I've had to contact Penny G. Several times for issues regarding my unit over the last 6 or so months. I've never had a positive experience working with her. When I notified her late on a Friday (which I did not expect a response from her until the following Tuesday due to holiday) of high water pressure via email I never got a response from her and when I called a week later she said she was just getting into the office at 12:30 (noon) and that she hasn't even seen my email. That there are 55 others sitting in her inbox. She also said it was good I called when I did since if I had called later in the afternoon she wouldn't have been there. Ummmmm what?? I was then told to expect a plumbing company to call me to set up an appointment. Okay cool that's GREAT!! They (plumber and HOA) were trying to determine if the issue was on the HOA or homeowner. I was told by the plumber that since my condo complex is coded commercially that my water pressure is okay at 100+ psi, but that his pressure reader says it's only at 80 Psi which is technically on the higher end for residential but to look up the ratings on the pipes that we have (that are 40 years old) and that it's fine either way. *side note, I did further research and as this is public record and the complex is coded as Multi family residential* This issue was was in January. a month later I got my board meeting notes via email and it says " so and so says you will need to call a plumber to come to your home and have a water pressure regulator installed. This is an HOA responsibility." Like thanks for communicating that to me, one of the concerned homeowners. This isn't the first issue or the last. I knew this company had huge red flags after one of my first encounters with them. Last year in May 2022 I inquired about getting a pool key in their office. I was told it was $25 and that penny was not around so I'd have to come back to get it. So I requested it be mailed to me, which the clerk says we can do that. I waited two weeks because snail mail and the benefit of the doubt. Then I called. I was then told the keys are $50 and I have to pick up in person from Penny at their office. I asked when she would be around and was told they didn't know. I'm not going to waste 30+ minutes driving to their office if she's not there to get a key. I do not recommend working with them at all. Penny is only responsive if you get the HOA president involved, who has also admitted that Penny is awful at notifying people of anything. read more

Kristy and Brian have assisted me with a couple of issues and each time they have both been super responsive, helpful, and fair in their approach. I've not always seen that in previous communities we've lived in (no just us, but many tenants), so I can appreciate when they take the time and care to have what feels like a normal, respectful conversation to resolve issues. read more

The response time is very slow and is poorly with any request for information that you inquire upon. Nobody takes any accountability in the office. The property manager does not answer your questions or her phone. They respond only with emails with short answers that are inconsiderate and very rude. NOTHING good about this company. Raise their fees but do less. We get letters sent about rules from years ago and NEVER enforce rhe rules. Gate has been broken for weeks and we now have homeless living in our GATED COMMUNITY. I moved to a gated, HOA community for a reason, I pay $250+ a month for water and trash basically because they enforce none of the rules so our area looks like crap. Tried showing our house fir sale and nobody wants because the houses in the gated community are trashed. They are the Worst! You try and talk to anyone you get the run around or hung up on. read more

I've never had problems with a company when I've WANTED to pay on time and it's like they do everything they can to not receive a payment. we have nothing but issues. First, we do not have meetings.For the last three or four years we have had one and that was the election yearly.Llast year we may have had one more. it is because they do such a lousy job. they use second rate companies that other HOA use so they get better rates. But the job is never good. we have a parking stall eave that still is not fixed after two years plus. now they have put up a horrible cover for time being. however there is no excuse this none. We have never had an audit. we tried over ten years ago and a couple on the Board that are still on removed the President as there were issues with one of them allegedly collecting money from the companies they would hire. It would tell us how to correct the mismanagement as they have destroyed complex with doing nothing so it's basically beyond repair for less than a million or more. there was no fiduciary obligations filled except for awful paint jobs and the landscaping has never been properly repaired. just bandaids. the place is a midcentury and great if it was cared for. it is a good location too and that is what keep up our resale value after the Inflation. otherwise they were under value due to lack of care. no one wants to sit on the Board due to the investors. we never put a limit and they aren't real interested in putting qualified people on the Board. three of the Board members do not seem interested in striving for better but just mediocre at best. one doesn't live here for 14 years. one who has no desire to spend money like the first. The third drives through but never looks. and the fou tries but he needs the votes. read more

