    We were really interested in a property here in Gilbert, it's been on the market for over 64 days…read more I had filled out a form thru this particular companies on-line link to tour this home. Through the prompts and towards the end of my process, it requested me to provide my credit card as verification, so I opted out and x'ed out. Within seconds- I received a call from Raphael at Rosenbaum Reality Group. Talk about a "bait and switch"! LOL From this conversation I was able to book a tour (without payment) of the property that same day. I was provided the access code to enter with my family when we arrived to the address. It had just rained, so we found many concerns from that alone. This was an older home with zero upgrades, back yard needed some landscaping done, front entry needed the bird poop & cobwebs removed. The deck off the Master Bedroom had some wood rot (probably from rain water settling in those areas) and had portions where it was extremely unstable. NOT SAFE!! That said, the view from the home is what you are paying for bottom line! We thought additional work would have to go into cleaning & questioned that as the renters. Would we have been responsible for additional tidying up at move-in as this home was seemingly being rented "as is"?! I addressed these concerns with Raphael and proposed a bid at $2,800 a month to the owner. The owner countered back with still a price range that was to high (for the conditions of the home) and not in our budget especially with ALL the additional expenses this property management company charges. Administrations Fee- These property management companies can charge a 1.9% to 3.3% MONTHLY administrative fee! Plus, a renters "benefit package" that's mandatory and another $75 dollars MORE a month along with the one time admin fee of $250 upon acceptance, that is also non refundable! *The Catch- With most of these shady Property Management Companies it seems fairly standards to tack on these ridiculous / bogus charges to make up for the loss when Arizona cities took away the residential rental taxes. So, that means property owners can no longer impose a tax on residential rentals after December 31, 2024. Yet, this is how they're working around it to still suck that money out of the renter, by making it look legit and there's no option to opt out! They claim they have a $350 redecorating fee?! That's just a fancy term for a cleaning fee, which clearly they don't clean prior to you touring and or when you rent! So, are they actually doing this prior to move in or just keeping your money and calling it something it's not?! You decide based off touring their rentals! *Important Note- Standard Deposit ( if you get any money back at the end of your lease, this can be used toward the purchase of a home specifically the closing costs. Just not the one you're leaving or any of their other rental properties! They have an enrollment choice (do not do this) which is cheaper. However, it's prorated with an additional percentage that is added and divided by your 12 month lease. It's almost $900 more annually! You do not get these funds back at all-ZERO. I suggest you stay far away from dealing with this incompetent liaison agency and best of luck in your rental house hunting.

It was really nice to be able to use their website and go through property properties and then also use the 3-D option for viewing inside of the property. What was nice is they were really helpful about allowing us to have someone come view the home. Online application is seamless. We got an answer on our application within a day. During the whole process, we mostly dealt with Tara. Tara was amazing and always responded really quickly. All in all, no complaints about the application and getting out keys. We were able to easily pick up our keys and paperwork pertaining to the home when it was convenient for us. The reason for the 4 stars is I do feel like this property management company has a lot of fees. Like the ongoing $49 a month benefits package that no one probably wants. If I understand it correctly I won't be able to use the payment portal if so cancel this $49 per month fee. That seems ridiculous. On top of application fees, non refundable fees and the fee they likely get from the home owner, this seems to be a money grab. Will say for an out of state rental process this was very easy. I appreciated that they also gave us 5 days to do the walk through and documentation regarding rental condition.

I had to chase THEM down just to get basic information, and even then it was nearly impossible to get anyone on the phone. When I finally got through, I was told I had 48 hours to come up with the full security deposit or I'd lose the property. I explained clearly that I had Mesa housing assistance covering my deposit, but that it takes a little time to process--completely reasonable. They refused to work with it at all. No flexibility, no understanding, no effort to help someone actually secure housing. Then came the worst part: they straight up ignored my calls after that. The only way I was able to reach Bryson again was by calling from a blocked number. That alone tells you everything about how they operate. When I asked if the property manager would work with the City of Mesa housing assistance program, Bryson flat out said no--they won't work with anything outside their strict 48-hour demand. No consideration, no willingness to support people trying to get stable housing, just pressure tactics. Also, let's talk about transparency--because there isn't any. The unit was advertised at $1,250/month, but at lease signing suddenly it jumps to $1,360 with added "management fees." And if you don't pay a traditional deposit? They tack on another $95/month. So what looked affordable quickly becomes something completely different. The unit itself was beautiful, which makes this even more frustrating. But the management? An absolute joke. Bryson was unprofessional, dismissive, and even laughed after I explained I needed housing assistance for my family. That's not just bad service--that's disrespectful. This company seems more interested in squeezing money out of people than actually helping them secure housing. No communication, no integrity, no compassion. Be very careful dealing with them.

