    Delicious bubble waffle

    Made an online order, for an afternoon pick me up. Their service was real quick. The staff was incredibly friendly when I got my order and made my drink when I arrived. The bubble waffle was light, airy, crispy on the outside, chewy and delicious on the inside. I accidentally ordered the brown sugar boba fresh milk instead of the milk tea boba. But nonetheless, it tasted really good. The prices are reasonable. The store is located between Moctezuma Mexican Restaurant and JCPenny from the outside. Overall, it was great.

    My cousins and I stopped by to get bubble tea while shopping. I got the Handmade Punch Lime Green, and added boba and fresh strawberry chunks, which turned it into a pricey bubble tea. But it was good. I enjoyed it. Tasty and flavorful. Tapioca texture was good. Everyone else also enjoyed their drinks. Cute little place and friendly service

    Park by JC Penney or Moctezuma Restaurant for closest access. It's located at the kids common play area and across from the JC Penney entrance, anime and candy store. Friendly service and the mangoes they use are the champagne mangoes (which are the best ones we buy at a store) very much like Manila mangoes and descended from the delicious Philippines Mango that were brought to Mexico many years ago. So mangoes are sweet and delicious. I recommend any of the mango drinks if you choose to try it out. You can order at a touch screen kiosk if using a card to pay

    The last few times I came here to Jay Tea, the cashier/baristas have been so helpful! Such a cute spot! I ordered the same thing all three times, which was the mango sago without the grapefruit. This is so good, refreshing, and a good size cup! There's a little handle thing to put your cup in too for carry out! I will keep on returning for more and maybe I will try something else. But you can't go wrong with the mango sago!

    We came to the mall to stop by at Uniqlo and decided to walk around after. We saw that this place was in the mall, and it had good reviews so we decided to stop by. My husband got the mango Jasmine tea smoothie with 75% sugar because he knew I would like it, and it was highly rated. The number one item was a mango grapefruit sago smoothie, which our friend got. We tried both drinks and the mango grapefruit sago smoothie was definitely the winner. After leaving the store and walking around some more, my husband decided he wanted to go back for the mango grapefruit sago... that's how good it was! He got it 100% sugar this time. I really appreciate this place used real fruit in their drinks... you actually see them cutting up the mango, and you taste it in your drink. I also like how well-blended the drinks are-- no ice chunks! I usually get 30% sugar for drinks because I often find them to be too sweet. I will say that the drinks here even at 100% sweetness are "not too sweet." I still enjoyed 70% sweetness, and that would probably be my go to here. Just keep this in mind when adjusting sugar level :) The people here are really nice, and the place is clean. There is seating inside where you can sit while waiting or can enjoy your drinks/desserts there too. We will definitely make it a point to stop by here again on our next trip to/from Seattle.

    Once again, I must reiterate just how much I cherish this business. Located next to the kids play area and accessible from multiple entrances (I go through JcPenny), its not hard to miss and certainly not worth missing. Excellent Boba milk tea, its all i ever get. My problem with boba sometimes is either sugar levels or milk to tea ratio but Jay tea is incredibly consistent in their quality regardless of who's serving you. Not to forget their other menu items, the bubble waffle. They take something classic and simply delicious and add a fantastic semi sweet cream with freshly chopped fruit. Perfect for somebody who's looking for a sweet treat thats not too sweet. Id honestly call their fruit bubble waffles refreshing and a perfect light dessert despite the size. Perfect service, very chill location and plentiful seatings. Please never go away Jay tea

    The drinks that we got were alright. It was a smoothie but was really icy and was almost like a slushy but harder. The taste wasn't too bad. The service was decently fast. The cup sleeves was great though! Helped to carry our drinks while we walked around the mall. The interior is pretty small but contemporarily decorated and had a modern theme.

