Laurie Parent has got to be one of the best property managers out there! I don't see how this place doesn't have 5 stars. I never met her, only spoke through text but she is on top of everything. There were a few issues before moving In and everything either got fixed or is getting fixed. Even new appliances coming in. They make sure everything is working fine. Crooks. When we moved into our rental home, the carpet was thread-bare in spots, grout was missing in the tiles, paint was patchy and NOTHING was cleaned. We insisted the carpets be cleaned and were treated as though that was a luxury. No walk-through was done with us. All paperwork was completed through the mail. Throughout our stay, maintenance issues were not easily or efficiently addressed (A/C was out for nearly a week and our refrigerator stopped three different times, causing us to lose groceries.) Again, no walk through when we moved out. All paperwork was handled through the mail. 6 months later we received a notice that we were being sent to collections for $803 in home repairs ABOVE our security deposit, which they had kept ALL of. Because we did not have adequate documentation, we could not dispute the bogus charges. Now, a full year later and after the owed amount was paid, I am still trying to recover my credit and clear my name. Do NOT work with this company. read more

I have been renting a single family home in 85254 zip code from Apartment Hunters Property Management (Mesa location) since November 2012 on a two year lease. I have never been so disappointed in the level of service I received from a rental company in all my life. We have had two, what I would consider major issues. First during monsoon season of 2013 we had a roof leak through and collect water inside the ceiling above the master bedroom and discolor and stain the ceiling where it collected. It only took them until 3/2014 (last month) to send a roofer out to inspect. The second is a crack in the master bath shower where water bypasses the drain and seeps out along the baseboard and onto the mater bedroom carpet. It took them nearly a month to send someone to come out and look at it where they acknowledged the home definitely needed a new shower. To date, neither repair has been completed or any follow up made from Apartment Hunters. They really should change their name to dwelling disasters. So, I will continue taking photos and documenting my communications with the property manager; I'm certain to no avail. read more

Probably the worst property management company I've ever been with. The house was basically falling apart after the first month. The A/C unit went out 5 times in one week in the middle of July and they had a repair man come out every time and still nothing worked the floors were coming up all throughout the house the stove never worked and in our master bedroom there was mold all throughout the shower that they tried to cover up with grout. And not to mention YOU WILL NEBER GET YOUR DEPOSIT BACK. Don't waste your time and money on these guys plenty of better places out there. read more

Brandon Boxrud at Apartment Hunters managed my rental townhouse in Chandler for more than 10 years while I lived out of state. It can be frustrating and worrisome to be a property owner when you aren't anywhere nearby, but I had total trust in Brandon to take care of things. He led a few renovation projects for me and was always able to get good tenants in quickly. When it came time for me to sell the place recently, I turned to Brandon, who is also a real estate agent. He again managed some reno projects to freshen up the place for sale -- all without me having to come to AZ. The townhouse sold within a week of it going on the market at a very good price, better than I'd hoped. I had to pay a commission for Brandon's services as a real estate agent and an additional commission to Apartment Hunters, since he was working in that capacity. It was a little pricey but I felt it was well worth it for me to have peace of mind and not have to worry about doing any of the prep work myself. I'd recommend Brandon to anyone in the Phoenix/East Valley area needing property management services or real estate services. read more

