    Nailed cabinet that hit me, this was taken prior on our first day moving in.

    Honestly it started off good during our rental but I notated several things when we moved in. We even replaced the blinds that were already damaged when we moved in again I took pictures of everything. We had water damage for months and they sent someone out twice first repair guy never found it (barley looked) so I requested them to send a supervisor and they did. He stated the entire upstairs tub/ shower would need to be replaced which it NEVER happened it! It continued to leak and from the sounds of several other professionals that came out that leak had been there way before, more than likely years before we even rented and all they've been doing is painting the downstairs ceiling to cover it because that's where the leak happens at. There's multiple cracks in the ceiling downstairs in what we called a playroom/office area that's where the water came out from the upstairs bath tub and anytime you used the shower it would leak water everywhere! There's obvious water damage! The supervisor that came out was nice but did say to replace that entire tub it would be costly and that they no longer made that tub that was there. He also mentioned there's possibility that mold could go to the room next to it (YAY don't we all love mold!) Hence why they probably never replaced it to begin with. I also had the top kitchen cabinet swing and hit me when I was opening it holding my baby mind you this was another thing I marked when moving in all they did was staple it together. When we moved out we got charged for blinds even though we replaced them and I do have receipts. The blinds they had were cheap and tore extremely easily, I gave them a upgrade for the blinds since the cheap ones they had were not instock but again got charged for it still. So if you're moving out don't bother fixing anything they'll charge you regardless. I'm not sure what the cleaning fee $500 is for when they'll add another cleaning fee $1068 on top of it, I've never heard of a specialized deep cleaning fee. The walls weren't painted before we moved in either but they charged us for that too as they say when moving out don't worry about it cause we will handle it it's laughable they'll handle it and charge you 960 to paint. So in return you'll get your deposit sent back on the VERY last day possible. So you're not really getting it back in their window of 14 business days. They strip it down so much that it's barely anything even left from your deposit. So good luck if you choose to rent from them. They also had a bunch of management drama and boy did we hear so much of it when having repair people come out ugh. They do have new management and that was part of the drama. Hopefully this helps someone else. Good luck I'm sure there's other great rental companies out there. If you do choose them still, take pictures of everything and document everything. Again not worth the headache at all! Hope you guys put the money to good use and actually fixed the property CORRECTLY! It's back on market already for viewing so I'm sure the water damage and leak have not been fixed (probably painted though) so to the new tenants GOOD LUCK! Don't put anything valuable in that open area, certainly not a computer!

    This company is an absolute money grab -- stay FAR away from Stratton…read more My husband and I have made multiple documented complaints about a severe scorpion problem in one of their rentals, yet nothing was addressed until we submitted our 54-day notice to vacate due to the home being uninhabitable and unsafe, as confirmed by our licensed pest control professional who identified an active infestation. Our property manager, Terri Young, has consistently been rude, dismissive, and unresponsive to our concerns. Despite notifying her several times, no proactive action was taken to protect our family. Instead, we were told we would owe a $900 lease-break fee PLUS two months' rent--an outrageous total of $8,000--just to leave a home that is a clear health and safety hazard. Tonight, I received a call from a man named Chris Goodman, who claimed to be under Damon Stratton. Shockingly, he stated that "inhabitable and safety concerns are Arizona tenant law, but not something that needs to be written into a Stratton contract because safety is your concern, not ours." To hear a company openly admit that tenant safety is not their concern is beyond disturbing. I am absolutely sickened that a business would operate this way or speak to a tenant in such an unethical and dismissive manner. I have young children and a small dog living in this home. If any of us suffer a medical emergency due to this scorpion infestation--after repeatedly notifying them and providing full documentation--I will not hesitate to take legal action. No family should be treated this way, and no company should prioritize profit over basic human safety. UPDATE: 12/12/25 in response to Chris G reply. Chris- Stratton only took action after we submitted written notice of our intent to vacate, despite the fact that we had made multiple prior communications requesting resolution of these issues, none of which received follow-up or corrective action. Does that sound like a PM that cares about their tenants well being and safety? As stated in my email to Terri this afternoon- "it is clear that routine maintenance and standard pest treatments are not resolving the issue. This was also noted by our Pest Control company, EcoGuard in the letter I forwarded to you this week. Given that scorpions pose a documented safety risk--particularly to children and pets--what is the proposed solution that does not place our family's health and safety at continued risk? We are asking for a realistic, effective resolution, not continued assurances that standard services are sufficient when evidence shows otherwise".

It can be frustrating and worrisome to be a property owner when you aren't anywhere nearby, but I had total trust in Brandon to take care of things. He led a few renovation projects for me and was always able to get good tenants in quickly. When it came time for me to sell the place recently, I turned to Brandon, who is also a real estate agent. He again managed some reno projects to freshen up the place for sale -- all without me having to come to AZ. The townhouse sold within a week of it going on the market at a very good price, better than I'd hoped. I had to pay a commission for Brandon's services as a real estate agent and an additional commission to Apartment Hunters, since he was working in that capacity. It was a little pricey but I felt it was well worth it for me to have peace of mind and not have to worry about doing any of the prep work myself. I'd recommend Brandon to anyone in the Phoenix/East Valley area needing property management services or real estate services.

