    Nightmare home builder. Do not buy. Purchased a home with them a couple of years ago. There were so many issues with our home inspection. The report listed over 100 issues. Wasn't going to post a review until I discovered what they did in our kitchen. The attached pictures show how horrible their work ethic is when it comes to building homes. If you buy a home with them, make sure you pull the appliances away from the walls.

    Dead Tree in rental property yard

    I live next to your rental property There's a dead magnolia Resident doesn't care and Burgundy Hearn from your company doesn't care either . She asked for photos which I sent then assessment team came back with tree not dead it will bloom in summer. Case closed. Tree is dead. What's so hard about taking care of the rental property so no damage occurs?

    This model is called Italian Farmhouse. We love the mountain out back!

    We had a fantastic experience building our home with Blandford Homes. Our salesman, Ross, was very experienced and patient with us since we had never built a home before, and he helped make it easier as we lived out of state at the time of purchase. Our project manager, Scott was great with all of our details and allowed our personal friend ( general contractor) to be our eyes on the ground so we didn't miss anything. We still love everything about our little house in the mountains especially our backyard!! Ross really stepped up during the process because we changed our mind on the model of the home after we signed the contract, and he walked us through that easily. It's been more than 4 years now and we are so thankful we chose Blandford to build our dream home here in Arizona.

I brought a very well-qualified buyer to the East Valley specifically looking at new construction. After touring several communities, I advised them that Ashton Woods was a strong option, and we discussed moving forward with one of their homes. Per Arizona law, my clients have a buyer-broker agreement and established agency with me. On a separate day, my clients stopped into the Ashton Woods Madera community on their own and spoke with a sales rep named Charlotte. They were very clear and upfront with her that they were already working with a Realtor. At that point -- especially as an active MLS participant -- the correct and professional response would have been simple: either ask that their agent be present, or document the agent and reach out as a common courtesy, which is standard practice with most builders. The next day, my clients contacted me immediately. I returned to Ashton Woods with them and was told -- in front of my clients -- that because they had previously visited the community, I was "not entitled to anything." The interaction was dismissive and unnecessarily rude. When I later spoke directly with Charlotte, she stated that Ashton Woods would not honor anything because I was not physically present with my clients on their first visit -- despite the fact that my clients absolutely have a buyer-broker agreement and established agency with me that already existed and had been clearly disclosed. I explained that my clients could not absorb additional costs on top of the purchase price if they were forced to cover buyer-broker compensation themselves. Her response was essentially that this was their problem. As a result, my clients walked away from a $700,000 Ashton Woods purchase and ultimately purchased a home with Toll Brothers instead -- a builder who understands professionalism, agency, and long-term relationships. This review isn't about commissions. It's about respecting agency, respecting consumers, and basic professionalism. I'm sharing this so buyers and agents alike understand what they may be dealing with here. I can assure you this experience will factor heavily into where I bring future clients moving forward.

Their quote was comprehensive and far more competitive than others we gathered. They were flexible with us on timing that worked for both parties and were super thorough on communicating what was happening daily. They ended each day with photos of progress made and an update on what would be happening the next day, timing for those coming to the house, etc. They worked with us on our more unique asks (installing super old antique doors) as well as guided and advised us on bigger decisions (removing walls, where to put build-ins in our mudroom, how to best configure our new closet). Crazy enough, we finished on time - actually a couple of weeks early. They've been back a couple of times since just to help with small things we ended up wanting revised or that we messed up (like my husband backing into our new stucco....). They care about their work and their clients. I cannot recommend them enough!

