from Texas, I was also looking at Florida for my second investment home. While the housing prices in Florida is comparable to Texas, the cost of investing in Florida is cheaper than Texas because they have lower property tax. So why didn't I invest in Florida? Because Mars Hill Realty does not do business there. There's no property management that I trust more than Mars Hill Realty. In fact, it was Valerie who introduced me to the neighborhood that I'm buying my second investment home in. My experience as a property investor has been really stress-free with Mars Hill Realty managing my property. If you want a property management company that takes care of your property as if it's their own, you should consider working with Mars Hill Realty. I promise that you won't regret it.
