The wow experience started with the beautiful gated entrance with fabulous landscaping and abundant palm trees. As I followed the signs to the models, I noticed the generous space between the backyards of the homes. Lots of open space with walking trails and again, beautiful landscaping. I walked through the 3 models and immediately knew that the third one, Residence 12 would become the final home we would live in. I walked back to the office with lots of questions and met Terry Lents, who over the next 12 months would become much more than a sales associate but a trusted friend. Terry's patient communication style, always listening and carefully answering my questions started the process of building the trust I quickly appreciated. He spent about 90 minutes walking 4 different Residence 12's at various stages of construction. This first encounter became the foundation of dozens upon dozens of phone calls, texts and face to face visits. Next up, the product itself. I loved the floor plan, the high ceilings (12 feet), the beautiful finishes and the quality seen in so many details. I brought my Wife over the next day, concerned that the community in Mesa: Reserve at Red Rock would be too remote for our agreed upon vision of living in the Arcadia area of Phoenix. But, she had the same experience I described as we drove from the gates through the community to the models. This place felt special. I didn't take her to the first 2 models, I took her directly to Residence 12. She walked through and I kept my my shut so she could come to her own conclusion. We wrote a deposit check that afternoon. A few weeks later, we had our next "10-on-a-10 scale" experience with Bernadette at their Design Center. Terry had given us access to this area which was on property the week before so we could begin to put together our design ideas. When we met with Bernadette, she listened and saw our vision, then brought her creativity and experience with their various products to bring it fully to life. We had 5 full hours with her and never felt rushed or pushed to make decisions. She was like having a Sherpa on a long hike, she provided confidence and focus while giving us the time to do some exploring as we made our decisions. At this stage, Terry was also a huge help sorting through all of the available options that Blandford Homes offers in a floor plan. While it's not a custom home from scratch with a blank sheet of paper, it felt like building a semi-custom home. We have lived in 3 new homes over our 32 year marriage, one was also semi-custom and the other two were models already complete. This was our best experience of all new homes. The 8 month building experience was also worthy to describe. The homesite was kept neat and tidy along every step. I appreciated this care and sense of pride I saw in the various sub contractors. We lived out of the state in New Mexico and visited about once every 2-3 weeks until the last few months where we came almost weekly to visit. Terry made it a point to take pictures for us in between visits so we were able to feel like we were part of every stage. Terry and his Son Justin were also great about giving us the "green" construction key as we flew in for visits. Since they had another community under construction about 3 miles away, it was easy to swing by their sales office to benefit from this accessibility once the unit was locked. (The last few months) The final part of the experience I want to highlight is the 3 hour orientation and walk through with our Construction Supervisor, Brian. Brian has been with Blandford Homes over 25 years, had done this walk through 1,497 times before (his count), yet it felt like he genuinely wanted us to know everything possible about our new home. We had minimal "blue tape" moments that were addressed 100% on the same day. He never made us feel we were nitpicking or too detailed. Again, hospitality and warmth and care. So if you've read this review to this point, I hope you walk away with a sense of confidence if you choose Blandford to build your next home. We have shared our positive experience with my Son-in-Laws Folks who are considering moving to the Valley, along with 2 other couples that we know well. We can't wait to meet all of our new Reserve at Red Rock neighbors. Terry tells us we will be meeting lots of special people that he has gotten to know over the 3-year community build out. We recently closed on our home and couldn't be happier with the experience. From being on the email list to selecting our lot, every step was smooth and well-organized. The sales office, Justin and Terry Lents, are seasoned pros always quick to respond and assist making the process feel seamless. Our design studio appointment with Bernadette was decision-heavy, but manageable with her help. She offered thoughtful guidance while giving us space to make our own creative choices -- not pushy at all. Upgrades were reasonable and in line with industry expectations. The closing process was stress-free. Title signing took less than 45 minutes, the walk-through with Mike B (super) went smoothly, and any small details after closing were promptly addressed. Every expectation we had was exceeded prior to, during, and following. The property itself is in a great location -- quiet and gated, yet close to the freeway. When we moved in, other homes near us were mid-construction. Despite that, the noise volume was manageable, security is heightened and they street-sweep weekly so no nails in your tire. Area