Only thing I would suggest is to make sure you bring your own sheets and towels to be safe because I saw a stain on the linen, so I put it on the floor to avoid germs. Also, the beds are extremely hard to sleep comfy, saw hairs inside the coffee cups, and their smoke detector was broken inside the room. If I had another option, I would've been at the Holiday Inn for more comfort like I normally would, but this weekend was busy due to the stupid Formula 1 racing event here. So lesson learned, get your hotel booked at least a month in advance before a major event comes into Austin, nearly half of Austin was SOLD OUT because of Formula 1 or the budget motel prices were extremely high.

So we got the room, and you know, it was kinda cute, it was clean, and it had a jacuzzi tub (with the shower over it, which wasn't good) I have a bad knee so getting in and out of that tub to take a shower was a hassle, you have no idea! There wash clothes are dingy white....(I'm glad I brought my own) So at this point those were my issues, besides parking. That seems to be a problem at every hotel in that area. If you don't get there by 10 p.m. good luck with finding a parking. But the night before we were going to leave, our T.V's sound went out! We watch TV all night, so that was horrible for us. We tried to get it going, and to no avail! We tried to call the office, no answer! We had to set up our tablet, with the same channel on the few that we could find that was on at the same time. Because were from Vegas, and we were in TX. So the next morning. We were trying to tell them that the sound went out. They kept telling us to go past channel 50 and the sound would come on! The TV didn't even go up to channel 50! Then we asked to speak to the manager, ohhhh the mgr. isn't here right now! They will be here later...Sure! So needless to say we didn't get to speak to a manager.

Not only is the house beautiful, the interior of the house is warm and inviting. Our room was spacious and relaxing. Our bed was so comfortable, it was hard to get out of bed. (In a very good way). The house has a great backyard, with plenty of mature pecan trees that provides plenty of shade so you can sit outside and relax. The property has beautiful landscaping, and really helps you decompress. Danni and Mark manage the B&B, and they live on site. Danni is very friendly and she goes out of her way to make sure everyone is is having a great experience. Danni creates some of the best breakfasts that we have ever had, and her creations could be on any fine dining menu. We met Jeannie, the owner, and she was very nice. We also met some great guests, and one couple lives near us. We really connected and we will be going to lunch with them in two weeks. We will definitely go back and visit on our next trip to Georgetown.

Ken and Kay manage to keep the park beautiful and free of disturbances while still keeping on good terms with their tenants. They also do not use contracts or deposits, not even for the many longterm residents. He's always saying that if you've got a problem, you'll leave and if he's got a problem with you, he'll ask you to leave. In the 7 months I've lived here, only one person has been given the boot that I know of and the reasonings, though not something that should be discussed here, are very understandable. A reasonable number of chances are given to fix whatever is causing a problem. Rent is $200/month plus the cost of electricity, the most reasonable price I've seen anywhere around Austin. There are smaller spaces that may be considered pull through. I'm not entirely sure what qualifies them as pull through so I cannot say for sure. There are also larger spaces for long-term residents. All of the spaces are paved making it easy to get trailers leveled. There is also a small laundry room with one washer/drier. The cost for a load is 3.00, MUCH cheaper than any laundromat and without the inconvenience of having to stay in the facility with your laundry. There may be a bit of a wait to use the washer/drier, but this hasn't been a huge inconvenience. Many of the tenants will switch a load into the drier for you if they need the washer before you can make it down there (with nothing going missing other than those pesky socks) and it is very much an honor system, but one that works flawlessly. Five stars, without hesitation. I would also like to point out that this park is NOT closed. I have been here since August 2010 and it is now March 2011.

A restaurant in the old music building and another in the old gym locker room area. You can find a listing of vendors on their website. It seems like a nice variety. Twice every month (every 1st and 3rd Saturday) they do a market days event where additional vendors set up their tables in the hallway selling anything from baked goods to antiques. The shops are in the main (two-story) building and the restaurants are next door. Awesome experience even if you don't buy anything. Just running your hands along the old lockers and peeking into the old defunct auditorium is a thrill!
