Brandon Boxrud at Apartment Hunters managed my rental townhouse in Chandler for more than 10 years while I lived out of state. It can be frustrating and worrisome to be a property owner when you aren't anywhere nearby, but I had total trust in Brandon to take care of things. He led a few renovation projects for me and was always able to get good tenants in quickly. When it came time for me to sell the place recently, I turned to Brandon, who is also a real estate agent. He again managed some reno projects to freshen up the place for sale -- all without me having to come to AZ. The townhouse sold within a week of it going on the market at a very good price, better than I'd hoped. I had to pay a commission for Brandon's services as a real estate agent and an additional commission to Apartment Hunters, since he was working in that capacity. It was a little pricey but I felt it was well worth it for me to have peace of mind and not have to worry about doing any of the prep work myself. I'd recommend Brandon to anyone in the Phoenix/East Valley area needing property management services or real estate services. read more

This company managed a rental house in North Phoenix in Middle Vista, the rental house has had numberous compliants, they refused to listen to HOA fines, and compliants. Never notified the owner, Tenants moved out and left a pile of trash that has been sitting in front of the house now since Thursday. It is leaking chemicals, spoiled food and now maggots. The house is totally destroyed by this tenant who the police has been called 8 times on for various violations. This home owner, sadly, is in for a serious shock at the amount of money it is going to cost to totally renovate this home that is less than 1 1/2 years old. Sadly, I feel they absolutely did not screen these past tenants who by all accounts it was a drug house. Neighbors have tried to contact this company and they won't even acknowledge our concerns. read more

Deceptive & Illegal Practices - be careful. We are shocked at the extent of the unethical practices of this company. After touring and applying, we put down a $1000 earnest deposit for a home. We were then sent a lease that listed multiple astronomical fees, all of which were deceptive as they were not listed under "cost & fees," on the listing nor communicated to us in any capacity. This process is not only misleading, it's illegal and this was confirmed with not one, but two lawyers. They'll take your earnest deposit knowing it's nonrefundable and then tell you about the fees, even if you're an expecting mother or father. Even after bringing it up immediately, they refused to return it and ghosted us. Currently, we're in the process of filing at small claims. I hope this doesn't happen to anyone else. The listing agent is Allen Kelley and these owners names are Ashley & Scott Hutchins. PS: Karen - regarding your response. We did reach out multiple times via phone, email, and text. I wish I had known how AH Properties handles deposits before renting from them, because I would have had zero expectation of ever receiving my refundable cleaning deposit back. I also wouldn't have wasted my time and energy cleaning the home, because it wouldn't have mattered. I worked directly with Allen, and I want to be very clear about my experience so others know what to expect. When we moved in, the house was not in great shape. It wasn't very clean, and the carpet definitely wasn't clean. It was worn, matted down, and only on the second level of the home. We still cleaned everything ourselves and didn't make a big deal out of it. When we moved out, we left the home in better condition than we found it, and I took photos of everything to document it. There was no move-out checklist, no cleaning standards given, and no communication about what was expected to receive the full deposit back. I assumed that leaving the place clean and in good shape would be enough. That was my mistake. After move-out, Allen kept our entire $400 refundable cleaning deposit and then charged an additional $280 for carpet cleaning on top of that. And to be clear, carpet cleaning is not included in their normal cleaning charges or in the non-refundable redecorating fee. It is completely separate. So they kept the refundable deposit, charged for general cleaning, and then added a separate carpet cleaning fee as well. None of it made sense. The most disappointing part was realizing that the word "refundable" meant nothing in practice. I also learned very quickly that "normal wear and tear" doesn't seem to mean anything either. They will charge you for cleaning regardless of the condition you leave the home in, and the redecorating fee you pay upfront isn't applied toward anything helpful for the tenant. They can use that fee however they want, and it offers no protection to renters at move-out. I asked for clarification multiple times over several weeks, and Allen never addressed a single question. Every response avoided the issue. No receipts. No photos. No documentation. Just a vague itemized list, which apparently is all they are legally required to give. When I finally told him that I would move forward with a formal dispute if he couldn't provide proof of what the cleaning deposit was used for, instead of simply sending documentation, he replied with a scare tactic about "attorney fees and court costs" if a judge ruled in their favor. It made no sense to me. If the charges were legitimate and he actually had proof, why would the first response be to bring up lawyers? That isn't necessary when you're operating transparently. It felt like an attempt to shut me down instead of answer a reasonable question. That said everything I needed to know. Throughout the whole process, I also felt gaslit. Allen was polite on the surface, but nothing he said aligned with what was actually happening. It felt like he was trying to make everything seem reasonable and justified when none of it matched the condition of the home when we moved in or how we left it. I know I did the right thing, and I did not receive that in return. For the sake of my peace and happiness, I'm not pursuing this any further. And honestly, I believe that is exactly what they depend on. Most people aren't going to waste their time and energy fighting over a few hundred dollars. But if they keep a little more from every renter and hide behind vague laws and vague itemized lists, that adds up over time. They know that. And they know most tenants will just let it go. I'm not writing this because of the money. I'm writing it because the way this was handled felt misleading, dismissive, and unfair. I want other renters to know what to expect. You can leave the home clean, you can do everything right, and you can still lose your deposit and be charged extra on top of it. I'm sharing this so future renters aren't blindsided the way I was. read more