    This company managed a rental house in North Phoenix in Middle Vista, the rental house has had…read morenumberous compliants, they refused to listen to HOA fines, and compliants. Never notified the owner, Tenants moved out and left a pile of trash that has been sitting in front of the house now since Thursday. It is leaking chemicals, spoiled food and now maggots. The house is totally destroyed by this tenant who the police has been called 8 times on for various violations. This home owner, sadly, is in for a serious shock at the amount of money it is going to cost to totally renovate this home that is less than 1 1/2 years old. Sadly, I feel they absolutely did not screen these past tenants who by all accounts it was a drug house. Neighbors have tried to contact this company and they won't even acknowledge our concerns.

However, from 2021 to 2025 they went through four different managers. I would have one person, everything would seem to be going well and then abruptly they'd tell me someone else was being assigned. In 2025, I was again assigned a new manager, Andrea R. and communication significantly declined in comparison to other property managers I had been assigned. Emails would often go unanswered for long periods of time. Everything fell apart during a tenant move-out at the end of 2025. Before the tenant moved out, I provided the original lease and deposit records to Andrea so there would be no confusion. During the scheduled move-out, the assigned manager was unavailable, and the person who performed the move-out inspection took not one photo. I had to step in myself after tenant departure to take move-out condition photos because Fort Lowell staff didn't do it. The departing tenant was instructed to leave the keys unsecured in the mailbox after 5:30pm, which was very concerning because they didn't set up a lockbox for the tenant to securely leave the keys after the inspection. In addition to all of this, they issued a security deposit refund using rents from another unit to the tenant before fully reviewing damages. Keep in mind I held the deposits, but they did not consult me or provide me with the breakdown and obtain my authorization before refunding the money that I should have provided from the deposit account not use rents from another unit's tenant. To make matters completely insanely worse, the refund included money that had already been returned years earlier to a prior co-tenant! After I began formally requesting proper documentation and correction of the accounting, communication became worse. I sent a written notice under the contract giving them nearly a month to fix the issues. The problems were not fully corrected. After I terminated the agreement with proper 30-day notice, communication completely stopped, they did not follow up with me with requested documentation and stopped responding to my other unit's tenant they were still managing in this timeframe. I have still not received the complete documentation or the remaining funds in my owner account. I also later discovered that another tenant had gone six months without a properly executed lease renewal, and I was never informed. As a landlord, you need clear communication, accurate accounting, and proper handling of deposits. In my experience, those basic protections were not consistently in place. In addition, Fort Lowell's team is extremely unprofessional, completely ignoring clients, being condescending, and just displaying levels of incompetence I didn't know could exist. If you're a property owner, I would not recommend you use Fort Lowell. In fact, RUN!

Through the prompts and towards the end of my process, it requested me to provide my credit card as verification, so I opted out and x'ed out. Within seconds- I received a call from Raphael at Rosenbaum Reality Group. Talk about a "bait and switch"! LOL From this conversation I was able to book a tour (without payment) of the property that same day. I was provided the access code to enter with my family when we arrived to the address. It had just rained, so we found many concerns from that alone. This was an older home with zero upgrades, back yard needed some landscaping done, front entry needed the bird poop & cobwebs removed. The deck off the Master Bedroom had some wood rot (probably from rain water settling in those areas) and had portions where it was extremely unstable. NOT SAFE!! That said, the view from the home is what you are paying for bottom line! We thought additional work would have to go into cleaning & questioned that as the renters. Would we have been responsible for additional tidying up at move-in as this home was seemingly being rented "as is"?! I addressed these concerns with Raphael and proposed a bid at $2,800 a month to the owner. The owner countered back with still a price range that was to high (for the conditions of the home) and not in our budget especially with ALL the additional expenses this property management company charges. Administrations Fee- These property management companies can charge a 1.9% to 3.3% MONTHLY administrative fee! Plus, a renters "benefit package" that's mandatory and another $75 dollars MORE a month along with the one time admin fee of $250 upon acceptance, that is also non refundable! *The Catch- With most of these shady Property Management Companies it seems fairly standards to tack on these ridiculous / bogus charges to make up for the loss when Arizona cities took away the residential rental taxes. So, that means property owners can no longer impose a tax on residential rentals after December 31, 2024. Yet, this is how they're working around it to still suck that money out of the renter, by making it look legit and there's no option to opt out! They claim they have a $350 redecorating fee?! That's just a fancy term for a cleaning fee, which clearly they don't clean prior to you touring and or when you rent! So, are they actually doing this prior to move in or just keeping your money and calling it something it's not?! You decide based off touring their rentals! *Important Note- Standard Deposit ( if you get any money back at the end of your lease, this can be used toward the purchase of a home specifically the closing costs. Just not the one you're leaving or any of their other rental properties! They have an enrollment choice (do not do this) which is cheaper. However, it's prorated with an additional percentage that is added and divided by your 12 month lease. It's almost $900 more annually! You do not get these funds back at all-ZERO. I suggest you stay far away from dealing with this incompetent liaison agency and best of luck in your rental house hunting.
