My husband really wanted to write a review so here it is: this TP Tea location is clean and spacious, easy place to meetup at. The music is too loud inside and there is an entrance from the road that can be mistaken for an exit, but there is no way to leave from that direction without risking getting in a car crash.

This place just recently opened and it was very crowded when we went. We came on a Sunday around 4 PM and waited about 30 minutes from walking in to getting our order. The store is clean and nicely decorated, though it could use a little more seating. The boba was really good and had a soft, chewy texture. The drinks were yummy overall, and the mango tea was a favorite. It had fresh mango pieces in it which made it extra refreshing. Parking is limited and many people were using the AT&T spots nearby. I think the long wait was probably because the store is still new. We will have to come back again and see if the wait time improves.

we tried TP tea over the weekend and the service was quick and friendly. it took awhile to look over the menu, and the staff was very patient and willing to help. i ended up getting the taro matcha latte 80% sweetness. it was the perfect amount of sweet and the taro was a nice touch! i loved that it was a fresh mix of taro. i could've added maybe an extra bit of matcha, but overall, i would definitely come back here to try their other drinks. there's some seats and tables set up in a big open space, and surrounded by windows. a cute little day cafe or quick pick up spot. :) parking is a bit tight but doable! note: it says dogs are allowed on their yelp page. i brought my pup in to order and while i waited. not sure how pet friendly they really are, but nobody objected and there are no signs stating pets are not allowed!

I visited during their grand opening this weekend. There was a line out the door because of the BOGO event, but it moved quickly. Velvet Osmanthus Milk Tea with Boba is a good drink, floral, not too sweet; I rate the boba 4/5 stars, it seems a bit smaller than regular boba, the texture is great, but not sweetened enough when I get a big mouthful. Strawberry Milk Tea is very fruity and quite tart, though too sweet for me at 80% sweetness. I also got 3 small egg pancakes to try. They are alright, inside the soft, outside wasn't too crispy. Tip: the parking lot is tiny, so best is to park across the street or further down the street when they are busy.

I'm glad another quality chained boba store has opened in Tukwila/Southcenter area! There's no need to go to DT or Bellevue for it anymore especially now that another competitor also opened around the region not long ago as well. The location is new, so the interior design is modern and clean. Imo while the design if nice, since it's fairly open concept from the kitchen as well as the music, it gets quite loud imo to hang out. Tea is great, staffs are young and friendly as well.

TP Tea is one of my favorite boba spots is around the Greater Seattle area. I went during the BOGO special on their grand opening. It is located in it's own building and there is a small lot but I would say that it could be hard to find parking. The interior is really nice and there's a decent amount of seating on the interior. I'm definitely coming here for my boba if I'm in the area. Staff: Nice (5/5) Sanitation status: Really clean (5/5) Strawberry Milk Tea (5/5) This drink is a slushy type drink where they blend some strawberries with the milk tea. There are some seeds inside the drink if you're not a fan then beware. It has a refreshing taste of fruit if you're also looking to get a milk tea. Egg Cake (3.5/5) The egg cake was alright, it wasn't exactly crispy on the outside it was kind of like the taste of a waffle, I was expecting something similar to a bubble waffle but it was different.

Very easy to miss so make sure you turn into the AT&T parking lot to get here. They have self-order kiosk as well as someone at the front desk to take your ordered as well. Very clean and modern inside. There isn't a lot of seating though. It got quite busy after we went around 8PM Friday night. Service was quick! I do think their drinks are more on the sweeter side so I'd probably lessen the sugar level next time. Sea salt crema mango tea was good but also thought it was mango tea was very sweet. Their teas are also pretty strong imo. I ordered the sea salt crema wintermelon tea once and my heart was racing and I almost did zoomies after I drank it lol.

TP tea opened up this year right by south center and the drinks were all good and solid. I also like how they have QQ noodles which is an interesting topping that not many other chains carry. My only gripe is that the location is kind of wonky. If you're heading south on Southcetner Pkwy, it's a little difficult to cut across the right lane and then immediately turn into the plaza. Other than that, solid spot for tea.

The drinks were alright The service was good and convenient The location can be easy to miss so look out for that

Good tea! The mango flavor felt a little weird to me, but the boba was nice and chewy. I liked that they have a self-order kiosk, which makes it easy to order. Went around 8 PM and didn't have to wait long to get my drink.

    Brown sugar boba

New boba shop in town so I had to try it. I ordered their brown sugar boba with milk and pearls and it was amazing, I could've ordered 2 if I knew it was that good. I normally don't order brown sugar boba because it's not my favorite but I wanted to try it at this spot to check if it was different than the places I've tried and it is, I really like it. Downside to it is the wait time, we waited about 20 mins for 2 drinks, it wasn't that busy when we went but there were people who were ordering multiple drinks or they probably ran out of boba. Also their parking and location of the place sucks, they should've chosen a different area in Tukwila. But overall I would go back to this place.

