Well I guess there's isn't a whole lot of new things to say about Steve and the Biltmore Group that hasn't already been said...THIS GUY IS A SLUMLORD. Plain and simple. DO NOT rent from the Biltmore Group. EVER. Don't do it. I thought it wouldn't be so bad, even after reading many reviews on this website and others saying how horrible of a landlord Steve is and how he is constantly sexually harassing any female he comes in contact with. But take my advice and just DON'T rent from this company. If you are an owner looking for a property manager who will lie to you, steal from you, and then turn around and tell tenants that it's the owner's fault for things that are clearly his doing, then Steve is your guy. I wish there was enough time to go into detail about all the horrible things he did but it would take all day. So I will give you a summary: I rented an apartment that was managed by the Biltmore Group for over a year and it was the WORST rental experience of my life. He is not very responsive, unless it is of course convenient from him. This guy REFUSES to work outside of standard "business" hours, including ANY and ALL holidays. Which is a joke, seeing as he is a LANDLORD. And last time I checked, landlords need to be available to their tenants most of if not ALL the time. But not Steve. You can only get a hold of him Monday-Friday 8-5, and not even always during those times. He would frequently ignore my maintenance requests until the 2nd or 3rd attempt to contact him about it. And to top it all off-he has RIDICULOUS fees. He just loves to rip people off and steal money from tenants because he thinks he is so much better than the people he does business with. He will treat you like you are a piece of gum stuck to the bottom of his shoe. The move in costs were outrageous, including a $300 "admin" fee. Which, I do realize a lot of property management companies nowadays like to charge stupid fees just to make a quick buck but this guy took it to a whole new level. Then, when I would complain about the fees he would make us pay when rent was a day late and how unfair they were and frankly just illogical, he would immediately redirect all blame to the owner. Claiming it was the owner who charged the fees (which I KNOW is a lie, seeing as the owner of the property I rented changed in the middle of my time renting the unit and yet the fees remained exactly the same.) So, in the end, he is most likely charging tenants fees that he is also charging owners for. But that is just an assumption...but a fair one to make for sure. So, the morale of this review is...DO NOT...I repeat...DO NOT rent from Steve and the Biltmore Group. Where do I start? I am not a renter of any properties managed by Biltmore group......thankfully. Let's start with Steve, the owner of the company. After finding multiple horrid reviews online of his character and the way he runs his business, I still decided to contact him in regards to an interest I had in renting one of his properties. With his insistence that what I've read was purely hearsay I decided to put in an application in which I had to pay forty dollars for. A full day and a half goes by, so I give him a call. He tells me that he hasn't gotten a chance to review the information. So I give him another couple days and call him back. He says that he has had a death in the family and that he would call me in two days on Monday with an answer. I apologize for his loss and tell him that a few more days is fine. Monday comes. Nothing. So I give him a call again but this time I didn't have time to leave a voicemail since I was in the middle of work. I hear nothing from him all week......you'd think if you take someone's money, you would at least have the decency to give them an answer. So the following Friday comes, more than a week and a half later. I give him a call and as usual, he doesn't recognize my name or why I am calling, the disorganization I've gotten used to with every call I've had with him. He proceeds to ask me if I got a message from him, knowing damn well he never sent me a message. He proceeds to tell me that another renter was approved. I ask why it took over a week and a half for him to tell me that another renter got the property. He proceeds to chastise me and ask me why it took me all the way until Friday to contact him......are you serious? Justly so I am upset at his condescending tone and the practical blame that he is trying to put on me after I've done nothing but give him my money and try multiple times to contact him. I am upset and tell him thank you and that I needed to go. So I hang up.....this guy proceeds to call me back just to argue with me because he doesn't like the fact that I called him out on his disorganization and obvious low morals. Really? Even though we were not moving forward with any lease agreements, he still felt the need to call me back and "give me a piece of his mind". Why? What is the point? We aren't even doing business together. So at this point I'm even more upset that he felt the need to call me back to chastise me. Also, when I previously addressed that bad reviews he has, he made me promise that no matter the outcome of our interaction, that I would leave an honest yelp review. Like I always do, I am keeping my promise. When I mentioned to him that he made me promise to do this, he said that he would sue me for defamation of character. I rented a property at 928 E Hope St in Mesa. Steve Hatsakorzian is a "slumlord" that feels as if the law does not pertain to him, he will retaliate against you if the law is enforced. He is very degrading to woman. And speaks to you like a child. I paid my rent a week and half in advance every single month. Before move in he told me they would be remodeling a bathroom and fixing things in about 30 days, but I could go ahead and move in before. Nothing was ever fixed or remodeled. Within 3 days of my move in a water system pipe broke in back yard. Steve told me to turn off all water to the home and he'll have somebody fix it in a few days. So no water for days?? Well the neighbor fixed it for me. I replaced a shower head that was spraying everywhere. Steve then told me I broke the lease by making a $5 repair without his authorization. I reported the dishwasher broken. He had it replaced but never let me know somebody was coming. Then the disposal broke, then the pool salt cell went out. He asked me to hire my own people to fix them. Pool had to be drained and refilled Steve never reimbursed me for that water bill difference. As a covid nurse I contracted covid and was out of work. I got approved for rental assistance but Steve refused to accept it and his mortgage is backed by Federal Govt so that was against the law for him to do. Then in Oct the AC quit working while it was still 104 outside. 2 months later after many many emails and phone calls back and forth and Steve refusing to fix it. I filed a law suit against him and the home owner with Mesa Justice Court, look it up yourself. 4 days later I had a new AC/heater unit installed, again not being told anybody was coming and my kids were home alone. Steve then told me due to my "frivolous" lawsuit and me costing him too much money he will not be renewing my lease and I needed to vacate. He said he would discuss renewing my lease only if I dropped the lawsuit with prejudice meaning I could never refile. He thinks as a woman I am naive. He had no intentions of renewing my lease. After 3 months of applying for anything possible I had no luck securing a place to live. With the market being so bad it's near impossible. 3 days before my lease was to end Steve took it upon himself to call the utility companies and set a disconnect date even though they are in my name!! In retaliation of the law suit he has left a mother with 3 children homeless. TAKE MY ADIVE. DO NOT RENT FROM HIM. read more

