Kris is a wonderful host, having thought of everything I would need during my stay and going way above-and-beyond to make it a perfect escape while some work was being done on my house. ...but what about the *really* important stuff? Let us explore the things which are important to every guest, but reviews always seem to omit! There is plenty of natural light through the many windows, but the rays of sunrise do not scream through the bedroom windows, bombarding photons into your eyelids while you are trying to sleep until a reasonable hour. The water pressure in the shower lies right in the Goldilocks zone; gentle enough to be relaxing, but firm enough that you do not have to spend 30 minutes rinsing to stop feeling soapy. Oh, speaking of Goldilocks, I found the queen bed to be juuust riiight. This place comes with a free dog rental included! Bonus! Sam is an awesome, friendly, and well-behaved pup. There is a large, open space between the well-stocked kitchen and cozy living room. You could totally do yoga here! Note: I said *you*, not me. I am way too clumsy for that and the helpful guide book that Kris provides does not indicate the location of the nearest chiropractor. Other reviews have mentioned the place is clean. Very true. I will go beyond to say this place passes the UV light test easily. Clean!!! You will be about a five-minute walk away from one of the best pizza joints in the city and also a cool, local coffee shop that also has a large variety of beers on-tap. Oh, you can also easily walk to laundry or the grocery store, if instead you are in the mood to do something not fun. Yes, there is coffee provided! It is not one of those stale, swill-producing little pouch things that most hotels try to pass off as "in-room coffee." No. Here you get an actual coffee pot, with actual ground beans, for an actual cup of actual coffee. Same for the refrigerator. It is not the kind you had in college; it is a grown up refrigerator. There are no fresh-baked cookies provided upon check-in. Awww... However, the grocery store (easy walk or drive) will happily sell you a pack of bake-at-(guest)home cookie dough, or cookie dough ice cream - whichever way your mood is swinging. A huge selection of board games are provided, and they are not missing any cards or pieces! The water heater is tankless! Family of five all needing showers? No problem! Hot water forever. This is a house, with a real thermostat, which lets you select real temperatures! Unlike that wall-mounted contraption in a hotel room which only allows you to choose between "keep me up all night by being miserably hot" or "keep me up all night by making a bunch of noise." The Brentwood Guest House is wonderful! Not only on the big points (super clean, convenient, safe, and comfortable), but it excels at the smaller details too!

Her dog Sam is the BEST! He's the sweetest pup you can imagine. Kris had great restaurant recommendations and sent me a whole list of things to do in Austin - she goes out of her way to make sure you have a great visit. I highly recommend staying here!

We were not disappointed. The views from the deck & the bedroom are gorgeous. There was always a nice breeze blowing while we sat in the rocking chairs relaxing on the deck overlooking the lake. Bruce met us out front shortly after we arrived while we were unloading our bags. The Tree Lodge has its own private entry & stairway so there is plenty of privacy, but at the same time Bruce was close at hand if we ever needed anything. Fortunately, I know the Austin area fairly well & there were no problems with the room so other than recommending a couple of places to eat & ride (we were on the motorcycle) we had privacy the whole weekend. Speaking of places to eat, I would recommend that you try County Line BBQ on FM 2222. Great place w/ good food. The Oasis is nice for a margarita & a wonderful view, but the food is just so-so & a little pricey for what you get. Bruce recommended a place on Hudson Bend not far from the Tree Lodge (I can't remember the name but it was a Mexican cafe) and they served a delicious breakfast. If you get downtown, try Corazon on the Castle...especially for Happy Hour. Bruce also recommended the Iguana, which is on 620 not far from the Tree Lodge but we never made it there. As far places to see, you should check out Mt Bonnell, which is also off of 2222 about 2 miles past County Line BBQ. The Oasis is a must-see even if you just go there for dessert or a drink. Take some time to drive some of the roads in NW Austin. Also check out the bats under the Congress Street bridge. Go to the TGIF at the Radisson on Cesar Chavez about an hour before sunset & get a table on the patio. At dusk they come out & fly down the river (Lake Austin). Barton Springs is nice & a tour of the Capitol as well. And, obviously, you gotta try 6th street for some good music & even better "people watching". Overall, the Tree Lodge was a great place to stay. The only thing that could make it better is if there were a hammock & a hot tub. The only negatives would be the hot water doesn't last long (just enough time for 2 adults to shower if you hurry) & the fridge is kind of small. Keep in mind that this is not really a B&B. There is not really anything to eat in the Tree Lodge but Austin is like a food Mecca so there are plenty of places to eat and, if you prefer to stay in the whole weekend, you can just bring your own as there is a microwave & a fridge. We plan on coming back again. Thanks again Bruce for a nice place to hide away & for the suggestions on where to ride. We enjoyed the ride out Hamilton Pool Road & the breakfast at the place on Hudson Bend was delicious!

