I have been trying to assist/advocate for a family close to me with a broken appliance issue for 3-4 weeks. I am not impressed with their level of concern (or lack there-of) that this is important to the needs and minimal living standards for this family. Obviously, they represent some slumlord property owners and aren't much above that description concerning how they represent the tenants. Looking at other issues of poor maintenance and property upkeep, I would not consider renting property represented by this management company. read more

Do not rent from this company. Property managers do not respond in timely manner. They do not have the renters best interest in mind and allow owners to take renters deposit without justified means. They take 25% of your deposit, which in my opinion is greedy for the lack of responsibly and communication they provide. If you have problems they take a very long time to get it fixed. Our a/c went out in August and it took 3 days for them to get it fixed and did not provide any accommodations. When we moved out they charged us for a "cleaning fee". When I asked for proof for the charges they would not provide any documentation. They just take money from renters. Better off renting from another company. read more

We had a major incident where the toilet refill broke and flooded the house (it's an older house so accidents happen! Totally understandable). AJ literally had a plumber here in less than a half hour and guys here to help dry out the house within an hour. It was amazing, fast and wonderful. My experience, as a long-distance property owner, with BSPM was terrible. I was misinformed, outright lied to, and basically over-charged 30 to 40% on property maintenance and repairs. Worst company around. Moved into a property A/C broke in Aug. They wanted to wait 4 days to replace it. Water heater ruptured. They took two days to get someone out to look at it. Black mold formed and they did nothing about it. Threatened that the HOA was going to fine tenants when the HOA doesn't fine anyone. NON RESPONSIVE TO ANY TYPE OF COMMUNICATION. Tried numerous times to contact with no avail. Say the deposit is "REFUNDABLE", NOPE they just keep that too. The only time you will hear from them is when they want money. They also charge you $20 a month for air filters. Not included in rent. That is on top of rent. If you deal with this company prepare to be shafted and screwed over, at every turn. read more

Is there a negative rating? Avoid this mess if you are able! Problems from the get go, no one seemed to know what was going on with the property I wanted. Kept confusing me with other clients. Said I was approved, then changed their minds at the very last second, leaving me with a cashier's check made out to them, a loaded moving truck, movers lined up for early morning. No place to go, no money to work with and they couldn't even pick up the phone.... I got that info via text, even though the agent knew I was at the bank getting the check, a half hour later. Plus I had to have the electric changed before moving in. So now, I am out the $49.06 plus 3 days electricity for a place of which I never had occupation. As a renter, I definitely wouldn't recommend this company. They keep 25% of your security deposit and this amount is apparently pocketed by them. Any minor repair costs then are deducted from the 75% that is due the former tenant. It was always my understanding that a security deposit was used for any needed repairs and not to line the pockets of the property management organization. I paid a monthly administrative fee as part of my rental payment in addition to an upfront administrative fee before even moving in, so I can see no other reason to pocket 25% of my security deposit and not use it for what a security deposit is used for: damages to the building. My husband is active duty and we've been renting for the last 20 years and have never dealt with such an underhanded and greedy organization. Renters beware. read more

Yikes. Where do I even begin - it took us several months to get house keys. KEYS. We had to use the garage exclusively for the first few months...but using the code because the garage clickers had to be replaced by us and only reimbursed after 5 months of asking about it. It took 4-5 months to get the one light in the backyard fixed, so it strobed all night and bothered the neighbors and surrounding areas. They didn't do pest control before our move-in so we had a scorpion infestation. They left 18 cans of paint and 3 buckets of primer in our garage and insisted that it is normal for landlords to do that and will not remove it, so the only storage area in the garage is taken up with THEIR paint and primer. My two favorite things - the Ring/cameras that were ADVERTISED AS PART OF THE RENTAL is completely unusable and attached to someone else's account. Whose? They don't know. So someone could be watching us with the house's own cameras. We were told we can replace it at OUR expense but they won't compensate it in the rental price because why would they do that? Then today, we discovered our dryer vent was NEVER hooked up so we had 9 month of dryer shit back there. I'm so relieved we didn't burn the house down and die. You're welcome, B&S. read more