    This bubble tea place is inside Westfield Southcenter Mall, which has lots of parking but gets atrociously packed during peak hours, which is mostly weekend afternoons and evenings. Interior is nothing too special, just plain walls with some logos pertaining to the store inside. You order using a touch screen, and they have milk teas and bubble waffles. Not much to say about service here. I ordered a regular boba milk tea, and you can choose to put a cup holder on your cup if you want. Drink was nothing special, maybe I should have gotten something more unique from the menu. I was also sad that there wasn't an option to have oat or almond milk as a substitute for any of the drinks on the menu. Regardless, I'd come again to try their other flavors and even their bubble waffles too!

    To be honest, I did not expect Jay Tea to be that bad. I order 1 drink w no ice & no sugar. However, my cup is full of ice, just a little bit of fresh juice and some green grapes on the bottom. The drink is yucky! Complete 0 points and the Customer Service is worst! The lady isn't friendly or funny, the new stuff the guy did not listen when I said I do not want ice in my drink. I order another one as milk tea, still sucks to the core. Will never come back! They should have done better or re-make the drink! Wasted 20$ in my life for this place! Ain't fun ain't coming back! YUCK'

    Tried here for the first time in the back of the mall. Only one person was making drinks so it took about at least 15 minutes for the drinks to be ready. The Boba had no flavor and was pretty firm and not chewy as expected. The tea itself was average.

    We had our first visit today. This place is located right across from the kids' play area on the first floor. They have some flavors; but not as much as Happy Lemon has. The pricing is competitive. What I liked is when I said I did not want a drink that had added sugar or even overly sweet, they suggested the mango drink. It was perfect! What makes this place standout from other boba tea places is their cups are better constructed! They don't give you your drink in a thin cup. AND, they put a carry handle on the cup!! Finally a place that makes it easier to carry your cold/hot drink around. (See pics). I recommend this for place for your next beverage!

    I think it's more accurate to rate based on drink: 1. Mango grapefruit sago: 4/5. Nice mellow flavor and textures worked well together. This one is slightly less thick and yogurt-like than most others I've tried, which I prefer. 2. Grape tea: 2/5. It was decent at first, and glad that it's made with fresh grapes. However, I kept getting a lot of sips of of only grape skin, which ended up being quite bitter. Salty cream also felt like it clashed and masked the grape flavor overall. Each of these drinks was over $8 before any extra additions, which is slightly above average. Would be willing to come back and try other flavors, but only if I'm already at the mall.

    Generous toppings & fresh fruit! Seriously good place for mango drinks. They have stacks of mangos in the back, and gallons of fresh milk, you can really taste the special love they put into making each drink. Best part: they give you a little sleeve strap to hold your drink on your arm while you do your shopping. x100000 points for being so smart about this!! This store is located in the corner back of the southcenter mall, near Tokyo (the anime toy store), across from candy tyme, the kid's play area, and right by the JC penny's.

The rest are shared with nearby businesses like AT&T, and it was surprisingly packed for a Thursday afternoon. Luckily, we found one spot all the way in the back under AT&T, but I do wish there was more parking available or a larger lot. Getting there from the freeway is pretty easy though, you basically just make a quick right turn straight into TP Tea, but it can be easy to miss if you're not paying attention. I've been to this boba shop before in San Diego, so when I saw a location in Washington, I knew I had to bring my dad. I ordered the lychee fruit tea, and he got the mango tea with light ice and added boba. One downside is that this location doesn't allow substitutions like the San Diego one does, I usually swap lychee jelly for boba at no extra cost, but here they charge extra. The service wasn't the best. When we walked in, the staff didn't seem very welcoming and mostly just looked at us. There was only one self-order kiosk, and a couple was taking a while on it (which is totally fine), but the employees didn't step in to help take orders either. It felt a bit inconvenient since we were just waiting to see if anyone would help us, but eventually they did take our order. The drinks themselves were pretty good. My dad's mango tea ended up being more icy than expected even though we asked for light ice, I think it's because it's a blended drink, so the consistency was thinner rather than thicker. My lychee tea was really good though, I'd definitely recommend it. Even at 50% sweetness, it leaned on the sweeter side, but still very enjoyable. The ambiance is nice, the space is big with plenty of seating, and there's a steady flow of people coming in and out. Overall, it's still a solid spot to check out. Just be prepared for limited parking and slightly inconsistent service.