We could contact him if we needed anything, but we were set! There were helpful reading materials to get to know the area or books just for casual reading, along with a nice bottle of vino to toast to our 34 years together. Such a serene setting to sit on the deck to enjoy the view-- as though we were the only two within miles. Enjoyed the birds at the feeders and bird bath. Very accommodating spacious place for our 3 nights there! In the future we'd make this our place to return to.

They have in-window AC and heating units (which came in handy for the cold snap we received this weekend), a bathroom that included showers, toilets, mirror, and sinks for you to get ready in the morning, and bunk beds with mattresses that actually were quite comfortable. Overall, the cabin facilities were good. We also used a couple of the classrooms that were a bit more run-down that I would have preferred and the in-window heating seemed to be a hit or a miss. The tables could use a refresher and the windows could use an update. The restroom facilities that we used while outside of the cabin were less than stellar. It was neat that there was a washer/dryer on site in the restroom, but the bathroom doors were falling off the hinges and the toilets flushed when they felt like it. The bathroom could use a refresher alongside the classrooms. The grounds were lovely. There were several picnic table areas for us to hang out under trees and enjoy the great outdoors. Overall, I really enjoyed my time here and the facilities were quite well done... They could use a refresher in some of the common areas.

The washer/dryer and laundry room was totally worth it, as I was able to catch up on laundry before the next leg of my trip. The Nest looks exactly like it does on the website, and the location is great as well. It is literally adjacent to a shopping center (the back parking lot of Sears is like 20 feet away) but surprisingly this isn't a negative because it's still very quiet. Convenient to restaurants, grocery stores, and a golf course where you can go for a run around the perimeter. Highly recommended. When I visit Austin again, I'll be back!

This property is a perfect Studio setup on Lake Buchanan! If you're into the outdoors/nature and lake scene but also enjoy everything you need right at your fingertips this is the place for you! It's clean, it's more spacious than the photos give it credit for, it's affordable, and most of all, it's peaceful! Here are some of the awesome things you'll find at Ralph's Lake Cottage: King size bed, trundle bed with pull out, chaise lounge, decks and patio furniture, full size fridge and oven, microwave, toaster, coffee maker, blender, full set of kitchenware and cooking supplies. Coffee, tea, zip locks, paper towels, toilet paper, pillows, blankets, extra sheets, bath towels, beach towels, flashlights, musical instruments, DVDs, puzzles, games, cards, fans, kayaks, bikes, swings, firepit, BBQ pit, and more! Seriously, the owners thought of everything! All I brought with me was some wine, snacks, comfy clothes, and my sewing supplies. I had my own personal Sewing Retreat for the weekend and it was fantastic! =) As far as nearby attractions, I only ventured out once when I took the 25 minute drive to Llano, Texas. It was a super cute town with several boutiques, gift shops, restaurants, and 2 quilt stores (which were my main motivator for leaving the cottage). There's also a Family Dollar. There are also nearby wineries and a Country Store with plenty of basics plus made to order pizza, salads, and sandwiches. I personally recommend bringing some food, some wine and comfy clothes and just hanging out to enjoy the scenery. Be sure to do some star gazing at night and get up for the sunrise - it's AMAZING!

Not only is the house beautiful, the interior of the house is warm and inviting. Our room was spacious and relaxing. Our bed was so comfortable, it was hard to get out of bed. (In a very good way). The house has a great backyard, with plenty of mature pecan trees that provides plenty of shade so you can sit outside and relax. The property has beautiful landscaping, and really helps you decompress. Danni and Mark manage the B&B, and they live on site. Danni is very friendly and she goes out of her way to make sure everyone is is having a great experience. Danni creates some of the best breakfasts that we have ever had, and her creations could be on any fine dining menu. We met Jeannie, the owner, and she was very nice. We also met some great guests, and one couple lives near us. We really connected and we will be going to lunch with them in two weeks. We will definitely go back and visit on our next trip to Georgetown.
