I have been working with Steve to rent out my house. He has been prompt, professional, a great communicator and knows this business. I am confident with his skills and his management of my home. It is nice to be able to pass the stress of the rental to a professional. I read the reviews below and see those that have given him one star are renters angry that he is doing his job as a property manager. Those that hire him to manage their property speak very highly of him. When looking for a person to manage my rental, I would rather have my property value protected by someone like Steve. The alternative is renters don't take responsibility for damage they have done to other people's property. This guy named Steve is just a bad person, a bully, unprofessional, and a crook I am writing to formally complain about the conduct of Steve and the management at Biltmore Group LLC My 89-year-old mother lived in this property for 5 years and recently suffered a stroke, and since then, I have found text messages to my mother and a scare tactic to an old woman, Steve you'er a bad person. I have found Steve's professional conduct to be entirely unacceptable. He has consistently avoided my questions and requests for information. Furthermore, I have discovered that he has been charging my mother late fees under the claim that payments sent via mail were not received. I believe these charges are unsubstantiated and that he is taking advantage of a vulnerable tenant. Due to this ongoing disrespect and predatory business practices, I cannot recommend this company to others. Because of a nepotism and Biltmore properties even in the Biltmore properties HUD housing . I ended up with PTSD so badly had to call crisis control because of the constant bullying and retaliation . I did not like the coordinator so that's when I started to get attacked by their favorite resident. Could not go down even a hallway without that favorite residence bullying me. The quality of the place was great and the way it was decorated . But if you're not in the click group you're dead meat . After I moved out I haven't had any effects of that PTSD in the new place . I had to see therapist for a few months after I left because I had anxiety for a while . I would isolate myself because of fear of being bullied again . It took me several months to trust any apartment . I adjusted well . But afraid of the area that I moved into . But considering that there's no nepotism where I live now I don't want to move again . read more

If I could write a book on here for how unethical the biltmore property management group is, it would be a novel. Specifically Steve and Glenn. We went weeks without a working sink, our hot water heater broke and they never paid the contractor to fix it, they bullied us constantly, they scheduled in person walk throughs while we we still living in our home during the midst of a pandemic (same day notice), we didn't receive our security deposit back or an itemized list at the end of our lease with the amount of deductions, which is required after 14 days or they owe you double the amount. ***if anyone feels they have been treated unethical, please report this to aaronline.com read more

