Upon moving in we experienced a few issues and the owner of the rental property took his time with getting the issues fixed. We are talking months from major to minor fixes and yes keep your text messages and emails as proof always. Every issue that arises, you are the " technician" your job is to solve the issue. Not actually rent the property and pay on time. Why does it take weeks to send out a technician to fix anything? Yes, we had scorpions in the beginning when we first moved in we mentioned it and all they said, was " tenant is responsible for pest control. " Terri Young has her days, some days she is nice and pleasant other days she is a bit dismissive. She does try to resolve the issues, but whoever is over the maintenance line is going to frustrate you. Again expect to be the handyman or technician. They ask for you to be the technician/handyman so you can try and figure out the issues of the maintenance request. Versus just sending out a "licensed " technician in the first place. Not sure how this place received 4 star or higher when issues arise and they throw the issues back on the owner either not responsive or taking forever to respond. This company is an absolute money grab -- stay FAR away from Stratton. My husband and I have made multiple documented complaints about a severe scorpion problem in one of their rentals, yet nothing was addressed until we submitted our 54-day notice to vacate due to the home being uninhabitable and unsafe, as confirmed by our licensed pest control professional who identified an active infestation. Our property manager, Terri Young, has consistently been rude, dismissive, and unresponsive to our concerns. Despite notifying her several times, no proactive action was taken to protect our family. Instead, we were told we would owe a $900 lease-break fee PLUS two months' rent--an outrageous total of $8,000--just to leave a home that is a clear health and safety hazard. Tonight, I received a call from a man named Chris Goodman, who claimed to be under Damon Stratton. Shockingly, he stated that "inhabitable and safety concerns are Arizona tenant law, but not something that needs to be written into a Stratton contract because safety is your concern, not ours." To hear a company openly admit that tenant safety is not their concern is beyond disturbing. I am absolutely sickened that a business would operate this way or speak to a tenant in such an unethical and dismissive manner. I have young children and a small dog living in this home. If any of us suffer a medical emergency due to this scorpion infestation--after repeatedly notifying them and providing full documentation--I will not hesitate to take legal action. No family should be treated this way, and no company should prioritize profit over basic human safety. UPDATE: 12/12/25 in response to Chris G reply. Chris- Stratton only took action after we submitted written notice of our intent to vacate, despite the fact that we had made multiple prior communications requesting resolution of these issues, none of which received follow-up or corrective action. Does that sound like a PM that cares about their tenants well being and safety? As stated in my email to Terri this afternoon- "it is clear that routine maintenance and standard pest treatments are not resolving the issue. This was also noted by our Pest Control company, EcoGuard in the letter I forwarded to you this week. Given that scorpions pose a documented safety risk--particularly to children and pets--what is the proposed solution that does not place our family's health and safety at continued risk? We are asking for a realistic, effective resolution, not continued assurances that standard services are sufficient when evidence shows otherwise". read more

Our experience with this property manager was extremely disappointing from start to finish. Communication was unprofessional and often dismissive -- at one point, her email response stated, "I'm hanging out with my homies. Don't bother emailing me a response as I will not get back to you for at least three days." Maintenance issues were handled very slowly; it often took one to two weeks to get even minor problems addressed. When we moved in, the home was in poor condition: the carpets were filthy and stained, the pool tile was falling off with peeling plaster, and the oven and floors were extremely dirty. Trash had been left around the outside of the property, which I had to pay to have removed myself. Despite the lease including landscaping, it was never done on schedule. I had to contact the landscaper directly to get service -- something that should have been managed by the property manager. The pool cleaner routinely blocked the driveway, preventing access to my garage. Throughout our tenancy, almost every issue we reported was dismissed as "cosmetic." Her emails became increasingly abrupt and rude toward the end of the lease, to the point that I chose to stop communicating with her altogether. We left the home in immaculate condition, far better than when we moved in. Despite this, we were charged for things like missing lightbulbs -- which were already gone at move-in -- and I personally replaced several items that had been missing from the start, including towel bars, toilet paper holders, and shower curtain rods. We explained our situation as far as our credit, we were turned down after going thru the process and paying $110 plus. They should have said we would not get accepted from the beginning, even though we made more then enough. We had to wait days to find out. Also, way too much for the deposit fees, over $2300. Over the past 2 years, the AC in my rental property has broken and required maintenance a total of nearly 20 times, causing me to miss days of work and to find alternate accommodations. Currently the AC has been out for 20 hours with no help from landlord or property management. I was informed by a Stratton Vantage Property Manager that the owner would deal with the issue upon his return from vacation, and he gave me no timeframe. A nonfunctioning air conditioner in the middle of an Arizona summer is inhumane. Stratton Property manager, Logan Cerdhe, has been extremely callous in the handling of the situation. 