I've been renting under this management company for about a year now and overall it's been a solid experience. The home was clean and in good condition when I moved in, and it's been comfortable to live in. Anytime I've needed something, management Guy Kevin has been responsive and communication has been pretty straightforward, which I appreciate. They've also been helpful when I needed to handle things in the city no issues there. I'm still currently renting with them and haven't had any major problems. I live across from a property managed by XCD Realty & Property Mgmt at 1502 E Dunlap, and this has been an ongoing issue for well over a year now. The dumpsters are constantly overflowing, left open, and people dump bulk items outside of them. Trash gets blown everywhere and ends up on surrounding properties, including mine. I've had to clean up debris from their property more times than I can count. It's unsanitary, it attracts pests, and it honestly just makes the whole area look terrible. I've reached out directly and was told it would be handled, but nothing has changed. There doesn't seem to be any real system in place to manage the trash or prevent this from happening over and over again. At this point, I've had to file complaints with the City of Phoenix and Maricopa County because it's clear this isn't being taken seriously. I really hope they step up and fix it, because it's been going on far too long. read more

This place is the worst. The apartment was filthy. The pool and gym was never available. The garage didn't open. They never gave us mailbox keys or garage door keys and they only gave us 1 key to the townhouse. We called multiple times but Samir only answered or called us when it had to do with our rent. Then our water heater broke and the property manager Nicole said she sent someone to fix it. No one ever came. STAY AWAY! If it says Samir just know he'll try to take every penny you got without honoring the lease. read more

I resided in Phoenician Pines, in a condominium managed by this company from April 2023 through July 2025. Issues began prior to move-in when the originally assigned unit was unavailable due to an oversight by the owner, resulting in a two-day delay before we could move into an alternate unit. Throughout our tenancy, I submitted multiple maintenance requests, including bathtub resurfacing and tile replacement in the second bathroom and kitchen. The bathtub work order was marked as completed; however, I was incorrectly informed that maintenance attempted service while I was not home. I was present the entire day, and no authorized entry was permitted in my absence. Tile repairs were ultimately denied, with management stating that matching materials were unavailable and that full replacement would be required. In the interim, I was advised that my children should wear socks or shoes indoors. There is also an unrepaired hole in the exterior stairway. Management addressed this by nailing a piece of plywood over the area, which presents a tripping hazard rather than a safe repair. Additionally, there were serious safety concerns involving other residents. On New Year's Eve 2025, individuals in a unit below mine were discharging a firearm into the air. When reported, management stated that those individuals were relocated to another property owned by the company. Communication with the office was often unsuccessful, as multiple attempts to obtain assistance or documentation went unanswered. I repeatedly requested documentation regarding the removal of a former roommate and the writ of eviction issued prior to move-out, but these requests were never fulfilled. read more

This is probably the least communicative agency I have ever rented from. My AC went out and I notified them via a maintenance request. I left two seperate voicemails on the same day. One on their main line and one on their emergency maintenance line. I heard nothing from them until I submitted an intent to vacate the next day which they responded to quickly without mentioning the AC repair. I received another email the next day about my intent to vacate and still nothing about my maintenance request. The temperatures have been over 100 degrees Fahrenheit each day this week and this is a health and safety issue for myself and my children. Please avoid renting from this agency if you can for your sake. It has been 2 days and 11 hours since my maintenance request and I have still not received any communication regarding it. read more

By far the absolute WORST experience I have ever had with a property management company. When we first moved in we had no bathroom mirrors... we asked if we could get mirrors and we were told we would have to provide our own... after 3 months of arguing they got us mirrors. On two separate occasions they shut off our water, for absolutely no reason, we never once were late or missed a payment. When we would call to ask why they had absolutely no idea. Now that we've FINALLY moved out we cannot get anyone to speak to us about returning our security deposit or drop our account balance to zero. This is by far the most unorganized, unintelligent group of people I have ever had the misfortune of working with. I don't think I've ever left a review for anything in my life. I am planning to take these people to court here very shortly I am just gathering all of the invoices and all the files I need. It is absolutely trash! Negative stars..XCD is absolutely the worst property management company in Arizona. They ran our entire complex into the ground- sold-and left an absolute financial disaster for the new owners and HOA going into 2022. Samir is the used car salesman of property management and real estate sales and will do nothing good for your home value. He is all smooth talk upfront but a business disaster that couldn't keep books straight even if they actually tried. Our new HOA can't even audit the financials due to the shambles that we're passed over. Stay as far away from XCD as you can. When I moved out I cleaned very well. I completed a closing inspection with the current manager (Tia, B.) and I videotaped the apartment before the last inspection and during her inspection. I was reassured I would get my deposit back. Underhanded business practices. The pool sat green for months, the laundry facilities have been broken down for at least a year, and one apartment was rented out with no attempt to clean or paint after the last occupant left; all this while the rents are ridiculously raised and no improvement to speak of. XCD Property Management reached out to A&D Appliance Services to perform appliance repair services for the rentals at the Sage apartment complex, for which they got paid, but A&D always had to request payment after the 45 day mark. We worked with them for a couple of years. Then XCD Property Management started requesting appliance repair services at other rental properties throughout the valley, which XCD has never paid for these repair services, which equals $1826.34 in 14 past due invoices. If you are an appliance repair business, I would not recommend working with XCD Property Management. read more

