We just moved into our last home, our retirement dream home. It started almost exactly a year ago. I saw a sign for a home community in Mesa, Arizona after mountain bike riding with a friend, who I learned ) months later also lived in a Blandford Home Community in East Mesa. The wow experience started with the beautiful gated entrance with fabulous landscaping and abundant palm trees. As I followed the signs to the models, I noticed the generous space between the backyards of the homes. Lots of open space with walking trails and again, beautiful landscaping. I walked through the 3 models and immediately knew that the third one, Residence 12 would become the final home we would live in. I walked back to the office with lots of questions and met Terry Lents, who over the next 12 months would become much more than a sales associate but a trusted friend. Terry's patient communication style, always listening and carefully answering my questions started the process of building the trust I quickly appreciated. He spent about 90 minutes walking 4 different Residence 12's at various stages of construction. This first encounter became the foundation of dozens upon dozens of phone calls, texts and face to face visits. Next up, the product itself. I loved the floor plan, the high ceilings (12 feet), the beautiful finishes and the quality seen in so many details. I brought my Wife over the next day, concerned that the community in Mesa: Reserve at Red Rock would be too remote for our agreed upon vision of living in the Arcadia area of Phoenix. But, she had the same experience I described as we drove from the gates through the community to the models. This place felt special. I didn't take her to the first 2 models, I took her directly to Residence 12. She walked through and I kept my my shut so she could come to her own conclusion. We wrote a deposit check that afternoon. A few weeks later, we had our next "10-on-a-10 scale" experience with Bernadette at their Design Center. Terry had given us access to this area which was on property the week before so we could begin to put together our design ideas. When we met with Bernadette, she listened and saw our vision, then brought her creativity and experience with their various products to bring it fully to life. We had 5 full hours with her and never felt rushed or pushed to make decisions. She was like having a Sherpa on a long hike, she provided confidence and focus while giving us the time to do some exploring as we made our decisions. At this stage, Terry was also a huge help sorting through all of the available options that Blandford Homes offers in a floor plan. While it's not a custom home from scratch with a blank sheet of paper, it felt like building a semi-custom home. We have lived in 3 new homes over our 32 year marriage, one was also semi-custom and the other two were models already complete. This was our best experience of all new homes. The 8 month building experience was also worthy to describe. The homesite was kept neat and tidy along every step. I appreciated this care and sense of pride I saw in the various sub contractors. We lived out of the state in New Mexico and visited about once every 2-3 weeks until the last few months where we came almost weekly to visit. Terry made it a point to take pictures for us in between visits so we were able to feel like we were part of every stage. Terry and his Son Justin were also great about giving us the "green" construction key as we flew in for visits. Since they had another community under construction about 3 miles away, it was easy to swing by their sales office to benefit from this accessibility once the unit was locked. (The last few months) The final part of the experience I want to highlight is the 3 hour orientation and walk through with our Construction Supervisor, Brian. Brian has been with Blandford Homes over 25 years, had done this walk through 1,497 times before (his count), yet it felt like he genuinely wanted us to know everything possible about our new home. We had minimal "blue tape" moments that were addressed 100% on the same day. He never made us feel we were nitpicking or too detailed. Again, hospitality and warmth and care. So if you've read this review to this point, I hope you walk away with a sense of confidence if you choose Blandford to build your next home. We have shared our positive experience with my Son-in-Laws Folks who are considering moving to the Valley, along with 2 other couples that we know well. We can't wait to meet all of our new Reserve at Red Rock neighbors. Terry tells us we will be meeting lots of special people that he has gotten to know over the 3-year community build out. Blandford Homes is unlike other competitive builders in the area - they're better. With their offer, home buying in today's market feels both affordable and attainable. We recently closed on our home and couldn't be happier with the experience. From being on the email list to selecting our lot, every step was smooth and well-organized. The sales office, Justin and Terry Lents, are seasoned pros always quick to respond and assist making the process feel seamless. Our design studio appointment with Bernadette was decision-heavy, but manageable with her help. She offered thoughtful guidance while giving us space to make our own creative choices -- not pushy at all. Upgrades were reasonable and in line with industry expectations. The closing process was stress-free. Title signing took less than 45 minutes, the walk-through with Mike B (super) went smoothly, and any small details after closing were promptly addressed. Every expectation we had was exceeded prior to, during, and following. The property itself is in a great location -- quiet and gated, yet close to the freeway. When we moved in, other homes near us were mid-construction. Despite that, the noise volume was manageable, security is heightened and they street-sweep weekly so no nails in your tire. Area is perfect for children or pets. Downtown Mesa is revitalizing and attracts ASU students, making this a strong investment. Great schools are nearby, and commuting is convenient: 20 minutes to Sky Harbor Airport, 25 to Mesa Gateway, under 20 to Downtown Gilbert, 25 to Old Town, 25 to San Tan, 20 to Float Salt Lake, and about 1 hour 15 to Payson. Overall, we are extremely grateful for a team that made home-buying not only smooth and efficient but genuinely enjoyable. Downsizing and purchased one of the model homes. The model looked beautiful but is missing the mark on a few "livability" items that would have made this home exceptional. There is no linen closet for the primary suite, and no pull out shelving under the bathroom sink. Some storage solutions for the towels for the primary would have been amazing. The water closet in the primary is very narrow. When you put a large roll of TP on the holder your leg is right up against it, a few extra inches in room width would make a difference. The master bathroom countertop area and outlets do not accommodate todays needs. Hot rollers, hair dryer, electric tooth brush, vanity mirror etc. do not fit on the counter space and teeter on the edge of the counter. Would give anything for 6-8 more inches of counter space and another outlet. Kitchen storage is minimal and a place to hide the trash can in the cabinetry would have been a great touch. Pantry - an amazing touch for a model home would have been cabinets in the lower portion of the pantry to hide (mixers/bowls) with shelving above instead of a tract home pantry. The home is built well, but some attention to design detail for actual "living" in the home is missing. The Community is beautiful & well kept and great amenities. read more

