This is a hidden gem located inside the mall and I think has great unique selections that blend real fruits with quality tea. I got the what they claim to be the most popular mango grapefruit sago and it did not disappoint. It's not too sweet and has generous fresh chunks of mango in it. I don't like grapefruit and decided to take a risk and honestly I did not taste the grapefruit at all. What makes this shine is that despite the generous amount of mango the jasmine tea also shined through and perfectly pairs with the rest of the drink. It's creamy and delicious and the sago is a good addition as well. I highly recommend this popular concoction! You order at the front through a kiosk and they call your number. While walking in the mall my boyfriend noticed that they were slicing fresh watermelon and suggested I go inside to try their special. They had a watermelon jasmine tea smoothie for under $7 with Boba pearls. When ordering you have the choice as to how much sugar you want in it. Zero sugar, 50%, 100% and a double the amount of sugar option. I asked what he recommended and he suggested the regular. You also have the option of add ins. For example mango pieces or boba (tapioca) pearls. There were more options but they escape my mind at the moment. The employee suggested the boba so that is what I go. The drink had the perfect amount of sweetness and tang. The cup was filled to the rim and had a BUNCH of boba in it. He even offered me a carrier as pictured below. They make their own syrup using cane sugar and use only fresh fruit for their smoothies. I think that's quite rare of a claim. I can confidently confirm the fresh fruit because my grape smoothie started oxidizing after just 10 minutes! I really enjoyed the green grape jasmine smoothie. We visited Jay Tea on a busy Saturday afternoon. The shop was crowded, and they only had two staff members trying to manage everything (one taking orders, one making drinks and waffles). As a result, the wait time was quite long. Our main disappointment was with the drink. We ordered a mango slush with 30% sugar and specifically requested "less ice." But the cup arrived almost 70% full of ice, very little room for the actual slush. The flavor was also underwhelming. The mango was not very strong. I understand this may be because they use fresh fruit, but it needed more. It mostly just tasted like the jasmine tea base. I will say that the drinks here even at 100% sweetness are "not too sweet." I still enjoyed 70% sweetness, and that would probably be my go to here. I think it's more accurate to rate based on drink: 1. Mango grapefruit sago: 4/5. Nice mellow flavor and textures worked well together. This one is slightly less thick and yogurt-like than most others I've tried, which I prefer. 2. Grape tea: 2/5. It was decent at first, and glad that it's made with fresh grapes. However, I kept getting a lot of sips of of only grape skin, which ended up being quite bitter. Salty cream also felt like it clashed and masked the grape flavor overall. This place used to be KF Tea but it has been relocated to a new location. I was passing by this place and wanted to give them a try. The place was small and bright with some seatings inside. I was greeted by the friendly workers behind the counter. The menu wasn't too extensive and you can order from the kiosk with pictures for easy reference. This place is known for their fruit teas so I decided to try their strawberry green tea smoothie while my partner got the mango green tea smoothie. Overall, we thought the drinks were okay, nothing special. Despite that there were fruit chunks at the bottom of the cup, we still couldn't taste the fruit tea since it was too icy. This seems to have gone in where the Kung Fu tea used to be briefly. The boba was pretty good overall, but very very sweet. I'd say regular or even reduced sugar is definitely too sweet, so order on the less sweet side. They had lots of fresh fruits around and available for the fruit teas. Their boba was pretty well done too - not too squishy or too chewy. The server was super friendly and welcoming. There weren't a ton of people on a weekday but there were lots of clean places to sit and drink your boba. I also liked the holders. YAY! A new boba shop just opened in Southcenter Mall, located where Kung Fu Tea used to be. Although I wish boba shops here stayed open later, this one also closes at 9 PM. The workers were really nice and helpful when selecting our drinks. It feels pretty spacious and the color scheme felt balanced. What I got: * Mango Jasmine Green Tea Smoothie with regular sugar * Boba Milk Tea with less ice and 75% sugar Both drinks totaled around $16, so approximately $8 each with tax. I appreciate that they use real fruit for many of their drinks, especially mango, which they have on tons on display. Mango Jasmine Green Tea Smoothie: * The smoothie was pretty good. I liked the taste and the mango pieces, though I wish it was slightly more dense. Boba Milk Tea: * The boba balls had a really good texture. The milk tea reminded me of Chi Cha and Coco's, which I like a lot. Next time, I'll get 50% sweetness since it was a bit on the sweeter side for me. I really like when places give the holders for the boba which is shown in the pictures. I plan to try more drinks next time, like the Mango Sago with Grapefruit, which is their #1 drink.