Too bad zero stars not an option. Real Mickey Mouse operation. DO NOT RENT from them. RUN if Brandon is your property manager. Upon move in discovered heat not working and toilets were leaking After couple weeks of constant inquiries, they finally addressed and then tried to charge me deductible to fix what wasn't working before we moved in. Then later AC unit quit and took 6 weeks to get replaced. Suggested we open the windows. First of all no screens so therefore we were over run with flies. Also temperature was over 80 so still not comfortable. Had to spend $300 for swamp cooler just to make conditions bearable while I had to constantly ask when they would replace unit. Then irrigation system broke. Took 2 months to get repaired. Asked me to self water. I was a tenant for 4 years, never late or missed rent payments. Numerous other issues that they never followed through on. Cabinet doors for master bathroom never replaced, finally gave up. The ceiling fan not repaired, dryer not repaired till it totally quit then charged me deductible. Then on move out wanted to charge me for new smoke detectors for entire house. They were in perfect working order when we left. Just an attempt to get another $350 from me. Also charged for painting even though security has non refundable amount to cover painting after move out. At best case they dragged their feet to fix/replace anything until you just hounded the crap out of them. Then it was Mickey Mouse repaired and charged you a deductible. NIGHTMARE EXPERIENCE! FLAGRANT LAW VIOLATORS! Where to start? If there were just one or two issues, or something that might be an honest mistake... that would be one thing. But AH demonstrated a consistent pattern of breaking the law and working to screw us over as tenants. Our chief complaints: - Entered our property without notice multiple times, violating our privacy and lease agreement - Rekeyed our doors randomly without notice, locking us out for 6 days (despite no payment issues) - Stole our cleaning supplies worth ~$900 from our storage, admitted it, and then had the audacity to try to charge us $350 for it - Kept our entire $1900 security deposit with fabricated invoices (we had the unit professionally cleaned and landscaped when returning it to them) - Rented unit did not have the listed amenities (solar installed 6 months after promised date) In my experience, if we had to do it over and had absolutely no other option but to rent from them, I would hire a real estate attorney beforehand, document EVERYTHING meticulously, and be prepared for a legal battle to protect our rights. read more

Kristiann is extremely rude! My lease expired 6/30/25. I started reaching out regarding lease renewal early June. Fast forward to July 14th. I finally get a lease and my husband signs it but it was not anywhere for me to sign. I reached out to Kristiann via text message and a phone call to let her know I didn't receive the lease to sign. She was so rude and snippy I decided not to respond anymore. My husband had signed the lease so I didn't think much of it. Fast forward to today. I get a text from Kristiann saying I didn't sign my lease. I sent her a screenshot from July showing I reached out to her with no response. She responded saying it was sent and that I needed to sign it today. I responded saying it was rude and inconsiderate for her to say I had to sign it today considering I reached out to her July 14th to take care of this. It's not my fault Kristiann is potentially just getting caught up and finally noticed it wasn't taken care of. Strongly considering sending these rude messages to the actual property owner because she's an amazing person that's kind and respectful. read more

