I've been to plenty of bubble tea places over the years and I must say, this one is a refreshing change of pace. Had: Matcha Latte: very excellent and nice matcha flavor, not drowned in milk Leige Waffle: Very good on it's own, but my cousin had the brussels with matcha and red bean and it was TO DIE for. Worth: This place is definitely worth going out of your way for. Burnaby neeeeeds more late night coffee/tea/food/ANYTHING places. Luckily this is one of them and you can enjoy some sweet waffles with loads of fresh fruit presented with a lot of care and thought. The price is pretty good in my opinion, $10 for the combo of two waffles, fruits and ice cream. Perfect for you and your beau. Had the grapefruit slush and it was sweet with a hint of artificial. But whatever, bbt is never meant to be healthy. A great chill spot, I always see people with laptops studying here too. Never had a big issue with finding seats although the place is pretty small and a bit crammed. Loads of free parking right in front (highgate village). This is a great coffee place! It's a good, peaceful environment with friendly and accommodating staff. The desserts are great and delicious! Cute and unique place hidden away behind Highgate, just a minute off Kingsway. Extensive menu of bubble tea flavours and also breakfasts, brunch and dessert. I have only been a few times so I still have yet to try all the food. I like the decor, the location, and that it's open til 11:30pm. A small downside - The staff could be a bit more friendly. And the reviewers who describe the way customers take up tables endlessly is definitely true. It's the type of place where someone writing a paper will go, order a tea, and then stay for 3 hours. So there would be nothing stopping you from politely asking someone to move if you just bought food and need to sit down to eat it. Still, I myself feel a little awkward when there is zero seating available. I would say, go during the off-hours, be adventurous and try a new flavour, or ask for recommendations on the menu to find something you like. We found this place on Yelp on our search for milk tea. I've tried their Malt Milk tea, Original Milk tea and Malt Milk Green Tea (half sweet). All three were delicious and had a great tea flavor. The drinks weren't too sweet. I really enjoy their malt drinks and wish they had something like this in California! The review on Yelp encouraged me to try Tealips. It was the first time I was there on a rainy and windy Saturday afternoon. The place was packed with college students with laptops, but I could find a table for two. The atmosphere is bright, warm and welcoming. A right atmosphere for a coffee bistro in my opinion . This time we tried a combo chicken pesto and cheese sandwich that comes with either salad or soup. I went with the green salad. The Sandwich was tasty and well made. I was impressed with the freshness of the bread and the salad also was good size and well prepared. I liked the feta cheese on top of it and that they put the salad dressing on the side. We also tried the Caramel Banana waffle. The waffle was fluffy inside and crispy outside, and thats how I like it. So the food and atmosphere were both good and we enjoyed our brunch there. I am going to go back and try other items in their menu. If you do not mind to wait a bit for a table, It is a fun place for good food, catching up with friends, and a date. The food price is a bit above average (close to $9.50 for the sandwich Combo), but it can be justified when the quality is great. Couple of things I think that they can improve are: having a informative online place (there is a FB and blog for Tealips but there is not a menu and some useful information that I could find in yelp such as they have a membership card, and they serve sandwich only before 6 p.m., and they only accept debit and cash. having menu on the tables having an umbrella holder for wet umbrellas so people don't leave their wet umbrellas on the floor accept credit cards or have a sign at the front before people stay on the line coming up with the policy to politely kick people who are not waiting for their food, eating and drinking but occupying a table for long time read more

Tealips is the perfect hangout place for a group of friends wanting to relax and enjoy each other's company over bubble tea, dessert waffles, and great music. I came in on such a hot day so the pineapple-passion fruit slush and air conditioning was MUCH appreciated. I also ordered the mixed berry liege waffle, which was brought out to me quickly and plated beautifully. The toppings were fresh and all tasted great together. I live right by here and come here often for a quick bubble tea fix. I'm not sure if they've changed their recipes since they opened up the cafe, but I definitely liked the way their mango green tea used to taste than how it does now - I think they use a mango puree now rather than some form of syrup. Regardless, it still does the job of satisfying my bubble tea cravings. Their waffles as well as avocado sandwiches are also quite delicious. Ohhh! Tealips! I still remember when they first opened, and barely anyone knew about this place. Ever since I tried their mango ice cream smoothie, I was instantly hooked on this place. It doesn't hurt that they have free wifi and spacious seats. The owners are genuine and very friendly, same goes for the staff. Decor is modern and trendy, and the ambiance is chill (other than the loud sound of the blenders). A great place to catch up with your friends and just chat away. They have some desserts such as the red bean shaved ice which is huge and fun to share with someone. The waffles, either liege or brussels always fills my sugar quota and presentation is a + ! We have since gone back since my three year old loves bubble tea as a treat. We've now discovered a great thing for parents, as well. We order full size bubble tea for ourselves and then we order just the bubbles in a smaller cup with milk for her. Both the waffle and the tea wasn't any different from anywhere else and yet I had to drive for half of hr to get here to try it out. I recall that the tea was a bit too sweet. I do understand that they use syrup but they might have poured a bit too much. The waffle itself wasn't really sweet either. But the toppings mixed well with it. Just maybe a bigger scoop of ice cream would be nice. Service and atmosphere was very bubble tea shop like. Where you walk in, order and wait for your number to be called. When we went, there was a lot of students studying there. My guess is it has free wifi and ok food and drinks available. Overall, not exactly worth my drive to this place. I usually order the same thing, the mixed fruit waffle because the other waffle options on the menu don't appeal to me that much so I haven't tried too much from here. But from what I've had, the waffles are pretty good. The prices also aren't fabulous for what you get, but it's not unreasonable either. Came here in our vacation, that included many shaved ice stops. The place is really cute, and it seems like a great place to have a drink or snack, read or study. It is a Korean run establishment, so the shaved ice if anything reminded me of some that I had in Seoul last summer. I also had the liege waffle. The shaved ice was alright, but clearly was made with ice cubes, either via a shaver, or via a blender, as there were clear larger chunks of ice within the overall pile of shaved ice. Having heard that Vancouver and the cities surrounding it are well known for their quality of asian food, I think I just had really high expectations going in because I was disappointed by this cafe. I ordered the banana smoothie and matcha green tea waffle. And while the smoothie was made with fresh fruit it had a lot of air bubbles and ice shards, and wasnt as sweet as I thought it would be. The waffle was average at best, a bit too dense for my liking. The whole time we were eating I was trying to log into the wifi and for some reason it just didn't work. I would give Tea Lips 5 stars if it weren't for their pricy menu. Each visit I have been pleased with their simple but flavourful milk teas. Their malt milk tea with pearls is a creamy and light drink to go with an avocado BLT. Their avo BLT is refreshing with crunchy lettuce, ripe tomatoes, yummy avocado, bacon, and lastly fresh,aromatic focaccia bread! Nice food and drinks, but the service here is terrible. Not only do they not greet people walking into the cafe, they barely say anything to the customers. We were in the middle of ordering our food when the girl suddenly walked off to the back of the counter, took her apron off, and disappeared without a word! We waited for someone to come back or take over our order, but we were left standing at the counter for a good 5 minutes, ignored by everyone else working behind the counter. Another girl working walked to the counter twice without looking at us, until we finally stopped her and asked if someone could finish our order.