I was hoping to be able to write a better review but unfortunately from start to finish, working with this company has been less than satisfactory. None of these reviews that have popped up on yelp regards to this company were here when I rented the house 3 years ago, it would've made a difference in my renting decisions. They were very friendly and very eager at first, especially to get the place rented and take my money. You have to jump through the normal hoops of cashiers checks and what not. I must say though in reference to other companies I've dealt with, they are a little bit quicker in getting service related issues taken care of. They did however blow off one of the items that needed to be repaired but it wasn't a big deal to me so I just let it go. when I moved into the house initially it was pretty dirty and there were a bunch of repairs that needed to be made. In addition, the paint needed to be redone because the walls were gross. I offered to move in and just clean the place myself so I had my cleaners come in and get the place up to par. They sent a painter in to paint the house but The painter used a cheap flat paint and only did a portion of the house so it was pretty hideous and everyone knows how hard it is to maintain a flat paint. You just don't put it on walls. I worked with their painter to get the place repainted and I ended up paying for and painting half the house myself. I had the managing landlords permission of course, because this painter just had issues. Throughout my three years they were decent to deal with. They had an air conditioning issue and of course the contractor they use took 5 attempts to get it right. I had to tell him how to do his job and of course after he made the repair I suggested, the unit worked fine. I made a couple upgrades to the house at no charge to them, better quality living plus who can argue with that right. That being said, I never asked for much nor gave them a headache and every year they raised my rent for no reason. The owner never refinanced the mortgage or had any reason to have to raise the rent. County records show how cheap he got the house for so it wasn't like he was hurting. After 3 years of that I decided it would be best to move on so I did not renew my lease. On their paperwork it says if you are going to renew their lease to fill out either monthly or yearly with an increased fee for both and you'll be renewed if not then you're not renewing. So I didn't fill out the paperwork. Good thing I went into the office to drop my check off because I found out that they wanted me to submit something in writing saying that I was moving out or else they will charge me for the following month. So I got that taken care of course. They found a tenant immediately and had the place rented and tenant moved in before the beginning of the next month. Out of the security deposit this is what we have. Security deposit-ok, cleaning deposit-ok, redecorate fee $300????? I don't recall but you should be aware of this because they say that it's NONREFUNDABLE. Since they didn't have to redecorate anything it's free money for them. I had my maid service came in and cleaned and then we cleaned up after them and they still charged me the cleaning deposit that is refundable so it should've been charged. I had to go pick up a package that was mailed to the house before I change my address and I spoke to the new tenant and they confirmed that nobody had cleaned the house prior to them (mr) looking at it with me and moving in. Looks like they pocketed more money. They charged me $40 for a garage door remote batteries that's a bit excessive. And they charged me for 2 days of rent covering the same time that the new tenant was paying for. They did give me permission to paint because the house was atrocious and one of the bedrooms I painted a teal blue for my daughter so that being said they charge me $50 to "prime" the room for paint. After all I've done that definitely should've been there but I can except that charge. All in all, they walked away with $600 of the deposit for doing nothing. If you are considering renting or dealing with this company, I would suggest putting in the back your mind that you won't be getting most your deposit money back. If you're willing to take a loss due to dishonesty then proceed with caution. I always look at all the reviews for a company to determine who is just crazy and who is honest and I average what's said but when you have this least amount of stars you know that it's not just one disgruntled person. This type of behavior seems to be pretty normal for property managers here in Arizona. read more

Viewed a house they had for rent today in Gilbert. The home had not been cleaned professionally. Walls were dirty (needed paint or touch-up paint). The carpet was stained and dirty. When I said that they looked as though they were not cleaned, the agent said it looked vacuumed and that was it. He made a comment of these are the kind of stains that would show up again. Well, yeah. The owners needed to replace the carpet with laminate or new carpet. The shower door didn't close and hung off, the shower heads weren't secure. The metal rings were hanging and not flush to the wall. The fridge wasn't even cleaned for God's sake. I opened the doors to check, and it had sticky stuff and hadn't been cleaned. The place needed paint. The walls were not clean. In my mind, if that's what they show a person who wants to rent coming into the home looking like that, then what kind of company rents a house not professionally cleaned up? What's weird is the backyard looked great and the front did too. The house has so many possibilities, but my worry would be that if they don't have pride to show it and clean it up, how will they be when things go wrong and need fixing? I asked if I could touch up paint and that it needed painting. I'm just disappointed in the quality of rentals out there and companies that don't present a move-in ready, cleaned home. read more

This company is so difficlut to deal with that I can't even give it a star rating. From day one it should have been a sign to use another company. The house I ended up renting had 4 bdrm/2 1/2 BR with a pool. When I moved in the house had not been cleaned and there were still stains on the carpets throughout the house. They said the house had been cleaned and the carpet had been cleaned also. After being in the house for nearly three weeks the guy never showed up to clean the pool during that time it had turned green. The pool services were include with the rent. I had called the Tanya Mors the staff member responsible for the home multiple times and sent mulitple emails and she never called back until a month had passed. Meanwhile it is during the summer and my kids are unable to use the pool. When it came time to move out earlier before my lease was up in which I have continued to pay rent until the end of my lease or until a new tenant is found in that time which I had no problem with doing. I asked Kendra (one of the office staff) if I had to keep the utilities on and she told me no and they would have them turned on in the companies name. I found out otherwise later and ended up receiving other fees that I could have prevented by just leaving the utilities on in my name. When I received a preliminary bill it was dated for October 6 and I received in the mail on Nov. 5th and at the bottom of the page it has written any account 30 days past date listed can be turned into a collection agency. I again called Tanya Mors and as usual she took her time calling back and said not to worry, unfortunately with this office track record you can't believe anyone there. Today I received an email from her stating she had not yet received the mailbox key back and luckily I made the staff write and sign that they had received all keys and garage remotes back just in case they made up another fee holding me accountable in the end. Overall save the stress and worries and use another company. Ask a friend or family member that they have dealt with in the past personally. read more

