Bathroom/laundry house was a nightmare for atleast 3 of the 5 years I've lived here. Full of mold for years. If we didn't have a shower in our RV and the land wasn't so beautiful with fruit and pecan trees spread out along the property we would have been gone years ago. Bathroom/laundry house FINALLY getting partially fixed after numerous complaints from everyone In the community I've spoken with including the employees under this cheapskate liar and his deceitful family. Been here 5 years. Got married and had 2 boys (3, and 1) Only been late on rent a couple of times and only a couple of days each time but as of this morning we are being EVICTED at the end of the month. I've been documenting the terrible unsatisfactory conditions of the so-called "resort amenities " and the lies of this ownership and they want us out and silenced. I'm a self employed carpenter with almost 20 years experience with new construction,remodeling / renovation and various installations of woodworking and was asked by pete(part owner) to give a bid and estimate on the work necessary to meet the standards of an Rv park amenities house , with several options to make this place better. I have all the text messages of that conversation . He tried to drop the bid by 6,000$ to cut numerous corners . Continuing his cheapskate trend of negligence and false advertisement. Now kicking out anyone who legitimately challenges him. I was Aggressively confronted this morning by a contractor who is doing repair job on bathroom/laundry at shady river with accusations that I stole his tools, in front of my 3 year old son while we are just on a morning walk and hanging out with neighbor . I remained calm and introduced myself but this guy was aggressively falsely accusing me( 3 witnesses). I had gone around the backside of bathroom the day before to check the work they were doing underneath on the frame and snapped some pictures to make sure they were doing it right and then got a phone call and text from Pete with a warning to stay clear of any construction activity, which I was already doing and continued thereafter. I adhered to every request Pete made about said construction activity. With that said it's within our rights to know what's going on with a mold infested nightmare bathroom and take a look at what's going on, especially if I have many years oexperience doing that kind of work. So evidently 5 faithful years,a family with 2 little children ,and a professional estimate on construction work doesnt mean anything to shady river owners . if you challenge their work , document and ask legitimate questions about the work being done on amenities you get shunned and evicted.

They have several in the regional area but my review is for the Gruene location. The staff are really fun and helpful (you know like when you're getting out and fall on your rear and they help you out of the water). Rental rates are fair and the tubes are clean.

    I will start by saying, I don't entirely blame the business for what happened during our float, and…read morethey did try to remedy it by giving us free passes to come back - or to use another location. The main takeaways for my post if you don't want to read (TLDR): 1. This location should NOT be advertised as a float - it is seriously very dangerous when the water is low, we all popped our tubes and had small injuries from the rocks - I am glad with my injuries being small - it could have been SOOO much worse 2. Aggressive turtles and water snakes everywhere 3. The entire float route is surrounded by private property so there is literally no way to exit unless you go to the end .. The day started out great - the Gruene location was nice, we did not pay for parking as others have mentioned (not sure why we didn't). The main complaint about the actual location where you sign in and get your tubes are the rest rooms. They were not clean and the water did not work. Also, the entire place was run by children which was very weird to me. There was no one over the age of 20 working the day (Sunday) we went. A kid that looked to be literally 13 was the one to help us into the river and didn't say a word to us- just looked at us and put the tubes in the water (which I understand - I was shy at that age as well). My main concern and the reason why I am posting is that this route (in my opinion) should NOT be used by this company as an advertised float. It was genuinely super dangerous. I have floated multiple times throughout Texas and have not encountered rocks and rapids like this. We got stuck multiple times on the rocks and it took us 3 hours to just get half way to the first exit. After the second set of rocks we were DONE. Our tubes had all popped and several of us had injuries (nothing super serious - bruises and cuts from the rocks - one girl hurt her back pretty badly and had spasms) . We called the company and asked for someone to pick us up (to which another child answered the phone). They offered to bring us new tubes - which they did. The kid that brought us the tubes told us we were two hours from the exit (which apparently was not correct). Because they wouldn't come pick us up and told me we had to tube down to the end where the exit is - we decided the best option was to call the non-emergency number for the Sheriff. She told us to call 911 to get more precise coordinates for our location - which we then did. An ambulance came and the EMT's found us and were able to escort us out of the back of people's homes (we did not want to trespass on these people's properties - also there were giant staircases we were unsure if the one girl with the back injury could even make it up). Everyone was fine, the EMT's dropped us off at the entrance to Rockin R - which we were then greeted by the location's owners. They told us it had been a misunderstanding and they didn't realize someone was injured - which I literally told them over the phone twice. After the confusion subsided, they did give us free passes to come back - which I won't be using. I understand these things happen and we did sign waivers - but the company should not be using this route. Someone will get seriously injured on these rocks one of these days. I guarantee it..

Thought it might be a good option for us, so wanted to check it out. After checking in, they said the coach would be out soon and showed us where to line up. When the time came, the kids lined up and were called in, but the ninja coach never came to introduce herself, which was disappointing. After a group stretching session, they split off into their own programs. At the ninja station, there just was not much going on. I was bored just watching them repeat the same few things over and over again. The instructor was bored too as she was yawning nonstop. At one point she was literally just sitting there while the kids kind of did free play on their own. I'm not sure if they do different things each class or if it's the same but this looks like it would get boring after 3-4 sessions. Once it was over, the coach did still did not come meet nor was there any follow up on whether we want to sign up or share thoughts. For me, this program was missing a few key things I expect - safety, inclusion, and real opportunities for growth, confidence, and community. The instructor barely paid attention, the activities felt unstructured, and there was no sense of connection or purpose. So basically it's just a really expensive option to have someone unenthusiastically watch your kid for one hour. The gymnastics side looked more active and organized, so maybe that is their main focus and the ninja program is just an add-on. Either way, I was really disappointed with the Lil ninja program. Also, the facility itself felt kind of dingy. The vending machine was broken and the space did not seem super clean or well kept. Would not recommend Lil ninja based on what I saw.

    The coaches, organization, times, classes, and after school are great. Having a place my kids love…read moreand feel comfortable is amazing. Camps, parents night out, and classes keep us coming back.