I wish I read the reviews before we even attempted applying for a home through them. They don't even deserve a one star. I called ALL the agents listed and NONE have gotten back to me. Their office hours are 9-5 Monday through Friday. They can't seem to do their job. I emailed AJ THREE times and have left multiple voicemails. It's ridiculous, unprofessional, and not how a company conducts business. Thank GOODNESS we are NOT going to be renting through Brewer & Stratton. I would like our application fees refunded. I wouldn't use for any of my properties if I was an owner. While they have good systems such as a website and payment set up, the tenant basically has to do all the work. I had to constantly message them to get them to respond to a property I wanted to sign a lease for that had been sitting on the market for weeks. I highly recommend AJ Smith to be your home owner-manager. I was looking for a manager who has full responsibility and response to our question as quickly as possible. Work efficiency is our top priority since we live out of state. We had an awful experience with our previous manager who did not like to respond to us, answered any phone call for over a week, and she/he with a very cold attitude, all of these things making us he/she even not care about our property. We had no idea about what to do for the next step until I request to change PM to AJ. AJ helps us find a qualified tenant and make us feel he cares about the homeowner's feeling and property. We believe not all of the property managers have the same as the positive attitude as AJ. Before you want to hire a PM, please do some research and read some customer reviews. That would help to find an ideal PM. read more

I rented through Brewer and Stratton for over 2 years, and would avoid doing so in the future. They are extremely unresponsive, maintenace requests take forever- multiple calls and emails needed to resolve. When I moved out it took them 17 days to send my security deposit- which had no deductions for damage...and it was only after multiple requests did it get sent out. They also require you to pay $20 a month for a furnance filter that is delivered. It is of terrible quality that would retail for a couple dollars, and they refuse to let you buy your own quality filters. In the end you are just another rent payment they collect, and they do the bare minimum. read more