Nightmare home builder. Do not buy. Purchased a home with them a couple of years ago. There were so many issues with our home inspection. The report listed over 100 issues. Wasn't going to post a review until I discovered what they did in our kitchen. The attached pictures show how horrible their work ethic is when it comes to building homes. Our salesman, Ross, was very experienced and patient with us since we had never built a home before, and he helped make it easier as we lived out of state at the time of purchase. Our project manager, Scott was great with all of our details and allowed our personal friend ( general contractor) to be our eyes on the ground so we didn't miss anything. We still love everything about our little house in the mountains especially our backyard!! Ross really stepped up during the process because we changed our mind on the model of the home after we signed the contract, and he walked us through that easily. Are you thinking of building with Blandford Homes? BEWARE! I know it doesn't rain often in Arizona, but Blandford secured the roof of our home so poorly during the building process, that we had Water... Water... Everywhere! Puddles on the floor. Over 20 puddles in various areas throughout the house; bedrooms (3), bathrooms (3), den, dining room, living room, utility room, garage. Puddles that looked like this.... oops, doesn't look like I can post the terrible picture... The water entered the home through the ceiling drywall, because the roof had not been "dried in" properly! CRAZY! All of this water came straight down through the ceiling drywall that had already been installed, saturating the drywall seams and other areas throughout the house. To make matters worse, Blandford then decided to mud and tape the entire house a couple days later, while these areas were still wet. Here is a picture of one of the many wet seams... This happened in early December. We had to bring this to their attention, they had NO idea. Blandford then let the same thing happen later December and early January. There was so much water in the attic that the screws holding the ceiling drywall in place developed "wet" halos around them in areas well beyond just the seams of the drywall. We do not recommend using Blandford Homebuilders! This is one of several key issues. read more