I went here with my mom on a Sunday afternoon while shopping in Southcenter and decided to get some of their drinks to go with our tater tots we got from nearby Undercover Fries (which I'm not sure if they have a Yelp page). Ambience is very casual, with plenty of seating. Nothing to say of service since I only ordered at the kiosk closest to the entrance. I got their passion fruit & lemon green tea, and my mom got their peach green tea, both at 70% sweetness and ice levels. We both ended up tossing our drinks after having about half of it for similar reasons, the biggest one being that the drinks didn't taste at all fresh. They were also watered down to the point where we weren't sure if we got 70% sugar as I saw on the kiosk or 25% sugar. I've been here several times before and have tried their bubble waffles and other milk tea drinks, so this review on its own isn't an accurate representation of my experiences overall. But for this one visit, I wanted to get the mango desserts from Hui Lau Shan again at Southcenter... those who know what this place used to be will know what I mean.

This was on a Friday night around 7:30pm, and my group of 5 came here to get some balls inside us... or more like just satisfy our sweet tooths. For this visit, I decided to get one of their signature smoothies: cuddles on the beach. It's a blend of strawberry, peach and mango, and comes with a bunch of peach bits. This whole drink was really sweet - there were options to change levels of sweetness that I did not see carefully that would have made my rink better. Probably if I had gotten it much less sweet - if that is possible for the cuddles on the beach - it would be much better. Peach bits were one of my favorite parts of the drink, as I could easily suck them through my straw like balls haha. I'd go as far as to say this drink went past the cuddles and went all the way... :P It was fun striking a conversation with my server up front when she asked me and friends about our day, and that made this visit a lot better. That's kinda the feel of this place especially when it gets late at night, because there's a lot of people that come inside and fill the tables. As for my group of six, we definitely contributed to the already loud noises of people talking and blenders blazing to make drinks. This place wouldn't really be my go-to for drinks in general, even though it does open much later than most other places serving boba, but they have a ton of interestingly named drinks that I'd try when I want a late-night boba call :PP

    Boba bobaboba It was…read moreonce my favorite boba place in the mall, but became one of the many typical boba places everywhere. Although their peach smoothie is better than the milky boba. Back then I would have rated it between 3 1/2 to 4 because the taste was great. Now it's just plain, watered down and pricey. The way they made the Thai tea milky boba that my cousin ordered was not good at all. She made me taste it and we agreed on a lot of things. For $6.59 we are expecting the price will match the taste. One thing for sure is that it tasted like plain water with just added milk. She went ahead and asked if there is anything they can do to make it taste less watery. What they did is just added more milk which just change the color lighter and still taste like water with milk mixed together (Thai tea taste is no longer there). The avocado smoothie was also disappointing because it doesn't even taste like how avocado smoothie should taste like (again taste like watered down drink) :( . I don't know if they are just not adding enough ingredients or they just don't know what it really taste like. The pearls was also hard like it was not made fresh the same day. It taste as if you just put it in the refrigerator for many days and kept reusing. Unlike other location they make their boba every four hour or so to have the fresh consistency. Also , when my cousin and aunty approached them about the issue. They didn't even tell them to remake it or anything it's more of a FYI letting them know that this is what's going on and shared their experience about the drink. They just wanted to make sure , the next customer will have a better experience. The worker or probably the owner just said that's just how the boba should be because it was shaken together with the cold drink. . I know for sure that the pearl/boba doesn't suddenly turn hard rock because it was mixed in with the cold drink. We have made them fresh at home before and they are suppose to be soft and chewy , not hard and disgusting when eating it . I'm afraid they have lost not just one loyal custome, but a lot more .