Got a call this morning, it turns out, her email was sent to an incorrect address. She only got one of those VMs, not what happen to the rest? Restarted the conversation, got all the details on rental property fees, eviction processes, discount for multiple properties with current promotion. Again, She is very patient and very prompt. I got the email that I was waiting for on property comp., sample management contract with tenant leasing agreement. I contacted AJ about a home for rent MULTIPLE times via text and email. Never got an answer. I then came to Yelp to read reviews/look for other contact information and realized that my experience is not unique. Either all money isn't green, or this company is playing pick and choose as to who they respond to. Based off previous reviews, it appears it's a good thing that I didn't get a response. If they're this lackadaisical about responding to inquiries, I can only imagine how unresponsive they'd be as actual landlords. But I'm sure they'd be rather "attentive" if you didn't pay that rent on time. Anywho, I ended up renting a much nicer place in the Biltmore area for around the same price as their listing. Please, please, please, for the love of EVERYTHING holy DO NOT RENT from Brewer & Stratton. Our 1st year living in Phoenix was nothing but a nightmare. Well, I guess if you like cleaning the house/pool (which pool service is included in your rent) floor to ceiling LITERALLY, you rented and paying for cleaning supplies, go for it!! If you truly love scrubbing scuff marks off of walls w/a magic eraser for hours on end, knock your socks off! Oh yes, the multiple old dog urine spots (still smell the ammonia, burnt my nose hairs), covered by dirt/dust smells amazing when you are scrubbing your little heart out w/knee pads...don't want to screw your knees up for life. If you would like to spend 2 1/2 days cleaning your kitchen, please rent from them. This was a super fun experience. Especially, the oven. Ohhh the oven. Inside said oven, it looked like a science experiment had occurred...then casseroles cooked and exploded. If you rent a house from them and the description says working appliances in kitchen, make sure you check that out!! Unless, you LOVE not having a working kitchen. Seriously, it took 3 weeks and 100's of emails (not exaggerating) to be taken seriously about the condition of the kitchen appliances. Even after all that, it still took 4-6 weeks to have a functional kitchen. Sooo if you love eating out and want to know what it's like to not have a usable refrigerator, please rent here! Oh yes, the pool, the main reason we rented this place. Apparently, the pool was drained the week before we rented. It was NOT cleaned when the pool was drained. It was just refilled. How do I know this? City of PHOENIX stopped by, during our first few days & asked if we had a leak. NOPE. Also, after multiple pictures & weeks of back & forth w/the swamp of a pool. My lovely boyfriend bought supplies to clean the damn pool. It took an entire Saturday of scrubbing, vacuuming, scrubbing & vacuuming. After all his sweat, blood and tears, it finally was crystal clear blue and we were able to swim...FINALLY!! P.S. you will not be refunded for all of the cleaning supplies & time it took to get everything how it should've been in the 1st place. Also, if you would like to clean the previous tenants trash out of the house, by all means rent from them. You will quickly learn when the City of Phoenix has bulk trash pick up days. We had the size of a mid-size SUV to be hauled away. (Not kidding) Finally, Matt our "property manager" was useless (he is no longer there, moved home...or something). If you enjoy business emails at 9:30-10:00 pm at night, rent from them. After all the nightmares we went through, Matt emailed us at 9:30 PM to tell us that the owners had decided to sell. He did not offer to find us a new rental or find out if we wanted to buy. NOTHING. So to finish this VERY long post off, save yourself the aggravation and nightmares. Rent from someone who actually gives a damn about you and the owners of the property. It's a mutual transaction, please remember that when you are looking for a rental. P.S. However after finding a house for rent within our price range we get a run around about my other half's application and how it can't be found in the system & the confirmation number provided doesn't pull up anything. Starting to feel like a scam. Not even sure if the person texting me is legit or what is going on. Bless them for being patience with us & I assume it's because no one else has put in an application on this house but still something is off. Paid $50 & have gotten nothing but a headache from this company which is upsetting that there seems to be some system glitch or something going on. Brewer & Stratton is by far the worst company I've ever had the displeasure of working with. Our property "manager", Jana, was nearly impossible to get ahold of, and when she would finally return our calls/email she was condescending and disrespectful. The company only responded to issues (usually self induced by management in the first place) after repeated inquiries. For instance, we set up automatic rental payments when we moved in. Apparently, the first payment didn't go through and the first we heard about it was the following month when we received a bill indicating we owed 2 months rent, plus a significant late fee. The make matters even more entertaining, "management" mailed the bill the day AFTER their arbitrary final day for online bill pay. The late fee was waived after a lengthy discussion with the company. When forced to terminate the lease on the property due to a military move, the only thing that kept the process moving was federal law. But even then, Jana and Brewer & Stratton found ways to make the process difficult and time consuming! After passing the final inspection, Jana took an incredibly long time to mail our security deposit check. When it arrived, it was considerably less than the months rent that we had paid (and which had been promised would be returned by the "management"). It turns out that Brewer Stratton will keep 25% of your security deposit regardless of the condition of the property and the tacked on a $100 charge because the "palm tree needed pruning." Seriously?! Pruning a palm tree?Additionally, it was made out to three separate individuals (despite our request to have one name on the check) which made it impossible to cash. This started the process of dealing with "management" all over again! Originally dated Spring 2017. read more

