I actually liked the location. We spent 2 hours to get there, my kids were exhausted, but all we heard is discrimination. After all the questions, the manager asked in a rude tone: "And do you also have children?" After this question we just closed the car door and drove away. The park is not high top, but it was supposed to be a cozy place. There is a lot of dissatisfaction with the management and manager due to the age of the camper, although the camper itself is in very good condition, clean and without leaks. Our daily ride-working vehicle is nothing about to invite clients or friends into park location. A work bus runs outside the RV park grounds. Don't recommend this place! read more

Even though the park had been flooded this year and they're still fixing it, the park was clean, quiet and very private sites. Great price and very nice people run the park and stay there long term. Had fun picking up pecans, since park is covered in pecan trees. Only suggestion is, the bathroom needs renovations, and could use separate baths. read more

The most negligent , greedy and deceitful ownership I've ever seen or heard of . In these False advertisement of amenities and resort atmosphere. Bathroom/laundry house was a nightmare for atleast 3 of the 5 years I've lived here. Full of mold for years. If we didn't have a shower in our RV and the land wasn't so beautiful with fruit and pecan trees spread out along the property we would have been gone years ago. Been here 5 years. Got married and had 2 boys (3, and 1) Only been late on rent a couple of times and only a couple of days each time but as of this morning we are being EVICTED at the end of the month. I've been documenting the terrible unsatisfactory conditions of the so-called "resort amenities " and the lies of this ownership and they want us out and silenced. I'm a self employed carpenter with almost 20 years experience with new construction,remodeling / renovation and various installations of woodworking and was asked by pete(part owner) to give a bid and estimate on the work necessary to meet the standards of an Rv park amenities house , with several options to make this place better. I have all the text messages of that conversation . He tried to drop the bid by 6,000$ to cut numerous corners . Continuing his cheapskate trend of negligence and false advertisement. Now kicking out anyone who legitimately challenges him. I was Aggressively confronted this morning by a contractor who is doing repair job on bathroom/laundry at shady river with accusations that I stole his tools, in front of my 3 year old son while we are just on a morning walk and hanging out with neighbor . I remained calm and introduced myself but this guy was aggressively falsely accusing me( 3 witnesses). I had gone around the backside of bathroom the day before to check the work they were doing underneath on the frame and snapped some pictures to make sure they were doing it right and then got a phone call and text from Pete with a warning to stay clear of any construction activity, which I was already doing and continued thereafter. I adhered to every request Pete made about said construction activity. With that said it's within our rights to know what's going on with a mold infested nightmare bathroom and take a look at what's going on, especially if I have many years oexperience doing that kind of work. So evidently 5 faithful years,a family with 2 little children ,and a professional estimate on construction work doesnt mean anything to shady river owners . if you challenge their work , document and ask legitimate questions about the work being done on amenities you get shunned and evicted. read more

if you stay a month or longer, you will probably never receive your deposit back. Pete jacks you around until you get tired of requesting your money. there are dogs not on leashes. There are people that open their door and let their dogs run around the park on supervised and few pick up after their pet and if you stay too long, you will likely get cockroaches. read more

This is surely NOT the best Georgetown has to offer. The grounds are trashed and not maintained. The website photos are not recent and do not reflect the current condition of the park. We saw nothing "resort" like, although it lived up to the shady, in more ways than one. Nobody available in the office, and phone calls go unreturned. The redeeming quality of the park is that it is on the San Gabriel River, too bad the grounds have been trashed, leaving little beauty to enjoy. They claim WIFI is available, but it was sketchy a best. Experience was bad enough to leave after 5 days even though we paid for the month. read more

There has been fighting, drug use, gun mishandlings and more at this park in the time I have stayed here, and the owner has done nothing to resolve any issue. Pete, the owner, is negligent at best. The onsite managers only help those they are friends with. If you complain you become a problem and they will find ways to get you to leave. Don't waste your time or money. read more

We have been staying at Shady River for almost a month now and we love it. Our neighbors have been welcoming. There are families here as well as single people and retired folks. It is very cool under the pecan trees and the river is lovely. It is quiet and a great place to recharge your batteries. My commute to south Austin is much easier than I expected. Unprofessional. What a disappointment. We had family coming in this week fro Oregon. They made a reservation more than a month in advance. This morning when our family is to check in we get a text (not a phone call, a text) saying they overbooked and cannot accommodate our reservation. Poor business practices. The refunded our down payment, but no assistance in finding us alternative RV camp accommodations. Shameful. Would not recommend this business. read more