1.Property Management company did not fix the things we reported after move-in to Condo. 2.The HOA either changed their policies or the Property management company lied about being able to park a 3rd car on the street. The pool was closed the first 5 months we lived their. We were never given the remotes to access the complex, they sent owner to do fixes, only fixed one issue and told us to go to the HOA to get a remote. HOA made changes 6 months in that felt like constant harassment to only renters. Removed big shade tree by our front patio, said we had ONE weed, everyone needed to remove grills of front patios, etc. 3.At move out after we had old carpets cleaned, holes patched and painted, grout cleaned, etc... we only got 13.7% of our $4500 deposit back. I don't normally go out of my way to write negative reviews, but my experience with Stratton Vantage has been so poor that I feel it's important to share. My girlfriend and I applied for a rental we really liked -- great location and price. After a self-guided tour, we submitted our application on a Saturday. By Monday, we received a text confirming they had it. I realized I made a small mistake on the application and immediately tried to contact the office. This is where the nightmare started: * I called 9 times and only got a robo-caller that offered no way to speak to a real person. * I left a voicemail -- no response that day or the next morning. * When I finally reached someone, they gave me Heather's number. I called, no answer. Hours later she only responded via text -- almost 24 hours after my first attempt to reach her. * By that point I had made 11+ calls and sent multiple texts just to correct one small issue. I was told it was "fixed," yet by Friday another staff member (Terri) reached out saying Heather had gone on vacation -- something we were never told. Terri asked about the same mistake that supposedly was already corrected. Only after I clarified did they finally run the background check, then told me nothing else could be done until Monday. Monday came and went with zero communication despite several messages from me asking for updates. This level of unprofessionalism and lack of communication is unacceptable, especially when people are making serious housing decisions. Absolutely the very worst people I have ever had the displeasure of dealing with. Broken a/c middle of summer 95 in the house, called the 24hr emergency number at midnight tried texting email no response til 10 am. Water leak in ceiling in bedroom maintenance sent out a/c repair. Water was leaking from a pipe in the ceiling had to turn Water off to whole house,a/c guy couldn't fix it couldn't get a hold of maintenance or property manager til next day finally they sent out a plumber, they never fixed water damage to ceiling . Microwave broke took a month to get it replaced same with dishwasher. After moving out they now want to charge for preexisting damage that they say wasn't reported. I rented with this company 4 years and I can say in these last two years they have changed to a company that does not put their tenants at any type of priority. I've worked with different property managers over the years and I don't have anything negative to say about anyone specifically but Katrina. After renting with Startton Vantage for over five years I've learned that they don't seem to care much about either their tenants or the properties they manage (i.e. owners this review is also for you). When I moved in, the place was far from move-in ready--walls weren't patched, the garage door was broken and damaged, the yard was a mess, and things were left scattered around. I'm not the type of renter who expects a perfect place, so I took it in stride, cleaned up, and moved on. However, when it came to maintenance requests, things didn't improve. You'll need to stay on top of every issue yourself--good luck getting things taken care of without multiple follow-ups. Issues frequently get lost in the shuffle, and you'll find that getting things resolved can be a struggle. Thankfully, I didn't have many requests that I couldn't just handle by myself, but as an owner you should be aware they don't genuinely care about your property. Move-out charges? Be prepared for charges that may not be in line with normal wear and tear. In my case, they've charged me $1,840 to replace carpets that were already worn when I moved in. I brought this up during my lease renewal the previous year, acknowledging the worn areas and even choosing not to replace two sections I didn't use in an effort to be considerate knowing I was planning a move the next year. Now, they're attempting to charge me for something that, according to the tenant act, is considered normal wear and tear. Please note it was a spare bedroom that literally wasn't used..... I get that renters often deal with these kinds of things, but a management company should at least make an effort to care for both renters and the properties they oversee. If they improved their responsiveness and handled move-outs fairly, they could be a great option. Until then, just be aware of what you're getting into. read more