I did not want to even give 1 star. This company is the worst to deal with. Holly and Laurie were rude from the get go. They think they are entitled and better then anyone else. The place I moved into was filthy, they promised things would be fixed or done and the only thing they did was change out a few appliances. I had to scrub this place for weeks. Instead of replacing the nasty stained smelly carpet, they had it shampooed and the stains came up within a week or so that I was there. They used my cleaning deposit and then took part of my $1500 deposit which they basically stoled from me. I cleaned every inch of that place and they still took my money. I have been waiting until I moved out to post this review out of fear that some sort of retaliation would be taken against me for this, but here is goes. If you happen to see this company on any rental property, I would turn in the opposite direction ASAP. My friends and I were in the market for a new place in 2017, and the house was perfect with a pool and everything. I inquired about the property and I was very rudely asked what my credit score was... over the phone... this should have been an immediate red flag but I responded with a sassy "my credit score is excellent," because it is lol. Fast forward to moving in... there are dead trees in the front yard which I would LOVE to be taken down... but yard maintenance is the responsibility of the tenant, which I can deal with. Now, there was a period of time where I was out of town for an extended period of time, and my roommates let the yard get a bit out of hand. I will take full responsibility for that. What transpired after really left me uneasy about this company. We got an additional $500 fee on top of our rent because we "got a citation for the yard." We ended up contacting the inspector that we got the warning from, and the said that nothing happened with that other than a warning... so why were charged an additional $500? It just doesnt make any sense to me. And honestly, Laurie the property manager, has horrible communication skills. Sharon is extremely rude and condescending. I reached out on several occasions to do my walk thru she never replied to emails of called me back. When I signed my lease I was told there was a $100 non refundable cleaning fee and a $150 non refundable redecorating fee. Both I agreed to. They took out an additional $200 out of my deposit for a cat urine fee. I am extremely allergic to cats and have never owned one. When I explained that to Sharon she said she has to go by what the carpet cleaners say. They also took an additional $200 to replace closet doors that were never there is the first place. I explained again to Sharon the closet doors were never installed before I moved in, they have been in the garage the entire time. She said because I didn't note it in the initial in the move in sheet, it was to late to do anything. I leased that house for 6 years. I fixed minor repairs on my own and this is how I am treated. When I asked how she was going to fix these mistakes she said maybe I should have moved out a lot sooner?!?! read more

Lived on their property in Tempe for 4.5 years and after a year we started getting issues with the air conditioner and year after year they refused to upgrade the 25 year old ac unit that was having trouble cooling down the house. So just be prepared for some half ass handyman or contractors to come do some work around your house.... their plumbing company was solid that was just about the only plus side to their maintenance lol other then that run for your lives!!!! read more

On my next move, I can tell you who I won't use... It's been a struggle from the first contact to even get into our rental. (We love our location). Oblivion reigns supreme there. Debbie is apathetic and does not care about the tenants. She waits for things to fall in her lap and if something goes wrong at the rental, it won't get handled without numerous texts; forget voicemail. I would be more specific about our renewals, but can't for fear of repercussions. We can't afford to pay the hikes, but can afford even less to move. read more

After renting from AH for three years, I had a mediocre experience. When things were flooding the first time, the pipes were fixed immediately but when further flooding occurred, there was a slower response. The property was older and the landlord/AH did not upgrade unless something fell apart. Even then, the flooded flooring was not repaired and I had to deal with smelling mold for the last few months of my lease. At the end, they try to keep as much of the deposit as possible. Also Trisha kept trying to come by before I was moved out to do some sneaky walk through without notifying me. Would not recommend renting from this company. read more

I have used AH Properties for a number of years to manage my rental in Mesa, AZ. They have always helped get my unit painted, cleaned, and ready for the next tenant. When an issue arose, ie refrigerator went out on X-mas eve, AC needed looking at in the heat of summer, washer needed replacing, they responded quickly for my tenant so they were not inconvenienced. I am a fair landlord and always want my tenants to feel comfortable and at home. I would recommend them to help manage your properties. read more

Laurie Parent is literally throwing a single father with 2 children out in 30 days, whose fixed all repairs at his expense for over 2.5 years and paid rent on time, so they can get more money. He even offered to pay the extra $400 per month for ONE extra month (in this impossible market) and she said no. He asked to an extra 7-10 days, again no. Even to pay the extra for the time being, he was still to "get out" on day 30 so they can "put money into fixing it up". Not because the owners needed the house personally, but because she wants more money. He was given notice literally April 1st, in a pandemic (as an essential worker), with no options. If that doesn't tell you the kind of people your renting from, nothing will. I've decided not to even go into the issues from renting over the years as it makes me so sick just reading that statement. I emailed them about a tree that's over 80ft, with over 40lb branches over the neighbors yard, requiring a tall ladder and chainsaw - they literally told us to deal with it and the nieghbor (who was complaining, not us) to do what they wanted on their side. This tree was never trimmed the entire time we lived here or prior, so of course they want tenants to do what owners should be. Because we didn't think that sort of tree was routine maintenance of a rental and responded like so, we were literally served 30 day notice the next day. They are unprofessional, they do not have their owners investments best interest in mind, and are the most money hungry, disgusting company I've experienced working with rentals in over 15 years (and I've seen bad ones). read more

