    Roof/siding has fallen off

    Tenant here, long term tenant actually and my experience with Capstone has been far from quality. The system is broken and a complete facade. Bonnie is my point of contact and pretty hard to reach during business hours. I've made countless maintenance requests over the YEARS about home maintenance (our roof/siding is crown molding and has MELTED off) We have birds nesting in our home due to this! It's pure negligence. Not to mention a huge tree ONE step outside the front door creating damage to the roof and electrical. There's 0 accountability and urgency to help us. if something is addressed it takes multiple requests and effort on my end. I rent two properties from the owner and each time I make a requests I'm reminded it's hard to reach the owner due to him living out of the country. The boots on the ground are not advocating for the tenants and they are not keeping the homes in good standing. sincerely a 5 year tenant who previously loved living here. Bonnie has been kind yet dismissive. I've done my best to deal with this personally but I can no longer silently deal with the home I pay to live in falling apart. Ultimately I've reported these problems to get ahead of them and to maintain the home and ensure the damage is not blamed on me as a tenant. I don't enjoy writing negative reviews and I hope we can resolve this. (Edit: they have reached out to me and to the owner to try to remedy this situation. Appreciate the effort, tbc)

    In regards to the owner's response, I will not stand by their claim that the property was poorly taken care of - or that we weren't patient for over a year. Numerous claims we submitted immediately after move-in and they weren't taken care of and ignored. Most were supposed to be taken care of BEFORE we moved in.. Grass infestation was just one example. We were even forced to pay for HOA fees for the weeds after Capstone never even forwarded us the HOA warnings. They threatened late fees if we didn't. I'm not even going to bring up the carpet (more pictures).. What repairs did we try to manage on our own? ha.. There were too many issues within the first three months of our tenancy, during a mandated quarantine with 6 kids at home.... They are now requesting that our civil claim be dismissed and that we ought to pay for their attorney fees.. As if this hasn't cost us tremendously already. We've been living in travel trailers for 109 days now haha.. You know this and knew this in February. You still increased our rent $500 and made us sign an agreement to promise we wouldn't pursue you legally just to get an extra 30 days.. The real estate market is thriving right now, Ed.. So the simple fact you're so eager to swindle innocent, hard working, well-maintaining tenants for $2000+ is insane to me.. You do not know what "COVID" has caused because it has exceedingly benefitted realtors. You aren't sorry no matter how much you say so.. You're more interested in publicly covering things up. If you want to remedy the situation, then give us our money back and stop trying to scare us with your excess capital and team of lawyers. Suggesting that I'm acting out of line is absurd.

    I obtained Fort Lowell Realty in 2021 to manage my duplex. In the beginning, I had responsive and…read morecommunicative property managers. However, from 2021 to 2025 they went through four different managers. I would have one person, everything would seem to be going well and then abruptly they'd tell me someone else was being assigned. In 2025, I was again assigned a new manager, Andrea R. and communication significantly declined in comparison to other property managers I had been assigned. Emails would often go unanswered for long periods of time. Everything fell apart during a tenant move-out at the end of 2025. Before the tenant moved out, I provided the original lease and deposit records to Andrea so there would be no confusion. During the scheduled move-out, the assigned manager was unavailable, and the person who performed the move-out inspection took not one photo. I had to step in myself after tenant departure to take move-out condition photos because Fort Lowell staff didn't do it. The departing tenant was instructed to leave the keys unsecured in the mailbox after 5:30pm, which was very concerning because they didn't set up a lockbox for the tenant to securely leave the keys after the inspection. In addition to all of this, they issued a security deposit refund using rents from another unit to the tenant before fully reviewing damages. Keep in mind I held the deposits, but they did not consult me or provide me with the breakdown and obtain my authorization before refunding the money that I should have provided from the deposit account not use rents from another unit's tenant. To make matters completely insanely worse, the refund included money that had already been returned years earlier to a prior co-tenant! After I began formally requesting proper documentation and correction of the accounting, communication became worse. I sent a written notice under the contract giving them nearly a month to fix the issues. The problems were not fully corrected. After I terminated the agreement with proper 30-day notice, communication completely stopped, they did not follow up with me with requested documentation and stopped responding to my other unit's tenant they were still managing in this timeframe. I have still not received the complete documentation or the remaining funds in my owner account. I also later discovered that another tenant had gone six months without a properly executed lease renewal, and I was never informed. As a landlord, you need clear communication, accurate accounting, and proper handling of deposits. In my experience, those basic protections were not consistently in place. In addition, Fort Lowell's team is extremely unprofessional, completely ignoring clients, being condescending, and just displaying levels of incompetence I didn't know could exist. If you're a property owner, I would not recommend you use Fort Lowell. In fact, RUN!

    I had an ABSOLUTELY HORRIBLE EXPERIENCE with Beth Jo and her staff…read more It started with a low ball appraisal from an appraiser that they selected, which had very poor reviews (Joseph's Appraisal Group - read their reviews), which I attributed to just wanting a quick sale at my expense. I was allowed to order a separate appraisal, and when it came back almost $50K higher, they would not recognize it, even though they said I could obtain another appraisal if I wanted to pay for it. When I got their appraisal, I discovered that my Ex Wife had trashed the condo, ripped out carpet and flooring, ceiling tiles, electrical outlets, etc., in order to get the price down so that she could purchase cheap. She also let her son move in with his German Shepard. When I asked that Beth Jo bring the issues to the Judge for resolution, she stated "We do not have the authority to instruct either party to make repairs or for the cost of those repairs to be deducted from one parties sale proceeds", and "Our current order does not provide for the removal of any occupants/pets from the property. Ms. xxxxxxx can you provide the reason for the two declined showings? Should future showings get declined and/or the property not be maintained and clean for all showings, we will bring this matter before the court for further direction" So, in her role as Real Estate Commissioner assigned by the Court to resolve issues, she did nothing to resolve the issues that she was hired to resolve. In addition, the low ball appraisal that she obtained failed to include recent sales with higher values, and when I asked her associate Joey Hasselbring to make sure that the next appraisal included those, his response was "The appraiser will use the comparable properties they see fit". Beth Jo and her staff did nothing to resolve the issues that they were hired to resolve, and in obtaining their low ball appraisal they helped my Ex Wife accomplish her objectives, so I don't see why she is allowed to retain the title of Real Estate Commissioner.