Make sure when dealing with a particular community or private owner that it is not a realtor named Laurie Parent. Not very communication friendly when it comes to someone else that is not the owner of the property, that owner does not want anything to do with tenants nor any contact. You go thru apartment hunters and may get a reply email with 24 hours or days later. Does not like taking the time on the phone just texting. Property was not advise that other tenants are section 8 nor that that there is a transitional housing called Save the family. I do not advise to go Thru A&H property or move to Mesa Terrace condominiums. Very bad experience on my part. Housing people are not fair at all. During the pandemic I was between jobs and paid my rent late but also paid late fees and was charged court fees when senator Doug Doucey stopped all eviction notices. That didn't matter since I was told the condo was by owners choice. My son's motorcycle was stolen and my Arcadia glass was broken into. The security cameras on the property have not worked since 2018 per management quoted. I do not recommend this property management nor the property in mesa called Mesa Terrace which has several owners that own individual units. Very bad experience by me and others living there and there's more. You won't get your full deposit back even if you have cleaned and had professional carpet cleaners or any cleaning done it will not meet the standards of the move out walk thru. Per Laurie Parent. Holly is a terrible excuse for a human being. Do not use this company they are extremely unprofessional. If I could give this company negative stars I would. We just moved to this state and have been getting help from a real estate agent to find a rental home. We came here looking for assistance and Holly was the "office manager" (the poorest excuse for an office manager I have ever seen) said she would help us. She was kind and helpful in the beginning looking for any opportunity to assist us. UNTIL she found out we had a real estate agent. Then she showed her true colors and stopped helping us completely. She is a crook and basically the property management equivalent of a greasy used car salesman. She was insulting and rude for no reason. This review is specific to the Queen Creek location (since that's who I dealt with), but I know they're all linked and I didn't see a Queen Creek Apartment Hunters on here. So, my family and I are currently living in San Diego, CA and will be moving to the Queen Creek area in less than a month. After viewing a handful of houses for rent we finally decided on one that we really liked. This house was listed through Apartment Hunters, so we contacted them to get things going. First off, we let them know that we're ready to sign a lease and get going on everything as soon as possible since we were leaving town in a couple days. They wanted us to submit the application with $50 for the credit check. We informed them that we want to know if the homeowner will accept our deal before we pay $50 (since we won't be moving in for almost a month). After a long hassle with the Listing Agent, we finally sent the application over (since she said that the owner would accept it). She tells us that she'll do the credit check in the morning only if there are no other applications and she'll call us in the morning also. We don't get a call in the morning... Later on, we get a call from the Listing Agent - she says the owner wants a letter from my future employer so she knows I'll have income once we get there. She also tells us that there is another application, (and tells our realtor there are NO other offers) but ours is much stronger and the owner wants ours (as long as we get the employment letter). I call the company I'll be working for, get that letter, then email it in the evening. We decide to leave the following morning, one day later than planned, since we're told everything will be good and we'll do business long distance. While on our drive back to CA, we find out from my future employer that the owner called them. The owner told my future employer that everything sounded good to her. Then, the Listing Agent calls my future employer and says that the owner is probably going to pick the other application over ours. When we get home, I see that I have an email from Apartment Hunters. It says that the owner chose the other application and we can pick a "plan B" house with them if we want. No thank you... I know it's not up to Apartment Hunters to decide what applicant the owner chooses... but... Along with all the hassle listed above - it was nearly impossible to get a hold of the Listing Agent, she didn't make any sense in her texts and emails, we did everything that was asked and showed our urgency and were constantly being blown off. Thanks to this encounter, if we find another house for rent that Apartment Hunters has listed, we might just move onto the next option... read more