Add on could costs up to 20% plus extras. Exterior is 2"X6" while most builders use 2x4. This adds extra insulation and better a/c performance. Great lay out. Warranty is something slow due to subcontractors not responding. read more

As a first time homebuyer who's worked in the real estate industry for 10yrs, I'm all too aware of the worst case, nightmare scenarios you can encounter with new construction. We chose to build a home with Blandford based on their reputation for quality and that's exactly what we've experienced at every step of the way. We got under contract in August and our home was move-in ready by March. Mind you, this was during major supply and labor shortages so the fact our home was delivered without a hitch shows the strength in relationship Blandford must have with their vendors and contractors. I am so pleased with my recent purchase of my house in the gated community of Monteluna in Mesa. I have bought and sold 17 properties in the last 13 years and my goal was ultimately to buy a Blandford Home. I actually found the community a few years back and started trading emails direct with Ivy Coppo, the sales rep for the community and was so pleased with her services worked with her direct when buying my house. I also wanted to live in the exact area of where this community was established and wanted to live in a small community (only 108 homes) and secure it is gated. In addition, Monteluna has amenities which appealed to me - landscaped open areas, a pickleball court, large park, group ramada and sport court. Lastly, I was able to get a spec home meeting my needs exterior color and aesthetic - Farmhouse and the interior offered tons of upgrades. I could not be happier! read more

Blandford Homes has been awful. I purchased a brand new home in Ahwatukee a yr ago. I still have blue tape all over. They haven't even finished the 30 day punch list or the 60 day punch list. I email customer service every single week. Their sups are the worst! I'm afraid to even start the 1yr punch list. I just filed with the BBB case #18516725 - I've had it with these people. Vee & Bill - you are both correct, this is the most horrible experience I have had with a new builder. This Ahwatukee community is NOT happy. Very poor workmanship yet very expensive houses. Blandford is hoping you will just give up and go away or have someone else fix it. I encourage every unhappy home owner to file with the BBB. read more

She was extremely friendly, responsive, and attentive to detail which made the process all the smoother. There were a few setbacks with closing (multiple pending items) likely due to Covid but our super Tilo has been great in following through to make sure these issues get addressed. The home itself is a step above in workmanship and quality. We built in Mountain Bridge and have been in our home since Nov. 2018. Our experience with Ross (sales) and the entire Blandford staff was/has been nothing but excellent. We were/are incredibly satisfied with the quality of the work, the pace of construction, the design process, the walkthroughs and inspections, and the follow up since closing. The only issue we truly had problems with concerned the landscaping vendor Blandford uses, Native Landscapes. For as easy and enjoyable Blandford was to work with, NL was equally difficult and frustrating. We were happy with the quality of the work in the end but getting the work done was very problematic. I had the opportunity to meet and talk to one of the people who left a 1 star review here at a community block party. While it's unfortunate their experience was considered poor, it's worth noting this particular person was apparently upset over Blandford's inability or unwillingness (often hard to distinguish facts from opinions in a person's rants...) to do things like install custom wood mouldings, let the buyer install their own tiles, and add a non-standard window as well as Blandford wanting to charge what the buyer considered an "outrageous price" for various upgrades and accessories and not letting them run their own speaker and cable wiring. That's not to discount or deny some people may very well have bad experiences for very credible reasons. But giving a bad review just because someone doesn't get their way or doesn't like the cost of something does not equate to poor customer service but rather to unrealistic customer demands or expectations. As is always the case, it often comes down to perspective. read more

I purchased my home in Mulberry community almost 2.5yrs ago. My sales agent was David Falk, who was excellent in explaining the building process. He was able to keep me informed on my new build as I was out of state for most of the time. After closing on my home . Customer service was attentive to my request. Certainly there were some issues that we disagreed on but overall I had a pleasant experience. This is my second new build and this process was very smooth. I am giving Blandford 4 put 5 stars because there is always room for improvement. Unfortunately I couldn't select 4.5 but that is my real rating.