08/12/2019 6:07:19 pm Sewer Backups Beginning 8-9-2019 toilets flush but are not siphoning the waste out into the sewage line. The new drain caps that Osselear installed around the exterior of the buildings have sewage seeping out and over the tops. There is standing sewage water sitting on the surface in the courtyard. The raw sewage is draining into the greenbelt in McCormick Ranch . Nothing has been told to the community of Rancho Antigua. Nothing has been roped off. This is a hazard of epic proportion. We are literally using buckets in our homes as toilets. Osselear is our management company. Our HOA Board President does not live here in the summer months and is not on site as of yet.. The Osselear management company has not advised any of the residents of what to do or if we can use water.First they told us to call a plumber. Many of us did, thinking this was inside our homes only. Once the turds and toilet paper was floating around on the lawns their only suggestion was to use the clubhouse toilet and shower of which there is only one toilet. There are over 200 residents who live here. There is a smell near the standing water that that can only be described as the smell of raw sewage on the grounds yet people are walking their animals through it and letting them drink it. There needs to be signage placed that this water is contaminated in case children, or anyone for that matter, believe it to be non contaminated water. The same sewer gas smell is also inside my unit.. What we have noticed is that these airborne pathogens have been randomly creeping in for quite some time now. I have notice this since I took occupancy in October of 2017. Because I was not familiar with condominium living I thought these contaminated smells came with the consequences of community living. Now that I have been here a few years I am being told that other home owners at Rancho Antigua do not experience these toxic smells as we do in building 10. I emphasize that the smells are random because the odor will surface when I have NOT used my toilet for several hours or when I return from being gone for several hours, days, etc... Prolonged exposure to raw sewage in the home can lead to hydrogen sulfide poisoning, even fatality, extreme buildup can trigger an explosion. Literally had to call EPA before Osselear began addressing the issue. Maricopa County Environmental Services issued citations, or warnings, to Osselaer to get community grounds, remediation and overflow on to greenbelt into compliance within 24 hours or face fines and penalties. Maricopa County Environmental Services has encouraged all owners to contact them if this continues or there are any signs of re occurrence or remediation gets discontinued. If you rent and have been inconvenienced, you should contact your landlord. If you own and have been inconvenienced the HOA is to remedy. Remediation didn't even begin until 8-13-2018. Coincidentally, Osselear didn't start the remediation until AFTER a complaint w/ the EPA was filed and the local news channel picked it up as a story. Osselear is one seriously bad seed. Having had Osselear as our HOA management company has literally caused me to experience symptoms of TRAUMA due to blatant negligence. read more

When it comes to any emergencies that need immediate attention, this company lacked appropriate response and follow-through without constant micro management. Update: Matt did call and spoke with my wife a couple of days later. He said he would look into the matter take care of it. They have their own landscapers. One of their employees, TJ, spit at my wife, blew dirt at her with his blower, and told her she was going to get hit. I called the company and told them he had assaulted my wife. The lady I talked to said she would page the person in charge of the landscapers, Matt, and have him call me. He never did. They are not good at landscaping and abusive to their customers. I called the Accounting dep't & the person who worked there guided me through their cinc webaxis system to resubmit. Later, they said they still didn't get it. I was wondering why this company got essentially all reviews of 1 or less than one. I live the Marlborough community which is managed by this company. There is this VERY large pool of water build up when it rains and stay there for days until it seeps away. I asked them to see what can be done and they said someone was looking after it. I have lived here for only 3 years and the build up is always there. My neighbors say it has been happening for years. Just a bunch of lies from them. There is a tennis court which has been locked and today all public courts in Scottsdale and Phoenix were open. So I called and Robin the manger and she said they needed to disinfect the court??? It has been closed ie, quarantined so there is no need to disinfect them. Nobody in Scottsdale or Phoenix disinfected them. More lies. These guys are unresponsive and useless. If you are ever considering a management company I would never use them. read more

