I had a bad experience here, the employees here are very rude towards customers. Compared to the other Hien Khanh in Garden Grove, the employees there is very nice and polite towards the customers. The employees here should learn how to be more polite and not act entitled towards customers, as they did nothing wrong. I stopped by today to pick up a drink and a few yogurts. After grabbing the yogurts, I got in line to check out ,staring at the drink menu when I suddenly heard a woman yelling at the top of her lungs in Vietnamese. She then told me I needed to pay attention because closing one refrigerator door caused another door to pop open. If your refrigerator doors are old enough that closing one opens another, that's an issue with the equipment--not the customer. A polite "Excuse me, could you please close that door?" would have been enough. Yelling across the store was unnecessary and embarrassing LOL. I let it go at the time, but I hope this is addressed so future customers are treated with more respect, but probably not because what else do you expect from an uneducated old lady? read more

The cow cakes and pandan cakes are usually my go to items along with the various types of banana desserts smothered in coconut cream. I'm kinda drooling writing this review. There's never any prices posted so I feel like I'm at one of those food trucks with no prices on the truck and they give me a price based on how they feel that day... lol. This place is as authentic as it can get if you want real Vietnamese desserts. There's nothing pretty or fancy about this place. The desserts are in large trays and you just point to whatever you want and they scoop it in to-go containers. It's cash only and there are no tables or chairs. Even if they had tables and chairs, you would not want to sit there. The place is ugly and could use a fresh coat of paint and decor. My friend said we needed to make a stop here on our drive past. It did not disappoint. I haven't had a lot of Vietnamese desserts, but I felt like a kid in a candy store. I like to try new foods and flavors and there was so much to choose from. There was a line out the door and it is cash only. The staff worked quickly to move people through. Other staff was refilling items from the kitchen in the back. I bought a tapioca drink (#3), Sponge cake, and sweet rice. I also couldn't pass up the coconut cream with tapioca and plantains (my favorite!), and colorful sponge balls (maybe sour dough?). For years, Hien Khanh is our go to Vietnamese dessert place every time we're in Santa Ana. However, since they changed ownership, the quality and service have dropped. Some of my favorites (chicken with sticky rice, sweet banana in coconut milk, etc.) are still decent but half of the things that I used to order didn't taste as good as before. The staff was very unfriendly and acted as though we needed them more than they needed us. Maybe the locals felt the same way. There was no long line or long wait time anymore. They need to improve and do better because there are plenty of better and cleaner dessert places in Santa Ana. read more

Ask for salted me on the side for the xôi and banh tam. B. Bánh cốm. Very dry. C. Bánh xu xe or bánh com already formed in square shape. They put a lot of artificial flavor in there I assume pandan and vanilla but you can taste. Chewiness is there with sweet bean filling but missing coconut. But the artificial taste just off putting. I love this place. It's great. Best part? They accept Zelle!! I've been coming to this place for the past 15+ years. Only thing that has changed would be prices due to inflation. It's great food! I always get the com ruou (in the fridge), the Banh de Lon, the xoi gac (orange sticky rice), and the Che Thai. Their biggest seller is the Che Thai! I usually came to Thanh Che Hien Khánh on Westminster . Today it's was closed so I came here the one on Bolsa the parking can be tricky here . This is as authentic as Vietnamese desserts . There's always a line but it moves pretty fast. The lady that served me was wearing gloves and didn't change it when she took the cash from the previous customer. Touching every surface at the cash register. The place only takes cash and doesn't even have enough gloves to change or the staff is just being lazy . They handle cash and pack food for customer as same gloves. I like to came back but I feel no sanitary environment there. Hope everyone pays attention while waiting in that long line. read more

Did they change the recipe of their side coconut sauce? It is very slimy now and doesn't taste as good, kinda bland. It is also missing the little clear tapioca balls in the sauce. CASH ONLY FYI! This spot is good & has ample amount of che. What you may know as hot che, they serve them all room temp/cold. There's no written prices so you'll have to ask or wait for the total. They even had a version of fried sticky rice and banana (like a little rectangle). They serve it with a side of sweetened coconut milk. The cups they have -- do have lids but they don't hold on tightly. So if you're driving far, you have to keep a close eye on them otherwise they will spill. We got che Thai, che bap, che chuoi, and that one big rice ball (I think) in the sweet syrup. As well as some different xoi. No seating inside, strictly to go. Parking is ok since it's in a big strip mall section so there's many choices. I can only speak for the che Thai but it was pretty yummy. I like that the coconut milk took on the color of the red rubies (so it was a light pink color). The red rubies weren't clumpy and were beautifully cooked. They added banh lot to it, omgg my favorite. The jackfruit was sweet and so was the other fruit. And they even had nata de coco. 10/10! This one was nice, but the one on Westminster (next to 7Leaves) had better price deals! Here, it costed about $22! read more

It has happened to me every time I fell into her to take my orders at the store. She over-charged me many times in the past, and the most recent time was yesterday May 2026 - she overcharged me $5 bucks when I bought 5 items. But I couldn't say anything since they never provide receipts there which is very weird! Also, never put up the price of che and xoi on the wall! More authentic desserts and did not over sweeten the desserts. Midday runs will be missing some if their signatures such as sesame mung bean balls. Their mixed che was so delicious and fresh and I really love how they paid attention to the sugar content. I have tried another place a few blocks away and they fell short of the quality that this shop produces. The Che with the mixed jackfruit so so delicious and the fruit was crunchy and sweet. If they have it, I also get the chè khoai môn--chewy, lightly sweet, and served in a light coconut milk syrup. The good: I've been to this location a handful of times and it's definitely the top che (Vietnamese dessert pudding) place in the OC. They also have flan and delicious pastries like sugar coated bánh cam (sesame ball with mung bean inside). I also tried a green pandan sticky dessert that was soft, fresh and not too sweet (the ultimate Asian compliment). I've tried their white bean che, corn che, three color che, sương sa hạt luu & others and they were all above average. They also have a variety of sweet sticky rices. The bad: It doesn't have as big of a selection as their other location. There's often a wait out the door. There was a beggar inside standing close to customers and interrupting them as they were ordering to ask for money.