Renters beware! I never received a signed lease from these guys even after repeated attempts to get one. They robbed me of my deposit and were very slow to respond to all the issues we had with the house which unfortunately were a lot. The house was a disgusting mess when we moved in and we cleaned it up nice when we moved out and were still charged a cleaning fee. In my opinion these guys just want to collect money and do nothing to maintain the property or make sure the tenants are comfortable. Over the years I've had a few issues that needed to be attended to. She is so prompt. She immediately gets in touch of repair people to help with the problem. The information is on the website to pay the rent is not up-to-date when I first moved in I asked if I can pay my rent out for three months and was so all you can't do that now we have to set up the account. They did not have the right amount on the website. yet it's Corona: they working from and still don't reply to the text or email in a timely matter. They did not receive my rent payment and it was mailed out at the beginning of the month and I wasn't told they haven't received it. I called the Mgr at the beginning of the month and told her when I mailed it out that day, now they want a late fee well duh it's the January 29, 2021 they should've reached out way before even though it's corona so they're not doing too much at home if they can't reach out to the tenant via mail or email or text nothing was received. Having been a homeowner for quite some time I am used to taking care of my home and having pride in it. I have also owned rental properties. Due to life changes I decided to rent for a one year period. My realtor found my rental for me and it just so happened to be managed by Apartment Hunters. I wish I knew the owner of the home I am living in so I could inform him of how poorly his property is being managed. After signing my lease I found out the day before I was supposed to move in that not only had I paid a cleaning deposit they had no intention on having the place professionally cleaned. Although I was able to get my cleaning deposit back I was absolutely disgusted at what I walked into! There was old food on the counters and trash everywhere, the fridge alone took over two hours to get clean, the microwave was non operational, the disposal was non operational, the air filters looked like they hadn't been changed in over a year, there was adhesive and foam all over the front of all the cabinets from child locks that had been ripped off and several windows were missing blinds plus two of the outdated gold light fixtures were broken and non operational. In addition I was told there was already quotes to have the counter tops replaced when I signed my lease, which was important considering the edges off all the counter tops are hanging off and the previous owner tried to repair with glitter glue and packing tape. I have now lived here going on my 7th week and the property manager is non responsive as to when the counter tops will be replaced. I am now paying almost $1500 a month for a property that when I moved in was in worse condition that something you would expect to see in a rent controlled area. Absolutely unacceptable. Oh, did I mention I had to pay to have the mailbox rekeyed because the key left didn't work? Therefore I had absolutely no way to get my mail for over 2 weeks after I moved in. All of the issues could have been and should have been taken care of prior to a new tenant moving in had there been a walk through with the property manager as there should be every tie someone moves in or out of a place. To make things even worse I had to leave work early multiple times to drive an hour away from where I live and where the rental is located to drop off money orders to the office where I was met by the lady in the front office who was rude. Sorry for the long winded review. I just hope it helps another renter from the same headaches I have dealt with and anyone looking for a property manager I would advise to look elsewhere. read more

I would definitely NOT recommend this agency. They are terrible to work with. They are disorganized and not worth the effort. One time my check for rent didn't cash until the 5th, another time they cashed it early before the agreed day of the 1st of the month and my account bounced.... My house was filthy when I moved into it. It is obvious that the last renters didn't clean at all. I spent my first week in the home cleaning it from top to bottom. It was gross. I used them for property management services for a little over 2 years. The manager, Kendra, was absolutely horrible. Extremely difficult to get ahold of, which was the opinion of not only myself, but our last tenant as well. I also felt as though there was no control over the tenant in regards to calling for repairs. Every little thing someone complained about would result in a massive bill from the contractors she/apartment hunters used, felt like a little scheme going on. This was also a small house but they would replace things with overly expensive parts. Their fees were reasonable and they did find someone quick, but every other thing was a pain in the rear. read more

Rented a house via Apartment Hunter for a year. 1) When I paid my deposit, the lease was not available. They took my money and did not provide the lease. This is actually illegal. However, being by the time you find the place and put the deposit down your move is often well underway, I was stuck at this point so continued on. 2) After they sent the lease, it was riddled with errors. My real estate agent and I had to work hard to get the errors corrected. Some of these errors would've been in my favor, some not, but basically I like to have a clear, consistent well written contract that is fair to both parties. 3) on the day of my taking possession, they did not have keys for me. 4) They left the lock box on the house AFTER I had possession and thus any real estate agent who had the code could've come in after I had possesion. 5) The carpets were not cleaned before possession, I had to make arrangements to let the carpet guy in before I moved in. 6) The house was also none-to-clean upon possession. It did not look as if it were professionally cleaned before move in. It was dusty and unswept. 7) The property manager did NOT meet me for walk in. I had to fill in the walk in papers myself. I made sure I took pictures of everything. 8) Tons of things were wrong with the house. Eventually though, everything got fixed, except the A/c and the heat never really worked quite right. At one point, the a/c unit was shaking and making noise that could be heard from the road in front but I had to fight to get the property manager to allow the a/c people to come look at it before it broke completely. When they did come, it was just in the nick of time, so I was right to fight for this to occur. 9) it was rented with pool and advertised and in the lease that the pool would be maintained but the pool was never properly maintained and was, in fact, unswimmable. After I did an "intent to self repair" the property management team went ballistic on me. So I withdrew my intent, but thus when I left the pool was still in need of repairs. 10) The first property manager I had exuded hostility and was difficult to work with. The second was more pleasant. 11) In all fairness, we did terminate the lease quite well and all my deposit was refunded to me, which was as I deserved because I did leave the place in a better state than how I found it. In summary I would not recommend to a renter to rent a house from Apartment Hunters. From this experience I learned to try to rent houses really only from property management firms which have long term experiences renting houses rather than apartments. I also would not recommend to a house owner to lease their house via Apartment Hunters due to the fact that the lease was incompetently handled from the get go and this could've cost the owner some money. The competency level was low and the customer service was low. I am renting a house via a different property manager now, and had another property manager in the house I rented before, and so far both of the other experiences were MUCH MUCH better. So I do know from experience that bad customer service and incompetency are not par for the course in the industry. Overall, some good things happened with them, but too little and too late to make the overall experience ag ood one. Whether you are a house renter or a home owner, keep looking, you can do better. read more

