Good afternoon Lee.... I just now was able to get to my mailbox and to my displeasure I saw the deposit check from you guys. I guess I am just shocked to see the amount. I'm not saying there shouldn't have been any money deducted, but I don't feel like we left the home in that horrible of shape. We were there for 3+ years. You hardly heard from us. We were good renters. We even paid rent each month in full amount even though we weren't working due to Covid. We had no issues with anything about the house or BCH. We cleaned the carpets yearly. We went above and beyond to keep the house our home. The reason we decided to leave is to downsize and to give my daughter a backyard. I feel like since we gave our 30 day notice, we weren't important to you at all. Our refrigerator went out on a Saturday, sent a maintenance issue that night, and did not get a response til Monday afternoon. Then finally someone came out on Wednesday stating we need a new fridge ( like no crap). I feel like we weren't a priority and getting us a fridge was not a priority to you at all. I feel like you just shrugged it off because we were leaving. We also lost $250 of food because of your lack of urgency. I don't feel like as renters or people we deserved to be treated that way. To be honest this has been eating at me for awhile now. Yes..... seeing the amount of refund was a shock to me and the amount provoked me to write this email, but as I am writing this, I am more pissed off about how we were treated at the end of the month than anything else. Better Choice Homes will never be seen to me as a good company in my eyes. This company we rent from now is far more superior than you all are. Better choice homes is helping me for more than 2 years now to manage my rental property. They have been very professional and exceed my expectations. They are very quick and they have an amazing staff. Lee is the manager for my property and she really does an amazing job. They use all sorts of automated online portals for managing service requests and payments etc. They also have resources to fix anything needed in the house at reasonable cost. A bit surprised by the reviews to be honest since my fiancee and I had a most terrible and unsatisfactory experience w/Better Choice Homes, hopefully my feedback will prove useful. My suggestion would be to speak w/Brad Young regarding issues back in 2017 when we relocated from Chicago to Arizona and were faced with a rental that was so disgusting I wouldnt let a dog live there. Personally, after enduring the initial objections, excuses, and pushback from a few folks at BCH I have a hard time understanding how you could be even contemplate renting from such such an unprofessional company unless you don't do your due diligence before. I have copied and pasted my last correspondence to Brad right before he finally agreed to terminate our lease before I was going to get my attorney involved; Brad, Wanted to do a brief follow up on a letter we dropped off in person to Aaron Wheeler this afternoon. After a day or so to consider our options we have decided to terminate the lease at the Flower Circle property given the extreme amount of issues my inlaws and oldest son walked into earlier in the week. Since then more and more issues has come to light including mold, the continuing roach problem, faulty water valves, non working AC/inability to regulate it, etc, and these are above and beyond the initial issues we have discussed numerous, numerous times via email, phone and voicemail messages. It seems when we met in person earlier this week you seemed agreeable for us to each go their separate ways given the extreme nature of the circumstances of how we found the house. I hope that is still the case. With that said, we paid a total of 1517.66 which consisted of July rent, a 200 admin fee and taxes. We are asking for an immediate refund of July's rent and we would concede to having it pro-rated through today, July 6 for the amount of time we had access to the property. We would also like to be refunded the 169 we paid to have carpet cleaners come in for 6+ hours and attempt to clean the carpets as this is something that BCH and/or the owner should have done initially. I would be happy to provide the receipt for your records if needed. We also would be happy to provide any pictures for your records! We waited almost 6 weeks for our refund and was fought in receiving it back. read more

Our experiences with Better Choice Homes has been absolutely phenomenal. We are relocating from the East, so, learning quickly about the Ahwatukee, Tempe, Mesa, Chandler and Gilbert areas quickly was very important. BJ Gremillion was very thorough in explaining helpful, interesting aspects of each of these communities as was Aaron Wheeler who also accompanied us when BJ had pre-existing commitments. If I could use three words to describe the dedication of the Better Choice Homes team, including Teagan Mindak and Brad Young, these include "extremely customer focused." When we located the home which we bought, BJ was especially helpful in analyzing comps vis-a-vis our prospective purchase; in negotiating the inclusion of a brand new refrigerator and installation/replacement of missing sun shades; in resolving items building inspection items which the seller had ignored and which needed to be resolved prior to closing; and, finally, in negotiating a fourteen thousand dollar reduction in the ratified price when it was apparent that the home needed a full roof replacement, including undelayment and tiles; and in recommending trusted contractors to help. BJ took time to help move a stalled mortgage process along. As a result of a mortgage company caused delay in closing, he suggested that we submit an addendum which obligated the owner to maintain their liability insurance during the time when they had a hold-over tenancy due to the need for re-scheduling their moving date. The entire team has been a pleasure and a lot of fun to work with. When things don't go exactly as planned having a great sense of humor helps helps a lot. BJ has this sense of humor and a very welcome light touch. He helped smooth out the rough moments, was able to help us look on the bright side of things during difficult moments,and literally hung-in there with us from the very start to the recording of the deed. He also responded patiently to all emails, to all texts, and to all phone calls which is remarkable. We can't say enough great things about the Better Choice Homes team, and, in particular, about BJ. They are the kind of people whom you would choose as friends. They are highly professional. They do their homework. They care about their clients, and, without being asked they go well over and above what you would normally hope to receive from real estate professionals. It never occurred to us think that we would receive a year's paid homeowner's warranty, but, that's exactly what they presented as a thank you for our business. We recommend them without the slightest hesitation and without any reservation. We look forward to staying in touch with them into the foreseeable future. And, we will tell everyone we know about the great experience which we have had with them in our relocation to Arizona. read more