Nothing good to write. Our complex was switching HOA companies - there was no notification of this change from Osselaer. And they claim it was the new HOA company's responsibility. Yet I have a registered account through their online portal that manages the withdrawls. So when I found out about the switch quite suddenly I tried to login to Osselaer's portal so I can make sure those withdrawls are put to a stop and I can get the new HOA company paid on a timely manner. Well, of course the online portal is no longer working for me. Without any notice from Osselaer. And in the meantime I'm receiving email notifications about the pending withdrawl, etc. Contact Osselaer directly - and as we all know, it's difficult to get a hold of whomever is managing your condo's account - and the receptionist says, "Yes, I did hear, but am not positive, about us no longer handling your condominium.." So they can't confirm it... Transferred to the "accountant" who says, oh don't worry, we won't be withdrawing anything, since we don't handle your account anymore. Only to find out a few days later, another email stating that the withdrawl is taking place. I email the accountant again, confused since he told me it was taken care of. And he replies with "Oh, well since it was through the online portal, that was your responsibility." Well, thanks for nothing. I tried to handle that through the online portal, so that I wouldn't have to involve anyone over there at the company, including the "accountant," but since all portals were no longer working for us residents, it was impossible to address this. I have no idea what's going on over there or who is managing things. But if you're going to remove people's access to your online portal that handles sensitive financial material, I think an email notification about the matter would be in order. And whatever system you have implemented, where access to the online portal has been removed for residents yet email notifications in relation to that online portal are still going out, is pretty poorly designed. read more

Last year on Aug 28 the water line under the indoor slab broke and water flooded my garage. I notified my insurance company who immediately came to the house to assess the damage. Since this property was in a HOA it was their responsibility to have their insurance to cover my expenses. They have a $5000 deductible which was the responsibility of my insurance company. I got some estimates from general contractors and decided on one who had excellent reviews everywhere. He was very well qualified to do the complete job. It entailed removing the tile from inside the wall into my living room, trenching it out to reach the point the pipe had broken, then replacing the 1st floor floor coverings. The property manager (Penny) insisted upon using their plumber for the broken pipe. I do not like piece mealing work between contractors as this can cause problems. I finally had to agree to their plumber in order to get this work started. Penny received money from their insurance company months ago. My contractor turned in his receipts which they required before they were able to pay him over a month ago. Their insurance released the money in Oct but my contractor has not received even 1 cent of it. I keep calling Penny to ask when they are going to pay him. I have left messages, emailed her but she has never returned my calls. What is it going to take? My contractor has to pay his workers. He is now considering hiring a lawyer. Also after completing the flooring now, due to what it took to demo the tile, my walls need paint. I was not familiar on how to do this so I submitted the estimate from my contractor to my insurance company and also to Penny. Travelers told me we need to contract the other insurance and not to submit anything to Penny. Their insurance company is not responding to any of my emails which I sent with this estimate. I have been calling their adjuster for 4 days now and no response from him either. It is now starting into 6 months since this all started. read more

You have to call over and over. The man is a pathetic lair on top of being a really bad bookkeeper. If you are looking for a Condo or any place to live within a community setting, made sure it's NOT managed by this crazy bunch. A close friend of mine pays his HOA yearly up front. And yes his complex is managed by Osselaer, (6502 N Central Ave) and they screw up and send him nasty notices of non-payment all the time. And when he tries to point out he is paid the year they get rude and nasty as he did something wrong. I did not buy a Condo (1250 E Bethany Home Rd) just because Osselaer was the management company. However, I am seeing a lot of 1 stars here from people who are clearly blaming the Property Management Company for their own homeowners board incompetence. Or in one case, a renter blaming the property management company when clearly their owner their unit is who they should be complaining about...Seriously people! Osselaer does everything we ask of them and has followed the desires of our board to the T. Do they miss things? The absolute worst management company. I never received my bills for assessments, I did however receive 3 of my neighbors bills to my address. They had my address and my neighbors names on the bills. I called the HOA about the breach and they never called me back. I've been dealing with their attorney who will address only my bill and the absurd charges being accessed to my account. I don't understand how there aren't laws governing how they run their business and collection practices. I paid my bill on 7/9 was account was send to collection in 7/30 and assessed double the balance I owned in attorney fees. And no one will take responsibility for their mismanagement of accounts. I don't understand how this company is still in business. NO ONE CALLs YOU BACK. NO ON RESPONSE TO EMAILS. I was visiting Village at sonoran hills managed by Osselear when one side of the privacy gate slammed shut against the driver side of my car and caused damage all the way down. At first the HOA's (Osselear) supervisor Kristy Pennington agreed to reimburse me for the damage and apologized. After 3 weeks Osselear claimed no responsibility and would not even provide their Insurance information leaving me with $1500 in damage to my car and refuses to even reimburse me for my deductible. I own a property managed by Osselaer for the past 8 years now and the HOA managed areas appearance are in a state of decline while HOA fees increase every year. Most recently I have gotten a stern weed warning even though my property has very little to no weeds and has more appeal than 80% of the other properties in the neighborhood. I am not sure if its the lack of leadership in the HOA board or Osselaer to blame for poor pool contracting and weed fines but either way they are doing a poor job. I would give them 1 star but have been happy that Karen typically returns my call within 24 hours. read more