I would give negative stars if I could. I lived in a home they managed for 2 years. Upon move in, the water heater was broken and had to be replaced, there were dead roaches, the closets weren't clean with gunk all over the shelves, garage door was broken, all of the doors were misaligned, had roof leaks, and the dishwasher broke down. The owner of the property decided to put the home up for sale in the middle of the last year of our lease. We had random people coming to the door trying to come in, they were trying to host open houses while we still had 3 months still living there. Upon moving out, we'd left a few items for bulk trash pick up. I was charged $215 for a service I already paid for through the town of Gilbert. I was charged $90 for ONE lightbulb that needed to be replaced and for an outlet cover that was missing upon move in and all smoke detector batteries were replaced within the last couple months. Charged $500 for a few screw holes and a whopping $300 for a carpet clean that I'd already had done and left the receipt for. I reached out to Katrina (she has been the worst property manager that I've had of the 3 that have come and gone). I heard zero response. They rip you off and are overall terrible to deal with. I painted the bottom floor of the home to match the rest of the house with permission and left that house better than I'd found it - Brewer and Stratton robbed me with their nonsense fees and my deposit. If I could give this company negative stars I would. I'm going to start from the beginning. Shortly after we move in I noticed old termite tunnels that had been slightly painted over which I thought was odd. Then I began to see new termite tunnels and notified the property manager. We moved in in Jan 2021 and they took until March 2021 to even have anyone sent out, the whole time with me telling them every time a new tunnel appeared. Shortly after this our dryer stopped drying our clothes and they took another 1.5 months to get this fixed. I even said I would buy my own dryer and asked they have the old one taken out. They wouldn't let me do this and finally had it serviced. Of course during this time I had to have a laundry service do our laundry which cost about $100 a week. (I tried the laundry mat and just couldn't stand it.) In December 2021 our refrigerator started acting up and the fridge was increasing in temp spoiling our food. We just had to wait for the fridge to kick back on to start cooling down again. Then the freezer stopped working and I had to put dry ice in there to keep the entire refrigerator cooled so food wouldn't spoil. They also advised us during this time they'd be increasing our rent, while the fridge was still not fully working. They/the owner had 4 techs come out to inspect the fridge and they all concluded the circuit board needed to be replaced. Finally in June 2022 we had a new fridge. In October 2022 the termites returned right above our bed so we'd wake up with sand everywhere. They took another 2 months to get this treated again. They again raised our rent and we could no longer justify staying there for the price. Upon move out I cleaned that place top to bottom and they still charged us a cleaning fee and to power wash the driveway. I asked for before and after pics to prove that the house really needed it and of course they wouldn't (or should I say couldn't). Idk why I wasted my time. This property management company will never take any responsibility for anything and always put it on the owner. Our owner, also, was not the best and I know that but this all should have been handled better. They made the last 2 yrs of my life hell, nothing was fast or easy. I'm fairly happy with this property manager. maintenance requests can be frustrating at times but I know that's mainly due to the home owners warranty. Thankfully nothing has broken that was not repairable. I will say the note that others have made about holes not being patched up and carpets being stained does match with my own experience and that along with the sometimes slow response to maintananxe reques is why I only give 4 stars. But I feel like most people only write yelp reviews to be negative so I wanted to let others know that they've been overall a great management company. I'm hoping to renew our lease for a third year and if not I'd gladly rent another property managed by them. I would give them 4.5/5 stars. My family has had the absolute pleasure of working with Brylee since 2021. We hired Brylee as our property manager when my husband, Steve, was diagnosed with pancreatic cancer. Our rental property is in Phoenix, but we reside in San Diego. Steve had always taken care of our rentals, so I was being thrown into the world of property management with zero experience, as he was no longer capable of working. Brylee has been a blessing for my family. She is incredibly compassionate, patient, kind, professional, organized, and knowledgeable. She has also been a skilled educator, as I stated, I knew almost nothing about being a landlord and had much to learn. This company is awful. Our historical property manager was unprofessional, rude and a lot of the times unresponsive. This property management company will do anything they can to a tenant (and probably the owners too - although I can't speak for them) to increase their bottom line. Now - the five star reviews mentioning a specific property managers name - those are not authentic reviews. After somebody signs a lease and is feeling really good about having a new home to live in - the property manager will ASK the tenant if they could leave a five star review for them because the company has a competition going amongst the property