This location has parking in front of the store. It's cozy and clean inside. The staffs are helpful and very patiently answer my questions which I appreciated. The people in the back are a bit slow making drinks. I see a few other drinks weren't seal very well so make sure you check your drink before shaking. I have the Tp milk tea with 50% sweet, but it's still very sweet, idk whether they messed up the sugar or their drinks are just very very sweet to start with. I would come back next time to try out the other flavors.

Finally! One of my favorite bubble tea chain is now opened in Tukwila right by the mall! I came here during their grand opening weekend with my friends to take advantage of their BOGO special. When we went, there was already a line out the door. Parking was full so we had to park nearby to walk there. The inside of the shop was small with only a few tables. Decor was minimal with a big TP Tea sign against the wall, filled with tea leaves. Despite the long wait, the lines moved pretty quick. We all got the passionfruit green tea with aloe jelly and TieGuan Yin tea latte. Sadly, they were out of the strawberry milk tea that day. Overall, the drinks were really good and consistent like their other locations. I'm so glad there's one closer to me now which is very dangerous for me lol. I will definitely come back again and introduce this to my friends who haven't been here before.

Some pros: huge menu including those fun and yummy bubble donut thingees, which come out piping hot. Some cons: untidy dining area and lackadaisical staff. I often wonder, tho, if the staff at some places just treat people differently if, like me, they are a bit clueless about bubble tea lol. Grace for the dirty dining area would be that the staff was all by themselves and probably with steady customers to prepare orders for. Would be hard to get out front. I went here with my mom on a Sunday afternoon while shopping in Southcenter and decided to get some of their drinks to go with our tater tots we got from nearby Undercover Fries (which I'm not sure if they have a Yelp page). Ambience is very casual, with plenty of seating. Nothing to say of service since I only ordered at the kiosk closest to the entrance. I got their passion fruit & lemon green tea, and my mom got their peach green tea, both at 70% sweetness and ice levels. We both ended up tossing our drinks after having about half of it for similar reasons, the biggest one being that the drinks didn't taste at all fresh. They were also watered down to the point where we weren't sure if we got 70% sugar as I saw on the kiosk or 25% sugar. I've been here several times before and have tried their bubble waffles and other milk tea drinks, so this review on its own isn't an accurate representation of my experiences overall. But for this one visit, I wanted to get the mango desserts from Hui Lau Shan again at Southcenter... those who know what this place used to be will know what I mean.

This was on a Friday night around 7:30pm, and my group of 5 came here to get some balls inside us... or more like just satisfy our sweet tooths. For this visit, I decided to get one of their signature smoothies: cuddles on the beach. It's a blend of strawberry, peach and mango, and comes with a bunch of peach bits. This whole drink was really sweet - there were options to change levels of sweetness that I did not see carefully that would have made my rink better. Probably if I had gotten it much less sweet - if that is possible for the cuddles on the beach - it would be much better. Peach bits were one of my favorite parts of the drink, as I could easily suck them through my straw like balls haha. I'd go as far as to say this drink went past the cuddles and went all the way... :P It was fun striking a conversation with my server up front when she asked me and friends about our day, and that made this visit a lot better. That's kinda the feel of this place especially when it gets late at night, because there's a lot of people that come inside and fill the tables. As for my group of six, we definitely contributed to the already loud noises of people talking and blenders blazing to make drinks. This place wouldn't really be my go-to for drinks in general, even though it does open much later than most other places serving boba, but they have a ton of interestingly named drinks that I'd try when I want a late-night boba call :PP

Back then I would have rated it between 3 1/2 to 4 because the taste was great. Now it's just plain, watered down and pricey. The way they made the Thai tea milky boba that my cousin ordered was not good at all. She made me taste it and we agreed on a lot of things. For $6.59 we are expecting the price will match the taste. One thing for sure is that it tasted like plain water with just added milk. She went ahead and asked if there is anything they can do to make it taste less watery. What they did is just added more milk which just change the color lighter and still taste like water with milk mixed together (Thai tea taste is no longer there). The avocado smoothie was also disappointing because it doesn't even taste like how avocado smoothie should taste like (again taste like watered down drink) :( . I don't know if they are just not adding enough ingredients or they just don't know what it really taste like. The pearls was also hard like it was not made fresh the same day. It taste as if you just put it in the refrigerator for many days and kept reusing. Unlike other location they make their boba every four hour or so to have the fresh consistency. Also , when my cousin and aunty approached them about the issue. They didn't even tell them to remake it or anything it's more of a FYI letting them know that this is what's going on and shared their experience about the drink. They just wanted to make sure , the next customer will have a better experience. The worker or probably the owner just said that's just how the boba should be because it was shaken together with the cold drink. . I know for sure that the pearl/boba doesn't suddenly turn hard rock because it was mixed in with the cold drink. We have made them fresh at home before and they are suppose to be soft and chewy , not hard and disgusting when eating it . I'm afraid they have lost not just one loyal custome, but a lot more .