This is an HONEST & TRUTHFUL review. Evidence is attached. Steve is totally unprofessional, a schemer, scammer and absolutely unethical in all his practices. Stay FAR AWAY from any business dealings with him. I reached out to him to rent a house he had posted on Zillow. I viewed it with my realtor. After he requested an application, I mentioned I did NOT want to deal with all the hassle & fees of a Management Co. He said he was not like that. So the on-line application form said $40 via PayPal yet it would not work. He said Venmo him personally $120?! Why? I proceeded to fill out application and then removed my SS, my DL & bank account info which he wanted (I had a weird feeling - justified - keep reading). That night, late Friday, he called but all I heard were women & rap music in background. How dare he disturb my sleep with such crap? Next day he said where is application. I said I submitted it. I said I did not appreciate his Fri nite call which he denied. Obviously he then checked his phone, saw the 3 minute phone call & then said it was church even then said it was a fundraiser (sure, ok). I said I recorded it and he called me a creep for doing that. I said it was YOU who. called me and was unacceptable. He told me to BUZZ OFF and do not even proceed and he will deny me the home. UNETHICAL & discrimination !!! If you're reading this right now, questioning the factuality of these 1 star reviews, they're TRUE. Steve has a history with SEXUAL HARASSMENT. Keep going with your rental search; especially if you're a single woman, living alone! The unit had so many issues when I moved in: stove didn't work for over a YEAR, ROACH infestation, kitchen sink would flood every use. Steve told me to "wash my dishes in the bathroom" or he'd charge me for water damage. Overall, the units are a complete dump. Don't believe the photos! When he does send someone, they're unlicensed & unbounded. Be sure to document EVERYTHING, pictures, screenshots, if you can record phone calls, do it! Lately, he's into "email only", but be 15 minutes late on rent and you'll hear from him. Oh, and he sends his notices with "violation fees". LOL who does that? Steve is a crook. He took my entire $1200 deposit for 4 stains on the carpet. He had the place rented before the inspection even happened. Don't trust him with a big deposit. Avoid renting from Biltmore Property Management. I still have friends at the multiplex that I rented from and they've all complained about harassment from Steve. He had been managing our property for many years and we never checked up on our finances. Recenlty we had many obvious red flags. Our rental checks would be short by 100s of dollars without any plausible explanation or invoices. We probably lost thousands of dollars in past many years trusting him and not paying attention to his many overinflated repair estimates or our rental checks that were short here or there. Just by checking in the past month we realized he owes us over 1000 dollars in unpaid collected rent. He yells at and calls his clients with horrible profanity language that I cant ever repeat. This is was the worst experience with a company I have ever had! I created this YELP account because to speak up about how poor my experience was.... Stay away! As a person that was running through and trying to find a property manager, Steve came recommended by an old colleague. I already had the tenants ready and was just starting a new job. I let Steve know all this information and specifically asked "what are all the fees?" He responds with "just the 10% a month". Upon receiving the contract, I was starting a new job and getting the house ready and I made the mistake to trust Steve's word, but he threw in "1/3 of 1 month's rent with a minimum of $300" commission upon finding the tenants (Again, I already had the tenants in place!! He did nothing!!!). When I called Steve to ask about it, he responded as unprofessional as possible with "It's in the contract bud". At the end of the contract, I talked to Steve about my poor experience, and he said "it was in the contract bud". If you're looking for someone that is going to be passive aggressive and not do anything for their fees, Steve's your man! As someone that was on a time crunch and trusted Steve's word, I would RUN AS FAST AS YOU CAN. I have already told every person I know in the valley to never use this company moving forward. Rented an apartment in a multiplex from Steve. If you asked me to put together a short list of worthless or scummy people - Right at the top. Any-who onto the story. I saw an apartment with him towards the end of the month. We negotiated a fairly low price and I was OK with it until we came to sign the paperwork. He had removed the washer and dryer from the apartment! When I asked him about it, he said it wasn't there to begin with. We looked at the pictures I took of our first walk-through and sure enough, a washer and dryer. He then got visibly angry, and said that if I wanted a washer and dryer I could pay more money for it. In our walk through for damages I noted that there were light-bulbs missing in the kitchen, one of the bedrooms and one of the bathrooms and that the air filter was also missing. This is important... Fast forward to the end of our lease. I give him exactly 2 months notice that we will not be renewing. Like noon, the exact day 2 months prior to our lease expiration. He tells me that he wants it in writing that we will not be renewing, or he will assess an additional month at a higher monthly rate. Our lease did ask for 2 months notice, but didn't say how. He tells me that he will be in the office until 5PM. I rush home from work, write the letter and drive almost an hour and 10 minutes through mid-Phoenix traffic to get to the office. I arrive at 3:30 - He has closed and locked the gate! I call him a few times and wait at the gate until after 5. A nice janitor lets me in to deliver the letter; and I get some photo evidence that I was there on time because I have no doubt he would have tried something. Next: He asks for times that we will not be home, so he can show the apartment to other interested families. Like hell will I let that scumbag show the apartment full of MY stuff without me being there. He said that if he had to show the apartment, he didn't want me there; Meaning he wanted me to volunteer to show it for him. Whatever. It's better than getting my belongings stolen. And lastly! We completed the final walk-through. While he was there I showed him and discarded the air filter from the AC unit. I also reclaimed 3 light bulbs. I reviewed the paperwork when we did our first walk-through and told him that I had to buy these items before I moved in, I was taking them when I moved out. We signed the exit paperwork, no damage done to the apartment. 3 weeks or so later I get less than half of my security deposit back. The reason? I LEFT THE APARTMENT WITHOUT A WORKING AIR FILTER AND 3 MISSING LIGHT BULBS. read more