This has got to be the worst property management company ever! Samir is the biggest jerk I have ever encountered. We rented 2 properties from them when we first moved to Arizona, one a restaurant and the other a house. Our restaurant didn't go so great because our entire family ended up getting covid over a month time so we had to close the restaurant for about a month and once we were able to open again, we couldn't get the clientele to keep up with our bills at the restaurant. So we closed permanently and that didn't sit well with Samir, even though he got another tenant in there almost quicker than we got our stuff out. With that being said, we ended up missing February rent to begin to month. By the 7th, we had an eviction notice, which is rather quick since it was only 1 month we were behind and it was only the 7th day of that month. We let him know that we had put through for the state to pay our rent up until our lease ended in July and he said he didn't want to take that. We then told him we would pay him for February and March on the 27th of February and he stated that he didn't want that either. He basically told us he just wanted us out of his house. So we ended up getting evicted on March 7th and now he won't even answer or return calls from prospective landlords to tell them we lived there so he is still screwing us over even though we don't have any property of his anymore. He is just a terrible person and I want to let any and everyone know this fact. And also, the house we were in still has no tenant so he could've had $15,000 but instead he just has an empty house and I hope nobody ever moves in there. God don't like ugly! read more

When I first met Samir he was so nice he got me into a home in surprise first problem was when I paid my 1 rent living there I was charged with pet fee for my 2 service animals I had already given them paperwork about so I should have not been charged anything for them, moving on I started cleaning his new offices in chandler I cleaned his Apts and homes of people who have moved out, until I cleaned this one townhome that had old broken items in the garage I thought was from the previous tenants and I threw them away no one told me the new tenants had put those items in there which was nothing but some broken items from the goodwill I never knew them asked me to turn on the water valve that had been turned off by the city of Phoenix they wanted me to commit a crime that day I stop cleaning for them, fast forward to the end of my 12 month lease they raised my rent $500 my rent was already $2056 and they knew I was going to have hand surgery for carpel tunnel so I wouldn't be working that much until my hand healed they still raised it and put me on a month to month lease I received rental assistant from surprise cap office and Trisha was this home's manager I always worked with her she accepted it with no problem until those payments stop coming in and she kept trying to take me to court for late fee etc. but it always got dismissed now in April 2023 I fell again behind due to my health getting worse still tryin to make every payment I could until I needed rental assistance to pay what was owed so I can move to a place I can afford and she took me to court July 10th the case was cancelled due to technical issues in the courtroom so the court cancelled on the 10th I asked for a new court date I was told I would be notified I called on the 11th I was told the same thing I would be notified come July 12th Trisha had a court date and never notified me about it and got a default judgement against me and I never knew about it until July 18th when I received the writ in the mail I called Trisha over 100 times emailed her as well. The surprise cap office was paying for my rent if she filled the forms out and she sent me a email saying she was filling it out anymore still never telling me about the court date she also sent me another 5 day notice on July 12th and still never told me she got a judgement against me I went to the court to get a motion to vacate the judgement due to those reasons and when they came and Locked me my 2 year old grand daughter and my 2 sons out in this 115 degree weather with me having epilepsy I can't be hot no one can I had no where to go because I've been paying them I went to the court to see if I could get a emergency hearing instead of waiting all of a sudden Trisha was right there on the video I told the judge she never notified me through text or email nor did the court like I was told I would be he said some smart stuff like well what do you want from me I told him I need the judgement vacated under at landlord tenant law that is what is supposed to happen the judge didn't care and neither did Trisha she said I had to get out and I couldn't even stay in the home for the last 14 days no me and my family are homeless and they have all my money don't ever ever go to this company they work with people with evictions because they know they will squeeze all the money out of them then raise the rent to evict them know they can't afford it we are asked what can we afford and the for the rent to raised is stupid Samir and trisha are trash I have reported them to the government and I reported that racist judge cause he told me to stop crying and to leave out his court he wouldn't even look at my evidence read more