is perfect for children or pets. Downtown Mesa is revitalizing and attracts ASU students, making this a strong investment. Great schools are nearby, and commuting is convenient: 20 minutes to Sky Harbor Airport, 25 to Mesa Gateway, under 20 to Downtown Gilbert, 25 to Old Town, 25 to San Tan, 20 to Float Salt Lake, and about 1 hour 15 to Payson. After submitting our application and paying the required fees, we were asked to move our requested move-in date up significantly in order to keep the property. The date shifted multiple times within a short period (from April 10 April 1 March 16). To accommodate this, our group coordinated schedules between four tenants and even negotiated with our current landlord to move our lease end-date forward by two weeks so we could meet the new timeline. The following morning we were notified that our application had been approved, but were also told that another applicant had already been approved the previous day and that the property would go to whichever approved applicant delivered the earnest deposit first. I immediately left work to bring the deposit to their office, only to learn another applicant had delivered theirs about an hour earlier. The most frustrating part of the experience was the lack of transparency around this process. When I visited the office the day before to discuss the lease and move-in timeline, there was no indication that another approved applicant already existed or that the property would effectively become a race to deliver a deposit. Had that been communicated earlier, we could have made more informed decisions about adjusting our lease and rushing to meet the new move-in requirements. To their credit, the designated broker did respond to my concerns afterward and explained that their policy is to approve multiple applicants and allow the first person to deliver the earnest deposit to secure the home. While I understand the reasoning from a property management standpoint, this approach places applicants--who have already paid fees and invested significant time--into direct competition without clear visibility into where they stand. The staff I interacted with in person were polite, and they did offer to help us look at other listings using our existing application. Unfortunately none of their current properties met our group's bedroom requirements. Overall, I would recommend that future applicants clarify upfront whether a property could have multiple approved applicants competing to deliver a deposit. Knowing that earlier would help renters avoid making rushed housing decisions under uncertain circumstances.

I obtained Fort Lowell Realty in 2021 to manage my duplex. In the beginning, I had responsive and…read morecommunicative property managers. However, from 2021 to 2025 they went through four different managers. I would have one person, everything would seem to be going well and then abruptly they'd tell me someone else was being assigned. In 2025, I was again assigned a new manager, Andrea R. and communication significantly declined in comparison to other property managers I had been assigned. Emails would often go unanswered for long periods of time. Everything fell apart during a tenant move-out at the end of 2025. Before the tenant moved out, I provided the original lease and deposit records to Andrea so there would be no confusion. During the scheduled move-out, the assigned manager was unavailable, and the person who performed the move-out inspection took not one photo. I had to step in myself after tenant departure to take move-out condition photos because Fort Lowell staff didn't do it. The departing tenant was instructed to leave the keys unsecured in the mailbox after 5:30pm, which was very concerning because they didn't set up a lockbox for the tenant to securely leave the keys after the inspection. In addition to all of this, they issued a security deposit refund using rents from another unit to the tenant before fully reviewing damages. Keep in mind I held the deposits, but they did not consult me or provide me with the breakdown and obtain my authorization before refunding the money that I should have provided from the deposit account not use rents from another unit's tenant. To make matters completely insanely worse, the refund included money that had already been returned years earlier to a prior co-tenant! After I began formally requesting proper documentation and correction of the accounting, communication became worse. I sent a written notice under the contract giving them nearly a month to fix the issues. The problems were not fully corrected. After I terminated the agreement with proper 30-day notice, communication completely stopped, they did not follow up with me with requested documentation and stopped responding to my other unit's tenant they were still managing in this timeframe. I have still not received the complete documentation or the remaining funds in my owner account. I also later discovered that another tenant had gone six months without a properly executed lease renewal, and I was never informed. As a landlord, you need clear communication, accurate accounting, and proper handling of deposits. In my experience, those basic protections were not consistently in place. In addition, Fort Lowell's team is extremely unprofessional, completely ignoring clients, being condescending, and just displaying levels of incompetence I didn't know could exist. If you're a property owner, I would not recommend you use Fort Lowell. In fact, RUN!

