Tea Annie is great! Awesome and friendly staff, the space inside seats a good 9 with a place to sit outside as well. I really enjoy the fact that they don't have a bajillion drinks to choose from! I bought the "Plant Tea" that has Oreo, a mint on top imitating a leaf, and a gummy worm that fell to the bottom of my boba tea. I would say it is fairly sweet even when I asked for 50% so I would recommend 25% sweetness. :) My sister said the Green Milk Tea reminded her of a classic Taiwanese green MT which is a positive mark for us! Before coming, I saw a few pics of a milk tea drink with Oreo crumbs and a cute mint leaf on top, and I immediately knew I wanted to try it. But when I got there, I didn't see it on the menu... I was about to give up all hope and order a boring regular milk tea boba, when I decided to whip out my phone and show the cashier which drink I was looking for. Apparently, they call it a "plant milk tea" WHAT SO CUTE. So I got it. And loved it. And can't wait to get it again. The Oreo and cream topping was delicious -- I ate it alone because you lose the crunchy texture of the cookies if you mix it into the drink. The tea had a nice flavor and was not too milky. The boba was also spot on: chewy, not too hard or soft. I would say this is my perfect dessert drink! Definitely will be coming back :) they also have a restroom, which is totally a bonus. 4.5 Stars for me. I have been to this tea shop about 5 times now. After trying out several different items, here are my thoughts: Teas: I love their tea most of the time. Tea is well brew and you can definitely taste the real tea, not the artificial tea-wanna-be. Because I am a weird girl that I like to drink straight tea with no sugar, sometimes the tea does get a little bit strong for me. But my husband likes it with his milk & sugar. Pearls are okay. Tea menu is a little confusing because it doesn't explain the details in some of the drinks. The menu and the pearls are the minus 0.5 star in my opinion. Food: Here is the hidden gem part: I love their crepe and other hidden food items! The crepe is cooked crispy on the outside but also chewy inside. We call this "Taiwanese Style Crepe" and it is very rare to find them in the Bay Area. I have also had their hot grass jelly (winter seasonal menu) and even Taiwanese Gua Bao (hidden menu, a surprise treat from one of the onwers) was amazing. Too bad some of the food items are limited and not always available, but the Taiwanese crepe is worth trying!! Shop interior and service: The interior is very clean and open. Not too big but it was enough for us to had a mini birthday party here. Service is always very friendly, especially the male owner is very kind (I forget to ask his name). (so he said), so I said I'd wait. 10 min turned into 25 MINUTES. 2. this place is not cheap. 1 coffee milk tea, 2 butterfly drinks w.boba = $15. 3. the boba sucked!!! had no sweet taste to it. I was just chewing plain gooey balls. 4. their 1 bathroom was out of service (supposedly) Pros: 1. free WiFi. 2. Interesting drinks. My sister got the butterfly lemonade (BOMB af). They also took a very long 15 minutes to make those orders (not at busy time) and claimed that it's the fastest they can do because of the cooking method. Very nice people here, but I was not impressed with the boba and other toppings. I got the Thai tea with black boba (they use brown sugar) and egg pudding. The Thai tea was ok--I've had better Thai tea at the boba stand in AT&T park and it cost less. The boba pearls and egg pudding were very bland. I would have been better off with no toppings. Despite the poor experience, I would be willing to try other flavors. They had samples, and the Mango Melon Green Tea was very good. I would probably try that one next time! One of the few boba places that open early (I was there around 10:30am). Good selection of drinks, but menu was a bit hard to read so I went for one of their house specialties. I got the chamomile and citron green tea with grass jelly, surprisingly good! The tea hit the spot for me as I was coughing and coming down with something. Not too sweet nor too watered down, about just right. Then I added a banana nutella crepe to my brunch and it was decent. You can't really do a nutella crepe wrong, but some can mess up. Their crepe has a hard shell so it's crispy outside of the cone. And they slather plenty of nutella on it with a good whole banana sliced up. All in all, I enjoyed it. read more