Wow. The unit above me is a short term managed by this company. A rep named Rejean knocked on my door (I have an actual 1.5 year lease for My HOME). The people above be are ex employees of this company and have a large ass barking dog that I asked the woman upstairs to control. The agent or whatever she is had the nerve to knock on my door and accuse me of yelling at her 'tenants' / co-workers basically. Extremely unprofessional. Fabulous property owners and management team! We have rented our home from them for over two years. Over the two years we have had a couple issues with our garage door opener and a couple AC issues. They have had someone there almost immediately to fix the issues. The team is friendly and answers your questions quickly and professionally. Finally moved out of that hell-hole after almost 4 years. They wanted to raise my rent almost $1000/month for a dilapidated small house that was overpriced when we moved in. This company will pinch every penny by ignoring your complaints and hiring the ineptest contractors when they do respond. They don't put any money into the home (like appliances, pool filter or air conditioners) so you can expect them to run inefficiently at best. I had been asking for a working ceiling fan in the primary bedroom since the day we moved in (the remote was misplaced sometime in between the original walk-through and our move in). The fan had no other switches so it needed the paired remote to work. They just blew me off until I gave up. One Tuesday, I was leaving and noticed water leaking from my meter box into the street. I looked it over and determined that the leak was on the residential side of the meter (meaning that it's the property owner's responsibility). I promptly called it in as a maintenance request. Nothing happened for 3 days until Friday afternoon when I was informed by one of my sons that the contractor showed up, looked at and told him that it was on the city side, and left. I already knew that it wasn't but decided that I needed to appease them so I got the city out there (around 5:00 PM) that day to confirm with me that the leak was in fact on the residential side of the meter. After confirmation, I immediately re-contacted them to re-confirm what I had already known for days. That water was coming through my meter, being billed to me, and leaking out of the box, and flooding the street.... The contractors finally returned the following Tuesday to begin their work, didn't call or knock on my door and turned the water off to my house while my son was in the shower getting ready for work. And it still took them two more days to actually fix the leak. Water, that I was billed for, ran down the street for 9 days. No apology, no offer to knock off any rent for my astronomical water bill.... No accountability. Then, one of the interior polybutylene pipes burst inside the attic. I submitted the request and a plumber was out there the next day to make the repair... That was good but that was over 24 hours of water leaking into the wall in between the garage and a bedroom. They stopped the leak but never hired anyone to replace the damaged drywall or carpet or do any sort of abatement work at all. I asked them twice in the past year to replace the old decaying pool filter that leaked sand into the pool and backwashed into the street (city code violation BTW). I was ignored. On a side note, the renter is responsible for pool maintenance with this company. It's got to be the only property management company in the Valley in which pool maintenance is not included in the rent. The audacity to ask for a raise of that magnitude simply because the market in Phoenix allows for it, and not because you've incurred any additional costs of ownership is beyond the pale. They have a terrible reputation that is absolutely warranted. read more

If there was a less than 1 star I would give it. This company is TERRIBLE and I would NEVER ever give them any business. We rented a house in Scottsdale which was completely misrepresented online. When we arrived the previous tenant was still moving out. We waited for 2 hours to get into the home and then when we did...wow....it was filthy with human feces on the bathroom walls. Cigarette marks on furniture that frankly was so cheap it was falling apart. And they called it a luxury rental experience. The carpets were stained. A window had been broken and replaced with a piece of plastic but the broken glass remained in the frame and my husband cut his hand on it. The pool was so filthy we couldn't go near it. The backyard had 3 months worth of the previous renters dogs waste. Not ever once picked up. No landscaping work done. Kitchen ceiling with major water damage. I could go on. Oh and the front door had been kicked in and the wood frame was missing. The most frustrating thing was my husband had to spend the 3 months of our rental there being general contractor because this company completely FAILED to provide any customer service. They would not reply to emails. Their property manager was strung out and of no use whatsoever. She lied openly about what had been done. Samir never once replied to emails until we wanted to know where our security check was. Then it took them weeks to get it to us, way beyond the time we should have had it. The address was 7544 E. It has now been one month and counting, still no deposit back. I have emailed Trish twice with no reply, called her and she is never there! She is definitely not professional in her communications department. I also called Samir and spoke with him who said "The check is in the mail"...still nothing!! They expexted their rent on time, even during Covid, no exceptions, we kept our part of the contract and now they are neglecting theirs.