managers to see who can score the most five star reviews. If I could give a rating with zero stars, I would. Where do I even start? I will start off by telling you that Brewer & Stratton PM are slumlords. I have been having problems with plumbing since I moved into my house in July 2018. Chris Goodman, my property manager, has been trying to blame me for the plumbing issues since the very beginning. He has accused me, and my neighbor (female), for flushing feminine product and non-flushable wipes which is causing the backup. #1 I don't use any feminine products that would ever be flushed (diva cup and thinx panties), and my neighbor does the same. #2 I never use wipes, and I found out that the plumber said they saw a pack in my bathroom (which were makeup wipes). After these extremely sexist comments, obviously I'm gsick of dealing with Chris at this point. What the heck do I do next if my landlord isn't willing to help and keeps blaming the problem on me?! I filed a complaint with the BBB, which didn't really go anywhere since the landlord said they would be looking into it with the plumbing service they use (Reeds Crew Service). Fast forward to today, I come home to a tub full of sewer water, and almost no water in my toilet. I called Reeds Crew Service, and of course they are closed and said they would give me a call tomorrow. I have to work tomorrow, and this is my only bathroom!! My next step is filing a complaint with the state and hoping it gets fixed from that. In summary- super disappointed in Brewer & Stratton PM for their slumlord behaviors, and employing a sexist jerk like Chris. Won't be renting through them again, and I recommend you don't either. Damon, This would have been a wonderful house to call my home in a great neighborhood but on further investigation of Brewer & Stratton Property Management it looks like there are just too many complaints about your company. You ask so much from a prospective renter and it is not returned in kind. How can anyone go into an agreement with a management company that has an extensive amount of scary reviews and warnings to "run as far as you can to avoid this company". I can't imagine dealing with the horrible experiences that all these tenants went through. Sad that in these times we can't come together as a community and help each other. We hired B&S PM to lease our condo after speaking at length with Jaimee. She sent rental comps all in the range of $1,450 and up. Once we signed the contract, she passed us along to the Property Manager, Rhett, the next day. He emailed us saying he is ready to list our condo for $1,100-$1,200. This came as a total shock to us as all our rental comps showed in the range of $1,350-$1,450 and how can the rents reduce overnight? Some other condos in the same complex, lower than our square footage were listed in the same range. Rhett kept insisting that we are shooting for the stars! We saw no urgency on their part to get our property rented. We also advertised on Facebook groups and received tons of interest. But they all complained that they are unable to reach the Property Manager for any questions. We lost two months of rent because of them. We lost a lot of time because of their nonresponsive nature. We reduced our rental to $1,275 in desperation as we were going into loss. As an owner, you have no visibility behind the scenes. We received a couple of applications and the property manager took a week to respond to us. When we complained about this to the owner, both the property manager and the owner tried were saying totally different things and blaming the applicant. It is like the departments don't talk to each other. Our final blow was when the property manager went out of the office without giving us advance notice. This was at a time when we had 1 applicant to whom the team was supposed to reach out and we were left wondering what was going on. The manager did not give us any alternative contact number if we had questions to ask. We kept calling their office and we finally got hold of someone who said they would respond but never responded. Their promise was "Stress free - Full service Property Management" which unfortunately is not true. We rented the condo within two weeks with another PM for $1,300! read more

Extremely shady, but I needed to get into a house so I put up with the BS. First, when I applied to live at this house, the rent was advertised as $2,395. AFTER I sent in my application, they increased the rent to $2,595. The listing said that cats and dogs were allowed, and that each pet would require a $250 nonrefundable pet deposit. I told them I have 2 cats, and they decided to let me know that they would be charging me a $500 nonrefundable deposit per pet rather than $250. So, I paid $1,000 for the pet deposit rather than $500 that was in the ad. Then I signed the lease, and a few hours after I signed it they said there was an issue and the landlord needed to increase the rent. So they voided my first signed lease and had me sign a new one...they are now charging me a total of $2,850/month. So we went from $2,395/month at the beginning of this whole process to now $2,850/month. My rent miraculously increased almost $500/month! Plus don't even get me started on waiting to see if I got the house. They said 3-5 days but it ended up taking 3 weeks. Heather was never outright rude, but she was definitely very cold and I would be lucky to receive 1 text message a day from her. Some days she wouldn't even respond to me -- it just depended on how she felt that day. You really have this feeling that you are at their mercy throughout the application process and they couldn't give a flying you know what