Let me begin by saying my family is addicted to boba! We get boba at least 3-4x/week and we have been to all the local boba places. Tea Annie is by far our favorite place for the simple reason that everything is brewed fresh for each drink. They use fresh fruit if is is required in the tea and they give ample portions. No powdered, overly sweet, artificial tasting boba teas. This is the real stuff and to be honest, since they use such quality ingredients, I don't know how they make any money off the bobas. Love it! Tea Annie is by far my favorite boba tea place. Some days I come down all the way from Menlo Park just for their tea! They have a large selection of tea and other drinks which are all very good; my favorites are the sweetie and the passion fruit black tea. You can also specialize your drinks by adjusting the sweetness and you can choose whether or not you want milk in the drink. It's nice to be able to customize. Also, the tea is high quality and it's easy to taste the different kinds of tea. The prices aren't bad at all compared to other boba tea places. Decent neighborhood tea spot. I tried their fruit tea, it was not bad, but heavy on the OJ. Seemed mostly reliant on this, but there was still some tea flavor present. There were fruit chunks in the drink too, but couldn't really drink them without taking the lid off since they were too big, even for the boba straw. Drinks - 5, service - 1, ambiance - loud cafe We discovered this place about a year ago and have been returning for taro smoothies every time we visit San Jose, even though it's a bit out of our way, for two reasons. First, they use fresh taro, and fewer than 25% of boba tea places do in this area. Second, they showed their appreciation for military personnel with a discount. Today we went in for our usual taro and red bean combo smoothie, and were not given the military discount after showing a military ID and asking as well. Then after paying, I was called back and informed I'd have to pay an extra $1 because I wanted real taro instead of powder. In 20 years of ordering taro smoothies in dozens of US cities and various foreign countries, I've NEVER been charged for "fresh" ingredients. I wanted to ask the manager about this, but after waiting a bit, someone came back and told me he was "too busy" to talk to me. They just lost our family as customers. Fresh fruit teas here are amazing! Tea Annie not only has your usual milk tea fare, they also have a selection of fresh fruit teas, which are made with actual fresh fruit. I usually stay away from so-called fruit teas, because they're usually drenched with syrup. Not the case here. I tried their tropical fruit tea, which had apples, pineapples, and strawberries, and my friend tried their grapefruit green tea, which had real grapefruit bits in it. Both drinks were not overly sweet at all, and tasted legitimately like real fruit. They've also started carrying crepes, and I had their chicken/bacon/corn crepe. It was very big and pretty tasty. They're still figuring out the logistics of their crepes, as they initially handed me a (very large) crepe in a paper cone and I had to ask for a plate/utensils (the cone is sufficient when you first start eating it, but things definitely start getting a little messier the further down you go). For a limited time, all crepes are a dollar off too! The decor is pretty sparse, but don't let that throw you off: the drinks here are legit, and besides milk teas and fruit teas, they also have afternoon teas with a selection of desserts and snacks. Tea was on the watery side. Their Oreo milk tea was prob the best thing I've tried there so far. It was pretty sweet, but you could really taste the Oreo. It wasn't a milk tea though - more like a Oreo slush. The teas had a tea flavor, but I would skip out on the added flavors. Their teas were light so the fruit just covered everything. The pearls were a bit on the mushy side which I didn't enjoy and their grass jelly was canned which I also didn't appreciate. I ordered a Thai Tea with boba. I asked for 50% sweetness but it still tasted as if it were a 100% sweetened tea. I expected better because I have been here multiple times and decided to give the Thai Tea a go. Disappointed with this particular tea but the other teas I've tried before were okay. The boba was a bit hard unlike other places I've tried. I also ordered the Strawberry Nutella Crepe that costed around $5.50. It tasted ok but wasn't worth it for that price. Annie and Jimmy ( the owners) enjoy sharing their knowledge ( which is extensive) about tea! They only bring in high quality tea leaves that serve as the base for the drinks I love the green jasmine tea and oolong the most! My son enjoys the passion fruit blend and orders it with low sugar (20% sweetened) When I have a cold jimmy fixes me up with a hot black tea with fyi get and a little brown sugar... I've only tried their fruit tea with grass jelly, regular sugar and ice, and it always come out just the way i like it. The tea is prominent with the right amount of ice and toppings.