Really disappointed with my "cleaning." They promised carpet would be clean and I come in to GROSS stained carpeting. I asked if I could get a credit to have the carpets cleaned and they basically keep ignoring me. I've made numerous emails and even went into the office! Didn't go directly through this company, a friend of mine is a realtor and was helping me find a rental. Saw a house that was being leased by apartment hunters, loved it, immediately Sent in my four applications ($35 a piece) for my family, sent in pay stubs for income verification, everything, and in addition, was told to put in an earnest deposit ($500). In the end, didn't get it, because apparently apartment hunters goes through and picks and chooses who they want. I have been renting for quite some time and have never heard of a company or even an independent landlord who would do anything but first come, first serve. How is that fair?! I was told they picked someone with a better credit score and higher income.. HELLO?! Why do you think I have to rent?!? So what now? Am I just never supposed to get a fair chance at a property managed by apartment hunters because anyone else with better credit can come and just kick my application out? Debbie is the worst property manager to ever set foot on this earth. She is lazy, doesn't return your calls, argues with everything you say, she is always right(in her eyes), and doesn't fix anything that goes wrong in the house. Isn't that the point of renting? If I could put negative stars I would !! I've only been here for 2 months and I wish I had never moved in !! All of the staff is highly unprofessional, my A/C has went out twice now and I'm on day 4 of 85 degrees inside , which is highly unacceptable living in Arizona ! They take forever to get back to you no matter how many times you call or email and then give you wrong numbers consistently to call their unprofessional maintenance people. It's just a joke . I wouldn't recommend this business to ANYONE!!! I really should have read the reviews before signing any lease . I will be contacting the BBB and the attorney general for their property negligence and breach of contract . They want their rent on time but don't worry about someone with kids In a house with no Air! You guys should really be ashamed of yourselves . They have not provided me with itemized bill of so called repair above normal wear and in tear. It seems this company enjoys taking money from our familes. So many things were wrong with that house and then we were forced to move out. We cleaned the whole place up and then they kept all our refundable deposit claiming they used it to repaint, redecorate (whatever the hell that means!), yard work (my husband had blown out all the leaves there was no grass in the damn back) and yet they still claimed they had to clean up the 'yard'. My sister and I used Apartment Hunters to rent out our condo. They found a tenant in a timely manner and called us to discuss all the parts of the application so we had the final approval. They verified previously rental history which eased our minds. The last tenants were great and they handled everything and sent us our own funds direct deposit which was awesome. The unit was left good and they let me look at it to make sure I was satisfied. On the second tenant now and it is still going good. I love my agent and anytime I call they are friendly. This company's reputation is right on the money. They were terrible from the start. Moved out here from California and quickly locked in a house in Mesa. Told the company I was moving out here on a Saturday evening. They never disclosed their hours of operation and the website shows Saturdays as by appointment only. Called that Saturday and they finally told me they closed at 1 or 2. I was suppose to drop off the money by Saturday and move in Sunday. I had to wait until Monday to get the keys and it was my first day at my new job. I lost out on $250 with hotel and truck rental. They never once said they couldn't give me the keys on a Saturday. When I complained about the customer service and the lack of competency they said they would give us $80 off on our next rent. Then didn't add the deduction until I called. The women in the front office are rude and have terrible customer service! The whole year with them was terrible. It was pulling teeth to get assistance from them and proper customer service. I'd advise any to go somewhere else. These people don't deserve your business!!! read more