about you. I almost dropped out just for the way they treated me, but again, the rental market is crazy right now and I didn't really have another option. The sad thing is that they know people don't have other options so they know they can treat us however they want and still get their money! The condition they left the house in was deplorable. Filthy. Dead bugs on the carpets, the inside of my fridge and freezer was literally brown, pink Kool-Aid stained all over the white blinds, one shower had black spots all over it and the faucet was crusted over. No paint touch ups or carpet cleaning in between tenants. I paid my housekeeper to go over to the house and do a deep clean before I moved in. Then, I scheduled a professional carpet cleaning company to clean the carpets that Brewer & Stratton should have done. This is the property management company's job, not the tenant's. All in all, it cost me $687 just to make it livable so I could move in. I would not be here if the housing/rental market wasn't the way it is right now. All of the 1 star reviews you read are 100% accurate. I've never encountered anything like this and if you have other options, I would seriously encourage you to go elsewhere. If I could give less stars I would. I moved here from TN a year ago and the house I rented was a nightmare for $3600 a month. When Pat Daly took over the property after 4 months into my lease, she refused any evidence of my move in condition and is now claiming part of my refund without allowing a dispute process - against AZ law. There were times I waited DAYS for air conditioning and MAJOR leaks to be repaired. I am a tenant and this is by far the worst management I've ever dealt with from renting. Not only does Brylee Helm NEVER answer myself or my husbands phone calls. But they expect you to write in maintenance request through their Meld app and they just don't respond, so it never gets done. Brylee's husband came to my home 2 weeks ago to do a very easy repair, patching a hole on my bathroom door and was unable to complete the task because the patch needed time to dry. He said they would contact me and he would be out the following day to finish the repair. We are going on week 3 now of this being unfinished. I've called Brylee, left voicemails, texts, emails, requests on the Meld app for the repair to be completed and no one at their office has responded to me or helped me get this maintenance request resolved. Absolutely horrible management and I would never recommend renting or buying from Brewer Stratton, they clearly are incapable of providing the services that they claim to offer. read more

THIS IS NOT FIRST COME FIRST SERVE. THEY OPENLY DISCRIMINATE I went to go see a house on the very first day it went up for rent, we applied that morning after I was told there were no other applicants. We passed all the criteria for the home. And we were told after a week that they chose someone else. My partner Islam and I are both US citizens Never had legal trouble Credit scores in the high 600s My partner alone makes six times the rent I'm pretty sure they sat on the our application just to find someone they liked more. Do not apply if you have service dogs or an Arab sounding name. They will take your money, and choose someone else anyway. read more

What a sham. We were going to rent a house - went through the entire application process. Paid for the fee. Were then notified that the seller decided not to allow pets. I do truly believe they are just in it for the money and collect as many applications as possible - which is why it takes they 3-5 business days to let you know the owner doesn't allow pets. LOL! I am a tenant. My closet has been broken for more than three months. They sent two different maintenance people to measure the closets. Not sure what happened the first time but three weeks after the first measurement, they scheduled a second maintenance which I thought was for install, but ended up just being another person to come measure. There's no proactive communication and I just have to keep following up for updates. Meanwhile I spent $50 on clothing racks that are now sitting in my living room. Additionally they charge the tenant an admin fee of about $50 per month AND a "resident benefits package" of $75 per month that includes rental insurance, a monthly filter for your ac (that you could order yourself online for $12 per month and you cannot pause even in winter when you're not running your HVAc at all - so it's wasteful and just creates more unnecessary landfill waste), and a useless "points" program that gets you a raffle ticket to try and win something or prizes that are sold out or discounted magazine subscriptions. And you're required to do this benefits package it isNOT optional. On top of whatever they're charging the owners to manage the rental. I got my own renters insurance and they know they've been charging me the wrong amount for three months and still haven't fixed the monthly invoice I'm getting charged. But if I hold out paying until they correct it, I'll be charged a late fee. The one person I deal with is nice enough - they are just doing their job but the company itself is nickel and dime and does not care at all about their tenants or like, the human element part of their job finding people homes. They are very much just in it for every dollar and percentage of profit they can make. And I am a non smoker with no kids who pays rent on time every month - so I'm probably one of their better tenants. But they don't even send a holiday card to their tenants or a birthday card. Zero relationship management or CRM. Not my fave. Avoid renting their units if you can. read more
