    Spoke to a representative (employee) of Osselaer this morning named "Sharla". Sharla was not only rude and combative, she was obviously under educated as she could barely conjugate her verbs. When I expressed the need for NORTHERN GROVES HOA to act to clean the blight on the east side of their wall that backs into 39thDR, she hung up on me. This Management company is only as good as it's employees. Sharla is not someone that should be handling or mishandling the public or any HOA.

    Junk under cars that have not moved in years.

    HOA has trees hanging over my fence dropping massive amounts of leaves in my pool. I got quotes to prune tree at MY expense forwarded to HOA following the direction of Kim Osselaer's manager of my HOA. Kim just avoids phone calls won't return email or voice mails. Very unprofessional in my opinion.

    They do not return calls, or even acknowledge e-mails. It is frustrating to say the least, especially when they are paid to manage.

    From beginning till now there have been issues with this company and it is reaching the point of…read moreexhaustion for me. the initial items outlined during the first week of move in were never done, DDP didn't even attempt to try and fix the broken items and since my time in their slumproperty I've come to discover that this unit has foundation issues likely exposing me to lead paint poisoning--which DDP refused to disclose to me until I insisted on the information, and is illegal for a RE agent to withhold-- additionally every appliance is in poor working order that continues to get worse after only a few months, the neighbors are far too loud, the unsanitary conditions by the surrounding premises puts at risk of disease, the dishwasher doesnt work, the staff are lazy and totally unresponsive, DDP lied about several items I explicitly asked about prior to signing a lease, and they also imposed unduly hidden fees which were never disclosed prior. I'm so livid about the level of deception from this property management company it's hard to even put into words. but I hope someone else can read this review before making the same mistake I did because the only thing Desert Dimension Properties can provide is apparently deceptive contracts and try to take advantage of people's money.

I read the reviews below and see those that have given him one star are renters angry that he is doing his job as a property manager. Those that hire him to manage their property speak very highly of him. When looking for a person to manage my rental, I would rather have my property value protected by someone like Steve. I have found Steve's professional conduct to be entirely unacceptable. He has consistently avoided my questions and requests for information. Furthermore, I have discovered that he has been charging my mother late fees under the claim that payments sent via mail were not received. I believe these charges are unsubstantiated and that he is taking advantage of a vulnerable tenant. Due to this ongoing disrespect and predatory business practices, I cannot recommend this company to others. I request that these issues be addressed immediately, particularly the removal of unfair late fees and a formal response to my previous inquiries --------------------------------------------------------------------------------------------------- Dear Steve and the Biltmore Group LLC team, Thank you for your response. Regarding the tenancy at 26616 N. Babbling Brook Dr., please provide a copy of the specific month-to-month agreement signed by Yun Kim and Biltmore Group LLC. Given the commonality of the name "Yun Kim," it is essential to ensure you have the correct documentation for this specific tenant. Under Arizona law, once a lease expires, a new agreement must be signed by both parties to establish new terms. If I do not receive a copy of this signed agreement by January 31, 2026, I will assume no such document exists and proceed accordingly. As I have previously provided the Power of Attorney documentation, I am authorized to act on behalf of the tenant. Please accept this email as formal 30-day notice of our intent to vacate the property. This notice period will begin on January 30, 2026, and the tenancy will conclude on February 28, 2026. We look forward to receiving the requested documentation and finalizing the move-out logistics.

    I obtained Fort Lowell Realty in 2021 to manage my duplex. In the beginning, I had responsive and…read morecommunicative property managers. However, from 2021 to 2025 they went through four different managers. I would have one person, everything would seem to be going well and then abruptly they'd tell me someone else was being assigned. In 2025, I was again assigned a new manager, Andrea R. and communication significantly declined in comparison to other property managers I had been assigned. Emails would often go unanswered for long periods of time. Everything fell apart during a tenant move-out at the end of 2025. Before the tenant moved out, I provided the original lease and deposit records to Andrea so there would be no confusion. During the scheduled move-out, the assigned manager was unavailable, and the person who performed the move-out inspection took not one photo. I had to step in myself after tenant departure to take move-out condition photos because Fort Lowell staff didn't do it. The departing tenant was instructed to leave the keys unsecured in the mailbox after 5:30pm, which was very concerning because they didn't set up a lockbox for the tenant to securely leave the keys after the inspection. In addition to all of this, they issued a security deposit refund using rents from another unit to the tenant before fully reviewing damages. Keep in mind I held the deposits, but they did not consult me or provide me with the breakdown and obtain my authorization before refunding the money that I should have provided from the deposit account not use rents from another unit's tenant. To make matters completely insanely worse, the refund included money that had already been returned years earlier to a prior co-tenant! After I began formally requesting proper documentation and correction of the accounting, communication became worse. I sent a written notice under the contract giving them nearly a month to fix the issues. The problems were not fully corrected. After I terminated the agreement with proper 30-day notice, communication completely stopped, they did not follow up with me with requested documentation and stopped responding to my other unit's tenant they were still managing in this timeframe. I have still not received the complete documentation or the remaining funds in my owner account. I also later discovered that another tenant had gone six months without a properly executed lease renewal, and I was never informed. As a landlord, you need clear communication, accurate accounting, and proper handling of deposits. In my experience, those basic protections were not consistently in place. In addition, Fort Lowell's team is extremely unprofessional, completely ignoring clients, being condescending, and just displaying levels of incompetence I didn't know could exist. If you're a property owner, I would not recommend you use Fort Lowell. In fact, RUN!

All because one of "Tenants" and her are good friends. I called the office asking to speak with her about signing a new lease on a property I already reside in. She said you'll have to talk to the landlord. What? Aren't you who I'm suppose to talk to? Being the management company and all. she repeated her statement and hung up on me. Then she proceeded to send people to my home harassing me with notices. 1st a 30 day. Then a COUPLE OF DAYS LATER with a 10day AND a 2 day notice.BOTH TAPED TO THE FRONT DOOR AT THE SAME TIME! Had the water shut off with no notice. knowing I have children in the home. Just because her tenant subleases to me doesn't mean Cathy has the right to treat me like I am trash. I have pay my bills. Rent isn't missed. So don't I have the right to at least have a respectful conversation?? This woman and this company are not recommended if you're looking to be treated with respect and like you're a human being.