Steve will do the following for you: 1. Enter your home without authorization and notification. - I have nothing to hide, but quite the opposite since I've had expensive electronic possessions come up missing very recently(which is why there are now hidden cameras in my apartment) 2. Ignore Request for repairs such as NO HOT WATER, ELECTRICAL and SAFETY ISSUES. - Over 3 weeks and still NO repairs made. I have reached out via Voice Call, Text and Email but still I wait for all but the most basic amenity, hot water... -_-.... 3. Make up his own payment schedule and asses fees that are no where in the Lease Agreement. - He tried to say that rent is due on the 1st and if not received by the 1st a $5.00 a day fee will be assessed when our lease clearly states there is a 5 day grace period before fees are added.(so wheres that $$ going Steve? It's not going to the owner is it? Nope, it going right in that pocket isn't it Steve... Shame on you for stealing form the people you work for and the residents.) 4. He will let you know very quickly and aggressively in front of children that he is "From LA and he don't play no shit!" - The Cherry on this shit Sunday that is Steve came for me when he said "Don't raise your voice to me when I've got my GUN on me." Followed up with "you almost got shot" (Seriously Steve.... You're going to shoot someone because of how they were parked? maybe if you just asked nicely to move the vehicle instead of going full rampage mode you may find people are very happy to help. Biltmore Property group LLC... STAY AWAY! The property manager Steve Hatsakorzian has turned out to be a nightmare for a manager. He's rude, lazy, he never follows thru on repair orders needed on our place, even though we continue to hound him, he never responds to e-mails, text msgs, voice mails, etc. Since this guy is not the owner of the properties, I have no clue how he continues to have a job. He has costed the owners so much money, by not taking care of a problem while it's still small, like a leaking pipe, leaking toilet, burners that don't work, stove, etc. He has never fixed our fans or our lights through out the condo since we've lived there over a year, and have reminded him every month for over a year. Who can stand living in AZ without ceiling fans? We had to buy our own standing fans. If I could give this place and this manager ZERO STARS or Negative STARS I would. Do not rent from this company. I am a new investment property owner in Phoenix. I live out of state, so I needed to find a property manager that I could trust to look after my property the same way that I would. Unlike many property managers that disappear once you've signed the contract, Steve is the most responsive manager that I have ever encountered. He literally works 24/7 to keep all of his clients and their tenants happy. I have incredibly high workmanship expectations, and Steve and his team were able to rehab my property in very short order while sticking to the agreed upon budget. I told him No and was only intrested in the place I was wanting to rent and was in a relationship, he still proceeded the whole time to I was there to ask me personal questions, some sexual which I won't go into detail at the thought that yelp might delete this review as well as the one I wrote Before , When I Finally had enough I stood up in his office and said I will not sleep with you to get this place!! He said I must have Misunderstood???? there was no misunderstanding... Stay away from this man. I have been a client of the BPG for little over 6 or 7 years. Steve does a good job communicating with the owners of the properties. He has managed 3 properties of mine over that time period. I had an 8 unit, 5 unit, and a SFH. The Biltmore Group managed and sold all three Properties for me. He tells you the information good or bad and knows the market well. Wither you are a new investor or a sesoned property owner. Then you know the importance of a good Property Managemnt team. From running the day to day calls to collecting rents and getting the owners check out on time.They do what a management company should do. Keep the tenant and the owner happy. read more

I have used The Biltmore Group to manage my property for the last six years. Steve always consulted with me on every tenant issue as well as any and all repairs. Although there were times we didn't agree I knew that he had my best interests at heart. We spoke often each month, sometimes to just chat about market conditions and how to gain the most revenue from my units. And although I had a 4 unit he treated me as if I had a hundred. Steve was able to increase my income from the first year and when I sold the property he was very instrumental in getting me the price I was asking. read more

I called to set up an appointment to view a house that The Biltmore Group had for rent. He was able to accommodate us the next morning. We started the application process the next morning after seeing the house and had a response the same day! Super easy process. After moving in and settled for a week our pool valve blew up. We sent a maintenance request followed by a phone call and he had a pool guy out next morning. We are very happy and my family is enjoying our new space. One star is overrated. I could not agree more that I have never met anyone as unprofessional and unethical as Steve Hatsakorzian. He was non responsive and incompetent as well as verbally and physcially harassing to me as a tenant. I agree with Clara, you have been warned. I have always been weary with deposits and hearing horror stories about property management companies being unethical and dishonest. Steve was very thorough on the final walk-through and followed up in a timely manner with invoices and my security deposit. He made the process as painless as possible. The bolt more group was really good we rented a house for two years and we had no issues with them we dealt with steve who was very helpful and friendly . If we had an issue he always called us back right away and helped us out if something was wrong, I would highly recommend him or built more group to anybody there's not to many realtors who keep in touch with tenants or on top of things but steve always did read more