They dented our garage door when painting it which now needs replaced. We went to hang up pendant lights this weekend and the electrical doesn't work. Our heat went out this weekend (which was fixed quickly) but was due to an install issue. Our walls our crooked in the house and the texture had to be fixed on EVERY wall. I figured after 6 months we would be able to enjoy our home but we are not. We are still waiting for so many things to be fixed. Neighbors claim they are aok with it and yet the HOA is giving us 30 days to get rid of it. Well height restrictions on a play structure is a max of 8 feet per the CC&Rs. (Also doesnt matter that our yard is sunken by 1-1.5' below the fence line)... Sorry kids, VIP doesn't set up play parks in their neighborhoods and guess what, only toddler play sets are allowed. After copious build issues during Covid and now this. You think you're buying into a family-friendly place where you can have a top quality play structure in your own backyard????? Think again. They rebuilt our flood damaged home and performed many remodeling upgrades at the same time. They offered sensible solutions and worked around our busy schedules. Calls were returned promptly and questions answered always. All of their subcontractors were people they had worked with for many years and were clean-cut, articulate craftsmen. They cleaned up after every days work and kept us up to date on progress. When we made changes along the way, they took it in stride and offered options to best achieve our goals. Our home was built in 1959 and had unique lath and plaster drywall. The materials are no longer available, but in order to retain the original quality of the home, they found a method that was similar enough to look the same and have the same sound when I did the "knock test". They did many extras, like painting the front sidewalk-"it just didn't look right all chipped up" and made a new side gate as well- at no added charge- because it was the right thing to do. They understood what we were trying to do- bring the house back to original quality and remodel it for sale. To give you an idea of what kind of guys thy are, on the weekends, they volunteer at Habitat for Humanity and use their skills to built homes for the disadvantaged in the Valley. Good souls. Jeff navigated us through a maze of options to get our electric upgraded without kicking us into a higher permit level that would have resulted in us having to lower windows for egress- at an estimated $26k. Instead, they offered legal, ethical alternatives that got the goals achieved within our budget. They know the ins and outs of the business and use it to YOUR advantage. True professionals. I'm an engineer, so I'm a detail person by nature, and BHB left no details missed. Their quality is top notch as well, and they came in below our insurance estimate. I highly recommend them for jobs big and small. Good people.

    Complete lack of urgency to address maintenance issues. Currently I have no hot water, no heat, and…read moreextremely low water pressure in both sinks in my unit. The water issues happened on a Saturday morning. There is no emergency maintenance line (though capstone will tell you it is an emergency line), just an offsite call center available after hours. It is not easy to find the number to call for this call center and once I did, it still took over 45 mins just get a maintenance request submitted (due to excessively slow responses on their end). The call center is unable to tell you when you will hear from capstone or a vendor assigned to the problem. I did end up speaking to my property manager (Janelle, mentioning her by name to counter the positive review she has below mine), who told me I'd have to "get creative" (her exact words) over the weekend in order to bathe for work, do dishes, etc.. I wonder how long she personally would be willing to "get creative" and tolerate no water pressure or hot water at her own home? The heat in my unit has not been functional for at least 2 weeks. The owner of the property didn't like what the first vendor had to say so then they sent a second vendor out over a week later. This has forced me to rearrange my personal schedule to be home at inconvenient times because the owners don't want to pay for whatever repairs were recommended. How many second opinions are they going to put me through before they do something? Who knows. Sure this is Phoenix and I don't have any kids or elders to keep warm at night, but that's not the point (and I get the vibe the urgency level would be no different even then). Regardless, how is it acceptable for them to take weeks to deal with broken heating and put me through dealing with multiple vendors and them not being willing to pay for an emergency plumber to fix my water over the weekend? What if this was a broken AC in the middle of summer? Would the response be the same? They only care about making money and saving money for the property owners, they have zero concern for the tenants. Functional water (including hot water and water pressure) and heat are basic requirements for making a property habitable per AZ law. I currently have neither. Unfortunately, AZ heavily favors landlords over renters when it comes to the law so I likely have no legal recourse (and I'm sure Capstone banks on this because they know they have the upper hand), but you can bet I will be looking into it and at minimum posting reviews wherever I can. Prior issues: 1. I've reported a nasty odor from the shower drain which they have repeatedly ignored. They did send somebody out once to fix the broken toilet and told him to "just make a note" about the shower drain issue but to not actually do anything about it. Management then cancelled the maintenance requests I had placed on the portal 2. They will force you to submit to a yearly "walk through" to allow a third party to come into your home and take multiple photos of every room. This is invasive and ridiculous and NOT standard in the industry 3. They ignore requests that they don't want to answer. At my unit, the homeowner pays the utility bills directly and the amount is pushed through in the portal for me to pay. When I have asked to actually see any of these bills I am being charged for, Capstone ignores me. The unit has what appears to be the first digital thermostat ever created - I offered to have a smart thermostat installed, at my cost, through a vendor of the owners' choice. Ignored. 4. They will charge you $50/month for access to their online portal and for bimonthly air filter changes. You will have to let somebody come in and change the filters for you, they will not allow you to change them on your own or they will charge you (when I viewed the property prior to signing the lease I was told by the agent at the viewing that I could change my own air filters - he was wrong). You will also be charged a fee for paying your rent online through the portal (that they are already charging you to be able to access). Avoid this company at all costs, at least as a tenant. If you are a sheisty property owner who doesn't give a crap about your tenants, this may be the group for you. After selling my home and moving into a rental while I search for my next home and/or consider a move out of state, I was extremely leery of going through a management company. Capstone has firmly confirmed that my reservations were justified. It was a huge mistake and I urge you to not make the same one