I have had the (dis)pleasure of renting a property from this company since 2009. It has been the absolute worst experience, particularly dealing with the owner Steve Hatsakorzian. Not only is he unprofessional, he is perpetually poorly responsive. We live in an old home with old appliances and old plumbing, wiring, etc , so there are often issues. Nothing is fixed in a timely fashion unless it's something that could be a lawsuit (such as the AC--but even this was out for a week in the middle if July). He will blame the owner of the home not approving repairs; if someone is sent, they are generally unlicensed and unbonded people. You will also be blamed and charged for anything that was present prior to you moving in (carpet issues, nail holes, etc). Renters beware! Make sure you document everything with pictures, emails, etc. even if you think it's minor. read more

Two months in and I have nothing but good reviews for Steve. He was instrumental in helping me close my escrow from out of state. I purchased the property sight unseen and he did a lot of the legwork for me (interfacing with my agent and the tenants, picking up keys, arranging for repairs.) Working with Steve for years, he's AMAZING! Our real estate agent helped us find him. Whenever one of our rentals is available, he finds people quickly and easily to rent our units. I can understand as a tenant, the other reviewers may not find him as great, because sometimes you HAVE to be tough to get things done and firm so that the landlord is not taken advantage of. I am a real estate broker in Hawaii, and it's amazing how fast and responsive Steve is. No where in my lease does it say I can not park where I do and when I tell him to show me where it does he can't . & that's because it doesn't , I've checked several times. I have part of the roof falling apart in my bathroom that he saw in March that has yet to be fixed. The way he goes about handling things is very petty. If there was an option for no stars, I would have elected none! This company is such a rip-off...... In Jan 2016, i found them online and decided to hire them to manage my rental house in Phoenix, AZ. After I sent them $500 deposit, during past 5 months, Steve, the agent from the company, always keep saying the house has issues and ask me to pay him to fix it. such as: for a single family 1100 sf housing, he asked $11500 for roof replacement for some small work need to be done in the house, like repaint some area, fix locks, etc, he asked $5500. Since i hired someone else to do the repair and roofing, he was very mad at me and always say something bad about the people i hired. For cleaning the yard, he asked me to pay $900 and never send me a receipt for what he did. From Jan to end of June, 2016, he never tried to rent the house for almost 6 months! i have paid him $1500 so far for nothing. when i decided to get out of agreement, he sent me a bill for another $750. At this point I am beyond irate as I have been told so many different stories and provided such a poor service regarding the lease. I write my story here to warn anyone who my be think to use this company for something that they need. I guaranty you never get what you want from this company!!! Steve is probably the worst property manager I have ever seen. He never comes to the property. He always has an excuse for not doing anything. The building has issues that he is well aware of, yet he doesn't give a shit. Bet your ass though, if you are one day late on the rent he will harass you until he gets it he refuses to disclose who the actual property owners are. He says if you want to file a complaint with them, about HIM, then give it to him and he'll make sure they get it. Now that sounds legit doesn't it?? He hits on the women tenants until they stand up to him, then he treats them like shit for dismissing him. When the rent is due on the weekend (the first falls on a sat or sun), the gate is often closed to drop it off. If you pay it on the following Monday he charges a late fee. How the hell does that make any sense? He's a real piece of shit and all the tenants know it. At least at this property that's how it works. read more

Steve's been my property manager for 5 years now and I'm very thankful for everything he does. I've had different property management companies that have been a pain to deal with, nickel and diming me whenever the chance arose. Not Steve, he's a pleasure to work with. I only hear from him a couple of times per year and almost always get a full rent check - and that's what I want. I trust him and I trust that he's doing what's in my best interest at all times. He's dealt with problem tenants, managed a difficult HOA, he pays me on time every month, he's successfully negotiated three rent increases, and his online portal helps me out during tax season.