I would give this place a 0 if possible. Made a reservation 9 days ago for tonight and tomorrow. Drove an hour and a half to get there and the office is locked up. Called the number on the door and the man that answered gave me another number to call. As I was trying to call, I got a call from another number. Told me they didn't have a spot for us. How is that possible? They took the money for both nights out of my account the day I made a reservation and I got an email confirmation. He said they tried to call my husband but he didn't miss a call from them. I even called yesterday to see if I could bring a fire pit. So far, no refund but you can bet your ass I will be getting with my bank on Monday. We did find another park (not an easy feat on Friday of spring break) and we had to drive 30 back towards home. Stopped by to clean up the RV after Rot Rally, called ahead to reserve a spot for one night, and they had plenty of space for us in a shaded pull-through spot. It didn't cost much, had both 35 and 50 hookups, water, plumbing, very level. I believe it was $25, and when I asked about a check-out time, the gentleman who runs the place basically shrugged and said not to worry about it. The playground was just fine, lots of trees, very quiet. The few people I saw smiled at my kids (for once, they were being quiet and walking nicely, that must have fooled them) and waved. There's a garden close to the river, we left that alone, and a cleared path along the river if you feel like going for a walk. I had intended to go wading, as this particular river is wide and shallow. This is maybe half, to one mile east of Mankin's Crossing at highway 29, and one and a half to two miles west of Jonah. Although their website lists "River access," and I'm sure you could manage it if you were bound and determined, I didn't feel like jumping down a sharp 3 foot bank, and the river wasn't high enough just then, so there was pond scum... Not the fault of the RV park, but still not as great as I was hoping. Dogs are ok, as long as they aren't barkers, not that we had one to bring. I wouldn't stay for a long time, though, as in the 13 years I've lived nearby, I've seen this place flood drastically, twice. read more

I would not stay at this RV park they don't take care of their customers. I had a tree fall through and bust my windshield and they are not going to take care of it. Which everyone knows they have insurance for these kind of things. Horrible management wouldn't stay there ever again!!!! read more

The grounds when we stayed were beautiful. It was nice and peaceful. Seemed to be mostly families and full-timers, with some short stay folks. Management said it rarely floods, last flood was in 2013 and before that, the 100 year flood was in 2010. In September, it flooded pretty badly. No calls or texts from management, just a knock at 5am from first responders asking if we knew there was an evacuation. It's funny that the owner never informed us, because over a week before, he sent us a text around 11pm letting us know an evacuation may happen that night if it did flood. It never flooded that day. They also screwed up our billing on the electric for the first 2 weeks we were there, by charging us about twice what we used. The on-site manager, Gene, was really nice and helpful. Unfortunately their owner seems to be pretty poor quality. I would recommend trying to find literally any other park to stay at. After the September floods, it was flooded another 1 or 2 times. We enjoyed living here while it lasted. But decided to quickly move after a peeping tom situation mixed with the owner being a d!ck. I was home alone for an extended period of time & my bf just so happened to come home late at night. He caught a creeper red handed, only a few feet from my window. They exchanged words before the guy ran back into his trailer. The next morning the owner called ME, yelling at me about causing issues in his park. He said they have a zero tolerance for drama and it was not okay for me to accuse a man who's been here a long time. (accuse makes no sense bc he was caught red handed.) & he never let me explain what happened fully bc he continued to interrupt me. he never once asked me if i was okay. so screw this place. if you're pedo, this might be the perfect resort for you. if you're a women or have a family, skip it and head on down the river to a different park. read more

Well, the said we had a site for our rig. They did, 45' long spot for my 40' rig. Need I say more. Ok, one trash dumpster for the entire park. Trash was over flowing onto the ground for days! It was fall and leaves all around. They finally picked them up and started to burn them. So much for leaving your window open. read more

Arrived 10/15/18 for a month reservation. Flooded and forced evacuation next morning. Asked for refund but owner said it was an act of God and not his fault. $575.00 down the drain which was unnecessary. No hookups and no refund. read more

It was poorly lit and difficult to get into (steep driveway that you couldn't see well from the road). It has been raining so the spot was super muddy and didn't drain well. The wifi was no existent at our site and the neighbors explained that unless you get a spot right next to a router you aren't getting any internet and even then it is spotty because it needed upgraded so badly. The managers were very careful about fast anyone drove around the park which made it very safe for kids but didn't enforce picking up after your dogs. My husband spent about 30 minutes picking up the dog poop from our site and had to confront a man who didn't pick up after his dog when it pooped in from of our RV. The community restroom was definitely not a place I wanted to enter - all around not a good site for the amount they charge. The pictures on the site are deceptive. read more

I tried to cancel my reservation at the park more than 2 weeks before arrival due to a family emergency. They ardently refused to even consider a partial refund for this. As such, I will never consider this campground again. My experience with the ownership echoes what others have said here about a lack of professionalism and service. Owner is extremely rude and hostile. "High speed Internet" consists of bearly 1mb download and nonexistent upload. Every rain turns the front of your rv into a mud pit. Tree limbs are unkempt and are prone to fall and damage your RV or vehicles. I recommend looking elsewhere read more

This Rv Park is very dishonest and I would not recommend staying there or leaving a deposit over the phone as they requested with us. They had deducted our deposit from our account and said they would have a spot for us. I called a few days before to see if the spot would be shaded or not, they did not have any record of our deposit and they said they were full. I told the person of the deposit issue, she said she would look into it and send us a check. As you have probably guessed, no call and no check. Use at your own risk. read more

ABSOLUTELY HORRIBLE. The owner of this spot is a crook and the manager is unhelpful and uninformed. We called to meet one of them at the park before handing over the deposit as there was a space available. No one was there to meet us after driving an hour. We oly wanted to park our rv there, though so we decided to go ahead with the reservation. The owner took my cc info and said that we would have a place on the 25th. I told him I was going ahead with turning in notice at the other place. He said he would let us know of any changes the following friday. No word or call back. So we called him after 2 weeks. SURPRISE!!! No spaces and they told me that they had never charged my card. Drove up to the park. It was trashed. Dumpsters overflowing, trash and clutter everywhere. No one to speak to....again. Contacted the BBB. Don't do business with these people. They are as SHADY as the name of their RV park. read more