THIS PLACE IS A SCAM! They will hide charges from you, ignore you when you ask them to do their job, and make your life miserable. I waited a while to write this review for fear they would retaliate and screw me over in giving me back my security deposit...but they did that anyway so here we go. This rental company is by far the WORST I've ever gone through and I've lived in multiple different apartments and houses in different states. Upon moving in to the house, it had been broken into and there's was garbage everywhere, rotting food, literally poop in the toilet and things stolen....Brewer Stratton didn't care or do anything about it. Every service request I filled out was met with argument over who's responsibility it was to take care of (broken dishwashers, broken garbage disposal, stolen and missing pool maintenance items that were written in our lease). Janna Welch was absolutely useless and would go weeks without responding to our calls, voicemails and emails. Even the front desk people would send me to voicemail. About 6 months into living there we get charged with a $500 electric bill that they 'forgot' to tell us about. If we would have known...We would have made conscious efforts to cut down our electric usage. Brewer Stratton preferred lying to us for MONTHS and hiding these overages so they could scam us out of more money. When we tried to contact them about this, they refused to return our calls and emails, instead they made it impossible for us to pay our rent, until we paid the electric overages. They blamed it on the owner of the property and did not take responsibility. Come move out time our roommate got COVID. We had to extend our move our date and walk through by a few days but Brewer Stratton charged us another MONTH of bills. We paid an extra month because COVID extended our move out date by just a couple of days. Forget about your deposit because out of the $2,500 we put down. We got $150 back. Apparently it costs $500 to clean two carpeted rooms. Apparently it costs hundreds for minimal landscaping even though the house looked better after we moved out. Apparently it costs hundreds in repairs even though we didn't hang anything on the walls because we knew this place was temporary. I had other issues with them outside of what I just listed but I don't have enough time or energy to continue exposing them. Literally the worst experience I've ever had and Brewer Stratton deserves to be sued and shut down. Please live anywhere else. read more

I hope that we can say that we are informed and conscientious consumers. We have successfully been rental tenants in the Valley and were happy with our property management company, with that being said, we were hoping to find a residence much closer to work and hospitals and two properties stood out to us that were managed by this company and cross listed on Rently. My daughters and I all followed the prospective tenant procedures and we also individually sent emails inquiring about the status of our applications as well as numerous attempts to reach an actual person beyond the automated menu telephone answering service. All told, we have paid $300 for 2 applications. I keep reading replies from a company representative saying that all of their communication is presented with clarity and are comprehensive in scope. We are well beyond the 7 day review of our applications, nearly a month in one application submitted...and ZERO, ZILCH, NADA, NOTHING in reply. $300 is not pocket money to be sneezed at but we will see it as a harsh lesson learned about the inconsistent communication practices of this company with such mixed reviews. The reasons we were trying so hard on our side to contact anyone from the company was because the property we were most interested in was very unclean and needed extensive paintwork and we wanted to inquire if newer kitchen appliances could replace the much older and smaller ones in the home. We took video footage of the marked walls and wall damage to show this company what we would have liked to have seen addressed if we should have been approved tenants prior to our move in. But again. Nothing. Not one courtesy phone call or text or email. As I said, it's been a month for the first property and having not received a reply, we drove by out of curiosity and saw that the residence was already occupied. My daughters did not receive any indication that their applications had not been approved. I can only feel relief that it appears we have dodged a very damaging bullet because we will not be working with this company. Such a frustrating stressful experience because we had a window of time in which to apply and to be approved and to move as is the usual standard of lease agreements...(very few leasing companies offer a security hold out further than a month and most require at least 6 weeks notification prior to the ending of a lease if you wish to leave...basically one has about a month to do everything). I can't even speak to their professionalism because we have never even interacted with any actual staff but I can say the utter lack of response says a lot about how they treat prospective applicants. My recommendation is to seek life elsewhere. Thankfully we do have a happy ending to our story. We have been approved and are moving into a beautiful larger home for less rent and just renovated with brand new appliances. Oh and we applied for that home on a Monday, were reached out to the same day and were supported via email, text, and phone calls and approved by Friday. THAT'S HOW YOU CONDUCT BUSINESS. ***Update: I posted this review about 5 minutes ago. I was IMMEDIATELY contacted by an unknown number that when I Googled was indicated to be connected to this company.