I don't even know where to start, other than this has been the absolute worst experience I've ever…read moreencountered with renting a place. I've never written a negative review before, but this one is well deserved. We initially secured the condo via a signed contract back in 03/25 directly with the landlords after we toured the property and were assured the place would be fully furnished when we moved in on 01/12/2026. A few days before we were due to travel to AZ, I got a call from a property manager (Andrea Robidoux) who works for Fort Lowell telling us that she would managing the lease. I didn't think much of it at,the time, but right off the start, I had to pay a $50 background check fee that I didn't plan on given that I already had a signed contract, then I had to correct several items in the lease agreement including the correct exit date of 04/12/26, which I was told (by Andrea) that I had to accept 04/30/26 (even tho the original contract clearly states 04/12/26) and that any remaining days not used would be refunded but only to find out AFTER the fact (when I called Fort Lowell directly) that I would held liable for the entire month of April even if I gave a 30 day notice and left on the 12th of April. The real problems started when we met Andrea at the property on the scheduled move-in date. That's when we realized that this was Andrea's first time actually seeing the condo (we know this because she told us so and we had to direct her by phone where to go when she arrived at the complex). When we all walked into the condo, there was a VERY nasty odor (more of a stench) that can be smelled before you even enter the front door (it was so bad that Andrea had an asthma attack and had to go out to the balcony for some fresh air to finally breath normally). Then we saw all the obvious issues such as carpet stains, the dirt everywhere, the dust accumulation on all the windows/blinds, ceiling fans, fixtures, etc.. After Andrea left (without going over anything in the condo and without providing any documentation such as an emergency contact list, association Bylaws, move-in check list, etc.), we began to notice many more issues such as Clothes dryer not working properly (exhaust vent blocked), refrigerator ice maker not working, dishwasher drawer broken, fireplace not working, HVAC making LOUD noises and not working properly, the only couch was heavily stained from grease/dirt, tiles in both showers were stained black from grease/dirt, leaking kitchen faucet, cracked bathroom sink, stains and hair on bed headboard, broken vacuum cleaner, only 1 working smoke detector and none in the bedrooms (against code), anything that can be touched in the kitchen was sticky & very greasy, major dirt under all the beds & around night stands, trash in the garage, etc... Additionally, there were many missing essentials such as absolutely no started toilet paper, napkins, cleaning supplies, no complete sets of dishes/glasses, no bathroom waste baskets, no salt/pepper shakers, no broom/dust pan, no mop/pail, visible stains on some of the bed sheets and all pillows had stains and nasty odor, no mattress protectors or mattress pads or pillow protectors (disgusting and against code), no working vacuum, etc.. We contacted Andrea and she advised us and even encouraged us to go and purchase what ever we needed that was missing including a vacuum and assured us that we would reimbursed so we purchased only the necessities and we spent the next 4 days cleaning the place only to be told afterwards that we will NOT be reimbursed for the $200 vacuum and the response I got from Andrea was "it's not my vacuum". We have caught Andrea on many occasions either blatantly lying to us or she is REALLY forgetful because she's managing so many properties and can't keep track (I believe it's it a little of both scenarios) I even scheduled a meeting with Andrea and the landlords to review all the issues and request that they refund the cost of the vacuum, remove the $350 cleaning fee since we actually did most of the cleaning and provide a small reasonable reduction of the monthly rent because the property was not what was originally agreed upon, but they refused all of it. There were many, many more issues not mentioned here (all fully documented), but bottom line, Andrea (and Fort Lowell Management) didn't do diligence by verifying condition of condo prior to accepting to manage this property which resulted in us dealing with major issues in what was supposed to be our vacation time. Stay as far away from this company and specifically Andrea Robidoux. Additionally stay away from any properties owned by WILLOUGHBY INVESTMENTS AND SERVICES, LLC (landlords).

If I didn't trust them I would have left them years ago. Mario Montoya has been with me for the past several years and I have full trust in his abilities to manage all these properties on my behalf. In the past month alone, one of my properties was abandoned, another house needed a new air conditioner, another house needed a new fridge, etc. Ariana Jaynes, the newest star to step up with getting my abandoned property renovated, painted, new carpets and coordinating all the bids and getting the renters happy. She is energetic and treats me with the upmost respect. She got that abandoned house up and running in a week . Mario and Ariana had that property rented before the work was completed. I strongly endorse this property management company. These investment houses have tripled in value since I purchased them.