This place deserves zero stars - The company and "agents" are extremely shady. They DO NOT care about the residents. We rented a home for 11 months, we had a ton of issues with the agent who leased us the house. The first issue was - when the agent released the keys to us she made us give the walk through checklist back the same day. I looked back through our lease, per the lease, we actually had TWENTY days to return it. Because of this, we missed a bunch of things that needed to be put on the checklist because she demanded it back THAT DAY -- I should have read the lease more thoroughly, my bad for assuming she was truthful - obviously she was trying to hide things. The house CAME with solar panels, listed as a MAJOR APPLIANCE. They tried charging us $80 a month OR threatened to shut them off. Funny how as soon as we threatened to take the issue to court they stopped playing around .... Per the lease, the LANDLORD was in charge of landscaping. I had brought this to the agents attention several times. At first she sent the owners "brother" out (unannounced) to trim a couple branches as they scraped our vehicles driving into the driveway. The agents way of fixing that issue was to park on the street instead of in the driveway. We lived in an HOA community, landscaping should look uniform and presentable. The agent came to the house to do a "6 month check" on the 8th month .... hm. She mentioned how terrible landscaping was and how we could get a fine from HOA - I pulled up the lease and brought it to her attention that SHE was in charge of landscaping - not us. (Again, crappy agent who has zero knowledge of how to manage a property.)The home was bought very inexpensive as a "fixer upper." (Absolutely no big deal with that.) The repairs were made very cheaply and it was "painted" with many blemishes (discolored ceiling touchup paint, old BLUE paint splattered, old dingy carpets that had major stains AND SMELT LIKE CAT PEE, hole in sheetrock in garage wall where someone RAN into it with a car, etc) It was extremely difficult to find all of the issues with the home prior to move in due to the demand of getting the checklist sent back.Dishwasher ..... MAJOR APPLIANCE. I was very attiment at sending in any and all flaws to the agent so they could be fixed/replaced. When something broke, she knew within MINUTES because I'd contact her. I informed the agent before Thanksgiving that the dishwasher was not washing the dishes. I would handwash them before putting them into the dishwasher (I'd use the dishwasher as a sanitizer) when I'd take the dishes out, the soap container was still full, and the dishes were no cleaner. They had a foul smell. A few weeks later, she finally found someone to come check it out, the repair company had said the home needed a hard water treatment and the dishwasher was clogged with hardwater build up "normal for the area - per the agent." There was a special part for the machine that needed to be purchased. Due to it not being my home, I notified the agent to order the part along with the part number. Because the company is money hungry, they did not want to buy this part - instead send a DIFFERENT company out because that would be covered under the home warranty. The second company came out, ran the dishwasher, saw what was going on, and said the SPRAY ARM NEEDED TO BE REPLACED. It was going to be another 2-3 weeks before we would get that part. I understand appliances break, and some times it takes time for it to be fixed, 2+ months without a major appliance is absurd. If they weren't slumlords they would have offered compensation/credit for this major issue. They refused to give us a credit of any sort. There is so much more that happened during our 11 months that Im absolutely mortified of. We provided a $1200 security deposit and got less than $500 back. We left the house in PRISTINE condition. Better than what we found it at. This company is an absolute joke - save yourself the headache and don't give them business. I don't write bad reviews but this company has sent us through hell and back. read more

Total scam. Queen Creek and Mesa locations are the ones we dealt with, though we talked to Allen every time. Allen acted confused every time we talked to him, like he has never heard from us before. But he was quick to take our money and then immediately said the property we wanted had been rented already. I called the property owner only to find out it was rented before we even applied. This review is specific to Gary Huntington (480) 228-7109. A few years ago I was moving and couldn't sell my house. I decided to rent it out. Since I was moving across town, I knew it wouldn't be feasible for me to take care of it myself as I wasn't going to drive across town for those (my toilet is overflowing) phone calls. Based on a friends referral, I decided to hire Gary. I was concerned about what tenants were selected but, Gary made the process very easy and in no time, he had my place rented out for more than I thought I could get (the "extra" every month covers Gary's fee). Gary is very mellow and easy going. This means he is fabulous at dealing with me and the tenants!!! Don't let his easy going manner make you think that he doesn't have a sense of urgency or won't follow through. In the years that I have been dealing with him, he ALWAYS follows through. You can trust him completely. He is not one of those agents that you need to babysit. He is willing to call you for everything that needs handling or nothing or anywhere in between (i.e., only call me if it is more than a $100 repair, etc.) He is also very adaptable to using text messages or emails (which work better for me with my busy life). I have had the same tenants now for almost 4 years and I attribute this completely to Gary being the one to deal with them. Gary is able to smooth things out and his easy going manner makes everyone feel comfortable and at ease.
