Stacey found us a great house in the area we were looking for, and she worked at our pace. She always made time for us and was never pushy. She was efficient, quick to respond, and handled communication with the other realtors and inspectors well. She is friendly and professional and listens to what her clients want. We were nervous because we had only bought the house a year and a half prior. This is the type of business that makes you wish you could given zero stars to. While renting one of the properties that they manage, I submitted a work order for the front security door handle after the internal mechanism failed and it would no longer open. There was no damage to it that I caused. It stayed that way for 8 months up until the day I moved out. On top of that, they nickeled and dimed my security deposit of $1650 to the point that I was -300. There was some additionally cleaning and minor repairs that were needed, such as 3 individual broken blinds that you can purchase at home depot for a few dollars. I didn't think they would be so grimy as I was a good tenant and paid on time every month, I even went out of my way several times so they could show the house during the last month of me renting. I sat around waiting with the potential renters while the realtor was late on multiple occasions. You hear about these types of situations with these businesses but I thought it'd be different and that I would receive the same level of respect and consideration. Evan plays cool while on the phone but behind the scenes she's plotting and living up to the reputation that these types of businesses have set up for themselves, trying desperately to swindle people out of their deposits once you no longer rent from them and they have no use for you. I lived in one of their homes for a year. Throughout the year they were a very good property manager, any issues they would take care of. Maybe not the quickest, but still in a manageable time frame. Then came the bad news that the owner of the home was selling it. I was first given 30 days to move but was able to negotiate another 15 days. They did their best to try and place me in another one of their properties, but with no success. This company is focused on the tenants. I had an issue on my move out, but they spent the effort to make it right for both parties. I would rent from them again. read more

If you had a category greater than five stars this wouldn't be sufficient for a rating. Eight stars is what I give these folks both for renting and selling. I have used rental companies in the past in other cities but these people blow them out of the water. On the rental side, Evan is beyond exceptional. When ever I needed a special request she was on it and even if it was a little extra work, she never said no. The entire staff under Even is incredible. They were always pleasant, came up with solutions to problems, and never were rude or slow in assisting me when I needed it. In my case, I had a major problem, but they solved the problem in a timely manner and so the tenant was always taken care of. On the sale of my condo, I can't say enough about Ed. He and his staff are team players. Also, he sold my condo in four days. That was faster than anyone else in the area. Most of the realtors took a month or longer to sell the properties in the Tapatio area. I would recommend him for his professional manner, his sense of humor and how he solved problems. In conclusion, Ed, Evan and all of the staff are the best in the Phoenix market for intelligence, professionalism, kindness, and this team has a great sense of humor and they seem to enjoy doing their job. I had no experience managing a rental property so we hired Capstone. I have to say super impressed. The whole point of a using a rental company is to delegate the management (and all that goes along with it) to them and to have happy tenants. And that's what happened. Just collect checks and have super happy tenants. And very affordable where I feel they earn every penny, and then some. Win. Win. I highly recommend them and to stay out of the management business if it's not your full time job. Capstone saved me TWICE! After three years of working with a property manager who shall not be named I asked Capstone to help me rent my former primary residence in Scottsdale. The difference in service was night and day. When something went wrong, Capstone made sure it got fixed ASAP using great contractors and high end materials, etc... This was in stark contrast to the property manager I was using before who always seemed to go with the lowest bidder for repairs and it certainly showed. Then a few months ago I had an epiphany and decided to sell all my houses in AZ and start fresh in another state. Capstone stepped up again and was the first realtor to sell my house in Phoenix and for a great price. Ed did a great job communicating with me throughout the process and I am so grateful for everything Capstone has done for me over the past 6 years. I just wish there was a Capstone in whatever town I end up moving to. read more

Worst experience ever. I have filed complaints with the State Attorney General, Better Business Bureau and AZDRE. Owners, of note, I rented a home for 18 months and there was no move in inspection with me, not ONCE did they ever check the condition of the home, so your property is not being "managed" per se. I could have had multiple tenants or animals in the house. I could have violated every regulation because nobody at Capstone every bothered enough to check on the condition of the home you entrusted to them. Secondly, it has been 26 days since I handed the rental home back and I have still not received my security deposit. They were given well in advance of 30 days notice of my intention to vacate, and yet they still want to deduct $1446.70 from my security deposit for unpaid rent and late fees. They accepted my keys back the day before my lease was due to expire and promised me that I would get my security deposit back within 14 days. I asked them, why, if they required a SECOND notification of my intention to vacate, why they did not reach out to me for clarification at the 30 day point. Their response? "An agent sent a text" Wow! Really? I never received a text! Is this how you uphold your end of a legally binding contract. I asked them who sent me a text and to provide proof of this, they return to M.O. of just ghosting me rather than responding. I was an outstanding tenant, never a single day late in my payments, maintained the home in show condition, handed it over immaculate and move in ready. They also hiked the price of the home from $1900 to $2550, way above market value, so not surprisingly, they had few leads. I personally listed the property for lease on many marketplaces and the people that were interested, I redirected them straight to Capstone. Those people would get back to me and state nobody would respond to their enquiries. When it came to showing the home to potential tenants, I was asked to shut down my store early and cancel my Father's Day photo shoot with clients in order to make myself available for tenants to view the home that day. I complied, losing hundreds of dollars. The agent never showed, the agent neve reached out to contact me and I lost work for nothing. The next time they booked the ONLY showing, I again received no communication. I worked a 20 hour day and decided to take a one hour power nap to recharge, I was awoken by a text (their only method of communication, apparently) to state the agent was OUTSIDE and they had a viewing booked in SEVEN MINUTES! I was in BED!! At no point in the day did they reach out to give me a heads up they had a showing. They found a tenant on 13 July for the home, and yet are charging me rent and late fees on a home I vacated on 29 June, for 1 - 22 July. This company is exceptionally unethical, unprofessional and downright shady. If a company relies upon a single text message for communication, it can hardly be classed as fair notification or communication. As they have now withheld my security deposit of $2750 for 26 DAYS, they have now been reported to AZDRE, AZ SAG, HUD and BBB for further investigation into this matter. Absolutely shocking and I would strongly encourage you to do your research before working with this organization. I recommend you review the Better Business Bureau where they have an appalling rating of 2.33 stars. read more

To follow up on the previous review, I have to completely disagree with the company's response, particularly in making it sound as if our property in some way did not meet their standards. This was not what we were led to believe in any way whatsoever. And that wouldn't make any sense - our townhome was recently completely renovated inside and is in excellent condition. However, the company tried contacting us after our initial post and we decided not to use their services bc we just did not feel like they were trustworthy. Trying to post on here to make it sound as if our home was not able to be rented is extremely misleading and trying to shift blame on to us for their extremely poor sense of professionalism, as opposed to our sole decision not to hire them. Also, the employee that had been at our house apparently WAS fired and that was never conveyed. Again, my advice is to stay far away from this company. read more

I don't even know if I can adequately express how amazing this team is. We came to them late 2014 after having the worst experience with another property management company, and Evan was SOO helpful, even before we signed on with them to manage our properties.