I received a letter today from osselaer stating that I have 30 days to make a payment of $270 or else a line will be placed against my property plus a $230 lien filing charge. Mind you I have never been late once the whole 4yrs I've been here. They are almost impossible to get ahold of and even harder to make a direct payment it's almost as if they want you to be late on a payment so they can charge you absurd late fees and filing charges. Hands down the worse company I have ever dealt with. read more

I am being quite generous with the 1 star rating. In late Aug my garage became flooded due to a break in the water line under the slab. Discovered it was under the slab with a leak inspection which I had to pay for upfront. It has still not been fixed in 3 months. No water and this management company has been dragging their feet. I got an estimate for the repair and floor demo and the flooring for just over $15K. This figure came up to their insurance estimate for the repairs. I had my contractor ready to do the repairs but they kept insisting on using "their" plumber. My insurance company has paid me the deductible from the HOA insurance company within a few days after the damage. The HOA received about 2/3 of the balance and has held on to this money (probably accruing interest). I finally agreed to using this other plumber but they cannot agree to the down payment my contractor needs nor tell him the amount and balance of the repairs and when he will be paid. This is not the way a contractor works. They need this information in order to plan and start the project. Plumber cannot start the repairs until my contractor opens up the floor for him to access the break in the line. They keep asking me when I can meet this plumber there and I keep replying that the plumber needs to contact the contractor for access and to work with each other. Home is not habitable without water. In the meantime I am accruing living expenses of over $6400 due to this. read more

This management company is beyond unethical. They don't send you a bill for their yearly assessment- and then tell you that they legally don't have to send you a bill. And you are required to now pay late fees and collection fees due to their complete negligence. Kim Wilder is one of the property managers- she is unable to respond in a timely manner (unless you send an email to the president of the company and cc her)- and even then she is completely incompetent. I would highly suggest RUNNING away from purchasing ANY property this company manages. Unbelievably frightening the laws that are in place allowing these HOA's to get away with highway robbery. read more

Just my experience...Never received my bill for assessment. Finally got one with a late fee attached. Tried to pay at local office and was told they don't accept payments anymore. So I tried to pay online as I do with everything. First I had to register. Then wait 24 hours to have registration approved. Finally approved. Still didnt work. Called the office. Gerardo set up temporary password. Still didn't work. Called him back. He said it needs to be done on PC. Tried it that night at home. Still didn't work. Sent two emails for help in their system (as the site directed me to). No response. Called office after the weekend. Left a message. No return phone call. Sent another email. No response. How does a company that runs this way survive? If you are considering being associated with this business, please consider my experience with them. read more

I own a property managed by the Osselaer for a little over a year now. I have had problems with my landscaping and have addressed my property manager for the sweetwater vista's as well as a letter to their president. The result? Nothing. It is like I am a joke to them. Their policy? As long as you send in your quarterly check they can go on ignoring you and downsize your simple requests. I am really..how hard is it to trim some bush's and turn on water trips. Sure I do not mind doing those things, I enjoy them actually..but thats what I pay over a $1000 a year for. I dont pay that much money for someone NOT to do their job. I own a second home in a community managed by Ossalaer, The community I live in does not have mail service, yet Ossaler sent all correspondence including sewer fees and HOA dues to the physical address. I found out from Ossalaer themselves that all mail was returned, yet they continued to send to that address. Finally I got a letter from an attorney's office stating that there was a lien on my house due to unpaid sewer and HOA dues. What morons, for 15 months they continued to send mail there. Everyone else including Navajo county tax recorder had my mailing address, and the HOA themselves. Yet, Ossalaer didn't bother to find a correct mailing address. When I called them they were absolutely no help either. I finally got it straightened out through my HOA board. read more