I can't believe the glowing remarks above is the same Better Choice Property Management Company we are currently dealing with! Must be planted reviews?? If you don't read any of my long post below please read this: "Save yourself and family frustration and DO NOT RENT ANY HOME Better Choice Homes is the property management of!! If you do, you will have MAJOR REGRETS as my family does!!" This is my warning to save future renters with this horrible company! This management company is Unknowledgeable of repair vendors (who to call), EXTREMELY UNPROFESSIONAL & RUDE phone manners. The have NO experience in customer service!! We've had to do most of the leg work to find repair vendors ourselves! Mine & my husbands experience with Better Choice Homes Property Management has been to say the least a "LIVING NIGHTMARE of "PURE HELL!!" Dealing with Megan & her boss BJ refusing to take care of repairs in a timely manner and their nasty rude arguing demeanor on almost every phone conversion has been especially difficult for our family. BCH told us we are only allowed "ONE" phone call per month to a live person there at Better Choice Homes to tell them of a repair!! We live in a "high end" home in a upscale neighborhood and would not have expected this kind of nasty treatment and absurd rule such as this. The barrage of problems with this home has been overwhelming with many of your standard things in this rental from day one! Let me please share a few of the biggest problems we've had to deal with: 1. Broken Pool Pump & Hot tub: Dark GREEN & DIRTY pool and hot tub. A literal cess pool of bacteria in both! We were UNABLE to use the pool & hot tub for over 2 months because the Better Choice homes REFUSED to get the broken pool pump fixed! They said they didn't know who call since it was warranty work. After many calls myself, I had to do the research myself and find who was responsible to fix and call back to tell BCH (Megan) who to call! This was during the HOTTEST summer months folks! We could NOT use the pool in the AZ heat! 2. Air Condition Issue- Again for 2+months in the summer the air condition did not reach into the Master Bedroom & BR. (This is a ONE level house!) The Master BR& BR stayed at steady 90-97 degrees above the rest of the house everyday during this time. This was during July, August & part of September 2017 this happened. After many, many calls and emails to Megan (our PM) to please get this fixed! In fact, Megan told us she was going to find someone to fix but instead of calling a repair person, we found out she left on vacation for a week without a word and without making any calls for repairs before she left! My husband & I had to sleep in the FR & LR couches for over 2 months because of the extreme heat in our BRM & BR!! We could not sleep in our bedroom because of the extreme heat! Except for using the toilet in the Master bath the rest of the bedroom & bathroom was unusable during this time, TOO HOT to use. We had to shower in our childrens bathroom during this time! 5 people sharing one bathroom!! NOT FUN!! :( 3. Broken Fireplace Gas Switch- Now we are into November with cool mornings where a little warmth of a fireplace would be nice. My husband called Megan early in the week and again she argues there is nothing wrong with the fireplace, nor will she find anyone to come out and look at before Thanksgiving (which she had plenty of time). We are having company for Thanksgiving with NO warmth of a beautiful fireplace for our guests! Very sad and disappointing! These are just a few samples of the horrible and unpleasant experiences we've had with Better Choice Homes Property Management. There are more!! I hope this truthful statement of our experience helps others to research the companies they plan to lease a home rental from. We sadly did not, and have experienced much emotional pain & frustration in trying to get the needed done. Thank You! This comment is for Brian, what I posted is the ABSOLUTE truth!! You must work for the Better Choice Homes or have a family member employed by them to challenge my truths about our horrible experience with this company!! I would NEVER recommend this company to anyone looking for contracting or buying. We just bought a home that they flipped and I have a laundry list of things that have gone wrong or been done wrong. 1- Roof was done wrong twice before we finally pushed to have another roofer come back. 2- Same with the a/c- wrong until my husband had to get up in the attic on YouTube to figure it out and again have someone come out. 3- Tub fixtures were not installed correctly and had no washers. We would have had a flood if our own hired plumber did not come out and find it. 4- Granite was cut wrong to the point of sinks being off and faucets not fitting in the correct holes. 5- Didn't hold up their end of the contract installing a fireplace mantel and instead got a shelf delivered after close. 6. Water heater was installed wrong. Again had to have our own professionals come out to fix it. 7. Didn't hold up their end of the contract having grass installed before close. 8. Did not disclose scorpion issues, knowing I have two young children. 9. Crooked tile, lazy paint work, paint from stairs is on the floors, floorboards, doors, etc. 10. Drip system was not correctly installed and has a major leak- the valves were not even connected correctly. Our first water bill was $175- which they must have had for months while holding onto the house. 11. Pool filtration system was supposed to be brand new and instead they just moved the old one to a new spot and it cracked a day after close. Again, had to call and send emails to have someone come out. 12. Condensation line was installed incorrectly- we had to point it out them for it to be fixed. The list continues..... I can attach photos or email me if anyone has inquires as well. Basically, they're a group of nice people that put on a good face but mess up most things that they touch. As a young family I feel "duped" by this team of contractors. I feel taken advantage of and feel like they cut every corner possible once they had an offer from us. I am hoping I don't find anything else wrong with this house but at this point, I don't have a lot of faith...especially considering I now am stuck with yet another bill ($600) for a bad drip system that was installed by them weeks ago. Be aware and be safe. Don't get taken advantage of as young home buyers like my husband and I were. read more