    I obtained Fort Lowell Realty in 2021 to manage my duplex. In the beginning, I had responsive and…read morecommunicative property managers. However, from 2021 to 2025 they went through four different managers. I would have one person, everything would seem to be going well and then abruptly they'd tell me someone else was being assigned. In 2025, I was again assigned a new manager, Andrea R. and communication significantly declined in comparison to other property managers I had been assigned. Emails would often go unanswered for long periods of time. Everything fell apart during a tenant move-out at the end of 2025. Before the tenant moved out, I provided the original lease and deposit records to Andrea so there would be no confusion. During the scheduled move-out, the assigned manager was unavailable, and the person who performed the move-out inspection took not one photo. I had to step in myself after tenant departure to take move-out condition photos because Fort Lowell staff didn't do it. The departing tenant was instructed to leave the keys unsecured in the mailbox after 5:30pm, which was very concerning because they didn't set up a lockbox for the tenant to securely leave the keys after the inspection. In addition to all of this, they issued a security deposit refund using rents from another unit to the tenant before fully reviewing damages. Keep in mind I held the deposits, but they did not consult me or provide me with the breakdown and obtain my authorization before refunding the money that I should have provided from the deposit account not use rents from another unit's tenant. To make matters completely insanely worse, the refund included money that had already been returned years earlier to a prior co-tenant! After I began formally requesting proper documentation and correction of the accounting, communication became worse. I sent a written notice under the contract giving them nearly a month to fix the issues. The problems were not fully corrected. After I terminated the agreement with proper 30-day notice, communication completely stopped, they did not follow up with me with requested documentation and stopped responding to my other unit's tenant they were still managing in this timeframe. I have still not received the complete documentation or the remaining funds in my owner account. I also later discovered that another tenant had gone six months without a properly executed lease renewal, and I was never informed. As a landlord, you need clear communication, accurate accounting, and proper handling of deposits. In my experience, those basic protections were not consistently in place. In addition, Fort Lowell's team is extremely unprofessional, completely ignoring clients, being condescending, and just displaying levels of incompetence I didn't know could exist. If you're a property owner, I would not recommend you use Fort Lowell. In fact, RUN!

It can be frustrating and worrisome to be a property owner when you aren't anywhere nearby, but I had total trust in Brandon to take care of things. He led a few renovation projects for me and was always able to get good tenants in quickly. When it came time for me to sell the place recently, I turned to Brandon, who is also a real estate agent. He again managed some reno projects to freshen up the place for sale -- all without me having to come to AZ. The townhouse sold within a week of it going on the market at a very good price, better than I'd hoped. I had to pay a commission for Brandon's services as a real estate agent and an additional commission to Apartment Hunters, since he was working in that capacity. It was a little pricey but I felt it was well worth it for me to have peace of mind and not have to worry about doing any of the prep work myself. I'd recommend Brandon to anyone in the Phoenix/East Valley area needing property management services or real estate services.

    This company managed a rental house in North Phoenix in Middle Vista, the rental house has had…read morenumberous compliants, they refused to listen to HOA fines, and compliants. Never notified the owner, Tenants moved out and left a pile of trash that has been sitting in front of the house now since Thursday. It is leaking chemicals, spoiled food and now maggots. The house is totally destroyed by this tenant who the police has been called 8 times on for various violations. This home owner, sadly, is in for a serious shock at the amount of money it is going to cost to totally renovate this home that is less than 1 1/2 years old. Sadly, I feel they absolutely did not screen these past tenants who by all accounts it was a drug house. Neighbors have tried to contact this company and they won't even acknowledge our concerns.

    This company is an absolute money grab -- stay FAR away from Stratton…read more My husband and I have made multiple documented complaints about a severe scorpion problem in one of their rentals, yet nothing was addressed until we submitted our 54-day notice to vacate due to the home being uninhabitable and unsafe, as confirmed by our licensed pest control professional who identified an active infestation. Our property manager, Terri Young, has consistently been rude, dismissive, and unresponsive to our concerns. Despite notifying her several times, no proactive action was taken to protect our family. Instead, we were told we would owe a $900 lease-break fee PLUS two months' rent--an outrageous total of $8,000--just to leave a home that is a clear health and safety hazard. Tonight, I received a call from a man named Chris Goodman, who claimed to be under Damon Stratton. Shockingly, he stated that "inhabitable and safety concerns are Arizona tenant law, but not something that needs to be written into a Stratton contract because safety is your concern, not ours." To hear a company openly admit that tenant safety is not their concern is beyond disturbing. I am absolutely sickened that a business would operate this way or speak to a tenant in such an unethical and dismissive manner. I have young children and a small dog living in this home. If any of us suffer a medical emergency due to this scorpion infestation--after repeatedly notifying them and providing full documentation--I will not hesitate to take legal action. No family should be treated this way, and no company should prioritize profit over basic human safety. UPDATE: 12/12/25 in response to Chris G reply. Chris- Stratton only took action after we submitted written notice of our intent to vacate, despite the fact that we had made multiple prior communications requesting resolution of these issues, none of which received follow-up or corrective action. Does that sound like a PM that cares about their tenants well being and safety? As stated in my email to Terri this afternoon- "it is clear that routine maintenance and standard pest treatments are not resolving the issue. This was also noted by our Pest Control company, EcoGuard in the letter I forwarded to you this week. Given that scorpions pose a documented safety risk--particularly to children and pets--what is the proposed solution that does not place our family's health and safety at continued risk? We are asking for a realistic, effective resolution, not continued assurances that standard services are sufficient when evidence shows otherwise".

They should have said we would not get accepted from the beginning, even though we made more then enough. We had to wait days to find out. Also, way too much for the deposit fees, over $2300. I see why this place has been for rent for over 90 days.
